The home in in a secluded and very private gated neighborhood we always felt safe and secure and property had a stunning view of the mountains. The home boasts a great outdoor space with a pool private, gazebo along with the amenities, Webber bbq , lots of chairs and tables,Great wifi through the home it was a little weak in the pool area. With all the bedrooms and bathrooms available it would be great for three couples or a large family. Communication with the owner was the best we have ever encountered all questions where answered immediately. The owner meet us at the car rental office to help with our luggage and proceeded to lead us on a quick personal tour of of the island while leading us to her home. The owner deals with everything,there is no middle person ie. agent. Private beach about a 2 minute walk. Orient bay/beach about a 20 minute walk with stores and restaurants. Lots of hiking to be done in the area. Really close to the bigger supermarket at Hope Estates and restaurants in Grand Case. A rental car is a must if you are going to be touring the island or staying in this area.
All in all a big beautiful home lacking nothing with a very gracious owner who only wanted us to enjoy our time while visiting her island paradise.

From start to finish, this was an amazing 1 month stay. Our host, Jenny was the epitome of gracious, responsive & caring hostess welcoming us into her home. She provided anything we asked of her & she made sure we were well taken care of at every point. She became our friend, sharing her life & family. The house is way bigger than you can see in pictures. It made it very easy for us to spread out & not have 5 people on top of each other for weeks at a time. We were there for a month & it was hard to leave. The location is a little far from most things & up a steep hill but it provided us with total privacy; a quiet location & security. This rental was also a home. Because of that, some things didn't quite work but there was so much to compensate, that made our stay so worthwhile. The living area is huge, as is the kitchen. The pool was so nice for days we chose to stay home. Orient beach was just around the bend for a fabulous beach experience. We would not hesitate to highly recommend this Villa, as it is truly a great place to have many people come together in a wonderful location with all amenities included. Truly a great value for the money.

The house and property are amazing. The pictures don't do it justice at all. The house is way bigger than it appears and is in a private gated area. We were 3 couples and there was an abundance of space. Orient Beach is a short scenic walk and restaurants/bars/groceries were a short drive away. Jenny was an unbelievable host who went above and beyond to assist us in any way possible. When any issue would arise she took care of it right away. From meeting us at the airport to seeing us off before our flight home Jenny and family were gracious hosts. Would definitely stay here again.

This place is so huge. Big enough for several families. Beautiful scenery, close walk to the beach, very private. We loved Jenny and her family. They have a barbecue for all renters one one night and it was one of the best experiences we"ve ever had on a vacation. You will not regret renting this house!

We could not of asked for a better experience. Our hosts Jenny and Jean were fantastic making us feel like family. The house is wonderful. The location is great if you like quiet and solitude. We were only a short drive to Orient Beach. Grand Case was also very easy to visit with their fantastic restaurants and stores. The island is not back to 100% but given what they had to face it is remarkable that they have made it back as far they have. We found the people all to be very friendly and appreciative that we were there visiting. The airport was a zoo on the return trip but we were there on a busy time. The house had everything we needed and our host made sure we were happy! Do yourself a favor and book this place. I am sure we will return.

Our group of three couples spent a marvelous time at the villa, which has all the features you could wish for in an island vacation home, like a swimming pool and BBQ, and some which might surprise you, including a gourmet kitchen, and games room with pool table. The three bedrooms are first class, each with ensuite, and the master bedroom has all the luxury you could wish for. Best of all are Jean and Jenny. They were fantastic hosts and super helpful both in helping to plan our stay before arrival and looking after us while we were there. We will definitely recommend this spot to our friends. Thanks for a great stay, Kit and Eric.

Best spot on the island to stay. Private, spacious, affordable, well maintained, tons to do, etc. etc. etc. Hiking, easy walk to Orient Bay Beach, near restaurants and a short drive to all that Grand Case has to offer. Attentive and friendly hosts. You can walk to the beach at Orient Bay or drive to any other beach on the island, which is great, because it gives you the opportunity to see all the diversity of beaches, areas, cultures, food options, throughout the entire island, rather than going to the same beach everyday. Ive stayed at a number of different places (hotels, villas, etc) on the island over the last 10 years and this is by far the best, I have made repeated visits to Armantine Villa and I dont think Id stay anywhere else on the island in the future. BEST SPOT!

The Armantine Villa was the perfect place for a relaxing getaway. Pictures really don't do the property justice. And the local beaches were within a short walk. Jean and Jenny were wonderful with making sure we felt at home and were well taken care of. I recommend this place to ANYONE, can't wait to go back!

Spent a weekend at the Armantine Villa in the French Cul De Sac and I cannot wait to go back. We were met at the airport by Jenny who immediately set the tone for an amazing experience. We were provided with welcome drinks and advised of activities on the island. The house is well taken care of; Jean and Jenny really take pride in this property. The house is perfect for families or couples on vacation and is only a short walk away from the beach. I'd highly recommend Armantine Villa!

Just finished a month+ at the Armantine Villa in the French Cul De Sac. Beyond hospitable owners, Jean & his daughter Jenny, plus their extended family, all of who were a pleasure to talk with and get to know, truly a great group of people, helped take care of everything. An abundance of activities at the house, the surrounding property and the island itself, so after 5 weeks, I am already planning my next trip. During the days we would travel to one of the islands 37 unique and beautiful beaches by car, and at night would would return to the house to cook and relax. Perfect trip. If you want a nice, huge, private place to stay, honestly----look no further. I will be booking again for a nice long trip in the very near future.

