Private parking for 5 cars. No smoking. . Old Hall Farm Barn is a stunning, detached barn restored to retain its period charm and features. There is a private large fenced lawned garden to enjoy, complete with footpath access through the owners’ meadowland of 12 acres with cattle and sheep, which connects to the Marriotts Way, 21 miles of former railway track bed, ideal for walkers and cyclists. The barn is very light and airy with floor-to-ceiling glass doors to enjoy the tranquil surroundings, countryside views and wildlife. The living room boasts a wood burner and Netflix TV. The kitchen/dining room with its centre island and dining area, is great for formal get togethers or simple family meals. There are three ground floor bedrooms, each with their own door leading to the garden, and a ground floor shower room with walk-in shower. Stairs lead up to the master bedroom, complete with en-suite bathroom with roll-top bath, walk-in shower and toilet. Outside offers a large seating terrace with lounge garden furniture and dining table, firepit, parasol and BBQ.
The small market town of Reepham, 1 mile, is a conservation town with market place, tennis court, delicatessen, cafés, newsagents, shops, boutique stores and restaurants, as well as other amenities including a hardware store, chemist and library. At the former Reepham Station there is small museum, tea room and cycle hire. The North Norfolk Coast is an easy drive, with Holt, 14 miles, and Burnham Market (known as the Hampton’s of Norfolk), 26 miles, with delicatessen, shops, pubs and restaurants. Holkham Hall, 27 miles. The popular village of Wells-next-the-Sea, 22 miles, has a picturesque quay, narrow gauge railway and quaint mix of artisan and traditional seaside shops, cafés and amusements. Blakeney, 19 miles, Cley-next-the-Sea and Salthouse, 17 miles, offer a National Trust bird reserve and salt marshes. The coastal towns of Sheringham, 18 miles, and Cromer, 19 miles, offer great sandy beaches and activities for all ages. Sheringham is home to the North Norfolk Railway with trips to Weybourne and Holt. Holkham and Stiffkey also offer beautiful beaches, and East Runton is ideal for those who like rock pooling. Within an hour’s drive are National Trust properties including 17th-century Blickling Hall, Felbrigg Hall, Sheringham Park and Oxburgh Hall.
For family entertainment, there are adventure activities and parks nearby including Dinosaur Adventure Park at Lenwade, Thigby Wildlife, Pettitts Animal Adventure, Wroxham Barns and BeWILDerwood at Horning. The village of Coltishall, 14 miles, offers waterside restaurants to enjoy. Cromer has a promenade and pier with live entertainment (seasonal). Great golf opportunities nearby with Sprowston Manor golf course, 15 miles, while Cromer and Sheringham offer clifftop courses for experienced golfers only. This cottage was the absolute perfect get-away for a long weekend with family and friends. The house is stocked with everything you could ever need to enjoy your stay (blankets and pillows for comfort, oil, salt, pepper, coffee, pots and pans etc. in the kitchen). The delicious wine left by the owners was much appreciated. The location is perfect for walking into town on pedestrian only country paths making ti safe for kids and dogs. Highly recommend to anyone looking for fresh air and a breathtakingly beautiful space to create wonderful memories.
