With a home theater, game room, outdoor fire pit, and kayaks, you will have the best and most relaxing vacation.
Waterfront property with easy lake access and beautiful year-round lake views, the boat ramp three doors down (anchor the boat directly in front of the property) and lots of parking. On the slab just to the left of the deck is a large flat griddle grill (propane provided), 6 seat dining and an expansive amazing lake view, as well as a fire pit with relaxing Adirondack chairs.

A master bedroom king sized bed (en suite jetted spa tub, shower and toilet ) with a queen size pullout couch sleeper
2 large bedrooms with queen beds that share a bathroom.(shower and toilet)

A high chair and crib are in the living room area closest as are the life jackets.

The fullly equipped laundry (washer and dryer) is downstairs.
An enormous screen HD theater has multi capability options ideal for media presentations etc.
The upstairs open plan kitchen, dining and living room allow family participation over a large area, with a 60" TV, beautiful views and outdoor access through two large sliding doors which lead to the deck. There is a lovely gas fireplace.
The lake is beautiful through the huge 9ft living room window - the comfortable sectional seating for 10 makes lounging, reading, napping and TV watching (60" HD TV DISH network - NFL, SEC, Longhorn) fun.
Enjoy cooking meals in the large eat-in kitchen which features a double door refrigerator (ice maker and water dispenser), gas stove with double oven, microwave, dishwasher, a double Keurig and drip coffee maker, 2 toasters and toaster oven. The handy island and a breakfast bar make space for large numbers and entertainment a pleasure.
The kitchen is fully stocked with plastic and glass dinner sets, silverware, pots, pans, casserole dishes, a crock pot, and a blender. (An additional fridge is located in the basement with a small bar fridge.)
The Master bathroom on the main level has an en
suite jetted spa, modern glass and tile shower, and a walk in closet. The bedroom features a king bed, a sofa with a pull out queen bed, 50" flat screen HDTV, bay windows, and a sliding door to the deck with great views of the lake. The view at night with full moon is just amazing!
The two other main-level bedrooms are well appointed with queen beds, built in closets, and a view of the front of the property. They share a newly remodeled glass and tiled shower and modern vanity.
The lower level features ping pong, a pool table, and a card/ board game table, and a dart board. (Bring your own steel tipped darts) There is a wet bar with a mini fridge and a second larger fridge, and high backed swivel bar stools for socializing and relaxing.
This area has a large couch (for spectators at the pool table) and a large sectional.
The home theater has a 5' by 8' viewing area, perfect for watching your favorite shows, movies, sports, and computer slideshows or presentations and a DVD player with a selection of movies.The two tier comfort seating for 10 or more, with extra throws and surround sound, will have you in movie mode in minutes.
The second maser bedroom in the basement has a king bed, one day bed and a trundle bed. Glass sliders open onto the porch with a beautiful lake view, and access to the path to the water. It features an en-suite bathroom with new quartz counters and a glass and tile shower.
The lake and especially the sunsets are best enjoyed on the water with the kayaks and paddle board.
It is an easy walk down a sloped path to the lake, which is about 75 yards from the house. This is where the kayaks are launched - a number of different sized life jackets are available in the house. The large backyard has many natural rocks as well as a hammock, and a hanging swing under the pergola.
A set of binoculars allows guests to watch the birds, chipmunks, rabbits and occasional deer.
Davidson Circle provides a scenic walk around the neighborhood and the opportunity to see the occasional light planes landing on the grass strip.
The house is located in a DRY COUNTY.
There is a Family grocery about 3 miles away and Cravens ( which has recently started to stock alcohol) about 7 miles away. Walmart is in Heber Springs 25 mins away.
There are several restaurants nearby.
Bentley's Restaurant is 5 miles away, serving delicious country cooking. They have an all you can eat seafood buffet on Friday and Saturday nights for $16, and are open for breakfast 6 days a week (excluding Sunday) beginning at 4:30am.
Janssen's Lakefront Restaurant (Open Thurs. - Sunday) from May to Thanksgiving -located 5 miles from the house and serves wonderful American food. You can pull up to the restaurant by boat after a long day on the lake. Jansenn's offers a Sunday Brunch until 2pm.
Three beautiful golf courses are nearby. Tannenbaum (501-362-5577), Indian Hills (501-884-6018), and Mountain Ranch (501-884-3400).
There is Trout fishing in the nearby Little Red River for Rainbow and Brown Trout.

