We have two bedrooms and can accomodate up to 4 guests easily. With the additional floor mattress in the master bedroom, we can accomodate up to 6 guests. If you really want to squeeze in, we have have an additional floor mattress that can be used in the living room on a case by case basis.

Phinney Ridge and Ballard are both famous and unique neighborhoods. There are tons of coffee shops, restaurants, and things to see and do in the area, including farmers markets, sightseeing, pub crawls, parks, beaches, and walks. You'll be staying right between the two neighborhoods in a quiet, relaxing, and safe family-friendly area, yet close enough to go out and have some fun in the town.
Just a 10 minute drive south and west are Fremont and downtown Ballard which have plenty of nightlife, bars, and on Sundays, a market of farmers and craftspeople. 15 minutes to downtown Seattle and just a quick drive away for a day-trip to the mountains or the islands!

Our home is a three story townhouse and there are two flights of stairs. The Garage and entryway are on the first floor, kitchen, powder room, and living room are on the second floor, and bedrooms and bath are on the third floor.
If you are planning to rent a car, we recommend a small or midsize car. Larger cars such as trucks or SUV's will be very tight in the garage.
We supply various workout equipment and offer a mini gym in the home, as well as many outdoor games and activities. Please make sure to contact us if you have a specific workout or activity in mind, we want to make sure we have the equipment you expect and will be satisfied with the amenities we supply.
Every few weekends between 9am and 5pm we hire gardeners to mow, weed, and clean up leaves in the yard.
There are two nest cameras for additional security and theft deterrence at the entrances of the home. One is at the front door, the other is inside the garage at the garage entrance.

The place was very much as advertised — clean, convenient, etc. We were in Seattle to visit family so we did very little at the property. My only complaint was about the VRBO check-in which was not the property owners’ fault. Every time I would try to get information and VRBO would ask me to check in I had to put in my email and a password — then they would say put in a 6 digit code, but they would send me a 5 digit code. It took me a long time to get through to the owners (not their fault). We have never had this problem with VRBO before. All positive rating for the property itself.

This is a beautiful property located in the Ballard area of Seattle. It is very comfortable, and convenient to coffee shops and restaurants. The host did a fantastic job of documenting and labeling everything, so it all went very smoothly! This was a fabulous introductory trip to Seattle, and we will be back!

We really enjoyed our stay at the stone house, which included lots of thoughtful extras to help make our stay easy and enjoyable. House was very clean and as represented in photos and communication with Amir and Amy was very easy. The neighborhood is delightful and Amir and Amy have lots of good recommendations. We would highly recommend this house. One note, the garage was pretty tight so we opted to park our full sized SUV on the street. Street parking was free and plentiful and we always got a close spot. A smaller car would fit in the garage though!

Just a walk up the hill to a French patisserie and a Thai restaurant - both excellent. A great base from which to explore Seattle. The property is as advertised. It has a 'lived in' feel, which is not a negative, but implies that we felt relaxed and at home. It isn't stuffy or pretentious. Everything and I mean everything is clearly labeled. There was no searching for anything. The patio is very nice. We wished the chairs were a little more comfortable, but what's there makes sense. The host was very responsive to our questions/requests and always very polite. Beds are comfortable. Pillows a little mushed, but there are enough where each person can use two if necessary. Everybody slept well. Good location. We wanted to stay in a residential home neighborhood and two friends suggested Ballard. Then we selected this place. Ballard is a cool neighborhood. Plenty of good options for bars, restaurants, etc. The host's dining recommendations were spot on. The Barking Dog Alehouse is two doors down and a great neighborhood spot. Great selection of beers on tap and very good menu. Meet the owner Dan - very nice. The house is walking distance from coffee shops etc. Grocery stores are a short drive away. It was about a $45 Lyft ride to Pioneer Square. Our rental vehicle was too large for the garage but the street parking was easy.

My husband and I, along with our 1 and 6 year old, spent 6 nights here. The host was amazing with accommodating a late check out, providing information on parks and restaurants, and adding a day when we needed it! The neighborhood is safe and lovely and the restaurant across the street was wonderful!! The home was clean and the Alexa controls, projection screen, and all the apps really came in handy!! Coming and going was also very easy!! The only thing I would have loved, is if the host provided to baby gates at the house for guests to use if needed. One to have at the top of stairs leading into the kitchen, and bottom of the ones leading upstairs would have been super helpful. The home is great for families, but a little challenging with toddlers without any gates available. Would highly recommend and plan to stay again!!

