About this house rental
This 2 bedroom villa with additional loft accommodations, offers beautiful lagoon views full of wildlife, as well as views of the 16th hole of Ocean Winds Golf Course. The master bedroom has a queen sized bed and private bathroom, the guest bedroom has a queen sized bed with an adjoining full bathroom and the loft has 2 twin beds. To make you feel right at home there is also a spacious dining area, living room and washer/dryer.
New owners and recent updates! All new flooring throughout the villa as well as upgraded bathrooms. An upgraded kitchen is fully stocked with new plates, bowls, serving dishes, silverware and glasses. For those who prefer grilling, a gas grill is provided. Smart TVs accent the living room, all bedrooms and loft with upgraded cable and high speed internet. Listen to your favorite tunes with the addition of a Bose Bluetooth sound bar. You won't have to look far to charge your favorite smart device as USB ports have been added to the bedrooms. For those who are nostalgic, a full-sized arcade style Ms. Pac-Man machine add to the indoor games provided.
Relax on this private gated island with tropical vegetation and abundant wildlife. For an additional fee, you have access to 2 golf courses, club pool, dining, a fitness center, tennis and pickleball. For the avid golfer, Kiawah Island Resort is located next to Seabrook Island and guests also have access to 5 different resort golf courses on Kiawah Island. My family (including kids and dog) loved the house! The beds were so comfortable and the house had everything we needed. The views of the lagoon are amazing! Central location on the island within walking/biking distance of the beach.

Property was exactly as advertised. Location was clean, well stocked and furnished and most importantly quiet. I could say more but then it would sound like a paid review so I will just finish with, My wife and I look forwards to staying here again in the future.

Family vacation
Great location and perfect for a family. Comfortable beds. Nice neighbors. Great view. Cute place.
Definitely an issue with plumbing. We had issues with both toilets clogging. Went with only one toilet for 3 days.
Only one television. “Television” in master is a PC screen that you must stream from your own device. So if you come unprepared, you will only have one television, which is a struggle with kids.
Besides that, great place.

The views from the deck and windows are perfect. For something not “on the beach” it is tough to beat this.
House was clean, spacious, open concept living/kitchen. Easy to get in and out of for trips to the beach.
Definitely will put on our favorites list!

Treeloft Villa 812
Seabrook is a beautiful area and the staff is very friendly. We were unaware that the property we rented was changing ownership so it caused some unexpected challenges during our stay. We lost WiFi and internet (and tv) on the second day; after some phone calls and a visit from the management and also service techs we were still without service for the remainder of our week. We chose to be courteous and enjoy our week off despite this, but it definitely was noticed as so much of what we do is reliant on internet connectivity. However, the beach was still gorgeous, and the sun was still shining. We are still waiting for a promised compensation.

Let me begin with the view from the villa was exquisite. There were baby alligators in the lagoon and it was a pleasure to watch them play. When we arrived we were a few minutes early so we waited until 4:00 the rental was still not ready, finally at 4:15 the rental was ready. We went inside put our stuff up and sat down to hook our devices to the Wifi, my husband and I both have to have access to the internet for our jobs... it wouldn't connect the TV wouldn't work either, we called Sweetgrass and were told that the owner would have to come fix it?? got a call back and said someone would come out the next day and fix it, 24 hours with no internet and no TV and a 9 year old. Then we discovered hundreds of Carpenter ants also it was becoming increasingly hotter, Sweetgrass sent out a guy to spray for the ants (they never went away we had ants all week) and his idea for a fix for the A/C was just turn it down to 68 and let it run. It was hot in the unit all week. We spent the first 24 waiting for people to fix stuff and weren't going to keep calling and wasting our vacation on waiting for people to come out. The screen door was broke my husband kindly fixed it. There was medication and part of a nebulizer in my daughters bed ( I can only hope the person before us didn't have COVID) I guess that meant that the sheets were not changed. NICE. There was mold all over the ceilings. I went to open the door and the doorknob fell off in my hand, my husband also fixed that. There were no oven mitts I know this is petty but I cook every meal and having a way to get the dish out of the oven is important. The dishes were all dirty and some of them still had food in them. The bed skirt in the "Master" had a stain on it. This was by far the worst vacation we have had, we love coming to Seabrook every year but sadly this experience has caused us to think about a new place to vacation in the summer. I really needed a relaxing vacation, life has brought a lot to my plate since March 2020 and I needed less stress not more. We won't go back.

Mostly nice but there are insect issues
The villa was very clean and nicely decorated. We noted a few small pet stains on the stairway carpet but there were no odor issues. Some of the outlets didn't work and the downstairs exterior lights didn't work as well as at least one bedroom lamp.
The biggest issue we had with the place is the roach infestation in the kitchen. I went out to get a drink around 1:30am our second night there and they were all over the counters. We contacted Sweetgrass but the number we had reached an answering service or something. The lady was very nice and said she would contact the property manager. We left our number and never received a call back. I finally remembered I had received text messages from another number and texted them. They did reply and say that they had someone come out and spray the exterior of the property and that they believed the issue was due to the heavy rains in the area recently. That evening as we were cleaning up from dinner I saw a cluster of bugs on the wall behind the stove. There was ant & roach spray in the cabinet so my husband moved the stove and refrigerator out and sprayed the walls and floors, as well as under cabinets and around the baseboards. We also put all non refrigerated food in airtight containers and cleaned up immediately after meals. We still saw some bugs, but not as bad. They seemed to be coming out of small gaps between the counters and cabinets and sink and around the dishwasher. I would say we killed between 40&50. Hardly ever saw them during the day or anywhere but the kitchen. I believe treatment from an exterminator would work well as the place is very clean and well maintained overall. And to be fair, it is a heavily wooded southern location and there is construction going on nearby which will means roaches are common and construction and heavy rains will drive those types of pests to relocate.
In general, it was a nice house, just a few minutes drive to the beach or pool, in a pretty setting. I would suggest better communication from management in the future. We had no idea someone had come to spray because they didn't call as we requested.

