About this house rental
This ideally located - spacious vacation home - will make your vacation stay memorable. Significant upgrades completed in 2020! Modern kitchen and baths, freshly painted rooms and trim. Two living rooms and a spacious deck with water views.
This very spacious house is within a short drive of four (4) beautiful Rhode Island Beaches:
• Scarborough State Beach - popular and well known - 2 miles east
• Salty Brine (Galilee) State Beach - white sandy beach - 4 miles south
• Roger Wheeler's (Sand Hill /Cove) State Beach - a family beach - 4 miles south
• Narragansett Town Beach - classic New England saltwater coastal beach - 4 miles north
Enjoy the sounds of the surf, the clean sand, looking for sea glass, jumping the waves and the nearby eateries. Beach items are provided at the house for your use (cart, beach chairs, sand mat, umbrella, and cooler). Just pack up and go, so you have more time to enjoy the beach of your choice.
Don’t forget the other area amenities; kayaking, paddle-boarding, fishing, golf, trail walking, bicycling, etc. Dining options are numerous, our favorite area is Boon Street. We recommend pizza form the Bike Stop Cafe and Crazy Burger for a veggie experience. For seafood try the Coast Guard House or Matunuck Oyster Bar. Newport, RI is less than 20 miles away with its famous Cliff Walk and eclectic shops. Don’t forget a trip on the Block Island Ferry out of Point Judith, less than a 5 minute drive or nearby golf, and even mini-golf. This is the ideal location!
After returning to the house from your day-long adventure, get the sand off in the enclosed outdoor shower (hot/cold water) behind the house. Relax on the outdoor deck in comfy lounge furniture and feel the ocean breeze. Enjoy outdoor grilling and eating at the outdoor table/ chairs. Take a short walk to the Point Judith Pond waterfront and watch the sunset. Nice neighborhood, quiet, private.
Just bring (or rent) the towels and linens, everything else is here for you. Your completely furnished home has central AC when needed, or try the open windows and ceiling fans to bring in that ocean breeze.
The stone driveway allows ample parking for 5+ vehicles with side entry to newly renovated kitchen. Enjoy the kitchen’s new high-end appliances; including a refrigerator with a touch screen computer, wine cooler, breakfast bar seating and adjacent dining area. The house front entry opens to the Great Room (2-1/2 story) with a full height stone wall and large screen TV at its base. Ample lounge seating is flanked by a bar set-up next to open living room.
Game night can be held at the large dining room table. With seating for 10, it is perfect for large group gatherings, with easy access to the kitchen and breakfast bar outfitted with 5 bar chairs. Easy internet sign-in access .
Two bedrooms/two bathrooms and laundry room occupy additional space on the first floor:
• The first floor master bedroom (queen) has access to the en-suite bath/shower, and large walk-in closet. The two 2 full length windows and white wicker furniture keep the room bright and cherry.
• The bath/shower also has a second access door to the main dining area on the first floor.
• A large combo bedroom/living room is accessed through a barn-door slider off the dining room, with a double bed, single sleeper pullout/sofa ,and queen-anne chair. The combo room has a 2nd large screen tv, providing a relaxing space in the evening or on a rainy day. The room can be closed off for privacy. The combo room has a wall-of-windows on 2-sides with a slider door to the upper deck on a 3rd side.
• An accordion door at the side of the combo room leads to a full bath (shower), which can be closed off from the washer/dryer (large capacity). The room is newly remodeled with windows that overlook the back yard and undeveloped property.
An open stairway leads to three (3) private bedrooms on the 2nd floor and a hallway accessible full bath with tub/shower:
• Grand bedroom (queen) on 2nd floor with large open floor area, one full length window and one half window over seating bench.
• Newly remodeled loft bedroom (queen) with high ceiling, wide closet and lots of natural light.
• Freshly painted yellow bedroom (double) with whicker dresser, full closet and full length window.
Comfortable bedding with protective covers, comforters and fluffy pillows provided. Linens (sheet sets/pillowcases & towels) are the responsibility of the renter; linens can be 'rented' locally for the week (e.g. www.vacationhouselinens.com). Bedding allows for 11 persons total.

