About this chalet rental
Approximately 1 mile from Sunday River Ski Resort's access road, you'll find a recently built "ski chalet" on 3 acres of gorgeous land along the Androscoggin River. The home boasts radiant floor heat, 3 bedrooms, 4 single beds (bunk style), 2 queen beds, and 1 pull out fouton, and your very own 6 person hot tub just a step off the deck overlooking Mount Will. Two full baths with a custom tiled shower and granite counter tops throughout gives this property a feeling a elegance. Over sized mudroom gives you plenty of room for coats, skis, and boots and includes a washer and dryer. The area is activity packed with hiking, fishing, and UTV/Fourwheeler adventures for the summer, and skiing, snowboarding, and snowmobiling for the winter. Grab your family and friends and enjoy the beautiful mountains!
How to get to the river: On the backside of the property, on the right, there’s a trail that goes straight back to the river. Take a left and walk down the hill and through the tall growth for five minutes. Just before the bridge on your right you’ll see a tree marked with red; our property borders this shared conservation area of 25 acres and affords the best access to the water. Please take care walking down to the water as the path is untamed - access is discretionary but I will say that most consider the effort well worth it, especially if you can get to the sand bar just left of the large rock in the middle of the river.

2) Is the house air conditioned?
Mostly, but it is not central air. The upstairs master bedroom is furnished with a portable 12k BTU air conditioning unit. The downstairs shares a 14k BTU portable air conditioning unit which keeps the edge off. We have not had any complaints regarding the temperature of the home.
3) Is the river accessible and can I swim there?
Yes, most of the time but access is discretionary. The property borders the Androscoggin River and has a long trail along it affording beautiful views & great hiking, but much of this area is an embankment with a 10'-20' drop down to the river. If you steer left while approaching the river, you will find better river access but it's not for everyone. I would not recommend it for young children or dogs, although I've seen many use it so. Please bring a lifejacket if you or your children plan to swim and remember that access differs greatly from the ease you'd find at a lake house. That said, the seclusion is absolutely incredible. Hope this helps to best explain!
Directions to river access: Follow the trail to the river from the back right hand corner of our yard. When you arrive at the river, turn left and follow the foot path down the hill and through the brush for 3-5 minutes. Before you arrive at the wooden bridge, you will see a red marker on at tree at the riverside. Difficulty decending this embankment will depend on the time of season & rainfall. Early spring the river will be extremely cold, high, and fast moving. As the season progress, it usually warms up, lowers, and slows. A sandbar is usually accessible just downstream of the large boulder in the riverbed. Enjoy but PLEASE BE CAREFUL. The current can be overwhelming and debri in the river can be very dangerous in particular for kids or pets. Lifejackets recommended but not supplied. Also note that a short drive to Bethel's skatepark affords better water access upriver where Davis Park meets the Bethel Pathway and there are guided tours of the river and tubing offered by Bethel Outdoor Adventures which just a few miles away upstream.
4) How is the fishing?
Anglers report fantastic fishing right off the doorstep! Fish Species found in the Androscoggin Brook, Brown and Rainbow trout, landlocked salmon, and a substantial population of smallmouth bass. Trout fishing peaks in spring and fall, but summer is prime time for big river smallies. For best access point, please see previous question.
5) Is there a TV in the master bedroom?
Currently there is a smart flatscreen TV with Wireless capability but no cable.
6) Do you have chairs for around the fire pit, and is there a horse shoe pit?
There is seating near & around the fire pit. We supplied a large picnic table, 4 Adirondack chairs, and a deck that sits right in front next to the fire pit. There are 3-4 additional foldout chairs in washing machine closet. You may want fold out chairs for the river if you are venturing out to the sandbar that is usually accessible 5-10 mins walk downstream. There is a basic horseshoe pit in the back yard but it is not in good shape at the moment.
7) I was just wanting to know what we should bring. For example are linens provided?
We provide as much as possible to tenants so I expect you’ll have most everything you need to be comfortable. Linens and towels are provided, as are standard shower gel and shampoo amenities. Anything you’d need for the river itself is not provided eg fishing equipment, chairs, life jackets, etc. other than that let me know if I can answer any other questions.
8) What is there to do in the area?
There are so many outdoor activities in those parts I don’t know where to begin. Rent four wheelers at Jericho, float the river in your back yard by renting a tube at in Bethel, explore Grafton Notch State Park (Screw Auger Falls & Step Falls are a must), hike adventurous Mt Will across the street, and dine at Sunday river Brewery or the smoked meat trailer next to The Good Food Store - an awesome local grocer in of itself! The house and set up was great for us and 4 kids! Yard space to play, cards and games to play inside, the hot tub was fun, the walk path through the woods to the river was well marked but short. The only down side was the river was full blown river like, steep way down, deep and quick. The pictures were not the same to what is behind the property with no access, rocks, or low points to the water for any type of enjoyment. Otherwise, we had a great time, with a well equiped house with everything we could/would need.

