We are so grateful that we had the opportunity to stay at this wonderful villa! We can not say enough about the incredible views we had at this location!
The villa is somewhat dated but it had all we needed to enjoy our 2week stay- our host Gene was a pleasure to communicate with and we hope to return to this location again

Loved this villa. 5 stars plus! The view from the deck is spectacular and we loved the sound of the waves and surf. We’ve stayed at many different places/locations around St. Martin and Coral Shores is far and away our favorite. The pool is great, very clean and the grounds/landscaping is beautiful and immaculately maintained. The villa is very comfortable and well equipped; there’s even a cooler to take to the beach. It’s close to many restaurants (we walked to several), yet quiet and almost feels secluded. Gene was a great host. Highest recommendation.

Enjoyed the scenery, ocean view. Sounds of the surf, mourning Doves, and local birds. Butterflies and fantastic flowers. Ideal location within walking distance of all needs.

When we arrived on the property, we had an idea of what to expect from the pictures but those really didn't do the view justice. The view from the porch with all the Bougainvilleas of every color known in full bloom like a carpet of many colors was breathtaking.
The condo was exactly as expected with all amenities needed. I only had two thoughts to request. 1. the Livingroom lights could be better and 2. the sliding door to the porch was very difficult to open. Until I realized (4 days later) I could open the other one.
I would recommend this place to other travelers.

The first things that grab your attention are the spectacular view and the beautiful and colorful landscaping. The unit is right above the pool which is large and easily accessible. It is in the Simpson Bay Area and, as ambitious walkers, we were able to walk to some beaches, many restaurants and a couple of pastry shops. The unit was clean with new flooring throughout. The kitchen was also recently updated. Everything needed for an enjoyable stay was there and accessible.
The on site manager, Constance, was very helpful. Gene, the owner, was great. He was responsive, helpful and very thoughtful.

Stunning views of the botanical garden, crystal clear pool and the Caribbean. Sound of the waves lapping at the sea wall. Beautiful sunsets. Setting is quite and relaxing. The villa had it all, especially the well stocked kitchen. Upstairs suite is very spacious with large walk in closet and bathroom. All appointments were typical sea cottage comfortable. The cleaning lady came by twice the week were there to ensure everything was satisfactory, and it was. Only one suggestion - may be time to replace table lamps. Otherwise it was perfect. Amazing in every way. Thanks, Greg, for sharing your place with us. We would love to come back again!

My wife and I stayed here for a week in January. The location is excellent, and the property has everything you need. The pool and patio areas are amazing, and have the best views for sunsets, boats, and watching planes land and take off from the airport. We’ll definitely be back! Thanks Gene.

Our stay was 5 days. We never tired of sitting on the patio and watching the ocean. So close! Waves washing up against the rocks. The grounds were abloom with flowering shrubs. The pool was just below our patio. The pool was maintained very clean. A great setting.
Of course, as with most rentals, there were a few problems… washing machine broken, sliding glass door difficult to close. But, overall, the setting was so special that it overrode the minor hiccups.
You need a car. Good restaurants not too far away, but far enough that, in my opinion, a car is required.
Another great feature for us… we’re an older couple… is the quietness of the setting.

Exactly as advertised, even a little better! First, Gene (host) and Constance (local contact and housekeeper) are both a delight to work with. Our first day We found the blender was broken, it was replaced the next day with an even better unit (blender and food processor combo).
The views are amazing on both floors and the landscaping is breathtaking. The setup is really good for one or two couples (my wife and I stayed 16 no guts and another couple joined us for 5 nights). Well provisioned kitchen which we used to make many meals. Plenty of towels/linens and everything you need to enjoy yourself. A/C in both bedrooms and main living area, but we never used it. There’s such a great breeze here, all you need is to keep sliders/screens open. Fresh air galore.
Great location too, easy to get to/from airport, a few bars and restaurants within walking distance and a very short drive to everything else you need (bars, grocery, bakeries, and sandy beaches.
I’d make a note that this unit is in a small development of a couple dozen. They are mostly owner occupied (this is one of the few available to rent) and all the people we met here were warm and friendly. It’s a real community. My wife loved it so much she wanted to buy a unit here.

Beautiful place. You feels energized
every morning waking up and looking at such amazing views.
Away from the town, but closed enough to enjoy great restaurants and the beauty of the Dutch side. Keep in mind that you need a car. You feel safe in the neighborhood. Excellent communication with the owner and the staff.