Stayed with family (4 adults, 4 kids - ages 1-8), so the place was a great size - 5 bedrooms and 3 bathrooms accommodated us nicely. The place was clearly once someone's custom built house - it's got some cool features, but it's older now. Not sure what the issue was (dust? mold?), but those of us with allergies had a tough time of it. There were also ants in the kitchen (on arrival, so it wasn't just us). But, the location is great - close to many beaches, located in a quiet, lovely neighborhood. Loved the porch - sitting out at night, watching the sunset. The only other oddity of the place is you have to bring your own sheets and towels - kind of a pain, but I guess at least you know they're clean?

The driveway was perfect size for our group. The neighbors were supper friendly with us. The house was spacious. We never felt cramped. Deck was nice touch for our one evening meal. One item we found different that we never had to do before in our years in rentals... bring our own sheets and towels. Overall the house was good for us.....just small things needed repair...a door handle and Z bar was detached.( we women fixed them) Little repairs could be done on the house ..but overall we would recommend the home to others.

Home is large enough to accommodate a large group but it does need to be updated and refreshed. Drains in upstairs bathroom takes forever to drain. Bedrooms need to be painted. Vent in upstairs bedroom was hanging off the wall. Shower door on first floor did not stay closed therefore water was coming out on floor. Lawn was not cut. Could be a very nice place but definitely needs some work.

Our family loved their stay in Rhode Island - the beaches, restaurants and surrounding attractions did not disappoint. The house was a great layout for our family of adults, young adults and grandchildren. We enjoyed the location as we have family in the area. The kitchen was well equipped and we enjoyed several family meals both inside at the large dining table and on the deck with some lovely sunsets as a back drop. Most of the issues in prior reviews of the deck had been resolved before we arrived. The grill, which is supposed to be cleaned by tenants, however, was very dirty. After contacting the property manager about it upon our arrival, they did not come for three days so we ultimately cleaned it ourselves. Having 5 bedrooms was great for our group as well as three bathrooms. Hopefully the inside shower curtain in the laundry room bathroom has been replaced. The washer and dryer are large capacity and helpful for a large group. The bed mattresses did not seem to fit some of the frames and the furnishings, while probably okay for year round student rental, were less desirable for a weekly higher cost summer rental. The exterior of the home needs some repairs and while the grass was mowed when we arrived, it was not cut again during our two week stay. There is adequate parking and the outdoor shower was nice to have upon return from the beach. We would consider another stay here if some upgrades and suggestions would be considered.

While the location was great to get to Scarborough Beach and surrounding restaurants, many issues were present in the home which I shared with the owner. A big issue was that the ice maker in the newly updated kitchen was not working, so we needed to purchase many, many bags of ice morning and night for all of us. The door to the beer/wine cooler would not shut so that could not be used since the temperature was too high to keep beverages cold. The outdoor shower offered a trickle of water so pressure, even when no other showers were being used, could not be used. The shower door on the main level also did not close and the shower stall itself so small, it was difficult to fit our adult grandchildren and my husband. The bathroom floor upstairs was “very soft” and each time the toilet was flushed it sounded like water was running under the tile in between the top floor and bottom bedroom. The outside furniture was a mix match of chairs with ripped and soiled cushions. While the location was nice, the property itself needed lots of TLC: weeds, grass, rotted wood in entryway etc. The layout of the house was really nice, but all the other issues overshadowed that. It could truly be like it is described in the write up and I hope the owners invest in the maintenance to bring this cottage up to its potential.