Another great stay on Seabrook!
Another cute, clean, and comfortable stay in Seabrook in the books! Everything was clean and perfect! The outside steps and decks had just been redone. The kitchen is updated as well! My only suggestion would be up get new doors, especially for the master bedroom. We had a hard time with the lock. But otherwise, A+!! Definitely will use Sweetgrass again!

We realize the property is at the low-end of the costs for 2 bd/2 ba pet friendly units, but it is extremely outdated and could use a thorough cleaning. We enjoyed our vacation and have been quite happy with Sweetgrass properties in the past, however, moving forward I'll be hesitant to book again based on this unit's condition.

We love Seabrook!
We had such a great week here at Seabrook Island! This property met all our needs and expectations! We are a family of 6 and the accommodations were perfect for our family size. The property was clean and just what we needed for an affordable trip to this beautiful place. There were enough items to cook with in the kitchen, and everything we needed was here to get vacation started right away. Thanks for a memorable stay!

We had a great vacation, great location, views were very nice and it's very convenient to beach. The updated furniture and kitchen was great. The only suggestions we would have is update the master bathroom with bigger shower, remove stained carpeting with more pet friendly flooring as the current carpeting is very stained. The kitchen had very little to offer in regards to utensils and cookware. We would definitely stay again next year!

1. The wood handrail on the master bedroom balcony had separated from the structure causing
A safety hazard.
2. The glass storm door wouldn't secure when closed.
3. The guest bath was missing the grab bar.
4.The light bulb was out in car port.
5. Exposed wiring on kitchen ceiling fan.
6. All carpet had stains and was extremely worn and dirty.
7. The kitchen needed a pizza pan, some of the cutlery was rusty.
8. Bathroom fans were extremely loud as if they were going to fall out of the ceiling.
The stay on the island was very pleasant, the property needs much work to make this a premier property.

Needs Improvement
We have stayed in this villa before but it really needs some work now. Several of the outlets in the home either don't work or only one of them does. The carpet in the porch bedroom is in desperate need of replacing- very stained and gross looking. (In a pet friendly home the whole home should probably be laminate or some other hard flooring) The bathroom tub by the kitchen was dripping constantly. The bathrooms in general really need an uplift. Although we love the location and updated kitchen I'm not sure we will stay again. Sweet grass is great to deal with though :)

Accommodations were excellent, island is gorgeous and the location is in a very quiet area! Highly recommend this property! We’re a family of four and our almost grown kids loved it! Thanks!

Needs good cleaning, updating and TLC
Although we loved our time at Seabrook Island and hope to come back in the future, this home was a disappointment to us. When we first walked in, we noticed several pee stains on the carpet and the home smelled of urine. There is no way that a cleaning crew couldn’t have noticed the pee stains or smell of urine prior to us arriving. Sweetgrass Properties should have had the carpet and upholstery professionally cleaned at the previous renter’s expense and followed up with us to make sure the issue was resolved. When the Sweetgrass property sent out a cleaning crew to clean up the pee, all they did was spray down the pee with an insufficient cleaner and rub it into the carpet. Leaving us with wet carpet and the smell of urine. Not sure what the pet cleaning fee is for because they money clearly doesn’t go to cleaning a property after a pet was there! In general, this place needs updating and TLC. For the price, this place was okay minus the urine stains and I was happy to see new outside furniture.

Nice enough for price especially with a pet, but bathrooms need to be remodeled due to tiny toilets, rusty registers, poor water pressure, clogged drains, etc. If you love a saggy mattress, storm door that will not close, wrong wifi code, wrong trash day, chipped paint, weathered decks, inadequate kitchen pots, etc., you will love this rental.

Wonderful Property
We loved our stay here! The villa is really nice and extremely comfortable with a great view off of the private deck in the back. We had a great, restful, peaceful visit.

Nice Cottage with view of Marsh and Golf Course
We really enjoyed the view of the marsh from this cottage. Saw many birds and jumping fish from the window. The cottage has 2 small balconies to sit and relax on. Cottage is very comfortable and has everything one would need.

Property was very nicely decorated.. Great view.
Nice view. attractive kitchen and living room. Lack of amenities provided..bikes,beach toys, etc. that other units provide.There were some things broken that should be fixed.Chair was ripped on deck outside of bedroom so only one person could sit outside. There was trash outside from the previous renter that wasn't picked up. So for 300.00 per nite+ even though it was nice ,we will probably shop around a little it more.
