The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 1-2 feet deep and has a sandy bottom which is great for swimming and wading. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 3 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.
Prefer the deep waters? Head the other direction. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake side gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. (See **Boats** at end) There are three kayaks, a Double Kayak and a canoe provided at no additional charge.
Or, if you're like most of our guest, you can just enjoy the peaceful and quiet waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a dip or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!
While the home is in a quiet and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course and restaurant just 2 miles up the road and an HOA Beach just ½ mile up where you can camp out on sandy beaches in front of deeper waters.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that most boats will not reach the dock. Feel free to ask questions if you have concerns. We've pulled in and seen many pontoons, flat fishing boats, and jet skis make it to our dock in the past. But, the historic 2018 Flood still has Mother Nature making adjustments. It continues to change weekly but is still consistently too shallow for boat (motor) traffic of any kind.

This property was great for our family of 5 adults and 4 boys ages 2-9. The game room was an absolute hit with everyone. (do need to replace the ping pong balls) The video game consoles were great for all!
Access to the river was easy, and there were many places for the littlest ones to play and swim safely once we got them across the river. It wasn't too deep for adults, but the littles needed help navigating. We took them across on tubes and in the canoe.
The older boys learned to kayak with the kayaks left for us on-site and they had the best time. We had taken inner tubes and used them some, but the kayaks were by far more fun.
The bedrooms and bathrooms were the perfect size for our needs and having the basement bunk space with its own bathroom and outdoor access was perfect. Kitchen was well-equipped and roomy, but we mostly cooked outside on the HUGE Blackstone grill. It was wonderful.
You will not be disappointed if you stay here, if you are looking for clean and roomy accommodations with river access and a beautiful and welcoming yard and patio spaces.
Chad and Gaby were very communicative and made sure we had everything we needed. A great weekend for us and we hope to one day visit again.

We have 8 men who are friends from high school in the late 80's. We make an annual trip to hang out and catch-up. This home was perfect for us for a second year in a row. We really renjoy sitting in the river out in front of the house. We take a popup shade tent and chairs and just sit and visit all day. We use the canoe and kayaks to take our stuff across to the more shallow part of the river. It's perfect. The house is fantastic and we fit easily. We also cook quite a lot. The home has all the cooking utensils we need including a large outdoor griddle on the patio. The owner has been super helpful and responsive each year. This year we had a nice surprise with the new garage addition which had a large sectional, very large tv and a ping pong table. We couldn't ask for a better place.

We really enjoyed this property! The owners were great with communication and everything was as pictured. We even met some of the neighbors and they were wonderful people as well. Overall great experience!

We had a wonderful time! The house is well laid out with plenty of room for everyone. We loved sitting on the back porch as much as possible. The view is beautiful and the yard and dock are great for playing, swimming and kayaking/canoeing. We found everything we needed in the kitchen. The new game room is huge and great for watching tv together. We played lots of ping pong too! Great week and the hosts were very responsive and accommodating!

This was a great property right on the Llano arm of lake LBJ. The kitchen was well supplied. Quiet neighborhood. The fishing off the dock was surprisingly good. Nothing big but fun for the grandkids. They also really enjoyed the recently added game room. Chad and Gaby were very attentive and responsive.

Beginning with Proctors NOT changing their regular rate, in order to cash in on eclipse folks, it was a great stay with awesome owners communicating well every step of the way. We highly recommend their home for your family stay.

This house was excellent for our golf group…..check in was easy, the owners communicated well and the house was spotless. The backyard was gorgeous and we spent a lot of time on their back patio enjoying the river view.

This house was perfect for adults and families of all ages. There is plenty of space for multiple families! Our kids enjoyed the kayaks and playing by the river all day. The house has everything you need for grilling and cooking out. We will definitely be staying at this property again.

Our family stayed here this past week, and thoroughly enjoyed our stay. The home is large enough and comfortable enough for a large family, well equipped, great indoor and outdoor space, quiet area. So peaceful to look at the river, sandbar and hills in the background.

We had an amazing stay at this property. It was very clean and was just as depicted in the pictures. The ages of our family ranged from 4 to 86, and there was something for everyone. The kids loved fishing from the bank and they caught a lot of fish. The kayaks and canoe were a big hit as well. My favorite parts were drinking coffee out on the spacious deck and watching the beautiful sunsets each evening. The hosts were very responsive and accommodating. We will definitely be

We took our kids and grandkids. Despite the extreme heat and low water, we had a relaxing family time. Hosts were very nice and answered a our questions promptly. House was as described. Nice outside space and beautiful pecan trees.

Even though temperatures were triple digit the entire time we had a great vacation. Adults had a pop-up in the middle of the river / Lake and just relaxed lounging in the river for coolness. the older kids were fishing with a couple of adults who were interested in fishing and caught a good many fish.( Bass one sunfish catfish Etc. ( little kids chased each other around right in the river with no fear of deep water. The canoes and kayaks were so great to have. House had ample room for everyone and was just as portrayed. Door between bedrooms and main part of house kept baby napping and kid play quiet. Ping pong table was a great indoor activity. Lots of utensils pots and pans and very roomy kitchen area with Long Bar.