This was our second time staying at this beautiful home. We love everything about it! Quiet neighborhood, right on the lake, comfy beds, kayaks/paddleboards, and we could bring our dog!
We did a little bit of everything! We were on the water every day. This has to be one of the cleanest lakes we’ve ever been to. The kayaks and paddle boards were so nice to have right there. We played pool and ping pong nightly. Had a movie night in the theater room. Ate outside on the deck. It was just what we needed!
House was spotless when we arrived, check in super easy, and communication was clear and fast. Highly recommend this home!

Our three families of cousins enjoyed a fun and relaxing vacation at this lake house. The place was spotless, comfortable, and loaded with amenities and entertainment. We spent every morning enjoying coffee on the deck and had a blast kayaking, swimming, and paddle boarding.
We hit up Las Playitas, Boar House, and Bentley’s restaurants in town. All were clean, had great food, and excellent prices. We can’t say enough good things about our experience. Will stay again!!

A beautiful home with plenty of room, a great layout for socializing all together or in separate smaller groups, and everything we needed to enjoy our time away. We used the grill (griddle) pretty much every day, walked down to the shore for fishing, went kayaking, had lots of fun playing pool and darts, walked around the neighborhood, and enjoyed the view while lounging on the deck. Would definitely stay here again!

This beautiful home had everything we needed for a friends weekend getaway with a gorgeous lake view. We enjoyed all the home's amenities - a well stocked kitchen, large deck with lake views, fire pit, game room with pool table and ping pong, and a fantastic media room with plenty of seating for our group. The large dining table made a perfect spot for game night! Communication with the owner was fast and efficient. We all agreed we would like to come back in the summer to kayak on the quiet cove.

My family LOVED this VRBO. It had excellent views of the water & a great location. My boys really enjoyed the game room area. We watched movies in the theater room every night & had ping pong matches until midnight. There was plenty of space to stretch out. Highly recommend this house!

This is our 7th year coming to Greers Ferry. This house was perfect. It was a great location. It was 10 minutes to Lacey’s marina. The house had everything we wanted. The kids loved watching movies in the theater room. The ping pong table was another favorite. The lake is an easy walk and we enjoyed swimming each day. The house has anything and everything we wanted. Everything was perfect.

Wonderful property on the lake. We took advantage of every amenity offered, from kayaks to movies in the movie room (popcorn a must).
Enjoyed sunrises and sunsets over a peaceful yet large cove. A red fox and 6 point buck dropped by occasionally.
Communication with owner was excellent. Responded almost immediately to email and text. A very relaxing, yet activity laden time for all 11 of us.
Thinking about a return trip in the fall.

Great property in a good location for lake activities. House was very nice. The new deck overlooking the lake was where we spent most of our time! Would recommend staying there if you have a big family and need plenty of room.

The home had plenty of room and the game room was a huge hit. We watched the Razorbacks in the theater room comfortably with plenty of room for everyone. The area was very quiet and enjoyed walking in the neighborhood. The home was very clean and organized. The owner answered all question and could be easily reached at any time. Wonderful place to stay!!!

We all wanted to get together and do something fun for the weekend. We couldn’t go to New Orleans for Mardi Gras so we decided to spend the weekend in Heber Springs. The kitchen had everything we needed to make gumbo and other festive food. We enjoyed the pool table and ping-pong table for indoor activities. Last day it was just warm enough to take the kayaks out. Definitely recommend this property.

We had two families of four stay for 3 nights. Four adults and four kids ranging from 7-13. Great property even in the winter. Weather was nice so we kayaked a little. House had a great layout with large living spaces so we could all hangout together and also separate enough to have kids and adults do separate things. Pool table and ping pong table were huge hits with us. We also enjoyed hanging out on the porch and by the fire pit. This is a fairly remote area so don’t plan to do a lot of internet work as it’s a bit slow (was happy not to work much). House was well stocked with everything we needed. I emailed a few questions to the owner and he responded extremely quickly.

This is a very comfortable home for a family group, with plenty of beds and baths, and a large kitchen and dining area. The lake views and sunsets were stunning. Since we were there during a rare winter snowstorm we didn’t go out along the lake. I would love to kayak on it in warmer temperatures. The area was beautiful and we took some hikes nearby. The cold weather shifted some of activities to movie watching and puzzles/games, and the house is well-suited for these activities.