Fully stocked with anything you could need or want for a perfect vacation. Quiet and peaceful, with a beautiful little walking trail right next to the river... beds were some of the most comfortable weve stayed in. Host was attentive when needed.

This was our 4th stay at this property and it never disappoints. The location is a 5 minute drive to Sunday River. The property is clean, owners are very responsive and we love the hot tub and fire place. We will definitely be staying again

We stayed here with friends over February break and could not have asked for a more perfect house for our stay. The hottub was KEY. Fireplace was lovely. We were skiing all day every day so the living space while on the smaller size for 6 people worked for us and the kids. We will definitely be back!

This was our third stay at this property. Location is great, property is clean and amenities are current. This year they added a generator in case the power goes out. We are looking forward to our next stay in March. My message to the owners is keep up the good work

After reading all 5 star reviews of this rental I had my hopes up. In all honesty this place is thoughtfully well stocked, and in a good location for skiing, and is generally clean. Unfortunately it feels like it’s had a few years of renters and is due for a deep cleaning, any brochures for local info are many years dated, etc.

A very well equiped cottage and an awesome place to stay if you go trekking the presidential range (a bit far but was worth it).
Please add better signs, it was a bit odd to find.

This is the second year we rented this property for a long ski weekend.. The property is in a great location, a short drive to Sunday River. Unfortunately the highest rating I can give is 5 stars. I would rate this stay 10 stars. The property is immaculate. There was snow in the forecast, Sean the owner reached out to us and offered us to arrive a day early. Sean is super accommodating. He really wants you to enjoy the property. We loved the hot tub. We will definitely be staying here in the future

We had a great stay at this property. It was very clean and much newer compared to the rentals we have stayed at in the past. We loved the location with Mt. Will trail a mere 2 minute drive from the house, and short drive to Sunday River Brewing Co., Grafton Notch, and Santa's Village was only a 45-50 minute drive. We enjoyed a couple local hikes, using the kitchen for breakfast, lunch and a couple dinners, and the hot tub was a nice bonus. Sean was very responsive to address a couple minor issues that popped up (one due to my inexperience with a hot tub - I only needed to trip a switch on a outdoor panel to fix). We would definitely come back here again.

My wife and I and our pup enjoyed our stay at this cabin. The cabin is secluded and is conveniently located. The cabin was well-stocked with just about everything one could possibly need. Sean was easy to communicate with and quick to respond to address any question. An issue occurred with one of the appliances midway through our stay and Sean was very responsive and accommodating. We’re looking forward to getting back to Maine to stay here again.

Fun and clean
We had an excellent time. The house was large, clean linens, plenty of towels and amenities. I spent the weekend with girlfriends and we had a wonderful time. The weather is about 10 degrees colder on the river so we didn't get to enjoy it as much as we hoped but if it was hotter it would gave been a really good time. There was an odor in the mud room when we checked in, which I relayed to the owner and they let me know they would look into fixing it right away. It was definitely gross but when the door was shut it didn't interfere with our stay. Hot tub was clean. Deck was great size. Kitchen was fully stocked. We had a great time and would definitely recommend. Would come again!

