An ideal weekend getaway for families or groups of friends, Old Rectory Barn enjoys its own access, parking, amenities, garden and privacy. Inside are many original features including beams, roof trusses, exposed stone and brick walls, and a flagstone floor, as well as an Aga range and wood burner, and modern features such as Wi-Fi and Smart TV. The owner thoughtfully provides complementary shampoo, essentials and a hairdryer. Outside is a 1-acre private garden with 300-year old cedar tree.
The village green is located a 2-minute walk along a footpath. There you will find a 16th-century pub (with garden) that serves lunch and dinner. The pub is a starting point for numerous walks, cycle and bridle paths. Black Down, the highest point in the National Park, with its pine and heather covered slopes made famous by Tennyson, is immediately accessible on foot. The owner provides details of the many footpaths and suggested walks in a welcome pack for guests.
Next to the village green is the recreation ground with pavilion and outside café. This is the location for cricket, football and stoolball matches, and is a launch site for hot-air balloon flights (including in winter). There are three well-maintained tennis courts, as well as outdoor zumba/fitness classes.
Within a 30-minute walk via footpaths are two further pubs, one which was the Winner of the Good Food Pub Guide of the Year 2012 and Pub of the Year Sussex Life Awards 2016, and the other which has a popular Indian restaurant offering takeaway as well as eat-in. There are other award-winning local pubs within a short drive.
Within a 15-20 minute drive is Petworth with its antique shops, stately home, art collection (Gainsborough, Holbein, Titian, Blake), Capability Brown gardens, boating lake and open-air concerts, and Midhurst, renowned for polo at Cowdray Park. For sailing, canoeing and open-water swimming enthusiasts, Frensham Great Pond is similarly nearby. Golf is available locally at Hindhead, Old Thorns, Liphook and Cowdray. Fishing is available via Grayshott Angling club.
Goodwood is 25-30 minutes away with its Festival of Speed, Revival, horse racing and aerodrome (with self-fly hire, and Harvard and Spitfire flight experiences). Chichester and West Wittering, with its award-winning sandy beach, are 35-45 minutes away, depending on local (seasonal) traffic.

We had a marvellous weekend here with our children and grandchildren. There was entertainment for the children (even when it rained) and a lovely environment for all with a cosy wood burning stove. Easy to park three cars. Lovely walks from the house.

The Cottage is very cosy with well equipped kitchen.Large, beautifully kept garden is great addition to the property.Local shop and pub are located round the corner.

Excellent venue, very cosy despite the weather.
Excellent venue, very cosy despite the weather. The games room had a full size pool / table tennis table. The venue is 5 mins walk to a lovely Fullers' pub and is convenient for the Surrey Hills , Midhurst etc. The owners of the cottage were very helpful and pleasant.

I wanted a home from home for my 60th birthday and this cottage was perfect.
I wanted a home from home for my 60th birthday and this cottage was perfect. Everything advertised was as it is. Kitchen was so well equipped each meal was cooked to perfection.
The garden was more beautiful in reality.
4yr old had a blast with the toys, games and her own size bed.
The pub literally round the corner and walk up the hill were ideal for Sunday while roast was cooking in the Agar.
Everything was spotlesslu clean.
We will return.

Had a great family break in this lovely cottage.
Had a great family break in this lovely cottage. It is situated near local shops and a delightful pub where you can get a very tasty meal. The cottage garden is very impressive, with chairs and tables and a B.B.Q for eating outside, and we were surprised and delighted to see a mother and baby deer sharing the garden with us. My only problem with the cottage was the toilet/shower wet room downstairs, where when having a shower in there, it is so small the water covers the whole of the floor. There are two showers and a bathroom upstairs, but we had a disabled person in our party who could only use the toilet and shower downstairs. Loved the aga cooker in the kitchen.

over all we had a good stay, the only issue we had was that two people could not shower at the same
over all we had a good stay, the only issue we had was that two people could not shower at the same time, which was a shame as we were staying for business and needed to rota the shower times each morning/evening.
otherwise the cottage was cosy and clean, lovely village pub within short walking distance and beautiful gardens. Also a great location.

8 adults stayed for a hen weekend; perfect location for walking and activities, Red Lion pub is walking distance and very nice; cottage is lovely and rustic with every kitchen item you could need; fabulous big garden for games and relaxing in the sunshine. Helen was very helpful, the private chef she recommended was superb and excellent value. We had a wonderful weekend here and I would highly recommend it!

Absolutely fantastic weekend with the Girls (all 10 of us!). The weather wears perfect which meant sitting out in garden was an added and unexpected bonus to us all!
From booking to departure, the owners were lovely and happy to take phone calls with a couple of questions we had.
Would highly highly recommend this cottage, it’s so cosy and has everything you need....and we’d recommend the Red Lion Pub...oh and the fantastic caterers we had who prepared the most delicious dinner party for us (ask the host for their contact number!)

FANTASTIC WEEKEND!
Thank you so much - we stayed here with friends to celebrate my 50th birthday! We found the cottage perfect for a group - we went to the local pub on the village green one night then had dinner at the cottage on the second evening - what a weekend!
The cottage is clean, welcoming and perfectly located! The owners left a welcome bottle of wine and Lindt Chocs upon arrival, nice touch!
We met Humphrey Dog, the yellow adorable Lab! He is timid but so, so gorgeous!
We will def be back soon!

Beautiful cottage, with a stunning garden, perfect for kids to round around in and for epic summer barbecues. Inside the cottage is full of character, there’s a gorgeous fireplace and there’s plenty of space for larger groups. We all loved it and had the most wonderful weekend - I am sure we will go back!

A great weekend break in a fantastic cottages.
A great weekend break in a fantastic cottages. Great local pub (the Red Lion) and walks. Cottage has great amenities for adults and children and the hosts are really gracious and welcoming. We really enjoyed it... ...even if the snow tried to stop us getting there!