We had a BLAST at this beautiful property! It was exactly as advertised… the pictures don’t do the view justice - was so hard to capture how truly beautiful the scenery and the lake are in person. The house has a great layout for family & friends. The beds are all super comfortable - even the pullout bed in the theater room is so cozy. Kitchen was well stocked and had everything we needed. We used the hot tub one time. It works however the jets aren’t really strong. (Either that or we just didn’t know how to operate it effectively lol). We are already talking about staying here again next year and maybe for even longer!

The property was a wonderful place for our group to gather to see Fall foliage and relax. Loved having the fire pit and the back deck was perfect for watching the beautiful sunsets! A little remote but about 30 minute drive to Sugarloaf Mountain Island to hike. The ferry over to the island was wonderful too! Paul responded immediately to any questions we had and gave a great list of places to see and restaurants. Janssens Restaurant has excellent food, highly recommend!!

Many modern convivences of home. At the time, the microwave above the stove was not working but a counter microwave was provided. The only issue with the microwave was the vent hood was not working and you could not easily vent any smoke such as created from simply fly bacon. The outdoor grill was actually a more like a cast iron skillet and you can't use it to grill food like you can with a charcoal grill. We purchased a small grill to grill out some chicken. Due to water conditions, we were not able to pull the boat up near the shore of the house but rather rented a boat slip at a nearby marina. Other than that, the home was awesome, spacious and very comfortable. I would recommend anyone wanting a nice place to stay with wonderful views of the lake and just the beauty of the surrounds stay at this place. All of my questions were answered before we arrived, and it was a wonderful experience.

Paul was great to deal with and the property was perfect for us. Plenty of space and the movie room was awesome! We loved spending our days down at the lake, and spent a lot of time out back cooking around the griddle. We had a great trip!

We stayed at Pauls property for a long weekend and could have easily extended for another week. Everything was perfect! The layout was perfect for our family (my family of five and my sisters family of five). The kids loved the movie room, ping pong table and pool table! We also loved that there was a kayak and paddle board available to use!
We only had one issue with the microwave and Paul was out the same day to fix the issue! Very accommodating and top notch hospitality.
I hope to return one day! Thanks Paul and family for an amazing family weekend!

Perfect location and floor plan!
This is our fifth summer meeting family halfway on various Arkansas waterfront rentals, and this home is perfectly located on a quiet and relatively private part of Greers Ferry Lake. We enjoy swimming, kayaking, and fishing and very much appreciated the ability to do so safely away from the main thoroughfares of speed boats, though those parts of the lake are easily accessed nearby. The house easily accommodated our group of 9, and the ping-pong/pool/theater room were godsends during the 100+ degree afternoons. I cooked all but 2 of our 19 meals in the kitchen with no problem at all--plenty of space and utensils! The beds were very comfortable and the house is very well-stocked.
The one consideration we wished we were more aware of beforehand is the path to the river; we would not characterize it as "easy," especially if you intend to carry the canoes and paddleboard back and forth from the water to the porch as requested. It includes a good step to the patio, numerous very large rocks to navigate, three sharp curves, a pretty steep and uneven section, and while the narrow path is weed-eaten, it is very grown up on either side. Getting the provided kayaks and paddleboard down and back each day ended up being more difficult than it was worth for our teens after the first trip, so we just left them on the porch and took the risk with leaving our own kayak and canoe down by the bank for the week. Watch your step for rocks and critters and make sure to have a good flashlight if you are caught down after dark. It is worth it when you get to the water!
If you're looking to fish the Little Red, it is more like 35-45 minutes away than the .8 mile on the listing, but worth the short drive. There are several public access points, but please check (and double check on the automated number the day beforehand) the water generation schedules from the dam to be sure you are prepared. I recommend the upper portion from the dam to Barnett Access, provided the water levels are safe.

Fantastic Home With A View
Such a great place for large family gatherings that allow you the space you need. The downstairs theater and gaming area are such a great added bonus. The view of the water is second to none and the perfect place to drink your morning coffee. The outdoor kayaks and paddle boards were enjoyed but all!! If you are looking for a home away from home this is the one!

Great house. Basically two master bedrooms (basement & main floor). There was more than enough room for our two families of four. The balcony looking out over the lake was a great place to be in the morning with coffee and at night with our drinks. We all agreed that we would book this house again.