This perfectly located home has the most magnificent sunset view from the superbly situated deck. We enjoyed every minute of our 11 day stay. The pool was only a couple of steps away and several beaches reachable within minutes by car. Supermarkets, bars and restaurants are also nearby. Only thing lacking was a dishwasher. Unfortunately the home wifi didn't work and the work around was unsatisfactory in performance.
All in all we had a fantastic stay and can recommend renting this property to anyone wanting to visit St Maarten

The Villa has amazing views overlooking the beautiful ocean and gardens that surround it. It is comfortable , spacious , clean, and has a well stocked kitchen area. Constance helped us with any and all questions concerning the island, shopping, beaches, etc. The area is nice and quiet a night, with only the sounds of the waves hitting the walls in front of the villa complex. There are plenty of restaurants and markets close by and even a casino if you are feeling lucky. Overall a beautiful experience, and a place I would highly recommend.

This villa may be the best location on the whole island! My wife and I stayed here for 6 days during our honeymoon and we couldn't be happier with our decision to stay at Gene's villa. It is conveniently located in the same district as all the resorts walking distance from all the restaurants and amenities you could want, but offers an incredibly private and secluded experience! With the beautiful views from every room of the house, a swimming pool that felt like it was all ours at the bottom of the steps, cool layered terraces for sunbathing, and the gorgeous surrounding gardens it felt like we were at a five star resort! All while being able to cook some of our own meals in the well stocked kitchen and avoid the crowds and tourists.
We explored the entirety of the island during our stay and felt like we were really in the best location at Gene's. Only 15 minutes from the airport so you can get in and get home easily. We could walk or drive to meals and events conveniently, the neighborhood felt super safe we walked around at all hours, and this end of the island somehow survived the hurricanes with almost no damage. The villa also faces west so you get a beautiful sunset view right from your residence every night!
When we weren't out exploring we spent most of our time sitting on the shady porch overlooking the pool and ocean. When you put your feet up there you won't want to move any farther than the kitchen to refill your drink!
This is the kind of place I almost hate to review because I want it to stay a secret so we can book it for our next trip. But alas its only fair that all of you get to enjoy it too. Book this villa for your next trip to the friendly island! You will not be disappointed!

We had a wonderful time at this property. The accommodations were quite comfortable. It was absolutely breathtaking. Constance the house keeper took very good care of us. Hope to go back.
I did realize something during my stay there...when I books these 3 weeks it asked how many guests would be staying and charge me accordingly. However, I believe I was charge for 4 people for the full 3 weeks when, and this is my own fault, but there was 4 people there for 2 of the three weeks and only 2 people for the last week.
Thanks. Had a great time.

Gene’s villa was fantastic. The views from the deck were incredible and we would watch the waves crash against the rocks sending water 20-30 feet high almost every night. The location of the villa was perfect as well. We would get late dinners around Simpson Bay, then work our way back to house while stopping at the casino and piano bar for drinks and fun. Everything was within walking distance but renting a car was the right way to do it. The villa is centrally located so that you can drive to many beautiful beaches quickly. There are also beaches and beach bars only a couple hundred yards from the villa. This was our first time to Sint Maarten and we have already booked our vacation with Gene for 2019. Cannot wait to return!

St Maarten was Severely hit By Irma, but this area was Quickly recovered And the nature is Beautifull as ever, as is the view over the sea from the shady terras!

The picture is perfect. Your view is incredible and Constantine, the caretaker of this home, does deliver fresh flowers to fill the vases when she comes in. That was just so over the top, but the grounds around these units have incredible landscaping also. We were not lacking for anything on this trip, and considering so soon after Irma, that's saying a lot. The covered porch was used a lot, and the size of the unit was perfect. We did find the automatic shades upstairs, when closed, really helped cool the unit, and the ceiling fans helped also. As we walked every morning, we appreciated having a washer and dryer right there. I would book this place in a SXM minute the next time we are coming to the friendly island.

We just returned from our stay on St Maarten and could not have chosen a better villa! From the start of communicating with Gene to the end, everything was so easy. I stayed here with my husband and our two teenage boys, plenty of room to spread out. However we all seemed to be outside on the covered deck 90% of the time. The view of the ocean, access to the pool and breeze just keeps you there. If you are looking for high-end finishes this may not be the place for you. But if want a laid back beachy feel where you can relax and put your feet up, this is the place. The condo has everything you could possibly need, plus Constance who keeps the villa immaculate. There are restaurants and bars within walking distance as well as a grocery store. I highly recommend this villa and will definitely stay here again when we return.
