The property comprises two houses: the main house and a guest house. The main house has two bedrooms and two full bathrooms. The primary bedroom, located on the ground floor, features a king-sized bed and an attached outdoor bathroom with stunning views of the islands. The top-floor bedroom, accessible via a narrow spiral staircase, boasts a beautiful high ceiling and two queen beds. Please note, the staircase's is about two-feet wide and might make it challenging to bring large suitcases upstairs. Moreover, the bathroom for this room is on the ground floor. Given these factors, we suggest reserving this room for the younger guests in your group, if possible. The guest house is separated from the main house by a swimming pool and lawn. The guest house features a king-sized bed and a separate area with a bunk bed, which is ideal for younger children. The guest house bathroom is comfortable and includes a shower, double sink, and an additional outdoor shower that offers breathtaking views of the islands. All rooms fully open to the outdoor areas, but if needed, they can be closed and air-conditioned for your comfort.
The living room/open kitchen has large wooden doors that open up to the veranda, where you'll find a second living area with a dining table that seats up to eight people and a relaxing sitting area. We just returned from a week at Pelican Peak and had a wonderful time. Lynn was amazing and the home had everything we could need for our stay. Sitting on the porch or swimming and being able to take in the amazing views was wonderful. The drive up to the house a bit challenging, but very worth it!

It was a great location to celebrate our 45th Anniversary Our family loved the home, amenities and the daily routine of sitting around the pool to watch the sunset. It was so hard to leave at the end of our stay since the fond memories we created there. I want to thank Lynn for helping manage our stay (We are a challenging bunch) and Willem for responding to my questions even though he was abroad.

We had such a good time at Pelican Peak! The property manager was always available and offered great advice on restaurants and beaches. The home itself is very comfortable - a true home away from home. A little buggy at times, but it's the Caribbean! Honestly though, the best part of the house were the views. We were high enough in the hills to get a panoramic view of the island below us and islands in the distance, but close enough to still hear and see the waves crashing at the shoreline. Plus breathtaking sunsets every night. We would highly recommend Pelican Peak, and would definitely come back!

We stayed for 10 days at pelican Peak. There were six of us. Friends of mine stayed in the guest house (two adults) and four of us stayed in the main house. The house and property overall were very clean and my sister who is very neat, was even very impressed. When we arrived and walked out on the porch to look at the stunning view, we were very impressed and so excited to begin our stay put our things away, have a cocktail and sit out on the porch overlooking the many islands, and the sea before us. The beds were comfortable. There were plenty of towels and beach towels. The ride getting up and down to and from the house can be slightly challenging but we rented an SUV and after doing it a few times it was fine. You can also have George drive you in the taxi if that works better for you. I loved the outdoor showers. The Bose system was easy to connect to through Bluetooth on our phones. The kitchen had pretty much everything we needed to cook our meals. We went to a few beaches and into Road Town and west end, and we rented a boat one day while we were there. We were going to take a ferry to the baths and other islands, but ended up staying at the house and enjoying the pool. The communication from the owner and Lynn his property manager was excellent all throughout the process and during our stay. We had no problems whatsoever and would definitely stay again.

We had an excellent week at Pelican Peak. The pictures do not do the view justice! Although the road to get to the villa is a bit rough, the bumpy ride is worth it. The villa is in excellent shape, we found it very comfortable and clean. We would highly recommend a stay at Pelican Peak.

Beautiful property, pictures do not do it justice. Our favorite part of the stay were the magnificent beaches and the homeowner's accompanying guidance on how / where to go. Willem has put together an incredibly thorough and informative overview of everything one might want to do on the island, including several beach recommendations. We absolutely loved our experience and would recommend Pelican Peak to anyone.

We had an amazing stay at Pelican Peak and Tortola. Willem and Lynn helped us every step of the way to ensure we had everything we needed to enjoy our first trip to BVI. The pictures in the listing are accurate and the views even more beautiful than the photos show. It was a treat to wake up to the view of the islands and watch the sunset from the pool. We had adults and teens in our group and everyone loved the experience. The house is close to great beaches, ferries and marinas to get out on the water. Roads are steep and bumpy but with a 4x4, very doable. Thank you Willem and Lynn for a great stay.