We had a large group of friends with a small kid and this place couldn’t have been more perfect. The living room and kitchen area are set up perfectly for large meals, the patio area (especially the blackstone grill!!) was great for playing bags and relaxing, and the access to the river couldn’t have been better. Definitely plan on bringing a vinyl tent and some chairs and just post up in the river until sundown and watch the beautiful sunset behind the hills. Best 4th of July spot!

We had eight high school friends stay for our annual reunion. We've been meeting for 20 years. This home was perfect for us. The property is as advertised. The owners were very helpful and fast to respond to our questions. We had plenty of space and beds for everyone. We enjoyed the kayaks. We also spent time just sitting in the river in front of the house with a pop up shade and chairs. The air conditioning was excellent, but they still provided extra fans throughout the house for added comfort. This home definitely made the list for us to make a return trip.

Our family enjoyed a relaxing weekend away. The water by the house was perfect to sit and relax in, kayak, swim, fish, and snorkel. We also enjoyed the lake which was so close by. The house had everything we needed. We especially loved cooking outside on the Blackstone and ate and played cards on the large outdoor table.

We rented this property for an extended family weekend getaway. The property was perfect for our needs. We had five adults, 2 kids and 2 little ones and there was more than enough room for all of us. The rental was clean and the owners were very friendly and communicative. The kayaks and paddle boards were a great bonus. We will definitely be coming back.

We enjoyed our stay, and the view was beautiful. It is a quiet neighborhood; the weekend brought in more residents, but nothing unusual for a waterfront home. The river in front was the perfect depth for the kids, fun with the canoe and kayak. Saw some wildlife we’ve never seen before…also a couple of snakes (common in Texas rivers, just beware). Would visit again!

The property was as described and owners very responsive. Perfect for our family of 10, 6 adults and 4 kids ages 7 down to 22 months Suggestions and comments only - light bulb out in master to replace, add rags in kitchen, inexpensive containers with lids, propane for black stone was empty and clean gutter area in porch area. None of this would prevent us from renting again.

House was comfortable having three small children (2, 5 & 9) and big enough for them plus three adult couples. Several kitchen items but bring your own bath towels if you have 4 or more people (2 per bathroom provided). We managed by doing a couple load of towels each day. The views are breathtaking. The lights over the cool bar area had spiderwebs & dust all over them; a little distracting when eating at the bar. Beds were comfortable and there are plenty of them. Communication with owners was fantastic! Good find for sure!

We stayed 3 nights. We were a group of 6 adults and 6 children ranging in age from 9 to 1. The home is exactly as portrayed. The layout is great and very open. The kitchen is well stocked for all your needs. The view cannot be beat. Owners supply tons of fun games and our littles thoroughly enjoyed taking on the adults! The yard is huge, green and amazing. The deck is one of the best we’ve seen. You will have plenty of linens and towels. The hosts responses are immediate. We really can’t say enough about how perfect this location and home is!! We had a wonderful time

The property in its entirety, neat, clean and hard to beat. Floor plan nice for both entertaining and privacy. Equipment and amenities complete, we lacked for nothing.
Only possible negative was water condition and the owners were considerate to offer access to the private beach fronting better water of which we availed ourselves daily.
Overall would recommend with reservation.

75th Birthday Celebration
The house was well described and fit our family and our activities well. Mother Nature didn't cooperate, as the drought compromised the water level at the house and added moss. Property owner made the neighbor park available to us which saved the day, and we all had a wonderful time.

Wonderful stay
Our family stayed for a few nights to spend time together. The home has a nice, open layout with plenty of space for kids to spread out for naps. The door to the hallway was a plus for us! There were plenty of extra mattresses/sleep areas and blankets. There were lots of standing fans to keep all the rooms cool.
The outdoor area had plenty of shade and space to play and relax. We ate at the big outdoor table every meal. The kayaks and canoe were a hit!
The hosts were quick to respond to any questions. Thank you for keeping the grass nice and providing life jackets and other as-sundry items.
Definitely will come again!

Perfect fit
We had a wonderful week. The water is low and is bathtub warm by afternoon, but kids had fun and the fishing was good enough for them.

Family get together
Our family, including our dog, had a great experience. The house was a perfect size for 7 adults, 1 child, 1 dog. The open floor plan of the living area, dining and kitchen made it so much more fun to be able to participate. The lawn down to the waterfront was beautiful. There was adequate water for us to paddle board, kayak, and just hang out in the water. We also enjoyed breakfast outdoors on the covered porch where we grilled our meal on the really nice grill.
Highly recommend this home for a great get away.

Nice place to spread out
This home had plenty of room for us. The kitchen is a nice size and several of us could be in there preparing a meal. The house stayed nice and cool for us, since the weather was so hot. 104 and 105 degrees. The only down side is the water is low due to not having enough rain.

Great time
We rented the property for a lake get away that would also include having my one yr old grandbaby’s birthday. The host were awesome about letting us have the party there. Which turned out very nice and fun.
The only problem we experienced was the lake water for floating or playing. We have had no rain, so the water was overly warm and had too much slime in it to be floatable or playable on the beach side.

Wonderful family vacation spot!
Perfect for our family vacation. Perfect amount of space for everyone, super comfortable home and great amenities. The patios, yard and waterfront were all amazing. We had the best time. Communication with the home owners was easy and everything was super clear. Loved it!