The location is OK, but the description makes it seem like access to the water is easier when in reality there is no water access in the neighborhood and the views of the water are blocked by other houses. The rules for the neighborhood are so restrictive that the only experience is the house itself.
The house is decent but the shower in the first floor bathroom leaks because the caulking on the glass is deteriorating, and the second floor bathroom shower leaks and the floor is becoming squishy and unsafe.
There is a dangerous splintering/rotting board on the deck which can severely injure a child.
The bedding is a mishmash of mattresses and and frames.
The master bath is NOT… it is small, not well appointed, no place to put or retrieve a towel after showering. Limited space around the sink for toiletries. The sliding doors to the master bedroom cannot be closed from the kitchen side, the sliding door to the laundry which is in the so-called master bath does not close properly, and the sliding door separating the toilet area from the laundry’s area also does not have finger/pull a to open and close it. Also the upstairs bathroom was reprinted as a Master Bath but also was not.
The kitchen is nice, probably the best part of the house. We will say that the house is clean, and the location is quiet. It is a good spot if you want to be near a lot of activities without experiencing too much traffic.

We spent three weeks at this lovely house and enjoyed every minute of it. The location was ideal. The setting peaceful. The owners were very accommodating. I would stay here again without hesitation, and in fact look forward to doing so in the future. If you are considering a Narragansett vacation, definitely consider this home.

This house was perfect for our family, with 5 bedrooms, 3 full baths and the convenience of the outdoor shower. The huge living room and large modern kitchen and dining area with large dining table easily accommodated our group of 6 adults and three children aged 5, 3, and 1. We loved the outdoor decks with views of the salt pond, the yard was plenty big for the kids to play, and the neighborhood was lovely and quiet. We loved Scarborough Beach, about a 5-minute drive away, and we went almost every day.
I would recommend this house rental.

Perfect for a week at the beach with family

Spacious and well equipped Narragansett Beach House in Quiet neighborhood.
Briggs Farm was a lovely and large beach house with plenty of space for up to 10 adults. The owners were exceptionally accommodating and available. The kitchen was recently renovated and is a great cook's kitchen - we cooked in every day for 3 weeks. Outside of the kitchen the house is not fancy which is just what we wanted. It is well equipped with fast wifi and has an enormous TV with full cable and streaming service options. We loved the fooseball table, beach amenities, and deck and grill.
The property is in a very quiet spot but no more than 10 minutes drive from any of the gorgeous RI state beaches, Galilee, the South Kingston Public Boat Launch, and the towns of Narragansett and Wakefield. Easy access to supermarkets, farmers markets, and any shopping you might need within 10 minutes. Great biking, kayaking, swimming, and boating in the area. Lots of great restaurants but we passed due to COVID.

Great Week in Narragansett
House is in a quiet neighborhood, great for taking walks. Clean and comfortable with all of the necessary amenities (great kitchen, central AC, nice TVs, lots of space). Location was great with multiple beaches five minutes away. Other than the week going by far to fast, we enjoyed our stay very much.

Great Location!
We enjoyed our week at your house. Unfortunately, the weather did not cooperate, but there was always plenty to do. Kitchen is fully stocked with lots of bowls and variety of pots and pans! (you do need a new can opener though, it is very difficult to get cans open with the one in the drawer). Thank you for being so responsive and gracious. The neighborhood is so peaceful and friendly and nice to take morning walks in. The 4th of July parade through the development was fun to watch! It is so convenient to great beaches and grocery stores. We would recommend staying here.

Family gathering
We enjoyed the spaciousness of this home both inside and out. The proximity to the beaches was perfect for us. Although we loved the many levels, I would not recommend it for people with very young children or very old adults.

Beautiful house in RI
We stayed in this house for a month and had a fantastic time! The house is beautiful, well equipped with everything, within easy reach of the state beaches and great food shopping. The surroundings are peaceful and gorgeous. Highly recommended!

Wonderful week away!
Spent every evening on the deck watching the amazing sunsets! The house had everything we needed for our family getaway. Our only snag was the floors were a little dirty but nothing we couldn't solve with a quick vacuum. Also we have a crawling baby so we were more aware of it. Otherwise everything was in great shape. Deb was wonderful and communicative. Thank you for a wonderful stay!

First stay in Narragansett
Beautiful, spacious house. Very clean, nice deck. Have to drive to any beach but not far. Small pond beach 3 houses from home but unfortunately are not allowed to use it. Dishwasher broke during stay and owners had it fixed right away. Very thorough and kind. Overall a great time.