Pelican Peak is a beautiful property with amazing views, a nice open floor plan, and a number of extras we really appreciated (beach towels, beach chairs and beach bags). We went here really expecting a "5" experience, but were disappointed on several fronts. Issues included the following: 1. No hot water in the guest house for two days (discovered the on/off switch for the water heater was wired backwards and "on" meant the hot water heater was off); 2. Pool was not clean. Upon arrival (Wednesday) we saw the pool hadn't been cleaned in a while. On Thursday the property manager told us it would be cleaned Friday. Friday afternoon she asked us if it had been cleaned, and we said "no", so she said she'd get back to us. We never heard back from her after that, and the pool still hadn't been cleaned when we left the next Thursday. 3. Pool was cold. Listing does not indicate that the pool is heated, so no issue there, but the cold temp (about 70 degrees F?) was disappointing. 4. The king bed mattress in the guest house was so soft both my wife and I ended up with sore backs after 3 or 4 nights. 5. Both shower drains in the guest house backed up. The indoor shower drain backed up because it was totally covered in hair (really gross), and the outdoor shower appeared to have some type of pipe blockage. Again, this

We had a blast at Pelican Peak and loved the separate guest house. It felt like we had a little space of our own. The Views were incredible!!! I cannot say enough about the views. Lynn (concierge) was great. Very responsive and helpful. She arranged our pickup at the airport and her suggestions were great.
We were traveling as a couple with no kids and a family of four. It was so nice for my husband and I to stay in the guesthouse and have our own little haven. We travel a lot with family and friends and it was so nice this time to have a little place of own to go to. The guesthouse had a separate porch that we could retreat too in the morning or evening to just decompress from all the other things going on. It was absolutely by far the best set up.

We had a fantastic stay at the Pelican Peak Villa! The property is excellent (with amazing views!) and well located to use as a spring board for other excursions in the BVI! We had great communication from the host and property manager and host provided a nice "insider's guide" with lots of tips and ideas that we took advantage of during our stay. Beautiful and comfortable villa with stunning views!
My husband and I, along with our two children (12 and 13), stayed at the Pelican Peak Villa for just over a week. Prior to traveling, both the owner and the property manager, Lynn, were hugely helpful, passing along a great deal of very helpful and organized information to make our arrival and stay go quite smoothly.
The villa itself offers absolutely amazing views and is beautiful, as well as very clean and well-stocked. We ate out most nights, but we did cook several breakfasts and a couple of dinners using both the outside grill and the stove inside. The kitchen was well stocked and had everything we needed to cook and enjoy our meals.
We greatly enjoyed using the outside pool and deck area. The pool was a relaxing and refreshing reprieve from the heat with a gorgeous view. We also really enjoyed drinking coffee and cocktails, eating meals, and playing card games together at the roomy table on the deck overlooking the water.
There were several small, but thoughtful touches - like the fresh cut flowers on the table when we arrived, the Bluetooth speaker for playing music that was so easy to connect to, and tons of nice quality pool towels - so you always had a dry one. One night, when we were particularly tired after a snorkeling excursion, it was nice to just settle in and watch a whale documentary together on the Apple TV. Simple and easy.
The bedrooms were also very comfortable. All the bedrooms have AC, which for us, was key to a good night's sleep. The King bed in the master bedroom was very comfortable. This means a lot. (Last year we stayed for a week at a rental and the bed that my husband and I slept in was just terrible. The mattress was old, lumpy and completely shot. It's hard to enjoy your vacation when you can't get a decent night's sleep the whole time you're there.) Here, however, we both slept great the whole week so we were well rested for each day's adventure. Our kids slept in the upstairs bedroom with the two queen beds and they both said the beds were comfortable and they too slept well the whole week.
The property manager was very helpful and responsive whenever we texted her with a question and she had many great tips and recommendations. We enjoyed many delicious meals out at the local restaurants, visited the Baths at Virgin Gorda, and the snorkeling on Tortola exceeded our expectations. Pelican Peak was the perfect home away from home to begin and end each day. I highly recommend this rental property.