We are so appreciative of the care and attention that the owners gave to their townhome. It was beautiful, comfortable, and a terrific location. The "smart" elements of the house made everything so easy to use, and the labeling and instructions were very clear and extremely helpful. There were many streaming channels provided, the kitchen was well appointed, and accessing the property was very easy. In addition, there was just the right amount communication from the owners.

This was a perfect place for us to stay while visiting family in Ballard. Easy to get around by car or on foot. We had a compact car, so the garage worked well for us. The place had everything we needed - plenty of paper products, utensils, electronics (and streaming memberships!) and everything was in good working order. When we did eat in, we bellied up to the counter as there's no table and chairs, but that worked fine for us. Would definitely stay at this property again!

The owners made this an easy place to rent. All the amenities were top notch. Great location. Our only problem was that the carpet was stained - though it could have still been clean - but the stains gave it a questionable impression. Plus, the cleaners didn’t do a great job before our check-in (hair on the bathroom floor). In all, these are relatively minor issues, and we would certainly rent this property again.

My wife, adult daughter, and I stayed in this nice townhouse to visit our other daughter and her husband, who live near by. The property has four small separate three-level townhouses (no common walls), each with a small garage. The main entry way and garage are on lower floor, the kitchen, living room, and powder room are on the second floor, and the third floor has a large bedroom (king-size bed), a smaller bedroom with a queen-size bed, and a full bathroom. Everything in the house can be turned on and off through Alexa; fine for some but not for luddites. For the latter, you can turn everything on and off the normal way. The garage is very narrow and difficult to back into without a lot of experience parking in narrow spaces. We parked in the garage to start with but then decided to park on the street, which was easier and more convenient. Our hosts, Amir and Amy, live about a mile away and were communicative. Our daughter and her husband's place was within walking distance. We enjoyed dinner at the Barking Dog Alehouse on the next block from the townhouse, as well as Take 5 Urban Market, which makes excellent sandwiches and other fare and is only two blocks away. All in all, a wonderful stay and we would do it over again a flash.

The house was in a comfortable neighborhood and was enjoyable short-term base for a Seattle visit.
We had a little difficulty entering when we arrived. The code did not work, but owner was accessible by phone and got it fixed. We had to search for phone in correspondence though.
Inside, we were very pleased with the furnishings and comforts.
The place was clean and organized and easy to use. We quickly felt like being at home.
The visitor notes could use more details, like how the advanced light switches function and specifics on using video/TV system.
One last note: we were all 75 years or older, making the steep stairs of the townhouse a bit of a challenge for one of us. They should be noted for seniors who might be renting.
All in all, a fine, pleasing stay. Would stay there again.

This was the best possible location for our Seattle vacation. Prior to coming, we spent our time exploring the parks and islands. We were concerned that we would miss the quiet of the islands, but Amir's place was amazing. It was quiet, well stocked, and exactly like the pictures. We "thought" we had a smart home until witnessing Amir's. It was very entertaining to try and keep up with the smart lights and door! I would caution anyone that is not able to do stairs because there is no getting around that. We rented a standard (7 passenger) SUV for our family, and the garage was not big enough to fit it. The street parking was plentiful, so that was not an issue. The bar and grill down the block had fabulous food, and the bus stop outside the local market & deli was perfect for getting downtown. We would highly recommend Amir's home!

A great experience from the beginning. There was hiccup in the booking process, and the hosts were immediately in contact with VRBO to fix the issue. Any questions we had leading up to or during our weeklong stay were answered within minutes. In addition, Amir and Amy provided a helpful guide to the houseVery attentive! The listing details and photos are accurate, and the hosts’ recommendations for local attractions and dining were excellent. The house is in a nice neighborhood within easy walking distance of restaurants and a small market - a very pleasant setting. It’s also a good base for exploring downtown Seattle and the national parks.
The house itself is very clean, comfortable, and well equipped. They really have thought of everything that guests might need. The backyard is a delight. We are from the DC area and were concerned about not having A/C in the house. We had a couple of warm days and it was not a problem. Amir and Amy have wonderful detailed instructions on cooling the home as well as a mighty powerful attic fan that cleared out the heated air in no time at all.
Bottom line: lovely home, excellent location, exceptional hosts. We would definitely look at booking here again.
