Bathroom: Bath With Shower Over, Heated Towel Rail, Toilet. Vented heat exchange (underfloor) central heating, electricity, bed linen, towels and Wi-fi included. Initial logs for wood burner included. Welcome pack and doggy extras. . Large enclosed lawned garden with patio, decking and garden furniture. Hot tub (private). Private parking for 4 cars. No smoking. Please note: The property has a natural water supply from a spring. There are 4 steps at the rear entrance and a partially covered, unfenced stream in the garden, 10 yards away. Sorry, no hen or stag parties. Couple and family bookings only. Holidaymakers only.. Close to Coniston Water and at the southern end of the Lake District National Park, Souterstead, standing detached, offers all the space and comforts your party would need for their stay. With underfloor heated slate flooring, the bespoke kitchen, the sumptuous beds, or just relaxing in the living room with the wood burner, you will not want your break to end! French doors in the living room overlook open countryside and lead onto the garden.
For the younger members of the family, the well-equipped entertainment room with its 50 inch Smart TV and connection hub for your games console will keep them happy and occupied, or for the dog lovers, endless miles of open walks are available for you and your four-legged friends to explore. There is even an outside tap to wash their muddy paws or hose down your bike afterwards.
Souterstead is the perfect place to entertain, with the excellent ultra tech Sonos sound system providing entertainment throughout the ground floor; the large dining table with ample space for everyone to dine together; and the separate living room with leather sofas and wood burner to relax in front of. The kitchen has everything from a wine cooler to a boiling water tap, and a beautiful polished wooden breakfast bar to sit at and chat away over a glass of wine.
The nearby Lakeland villages of Coniston and Hawkshead are idyllic and have an abundance of shops and cafés to discover, and for the more adventurous, why not take to the treetop challenge of Grizedale Forest, or venture along the many paths by foot or by bike? Coniston Old Man is always a favourite to climb, yet there are many more walks for all, including your four-legged friends. You will also find and there are two dog friendly pubs within ½ mile.
For a little bit of Victorian elegance, why not have a trip out on the steam yacht gondola that sails on Coniston Water from March to November, or take to the water yourself for a real Swallows and Amazons adventure! There are so many things to fill your days all year round in this wonderful area, you will find that everyone will leave with a wonderful memory of their stay. Beach 12½ miles. Shop 4 miles, pub and restaurant 1½ miles.

A lovely spot & great big house!
We spent a family weekend here in January, we knew it would be wet and so we just took our warm coats & wellies. The house was lovely & clean and just like the pictures. The host was great & very helpful. The downside is the lounge area can only fit 4-5 of you so if you all want to watch a movie at the same time, its a bit squashed! There are 2 x ensuites and no doors!!! Not sure what all thats about. Very pretty house though & fun for a big group.

No doors on the en suite bathrooms, living room and TV room has limited seating - there were only 4 of us but limited space and suitability for 10. The bathroom radiators & boiling tap were not working when we were there - we were not informed & no apologies when we asked the question.
Overall the house is to great spec, but as you would expect for the price. Where there are issues or deficiencies, more information, alternatives or compensations would be a nice touch.

Cottage modern.
Cottage modern. We enjoyed the large screen TV and the room to room Sonos sound system. Garden and views good. We found the cottage just right in warmth.
Owners very responsive to any requests.
Would have liked wardrobe in bedroom where one was missing.

We had a lovely week at Souterstead which we found was a great location for walking in the area.
We had a lovely week at Souterstead which we found was a great location for walking in the area. The cottage was very well equipped and the bath house toiletries were lovely. As a family of eight the only room where we could all sit together was the kitchen and felt the cottage would benefit from more seats in the two sitting rooms. I think the absence of doors on the en suites could be an issue for some people.

Beautiful views from the back of the house over fields! House looks a lot different from the front- looks like a run down farm! But once you get inside it’s is gorgeous! Parking ok but only big enough for 3cars. Very steep drive down to property! Just a few niggles that could be improved - bin with a lid in kitchen, fridge/freezer in kitchen not in utility room, more seating in lounge. Also pub where the keys are collected from does food but had a terrible lasagne there, the other pub across the round is much better and cost the same but was perfect!

An amazing and very high spec house, a perfect spot to unwind - after a busy family wedding weekend
An amazing and very high spec house, a perfect spot to unwind - after a busy family wedding weekend to find a lovely house in a picturesque spot was ideal, that it was pet friendly was an extra bonus. We will be recommending this house to anyone heading up to the southern Lakes - close to everything but quiet - I will remember the relaxed meals and TV room, the lovely garden and views across the hills!
The only marking down for comfort was that it was a bit chilly in the bedrooms and bathroom but as it snowed it was probably no surprise!