Wonderful oasis in the hills
We stayed here for 6 nights with girlfriends celebrating our 45th birthdays. We enjoyed the view of Jost and other islands. Loved the pool and the outdoor showers. We rented a car but after experiencing the steep narrow road that leads up to the villa, we returned our rental and called George, the villa's preferred taxi driver, and requested his services for the week. George is The Best! If you need groceries, plan ahead. You may not want to leave once you get to this cozy oasis in the hills!

Top choice for friends or families
My partner and I travelled with another couple. The house setup was perfect for privacy and time together, whenever we chose. There is a 3rd bedroom we didn’t use, along with bunk beds in the guesthouse. Each room has a fantastic view, so no need to wonder if you’re missing out - you aren’t!
The Owners and Manager were all very informative but not overbearing in any way.

Paradise!
From answering questions before booking to making recommendations for restaurants, groceries, and things to do on the island, the hosts were there at every step to make sure our stay was perfect! The house, pool, and view were incredible and you have to see it for yourself to get the full effect. Our family had an amazing stay and we can’t wait to come back to Pelican Peak!!

Absolute Paradise
I can honestly say that Pelican Peak is one of the most peaceful, comfortable, and charming villas we have ever experienced. The character and beauty of this home is unmatched. The views are unbelievable and the location is perfect, but expect a steep drive up.
Our host Willem could not have been more welcoming with advise, recommendations, and helpful hints. Lynn, the house manager was delightful and available at a moments notice via text when we had questions.
Our friends recommended Pelican Peak and we switched villas on their recommendation. We are glad we did. There are only 5 stars but I give this home 6 ;) !

Fun find
Pelican Peak is a fantastic property. The views, the layout, the location -- everything was perfect. Arrived by Ferry and was greeted and escorted to the property. First time up the hill was intimidating but after a couple of times we managed it no problem. Upon arrival to the villa -- fresh flowers, beautiful accommodations and an amazing view. We loved it! The Ferry is an easy way to take day trips, using Tortola as home base. Covid protocols made it a bit complicated but we used the recommended concierge service on the departure and it was super easy and convenient. Beyond, both the host and property manager were super attentive and helpful both in advance but also during the stay. No complaints at all. Fantastic place that we would highly recommend!

Beautiful, clean, well appointed with great views!
Everything was spotless and well maintained. Comfortable beds, plenty of bath and pool towels, and lots of places to sit and enjoy the views. A dip in the salt water pool was refreshing after a day spent exploring Tortola or the other islands within easy reach via ferry or water taxi. Many wonderful restaurants within minutes of villa. It's obvious that Willem, Reineke and family take pride in their property.

Pelican Peak is a Slice of Heaven
We had an absolutely amazing week at Pelican Peak. We have been to Tortola a handful of times before, either staying in houses or as a stop on a boat charter. We love the island and all the locals. It's such a special place and Pelican Peak was a perfect spot to enjoy it from. We loved the proximity to smugglers, our favorite beach spot, but had no problems getting around the island to our other favorites. The view from the house is incredible, the pool is fantastic to enjoy between beach and other island adventures. Great little mini grocery store at the bottom of the hill. The houses are really laid out well and very spacious. We originally planned to have two families but only one made it so we had plenty of room and would have had ample room with the two families. The guest house is great with the extra bunk space which our kids loved. Even has two outdoor showers with incredible views! The owner Willem was so gracious and provided tons of great info and recommendations. The property manager Lynn is amazing and made everything too easy. She helped getting groceries delivered and unpacked, had the rental car at the house when we got there, and quickly responded to all our other questions and requests.
Last note for anyone wondering about traveling during Covid. It really wasn’t very difficult or cumbersome. We simply needed a test prior to arrival and a test to get back to the US. Of course it adds a little coordinating to everything but it really was a non-issue. I’m sure policies will continue to fluctuate but overall I wouldn’t let it deter you from visiting this fabulous place.

