With waterside views, this stunning house sits next to the beach and with fantastic views this is an ideal hideaway.. Ground Floor:

Balcony. Bike store. Private parking for 2 cars. No smoking. Please note: There are 2 steps to the decked terrace.. Fabulous waterside views can be enjoyed from this stunning house which is literally a stone’s throw from the beach - an ideal all year round hideaway. Furnished in a New England style, the well-appointed holiday cottage adjoins another property and is a stylish retreat for family and friends. The grand drawing room at first floor level has French doors opening onto the balcony and is the perfect spot to sit and watch the myriad of boats bobbing in the water or sailing by at high tide. There is also a small kennel for a dog in the courtyard.
Instow is an unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood whilst the local village store and delicatessen is a delight. The area is a must for watersports, sailing enthusiasts and fishermen, whilst walkers and cyclists will enjoy the famous Tarka Trail which passes close by.
Further afield, the rugged North Devon coastline and wonderful surfing beaches of Croyde or Woolacombe are just a short drive away. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall including the local beauty spots of Bucks Mill, Clovelly and Hartland. With so much to explore in this lovely part of North Devon, this is the perfect base for a memorable holiday. Golf is available locally, and Bideford is just 3 miles away, with family attractions including The Big Sheep and The Milky Way adventure parks. There is an excellent choice of restaurants within a 5-minute walk. Shop 30 yards, pub 250 yards.

We had a wonderful stay at this property. Instow is a great location with a lovely beach and view of the estuary. We took our bikes and spent most of the week cycling on the amazing Tarka Trail. The house is very unfussy and great for dogs. My mum has mobility problems and found the stairs a bit tricky getting to the bathroom, but it was okay. We loved the house and it was perfect for us with two tweens.

Fantastic location, overlooking the bay, a stones throw from the beach!
The house is nice, especially the balcony, but could do with a second bathroom/ensuite, the floorboards and stairs creak and a late night dash to the loo wakes everyone!

We love Waters Edge and have visited on several occasions.
We love Waters Edge and have visited on several occasions. Just the right level of comfort where you can relax and not worry about a bit of sand entering the premises. Our dog loves the balcony too, he's able to watch the world pass by and say hello! We look forward to our next visit.

Considering the time lapse between the previous occupants leaving and when we were allowed to enter we did not think the cleaning was up to scratch considering the present situation we are in. It was not a deep clean. Perhaps an additional toilet could be added at some stage, feel 1 toilet would be inadequate if full occupancy was met.
On the plus side had a very enjoyable holiday and found the cottage to be comfortable , pleasing and ideal for our needs.

We had a lovely week at Water’s Edge despite reading very negative reviews about the cottage. If you don’t like older properties and everything that comes with them don’t book Water’s Edge. It’s in a stunning location and has lots of character. The goodies were an expected treat on arrival...thank you for a lovely stay...we shall return!

Lovely house and Instow is a great family spot. The beach is only 2mins from the house, parking was easy enough and Johns was great for groceries. A G&T on the balcony is awesome.

Good size character house in fantastic location by the water with amazing views across to Appledore
Good size character house in fantastic location by the water with amazing views across to Appledore and Bideford. Johns Deli/cafe is a 1min walk down road for good coffee and fresh croissants for breakfast. House has parking space round back which is good size, but a bit tricky to reverse into from the narrow lane.

This is our second stay here.
This is our second stay here. There's plenty of room for our family and having the beach over the road is brilliant. There are lots of extras that we appreciated and a few goodies that were enjoyed. Bed are really comfortable which makes a lovely change. Please be aware if you have small children there is no stair gate at the top of the stairs but the door to the living room can be closed. We would happily stay again in the future.
