Our stay in this welcoming, spacious house had everything we desired! The house is obviously well loved and cared for. It was clean, supplied with quality linens and towels, and well stocked with household necessities. It is within walking distance of everything one could need or want on a vacation: beach, restaurants, playgrounds, farm stand, small market and an ice cream stand.
The house has a large yard with a fire pit, beautiful trees, and an outdoor shower.
Matunuck is a special ocean side summer vacation spot and this is a special house.

We had a great week in this beautiful, well equipped, clean and comfortable home! We had 3 generations here - 5 adults, 1 three year old and one senior doggie. We had visits from friends and family. Lots of room for everyone! 3 bathrooms was a plus! We enjoyed the large backyard with the fire pit. The owner is very responsive and sweet! We would definitely rent this home again!

Our family, including our dog, just loved this property. It was well stocked with essentials, clean and comfy. The fire pit and yard with plenty of room for corn hole were icing on the cake. Easy to get to the beach, the Vanilla bean and other local treasures. Highly recommend.

Home is beautifully spacious with two main living areas plus a basement. My husband and I and our 1 year old shared this space with both sets of grandparents and it never felt crowded. There was no waiting for the bathroom to get ready and there was plenty of seating for meals and hanging out around the fire. The home is well equipped with updated appliances. The hosts have clear instructions available and were very communicative in the days leading up to our stay and afterwards to coordinate check in and check out.
10/10 would recommend this space!

We had a busy, fun week at this beach house. It was super clean, well stocked and comfortable for little ones and pets. The town beach is walkable but with small kids you will want to drive. We made s’mores at the backyard fire pit, a new experience for my grandson. Once that screen door is fixed I would highly recommend this house for a fun family beach week!

Our family consisted of 8 adults and 2 children. We had a wonderful week staying in Matunuck. The house was more than adequate for our family. The kitchen was fully stocked with everything we needed. The rooms were immaculate, spacious and comfortable. The yard was such a great space - from the fire pit - to the hammock - and the extra space for the kids to run around. There was enough parking for 5 cars and a boat. The farm market so close by was great, as was the beach, ice cream shop and market. We’ve spent many summers in Rhode Island and I have to say this was a most memorable experience for our family. Our hosts had everything in order as stated that we didn’t need reach out for anything. We look forward to returning next summer for a repeat of an excellent vacation!

What a great experience! Three generations of adult family members had plenty of room to enjoy the house and lovely yard. It was a quick walk to beach, farmstand, market or ice cream stand. And it was a short drive to other beaches, restaurants and local landmarks. Joslin was a great host, made it easy to arrange the rental, called us upon arrival to greet us and let us know we could contact her if anything was needed. We hope to be back again next year!!!

Great place to stay near the beach!
Lovely house within walking distance to the beach, and a short drive to other fun beach activities, dining, entertainment. Lots of room for a big family gathering, which is why we were there. Very large yard too! We will definitely try to rent this house again if we have another vaction to RI! Joslin made it simple and easy to check in and out, and was very responsive to our questions...Thanks Joslin!!!

Paul and I had a wonderful stay at this house. The house is clean and comfortable. We took this vacation to celebrate my husband’s birthday and retirement we couldn’t have had a better time. This house has everything you need beautiful yard fire pit and beautiful views of foxes playing in the area and deer. Thank you so much Jocelyn and Tom for your kindness. We would recommend this house for sure. We had family and friends stop over to enjoy the house and to celebrate my amazing husband Paul. He ended his long career as a officer and also celebrate his birthday. The beach was beautiful and sunny . On the rainy day we took that time to go to the movies and then spent the evening at the ocean mist. Thank you again Jocelyn and Tom we hope to do this again. The Rocheleau family gives this home and area to vacation a 10..

Awesome August Adventure
We absolutely loved our time at Joslin and Tom’s place!! They were able to accommodate us last minute after a terrible experience at another rental nearby, and we never looked back! The house is perfect for parents with young kids - plenty of space for everyone inside and the garden is huge and great for adventurous little ones! The beach is a short walk away as are the local supermarket, pubs, restaurant and pizza shop 😋! And it’s an awesome location for plenty of great day excursion options on the few days when the weather didn’t cooperate. Thank you for saving our summer Joslin & Tom - we’ll be back!