Perfect and peaceful
We absolutely loved our stay! The river was our favorite part, and the pictures do not do it justice! We spent a whole day relaxing on the sand bar and floating in the water. Definitely intend to visit again!

The house was terrific for a family ski weekend for 6, plus pets. Very close to Sunday River, in a peaceful setting. The gas fireplace and hot tub got a lot of use. We look forward to returning next season.

Perfect ski house!
9 of us recently stayed at this property for a ski trip to Sunday River and throughly enjoyed our stay. The house has everything you’ll need and more. The rooms were comfortable and the kitchen was well appointed. The hot tub was the perfect apres ski spot. The house is situated in a quiet spot very close to Sunday River and restaurants. The host was accessible and very easy to work with. We would definitely stay here again if we’re ever back in the area.

Cozy cabin
Sean was super easy to work with. Once we found the cabin it was clean and had everything we needed. It was close to Sunday River mountain and was an easy commute. There was an issue with the water downstairs that was resolved. We will be back!

Love this place
We had the best experience staying at this house. To start with, Sean is very prompt with responses and so accommodating. My daughters school play had been rescheduled from thanksgiving to this past weekend so I emailed to see if we could come up a day late. No questions asked, Sean refunded us without issue. We ended up staying a day on the other side because we were loving it so much. The place is not huge but worked very well for us (2 adults, 4 kids, dog). As soon as we walked in it felt very welcoming and I could tell it was going to be one of my favorite houses. It was nicely stocked (I didn’t have to run out to get salt or even avocado oil!) which always is a huge huge plus for me. We were able to watch football on the main tv (it’s also a smart tv) and the three bedrooms all had smart tvs (although we couldn’t figure out the one but brought a fire stick which worked perfectly fine). The hot tub was great. Loved the mudroom. I honestly cannot say enough about this place. Location was super convenient to skiing.

One of the best rental properties we’ve ever stayed at
This house was perfect for our ski vacation. It’s in a nice, private area with easy access to Sunday River. It was really well stocked with anything you could possibly need during your stay. The hot tub was amazing. Beds and furniture were very comfortable. We loved everything about it!

Gorgeous spot
The property is super gorgeous and everything was clean and well stocked (i.e., towels, linens, pots/pans, etc.). The hot tub was super fun, and the fire pits are great to have though we didn't get around to using them. The trail down near the river is gorgeous, so you can enjoy the views even if you don't want to climb down to the water. It was a great stay!

Great trip
We had a great stay in Bethel. The house was in a great location and had everything we needed. We were able to relax on the River body ring the day and go by the hot tub at night. Close to Sunday River and local restaurants and walking trails, hiking trails (short drive). The house was very clean and had basic necessities for us, we didn’t have to worry about a thing. The owners were very responsive and quick to answer any questions. We’d def rent here again!

We loved staying here. The house is well stocked with everthing you could possibly need. Property was clean. Not much to do in the area, very few good restaurants around as well.

Made the most of Rainy Maine
Sean was very communicative and responsive. We were disappointed that there was no swing over the river as pictured (either it was broken or taken down) and the deck chairs were completely broken and not usable though Sean said he would replace them asap. Sunday River in the summer is desolate probably due to Covid and since it rained 4 out of the 5 days while we were there....there was not much to do on rainy days. We ended up hiking in the rain, going into the river in the rain (which was actually divine) and driving to NH to White Water Raft so we made the most of our time there. (We used so many towels that I did 2 loads of towel laundry just to be helpful for the housekeeper)But beware that most of the town shuts down on Mondays and Tuesdays and it is better for you to do your grocery shopping before heading up as there as there are not a lot of options for groceries or restaurants. We did bring a lot of food with us and the kitchen was well stocked with everything we needed to cook so that was a plus. This is a great location for the many hiking opportunities in the area but check the weather before you go! Overall we made the most of this property during a very rainy week.
