About this cottage rental
This cottage constructed in 2007 and updated in 2019 is located in a wooded setting in the quaint Little Lake Village subdivision in downtown Grand Rivers and is finished in high quality, coastal cottage architectural style. Modern amenities include unlimited AT&T U-verse Internet Wi-Fi with speeds up to 30 Mbps, 70", 65”, 50" x 2 all HDTVs in 4k with free AT&T Live TV, Netflix, Amazon Prime, HBO Max, Disney+, Hulu, ESPN+, washer and dryer, fire pit and a fully-equipped kitchen/700-sq.-ft. great room with 12.5 foot vaulted ceilings.
There is a large master bedroom suite with a separate shower and tub and double vanity sink. For the children or young at heart, on the lower level there is a large 900-sq.-ft. bedroom/recreational suite with private bath, multiple beds, couch and table / chairs. This 2400-sq.-ft. home has 4 bedrooms plus a separate crib room in the large master bedroom closet (1 king bed, 4 queen beds, 1 full size / double bed, 2 single beds, 1 queen sleeper sofa, 2 cribs) 3 full baths, 2 car garage and will comfortably accommodate up to 16 people. This is a perfect location for a large family getaway, retreat, fishermen and boaters. The triple-wide driveway (105 feet x 30 feet) and garage (28 feet x 21 feet) can accommodate over 10 vehicles and / or boats and has outdoor electric hook-ups.
The owner also has two other similar size rental lakehouses 100 yards away (VRBO #2145084 and #1035898) which can be rented in conjunction with this listing and can jointly accommodate 50 people for very large gatherings.

The main entrance to 180,000 acre Land Between the Lakes National Recreation Area with 500 miles of hiking and biking trails is 1 mile from the lakehouse.
The cottage overlooks the Grand Rivers Walking Trail which runs under a large canopy of old growth hardwood beside the back part of Green Turtle Bay on Lake Barkley, which the locals refer to as Little Lake. Adjacent Little Lake Park offers a newly constructed children’s playground, free Saturday night concerts in the summer with live bands, and periodic outdoor festivals.
The cottage is a short walk to everything in Grand Rivers including Green Turtle Bay Marina & Lighthouse Landing Sailboat Marina (where motor boat, jet ski and sailboat rentals are available), Patti’s 1880s Settlement, the Branson-style Badget Village Playhouse Theater, Village Market & Café grocery store, Village Liquors, antique and other retail stores and much more. We had a great time. Does need some updating and painting and better cleaning. But for what we needed it for it was great.

The house was located close to the marina and restaurants. It was a well stocked house that was comfortable for the entire family.

This home worked good for our family of 14. For the price we think it should have been cleaned better...i.e. spiderwebs hanging on walls & dust in corners & baseboards. Kitchen needs much better cleaning. Not enough silverware & cooking pots & pans. Need more paper towels & garbage bags. The porch needed to be power washed. Porch floor dirty with patio chairs shredded. Afraid to sit on. Grill area badly needed cleaning
Glad there was laundry soap & dish soap.

Loved the location! Just a short walk to a small lake and park with playground and just a bit longer and you are in town. Nice grocery store close by. We loved the open floor plan for lots of family time.
The only down side was that it was a little more difficult to park our larger boat and trailer because the driveway is steep and the entrance road a bit narrow. Other than that, it was the perfect place for our family of 8 adults to enjoy 😊

Since the reviews claim the property was clean, that's what I expected.
Unfortunately, it was not. There was mold in the shower, the porch and outside furniture needed to be cleaned before we could use it. We needed to wipe down the refrigerator before we used it. There were several things that were broken. The owner was immediately notified and said it would be fixed AFTER we left. Don't plan on using the "firepit". It was a small spot at the bottom of the driveway that had been knocked down and littered with trash. Oh...and there are trees directly behind it so you can only sit on one side. The king bed needs to be replaced badly! Both sides have huge indentations. We were told that we were able to carry our paddleboards to the water that it was only 150 feet away. What we weren't told was that the water was a tiny pond.

We get together with family and friends 1st weekend in December each year have dinner at Patti’s and enjoy the lights. It was our first time staying here but it’s highly likely we will be staying here again.

Home was exactly as described in listing. Very large and could definitely accommodate a larger group. That being said, it was definitely in need of a deep cleaning. The refrigerator was extremely dirty. . Looked like it hadn’t been cleaned all season. The oven was in the same condition. Everything else was ok. Not sure about a lake view, maybe if the leaves have fallen. Short drive/walk to Patti’s. All things considered, we enjoyed our stay, but would prefer a little more attention to housekeeping.

We were at this property last year and rebooked for quick 4 day trip. Owner is extremely responsive and wants you to have a good experience. House is large, in a good location. Very comfortable. Could use a power wash on deck and some paint inside but clean and comfortable.

Great location, easy to reach from interstate. Within walking distance to Patti’s. Great for large groups and the kitchen was very well stocked, as were the bathrooms. Could use a deep clean under furniture, but overall was clean. The nearby park was great for kids and family enjoyed fishing in the lakes. Be aware the driveway is very steep, and the outside steps are sturdy, but also steep (that was hard to tell in the listing). Would definitely stay here again.

My family and I stayed at the property for 3 nights and had a wonderful time. The house was perfectly sized. My husband and I stayed in the master bedroom and we really appreciated the crib room for our 2-year old daughter. The downstairs was really cool, too, as all the kids could room together. The location was perfect! A quick walk to town and the marina.

Christmas Family Reunion 2021
This house was so well suited for our family's gathering! Clean, well stocked with paper products and linens enough for 5 adults and 7 children. Plenty of space for parking, close to a small lake and very nice community playground. We strolled downtown and were pleasantly surprised at Patti's settlement complete with small stores and shops of interest. The host was prompt in responding to all questions.

A great first time with VRBO
This was our first time renting a house through VRBO. If all houses are like this we will be repeat customers for sure. The house was better than shown in the photos and Grand Rivers is a really neat little town to spend a few days in. We may need to head back in the summer to enjoy some time on the lake and some biking on the roads.

Lake House was wonderful. Great place to stay and enjoy all of Grand Rivers has to offer. Don't forget to visit and eat at Patti's 1880 Settlement restaurant, Awesome food! Most of all rent a golf cart to get around because it's a smart way to move around and see everything. Staying at the Lake house was a smart thing to do because of the many things they offer with it. Enjoy and have fun everyone!!!

Great property
The house is clean with a lot of space. The downstairs is essentially a bunk room/couch area where you can send the kids when you are tired of them after a long day on the lake. We'll be back next year.

Very nice property, close to the center of the Village
This property is very nice and accommodated our family nicely. The kitchen is fully stocked with any cooking implements you may need. The steps up to the main house are fairly steep and not lit at night which can be a little scary, but there are also entrances on the ground floor but have to be opened from the inside. If you are going for a view of Kentucky Lake, this is not the place you need to be. However; we thoroughly enjoyed our visit to this well kept property and visiting the Village of Grand Rivers. Thank you to the owner of the property for giving us a true description of your home, and we hope to do business with you again in the future.