Home Away From Home
I had the time of my life with my three children: Jamie 21 leaving August 23, 2021 for new job in Cleveland, Elijah 20 going away to college August 14, 2021 and Austin 19 leaving for boot camp October 23, 2021.
I wanted to be alone with my children before they embark on their new phases in life. We loved the place and are big fans of Matunuck Beach.
The bedrooms are clean and spacious, 4 showers including outside, the morning coffee and meals in the user friendly kitchen couldn't of been better. Most important, the place is cozy and warm. The yard is beautiful (includes a grill and fire pit)! Frankly, the photos do not do the house or area justice.
Ten minute walk to the beach or Vanilla Bean or local market. We rode bikes to the wildlife refuge on Old School Road. Every other day we walk 100 yards to the farm for fresh vegetables, brad etc. The restaurants were awesome.
We had the time of our life. This is the first family vacation I had alone with my children since my divorce 7 years ago. I said to myself; If we can't be happy here, we can't be happy anywhere. As a father, I have never been prouder.

Nice place for a family vacation
I planned this trip for a large family vacation with 10 adults and 2 children under 2 years old. Overall the house was really nice, it's not a super fancy place, but that's not what we were looking for. Everything in the house was in working order and the four bedrooms were good sized, three of them large enough to also put a pack n play for a toddler/baby to sleep in. Every room had air conditioning so the house was very comfortable even though temperatures reached 90 degrees during our stay. Some of the AC units are kind of old and loud, but they worked. The air conditioner in the basement died on our first day and the owner Joslin and her husband came within a half hour of me calling her to fix the issue.
It was great to have on site laundry so we could wash stuff during the week, especially with young kids. The machines are very big and work perfectly. There's also three full bathrooms plus an outside shower and we never ran out of hot water.
The back yard was great, very big for our dogs to run around and set up a badminton net, and there was a really nice fire pit that we used almost every night.
The only issues with the house itself was that the people who had to sleep in the basement apartment complained that it was a bit musty/stuffy down there, probably a better place for kids rather than adults, and the grill out back was pretty old and had to be lit by hand, the beds also weren't the most comfortable things I've slept on, but not horrible. The common areas (living room, kitchen, dining room.) were a bit small for the amount of people who can stay in the house, but luckily the weather was good during our entire visit so we didn't use them much.
The house is less than a quarter mile to the Town Beach, which was very nice every day of our stay except the last one when it was over run with seaweed. It's an easy walk or quick bike ride/drive. There's quite a few good places to eat nearby as well. We found a nice spot to put kayaks into the inlet on the end of the next street over. The area is also great for road bike riding if you're into that, head west past the theatre so you can avoid having to ride on Rt. 1.

Great for large family
Beautiful yard with trees, perfect for family cook-outs and evening chats by the firepit. Only minor complaint was that all the towels smelled musty; had to wash them before using.

Each year extended family plans a vacation to a different locale. This year we chose to stay close to home and stayed at 8 Antique Road in Matunuck, Rhode Island. The house is a Cape style and provided plenty of room for 14 of us.The house was a ten minute walk to the beach (one minute by car) and the beach (South Kingstown Town Beach) was fantastic.8 Antique Road provided plenty of parking spaces for the families vehicles and the yard was large. The linens supplied were fine and dishes and utensils were adequate. This house is not fully air conditioned. There are four units (kitchen, 2 bedrooms upstairs, and basement). The kitchen unit was at its max and still struggled to keep the area cool. Two bedrooms did not have units and made sleeping difficult as the week was extremely hot and humid. The furniture near the backyard fire pit was old and needs to be replaced. Sitting on the wood furniture near the pit was at your own risk as the wood was rotted. There was a new picnic table near the barbeque. There was a great deal of poison ivy growing in and around a tree in the driveway and on a tree near the fire pit so that area had to be avoided. The owner was great and responded quickly to our need to have a slow drain in the shower cleaned out. They promised to take care of the poison ivy later in the season. I would definitely recommend this property if you are looking to vacation in Southern Rhode Island.

Excellent beach house rental!
Excellent rental! Plenty to see and do for young and old. Beach is minutes away by foot, nearest two for older teens is about 10 minutes by car. Very safe area, yard is huge - largest we have seen - with an outdoor firepit, nice large picnic table and seating around firepit. Nicely landscaped. Linens are clean and fresh, some are older, but clean and fresh. Outdoor hot/cold shower worked great for our family. Owners leave on movie channel for rainy days which we had two of - and we enjoyed some quiet family movie afternoons which we don't get to do too much! Great rental for all.

Love this beach house!
This is our fifth year renting this beach house and we have booked for next summer. We try to book our stay during the Run for Kerri event in July and as a family we participate in the run! The house is spacious, the linens are fresh and clean, there are plenty of towels for everyone. The yard is huge - over an acre, with a great firepit, nice large picnic table with umbrella, and well landscaped. The house is well maintained and very comfortable for our family of 14. with air conditioning on every floor. Everything is within a 5 minute walk and the beach is very close for family members of all ages. Kitchen is well stocked and appliances are clean and in good working order. Thank you for renting exactly what you advertise!