If our review was just about Jenny's attentiveness and warmth we would have given Armantine Villa 6 stars. However, there are some problems which make the villa not perfect, especially for young children.
The house is large enough for a family or up to three couples. Everything was clean and in order. The kitchen is a cook's dream, and what was not available when we arrived was promptly supplied by Jenny. With this kitchen & the good super markets dining in was a breeze. The one minor drawback to the kitchen was the seating arrangement at the counter. The granite had no overhang so there was no area under the counter for knees. However, with three other dining options, a back porch table & 6 chairs, a formal dining room, and a front patio table with six chairs, there was no need to use the kitchen counter for dining.
All three bedrooms had very comfortable mattresses, ample dressers & closets and baths. The master bedroom & bath was especially luxurious with a multi-jetted shower great for relaxation.
Outside, the pool was perfect for cooling off and for our five year old grandson to swim without us worrying about him as the pool is shallow. The pool area offered plenty of space to enjoy both sun and shade. We especially enjoyed the colors changing as we dined in the evening.
The villa is located in the Cul de Sac area, convenient to Grand Case, the dining capital of St. Maritin, and Marigot for the wonderful Wednesday and Saturday market. It is less than a half hour drive from the airport.
We loved the above amenities, but there are some negatives which Jenny and her father Jean are addressing. 1. There are multiple steps going in and out of the house which are scary for toddlers and also very slippery when wet. We avoided them by going in and out of the garage, but it wasn't convenient. They are considering leveling this step area and installing a nonskid surface, so this may not be an issue in the future. 2. The wonderful view which the house would have is blocked by buildings which were never finished or rented. They are crumbling and should be removed. 3. The extended family owns the land around the villa and horses that graze there. The horses were great to feed and see for the children, but they have free range of the property. To walk to the beach one has to navigate their droppings. 4. The beach is covered with garbage, seaweed and horse droppings. We had to travel by car to local beaches.

My family vacation to St. Martin was a wonderful experience, thanks to the beautiful Armantine Villa and its owner's hospitality. The whole experience was pleasant and reassuring, from the time we made the reservation and to the time we departed for home. When we first stepped off the plane, Jean welcomed us with a big smile, and drove us to the car rental shop. Once we got our vehicles we were quickly on our way to the villa. Although a 25 minute drive to the villa didn't seem desirable after a long plane ride, it turned out to be an extremely enjoyable experience. Jean pointed out all the historical landmarks of the island, explaining the culture of the island, and pointing out the best restaurants. Once we arrived at the villa, we were welcomed by his daughter Jenny (Local caretaker of the villa) -- she was so hospitable as she helped us set up our air mattresses, gave us a tour of the house, welcomed us with a bar already stocked with wine and beer, and left a bowl of fresh fruit for us. (Some of which were used to feed the horses) The Villa sits behind 2 different gates which creates a very private and safe feel. Now, on to the actual living space. The villa itself is a dream. Every room has a TV, the kitchen is extremely spacious, the back screened patio and front porch with the private pool area is amazing, and the reclining chairs were a nice relaxing touch for every evening. The master bedroom is a whole other dream in itself that you have to check out for yourself. There was something for everybody in the Villa. Some could relax by patio outside, while others enjoyed the pool table indoors and still others could go swimming. It is a short walk, about 10 min, from Orient Bay Beach. Be prepared for very personal service and a battle with the ubiquitous light switches. Overall, it was an extremely enjoyable experience and I would highly recommend this location to anyone looking to vacation in Saint Martin. Along with a great place to stay, you get a friendly owner, his family and friends who are genuinely interested in helping you have the best experience.

This is our sixth visit to St Martin. This is a luxury rental at reasonable prices. The space comfortably accommodates three couples for sleeping yet the living space is so expansive, the space could easily expand to accommodate more. Jean (owner) and his daughter, Jenny, are helpful and resourceful. It seems whatever we needed would miraculously appear. This home was built and furnished with products purchased and shipped from USA. The fixtures are Kohler, applicances GE, even the wiring is 110 so you don't have to fuss with adapters and your blow dryer works without blowing a fuse! There is a gas range top, the refrigerator has an ice maker (although we purchased ice because we like to pack snacks for the beach), microwave, dishwasher, the works. They provide Heavenly brand spring water in a dispenser so you can refill your water bottles and stay hydrated on the beach. The house is very clean, decent linens on the beds, plenty of towels and beach towels. We did not use the beach umbrellas but they are available. The courtyard is enclosed so the horses and two bulls that are grazing in the pasture cannot get close to the house. These animals are as gentle as the island inhabitants. The in ground splash pool is wonderfully refreshing. The courtyard is tiled with multiple lounge chairs with two shaded areas. The gazebo is furnished with six comfortable chairs around a glass top table, ceiling fans and romantic lighting options throughout the house and courtyard. Gas grill located in the courtyard, flatscreen televisions throughout. A slate top pool table (my game did not improve) and two wine refrigerators so your beverage is never far. We used the brand new washer/dryer and did not have to pack so many clothes. All the items you have in your own home, are available to you. Detergent, ketchup, coffee, even Nutella. Okay, maybe we used all the Nutella. That might be gone. Jean met us at the airport, took us to the car rental location, then escorted us to the Villa. The new bridge is a major improvement! The next morning Jean brought fresh French pastries. Which contributed to the Nutella issue. We do know our way around the island and love the "French side" as it is quieter. The Villa area is amazingly quiet. If you want McDonald's and tourists, stay on the "Dutch side". Location is convenient. Rent a car.Grocery store nearby. BEST restaurants are in Grand Case (neighboring town). Walking trail to Orient. Wed night is local food with the family. GO!