WONDERFUL STAY! BEAUTIFUL PROPERTY!
My daughter, her mom, and I stayed at Pelican Peak last week and loved it. It looked just like it does in the pictures and the view was even more spectacular. It is definitely a special property. We miss it already.
Willem and Lynn were wonderful to work with and they provided all the necessary info that we needed. With the COVID restrictions, it could be a very confusing process, but they absolutely made it easier to understand. They also responded quickly to any questions/issues we had related to the area and COVID process in general.
We rented a 4x4 and drove around the island to various beaches. We also took the ferry to Virgin Gorda and visited the baths. All highly recommended. The COVID restrictions in the BVI are tough, but if you are vaccinated, it is definitely easier. Overall, we loved our stay there and would go back again in a heartbeat. It was exactly what we wanted when we started planning this trip.

Wonderful travel experience & beautiful home
I can't say enough amazing things about Pelican Peak, and would recommend anyone - friends, couples, or families, to stay here. The house itself has just about everything you could need, including insanely good Wi-fi (my friend and I said it was better than what we had at home!), and everything from hair dryers to blenders, washer & dryer and an adorable house cat named Habibi :)
Quarantining at Pelican Peak felt like a vacation in and of itself, and though we only had a couple days to explore the island after, it was well worth the trip. Lynn the house manager and George the taxi driver were so incredibly helpful every step of the way.
Already looking forward to staying at Pelican Peak next year, and this time bringing lots of family / friends.

Quarantining in Tortola!
If you are willing to travel to quarantine for a few days, this is your slice of heaven. Pelican Peak is a lovely villa set high on a hill in the West End of Tortola with lovely views of Apple Bay. The house is divided between the main house with kitchen and deck and two bedrooms and one indoor and one outdoor bath - where our adult kids stayed - and a guest bedroom house with indoor bath. - where we stayed, with a pool in between. Views from all bedrooms were incredible including reflective sunrise light and sunsets over St. John's in the distance and rainbows in between. The house is fully equipped with necessary appliances. And communication with Willhem was seamless. With proper planning for a quiet few days, you will be rewarded with a beautiful island and people that are waiting to welcome you.

Best views ever!!
From start to finish this place was amazing. It is a stunning little place nestled on the side of a mountain with the most beautiful and breathtaking views I’ve ever seen. We had everything we needed and more. The cat was a little love bug and was happy to see us when we would get back from our outings. This was my first time staying in a VRBO out of the country, and it was seamless. I learned so much and will definitely be back to this little slice of heaven. Thankful for Willem, Lynn, and Madlyn for all their help and hospitality.

Amazing views
Can't say enough about this house. Everything was as advertised. Lynn the property manager and Willem where both amazing from before we landed to the final day. Very attentive and professional. We have 2 teenagers and the layout of the house allowed everyone private space when they needed it. Great kitchen, great pool and the views are incredible. Pictures don't do justice. Awesome view, comfortable and clean home!
We rented this property for a week and had excellent communication prior, during and at end of our rental. The home was as listed, and was well furnished for this type of home. The view was awesome although the road up the hill was a slight challenge but worth the drive. A Jeep type vehicle is ideal. The kitchen was equipped with most anything we needed and some basic spices were available. All appliances worked well. The main bedroom was great and we appreciated sleeping with just screens. A/C was available but we didn’t use it, although our guests did one night. The outdoor bathroom was neat, especially to see the view while showering. This home was rebuilt after Hurricane Irma and the book about that experience was quite interesting. We felt quite safe in this home. We had guests the last couple nights who also enjoyed the additional bedrooms and bathrooms. The pool provided a fresh and cool swim to cool off. The outdoor house kitty, Habibi and I enjoyed the companionship as she became comfortable with me to sit with me by the pool. Sweet kitty. The beautiful flowers in the home, provided for us, were so welcoming. Overall, a clean, comfortable and beautiful home. I would return to this home without hesitation. Thanks to Willem, owner, and Lynn, the manager!

Lots of reviews here - this property does not really need a detailed review from me. Below, I'll just mention some points in no particular order. Some points I mention just because they are important to me personally.
- Great support from Lynn the property manager and from Willem the owner. We've rented a lot via VRBO, etc. Our phone, email and in person communications with Lynn and Willem exceeded our expectations.
- Lynn helped us with the ferries, boat rental, restaurants, car rental, showing us how to drive to the villa, discussed where to buy fresh fish, etc.
- Willem did an amazing job rebuilding/restoring the villa. As a result of the hurricane, the villa is actually partially new.
- The views are great
- The drive up the property is not bad but long. Good 4x4 is very recommended. Roads to some beaches are crazy.
- Willem recommends some beaches in ‘the book’. Not all beaches are pretty now (after the hurricane I assume) but Rogues Bay (Lava Flow Beach) is actually mind blowing. Lava Flow Beach is not for everyone – huge waves – but we loved it. Spoke with locals about this beach and some of them have never been on this beach – pretty pristine.
- While the pictures on the website were taken by a professional photographer, they do reflect the property well.

