Sunset 96, Mariners Cay is ideally situated in the far corner of the Mariner's Cay compound giving guests a panoramic view of the Folly River all the way to Kiawah Island. Nothing can compare to the colorful sunsets from the screened porch. Mariner's Cay is a gated community of residents and renters, which offers guests not only a swimming pool and tennis/pickleball courts but also is only minutes away from the beaches and walking distance to the funky town of Folly Beach. The privacy and lack of traffic is perfect for small children and teenagers.
The first "Wow" moment happens when you first open the door and see the amazing openness and views. The next "Wow" moment comes at sunset when one must hurry to the screened porch and allow him/herself to be awed.
As can be seen by the photos, the unit has a large, main bedroom with a king size bed opening onto the porch; and two additional bedrooms with queen beds. The open living area has a large flat screen smart HDTV, Bose system, and DVD player.
The property truly has a million dollar view yet is affordable to all. It's all about location. Owners have totally redecorated and updated. Entire building has had reconstructed porches and new siding. All updated in 2023!
We guarantee our cleaning service continues to follow all sanitation guidelines. We feel our new standards go above and beyond the recommended procedures in an effort to make our guests feel welcomed and safe. This home has a 5 star rating partially due to the outstanding cleanliness with all the many amenities. New linens and towels are changed regularly along with the interior freshly painted.
Enjoy the extended porch as you watch dolphin and sailboats or wading birds feeding in the marsh grasses. Enjoy the full water views to Kiawah and James Island from the living area, kitchen, and main bedroom. Located close to the beach but without the tourist and noise.
This island condominium will slow you down and make you relax. It is all you need to unwind. Nothing has been overlooked. Owners take pride in providing guests a home away from home with comfortable beds, plush towels, and many extras. Romantic for a couples retreat, family vacation, or girls/guys get away.
This is a perfect place for Citadel and College of Charleston parents to stay for visits and graduations. Visit Folly Beach and nearby Charleston for the many festivals and celebrations or visit the many historical sites and forts. The music is always wonderful in Folly Beach or check out The Pour House and Charleston Music Hall. You may also enjoy the nearby shopping in Charleston and outlets. This location has something for everyone.
Laid back is the best way to describe Folly Beach. Life on Folly Beach follows a fun, relaxing pace. During the winter, it is a small town at the end of I26. In the summer, it is a vacation destination. Locals proclaim, “We have the best waves, the best nightlife and the best beach atmosphere along the Charleston Coast...don’t tell anyone.”
Folly Beach is home to the famous Morris Lighthouse, colorful locals, sand, sun, and some of the best surf on the East Coast. Also home to many species of endangered wildlife. Folly is a nature lover’s dream complete with a maritime forest and dolphin filled waters. Due to the abundance of outdoor activities and water sports, this normally sleepy beach town comes to life during the warmer months, welcoming visitors and locals alike to water ski, kayak, fish, crab, and surf. Folly offers the best of both worlds with six miles of beach on one side and equally stunning river views on the other.
For many Folly is considered “Charleston’s beach” because it is located just 8 miles from the historic peninsula. Although it’s close to all the great things Charleston has to offer, once you cross the Folly River, you feel a world away. A dazzling combination of bohemian style and laidback hospitality make this quiet little beach town a true gem on the “Edge of America”.

We loved having a place where we could relax for a few days after college move-in week. So much detail given to decor and updates in all rooms. Enjoyed family game night at the large table, coffee on the screened porch and proximity to town and beaches. Communication with owner was great, hope to return. Thank you!

Be on your best behavior!!! The property manager next door has watchful eyes. On the last day of our trip, it rained which canceled our last beach afternoon. Instead, we relaxed and kids made their own fun playing with shells and finding crabs in the sand in front of the building. They ran up and down the stairs, excited to show us their prizes as we packed up leaving little sandy footprints. The property manager who lives next door contacted the owner, who then accused us of leaving a mess and staining towels. We reassured everyone and even sent pictures showing how clean everything was. The next day, as we were leaving we bumped into a candle and broke the glass surround. We apologized and sent a picture, happy to pay for a replacement. The following day, after the cleaning lady went through every one of the 100 decorations in property, we were sent 3 more pictures accusing us of breaking other things. It was a bad way to end an otherwise enjoyable family vacation.

Linda was absolutely amazing to work with. She communicated so well and we were given a lot of information of what to expect, how to check-in & check-out.
The property is very clean, spacious and comfortable. Of course our favorite spot was the screened-in porch.
It was also very convinent to have a washer and dryer in the unit as well.
Another thing that we loved was the location. Super close to the beaches, markets and other shops.

This property is truly amazing! Love the proximity to Folly Beach and everything the area offered. We also enjoyed the swimming pool, which was not overcrowded at all and was very relaxing. The back porch is a wonderful way to be outside and just sit and relax and watch everything the marsh has to display. Truly enjoyed my morning coffee on the porch. We were very appreciative of the cleanliness of the unit and the attention to detail everywhere you turned. Linda, the host, was wonderful to communicate with. Hoping to return next year for another annual family beach getaway!!