We had a great time and the home was very spacious. I think my adult children had the most fun drawing on the fridge! It really was a great place to stay. Thank you so much. Also great location to beaches and shopping etc. The fish market at the ferry is the beat! I can go on and on go see for yourselves. Thank you again!

Convenient and good location
Conveniently located, quiet area, kayaking and public beach close by, grocery store and Block Island Ferry nearby, all great activities and convenient. Great central air to cool off and open layout for socializing.

Great location, okay house
The location of this home is PERFECT. Very quiet, family friendly neighborhood with small, shallow beach just steps away. Only minutes by car to the main Narragansett beaches. The house, however, is not very well maintained. It was clean-ish: 2 stained bedspreads (looked like dog pee; one of which was immediately picked up by property company after I emailed them; the woman was very sweet and apologetic. We only noticed the other one when we were about to leave since we hadn't actually used them due to heat wave.), the shower curtain was covered in mold, the seal on the fridge doesn't function properly, there were only 2 half rolls of toilet paper when we got there, beach supplies and games are listed but the 3 boogies boards were all broken and some of the game boxes were missing all the pieces....However, this house was also one of the most affordably priced, so perhaps you get what you pay for? If I knew that the house had been cleaned thoroughly and spruced up a tiny bit I would stay here again in a heartbeat. With such an amazing location it has amazing potential!
Otherwise, I would look elsewhere.

Spacious and Comfortable - Great Location
We really enjoyed our stay at Briggs Farm Neighborhood at 135 Daytona Drive. The house was everything advertised and very comfortable for our family of ten. Convenient to stores and amenities as well as Galilee, Naragansett and many other local points of interest and beaches. Being our first visit to Rhode Island we found this house to be an excellent choice and within our budget. We especially enjoyed some awesome Fooseball Tournaments!

Wonderful Spot for Friends and Family
We spent a perfect week in Narragansett in early July with friends and family at this home! It is spacious and comfortable with plenty of seating for a large group like ours. We loved mornings spent outside on the beautiful porch sipping coffee and taking in the pond views. We loved that even though it was in a quiet neighborhood, the house was a few minute drive to Scarborough State Beach (the best!) and close to great restaurants. We cannot wait to return to this home and Narragansett again!

Spacious beach home getaway
From the low traffic area location , to the overall warm welcome of this beach home, one would be hard pressed to find a better spot to enjoy your school year as a student at a nearby college, a family vacation, or space from your real life to take a few days off and just chill. The house is about 250 steps from a small beach where you can enjoy the sunset or play horseshoes. Back at the house though , is a full driveway ,kitchen, three bathrooms, the perfect sized deck made for multiple activities (such a grilling, lounging, or eating) , a lofty lounge area and several cute quaint cottage rooms. The home is also full of beautiful collected items/antiques. The house is safe and secure. Also off a main road so food is right around the corner and so is Scarborough beach! We had a wonderful time!!!!

A wonderful time
I stayed at the house for a few nights with my friends. It was really the perfect spot for us: close to the beach and water activities, enough space for us to all have our own room, a kitchen and grill so we could save on food costs... We had a great time, and would love to make a return trip.

Perfect location!
Beautiful house and great location! the deck is perfect for grilling and enjoying the sun! the host was very nice and accommodating.we were able to explore Rhode Island beaches and night life but could come back and make our meals at the house. The kitchen is stocked with pots pans and cutlery :)

My friends and I stayed here for a weekend and it was absolutely amazing!!! The owner was really nice and made sure we were comfortable and had everything we needed. The home is beautiful, big and is even better in person than it is in the pictures! The location is perfect because it's close enough to everything you need but is still on a quiet, beautiful street next to the lake. Highly recommend!!!

Relaxing Getaway
Our family had an amazing stay at this property! It's comfortable, inviting and has a great, open space for our group size. We were all able to spend time grilling on the deck and playing games inside when we weren't at the beach just minutes away. Plenty of good-quality restaurants locally and easy access to Newport. This home is nestled in family friendly and quiet neighborhood. It was the perfect place for our group to retreat after a day in the sun and sand. I plan to stay here again and would recommend for others to enjoy this relaxing getaway.