A great place to stay!
The communication with owner Willem was prompt and thorough right from the start. Followed by contact with property manager Lynn who guided us getting groceries delivered to the house before arrival, and she interacted with the rental car company(Denzil Clyne) to assure a seamless arrival. This set the stage for an excellent experience. The home was as described and pictured. No disappointments. Views were outstanding, with St. John to the south and Jost to the North. Large bedrooms with comfortable beds and cold a/c but only used that one night, let the breeze blow in the rest. All the necessary amenities were there including ALOT of towels(bath and beach). Can't think of anything it lacked. We grilled out at the house several nights, and there was a small grocery store right at the bottom of the hill to the house. Yes the hill is a bit tricky at first, but you get used to it. The views are worth the drive up. It's a safe,quiet area(except for the early morning rooster :)) and was an easy drive to anywhere we wanted to go. Recommend D' Coal Pot(dinner), Omar's in Soper's Hole(all meals especially the MahiMahi!), and Stout's( view-lunch-drinks). Nanny Cay(marina) is 15 min drive for Blue Water Diver's, or a snorkel trip. A beautiful island, a beautiful home. Truly enjoyed our stay and would not hesitate to book it again.

The views are fantastic! The home offers privacy from neighbors. A great place for two couples to stay as there is space to share and space to get separation. The internet worked great. The drive up the hill can be daunting but you get used to it. We also enjoyed the cat!

Amazing Slice of Paradise
We had a lovely, sunny, relaxing vacation. The house is gorgeous with breezes all day. It had everything you would need in the kitchen and plenty of towels. Lynn, the housekeeper and George the driver were all so nice. We have bee to Tortola 3 times and it is just a special place. Be prepared for the tough roads, but the vibe is unlike any other island. It is a gem and this villa was gorgeous.

From start to finish communication was awesome! Lynn was a great help once we arrived. The house was, for once, everything we expected. Views were breathtaking. Obviously the area is still recovering but we will be back..

Beautiful views!
We stayed here for a week with my sister and her 2 older boys. The views from this place are absolutely beautiful!! The house and cottage are both perfect spots to stay. Great layout and they have everything you need for a vacation! They even have a basket of pool/beach towels! We wish we would have booked it for 2 weeks!!

You Won’t Want to Leave
The owner was amazing. The house and views were beautiful, especially from the outdoor shower. The property manager and support staff were wonderful. Our vacation was more than perfect and we were well prepared thanks to Willem. Our 10 and 7 year old had a blast. Don’t stay somewhere else!

lovely house and such an amazing view!
We've stayed with our three children for two weeks at Pelican Peak Villa. The villa is just as pretty as the pictures. It is a very stylish place, perfectly maintained, the place was spotless clean on arrival, comfy king beds and incredible views from the front verandah and pool. Sit back with a drink, and watch the world go by.
Staying here with my family felt like we were in our own paradise. Located right in the West End area close to Long Bay and Cane Garden Beach. One note, prepare for the roosters in the early morning. Great stay for families. There is a lovely guest cottage in the garden. Loved our stay!!

Missing Tortola and Pelican Peak
Views from Pelican Peak villa were amazing, home extremely comfortable, and property manager along with owner very accommodating and easy to work with. We thoroughly enjoyed our stay and would definitely return to this beautiful island and charming villa. Thank you Willem and Lynn for being a part of our wonderful vacation!.

The perfect private family villa in the BVI!
The place was incredible. You have great taste in decor and the layout was perfect for us and our two children. They loved the fact that they had ‘their own house’ in the guesthouse. Lynn and all your staff clearly work very hard and pay incredible attention to detail to make sure your guests have a high-quality experience.