So much fun!
What a fun beach house! Big bedrooms, clean fresh linens, plenty of towels for beach and showers, fresh new carpets. Kitchen is clean, appliances working well, each floor has plenty of air conditioning and we were there during a heat wave. Outdoor hot and private shower is so appreciated for little kids who need to shower sand and dirt off as well as rinsing bathing suits and gear. We brought our bikes with us and never got back in the car for the week. The beach is a 2 minute walk - (2 tenths of a mile) - with a wonderful tiny market that provides great beach sandwiches on the way. Enjoyed a show at Theatre by the Sea and great Bloody Mary's at Ocean Mist. Owners are nearby and immediately responsive to any needs. We recommend this rental to anyone who wants to relax in a quiet area, surrounded by conservation land, very close to the ocean. We have come annually and will be renting next year.

A perfect rental house for our family!
This was our family's first time renting 8 Antique and we could not be more pleased with everything. The house was perfect and so comfortable for our children and eight grandchildren. With bedrooms and a bathroom on each floor we were well-spaced and the bedrooms are the biggest we've ever had in a rental. Having our linens and towels provided was a big help. And air conditioning, if needed, was great. The backyard is huge and we ate outside every night. Our beachgoers found it an easy walk to the beach, and our littlest ones loved going out the back of the property to Carpenter's Farm next door where they fed the little goats. The owners are so warm and friendly and available to answer questions. We were so happy with this rental and would certainly recommend it to others and in fact have booked already for next year!

2013-2014 URI academic year rental.
We had a great experience with this rental and owner. Property manager is great, very responsive. Homeowner is great, damage deposit completely returned. House is near the omist and joyce's pub. Each bedroom is huge with plenty of privacy for each renter. Yard is huge, outdoor firepit a definite advantage. Housekeepers were so helpful. Definitely recommend this one for students who want a big, clean, comfortable house one block from the ocean.

Wonderful July 4th 2 week stay!
Excellent 2 weeks at the beach! House is exactly as advertised. Huge clean bedrooms - plenty of room for blow up mattresses for kids or overflow guests. We had 14 comfortably. So nice that paper towels, napkins, fresh linens, and towels provided. Extra linens provided for futons. The price was great - at $4000 per holiday week, less than one night in a cramped hotel room. Most hotels running around $500.00 per night in the area - this house is priced right. Fireworks an easy walk on the 3rd and the 4th! Theatre by the Sea right around the corner. Organic farm one yard away. Walked everywhere. Very responsive owner.

Best Beach House Rental!
I absolutely love this house. This is our 3rd year spending a week at this location. The owners are super attentive. House is immaculate. Love that I do not have to bring towels, linens soap or even toilet tissue.

Great house! Super clean, comfortable, walked everywhere!
Excellent rental, great owners, responded immediately to questions, provided lobster pot! We walked everywhere - to huge, clean beautiful beach less than 2 blocks, grocery store with GREAT beach lunches, breakfast at Ocean Mist with super bloody marys. Beds have new mattresses throughout with mattress protectors, beds were comfortable with fresh clean linens. Air conditioning worked great - it was very hot the 2nd week in August. Lots of big fresh towels for the bath and the beach. Huge yard with wonderful fire pit which we used everynight. Gas and charcoal grills provided. Nice big outdoor hot/cold shower was so helpful with all the kids. Have already booked next summer!

MATUNUCK HOUSE
Found house neat and meet our needs, until bedtime. We found box springs creaky every time we moved in the bed so sleep interrupted for both of us constantly.We did speak to owner and hopefully will be fixed. Air conditioneers were loud and old and filters were dirty.New air in cellar great, nice and cool. Would love to come back when everythings is fixed.

8 Antique is a great place. Plenty of room, very nice yard. Our lab loved the walks on the beach. Very convenient to everything. We have stayed in Matunuk many times and would highly recommend staying here. Owner is wonderful and very easy to work with.

New, fresh paint, new fresh furniture - fresh new comfortable mattresses. Third year we have enjoyed 8 Antique - love the personalized towels, walk to organic farm with grass fed beef, local fresh seafood daily catch. Seaview Grocery Store provides best beach lunch around - 2 blocks from house and across the street from HUGE, clean state beach! Daddy's Bread is always a favorite. Air conditioning worked great.
Handicapped accessible bathroom with double shower - just a note, house has 3 steps to enter.
Owner always promptly available.
Overall a wonderful vacation and we will return next year.