This vacation was magical. We stayed in the best condo. Everything was well communicated. The patio furniture was incredibly comfortable as were the beds. I’d highly recommend staying here and can’t wait to go back to Folly Beach

This place was amazing! Views were beautiful and we had everything we needed at the condo. It is gated so that made me feel safe. The host was very informative and answered any questions we had. Overall a great place to stay!!

We had a wedding weekend in Charleston and decided to make it a week trip to take in the city. It was an easy drive and we explored Folly Beach! The condo was clean and communication was excellent. We had 2 vehicles (max) and if it had been more crowded it could have been difficult parking the 2nd vehicle, but it wasn’t for us thankfully.
The views outside were amazing and the porch is fully screened so we enjoyed having coffee out there in the mornings. There are 3 ceiling fans out on the porch as well!! The air conditioning works awesome and we kept it turned up more than we do at our house (higher temp) because it got so cold! 😊 That’s a good thing when it is so hot in the summer, so staying here is perfect for summer!
Linda was so quick and helpful at answering questions when I had them! She was absolutely AMAZING! We will definitely stay here again when we return to Charleston/ Folly!!

My husband and I have stayed on Folly for 20 years, sometimes in houses and other times in condominiums. By far, our favorite views are of the marsh and sunsets, which led us to Mariner's Cay. 96 MC is the most welcoming and beautifully appointed home we have rented. April weather gave us cool nights and warm days. Charleston is a short drive away. What's not to love?!

The pictures do not lie! Everything was just as it appears and so unbelievably comfortable. We loved sitting out on the screened in porch and could be found there most afternoons. Our family of four all had enough space to spread out but also enjoyed the time hanging out together in the living room or on the porch.

The marsh viewd are gorgeous, the location is quiet and a short walk over the bridge leads you to everything you could ever want for a getaway - good food and the beach. The host is a top notch communicator. Highly recommend!

We had to book a bit last minute and Linda did a beautiful job getting us all the Information we needed. Check in was easy and everything was just as described. A well kept and updated property. Screen porch facing the March to watch sunsets was a highlight!

Perfect in every way. If I had a complaint it would be that there was too much furniture and too many knick knacks around. Our group of four adults were tripping over one another so we just moved some of the furniture to the side.

My sisters and I loved the setup of this condo, the amazing lanai overlooking the marsh, the very well equipped kitchen and very large pool. We were visiting family and the little kids loved the pool. Great location as we could walk to Folly Beach.

This property was extremely clean, quiet and beautifully decorated. It was fully stocked with everything you would need for cooking, cleaning etc. making it very convenient. Kitchen was fully stocked with everything. Added bonus was the beach chairs and cooler. Many dolphin sightings from the back porch. Linda was very communicative and responded quickly. She is VERY thorough in directions and ensuring everything is set up for your stay. My one and only issue was the shower curtain in the master bath which needs to be changed out because it was scummy and mildew spots along the bottom. Some people may not have even noticed this though. Otherwise, exceptional and would come back.

The condo was very clean, comfortable and in a great location for a quick trip to the beach or a 30- minute trip into downtown Charleston. The unit was tastefully decorated, the beds were comfortable, and the kitchen was well-equipped with everything we needed. The pool was a great asset, especially since we have 2 small children. The views from the screened-in porch were particularly beautiful at night.

This condo is beautiful. It has a beautiful view of the river. The condo was incredibly clean and well stocked. Communication with Linda, the owner, was fantastic. Whenever I had a question, she was quick with a response and answer. We travelled with our three kids, ages 8 to 10, and they loved the pool. The condo's location provides easy access to Folly Beach and to Charleston both. We enjoyed and loved our stay.

We enjoyed our stay very much. The condo is as described. The view from the porch is relaxing. Just a few miles down the road from Folly Beach, shops, and restaurants. Roughly 20 minutes away from Charleston. If you want to be close but not in the hustle and bustle of the beach crowd or downtown constantly then this condo is for you!

This 3 bedroom, 2 bath condo was perfect for our girls’ trip! The beds are comfortable, everything was very clean, and it was so roomy. There were beach chairs to use and even coolers. We loved the condo and would definitely stay there again! The pool is nice too with an easy 2-3 min drive to the beach.

This condo is basically all new and beautifully decorated. Set way in the very back, the marsh view is absolutely serene and relaxing. Coffee on the screened porch is a must! Tons of seating in the living area and porch. Kitchen appliances are modern. Beds are very comfortable. Air conditioning was excellent! Bar area is fantastic. This condo has all you need!

She was so responsive, helpful, and kind! If you're a birder, the marsh outside the porch is a treasure...I saw plovers, godwits, clapper rails, a ruby-crowned kinglet, a wood stork, and got to add an Eastern Kingbird to my life list, in addition to the expected herons, gulls, terns, egret, and pelicans. I can't wait to go back! Highly, highly recommend!

The unit itself was very nice, however there was construction everywhere and the overall vibe of the development was dumpy/trashy. There were a litany of 60+ y/o homeowners overly concerned with parking spots and general in & out of guests. It was not welcoming and put a real dampening effect on our stay. Next time we’ll pay slightly more to stay in a single family home & have a better overall experience with some privacy.
