Then come to Heart of Phoenicia. CLOSE TO COFFEE and you're also on the doorstep of hiking trails with BREATHTAKING VIEWS. After your adventures, enjoy the greatest food available anywhere at nearby eateries, RELAX AROUND A GLOWING CAMPFIRE in the back yard with S’mores or SPIN SOME VINYL ON THE BEST RETRO SOUND SYSTEM IN TOWN. Just steps from a NYC bus route. A stay here gives the best the Catskills have to offer! COZY, WARM, COOL. Mine is quiet retreat on a very quiet road with everything one needs for a longer stay, including STRONG WIFI THAT BLANKETS THE ENTIRE YARD.
Whether you come in a car or get off the bus, getting here is easy. Park in my driveway or take the block long stroll from Main street where a Trailways Bus comes and goes to NYC several times a day. Once inside you may want to chill and make a cup of Espresso in the fully stocked kitchen or just leave your stuff and head back to the heart of the Hamlet. Plenty of food and drink there! Depending on the time, you may end up having breakfast at the famed Phoenicia Diner or enjoy happy hour at the Sportsman’s Alamo Cantina or dinner at the Phoenicia Steakhouse. Or you might choose to grab some groceries at the local supermarket and head back to do some cooking. All is just a short walk even with a couple bags of groceries. I’ve done it many times, even in a snowstorm!
Since a picture is worth a thousand words I’ll let the images of my house do most of the talking, but gotta say that its cozy, cute and cool. The retro living room is a great hangout with a smart TV, vintage stereo and healthy stock of Vinyl and books to choose from. And the layout is set up so you can stay in touch with others in the Kitchen or zone them out if anyone needs solitude.
Upstairs things get a little more country with a comfy queen size bed in the main bedroom and a full size one in the guest room. A couple of Tivoli Radios are up there that you can hook your phone to and the strong wifi signal will get you Spotify or whatever streaming you like. Otherwise it’s quiet up there and great for napping. You’ve got full use of the dressers for your stuff and a large closet to toss your luggage in.
As nice as the house is, Phoenicia itself is the real star of any stay. For skiers, Belleayre and Hunter Mountain are only 15 minutes away. Like to hike? There are trails that start not far from the front door. A stroll along the cleaned streets and sidewalks will be fun and romantic and may lead you to the Hamlets outskirts where the cool Phoenicia Diner and unique Woodstock Brewery sit. I should mention the Phoenicia Playhouse since you’ll be walking past it quite a bit. Several times a year they produce great live performances of small dramas by Mamet to big musicals from the likes of Sondheim. They bring lots of live music to town too.

We really enjoyed our weekend jaunt to Catskill, NY. Friday, on our way to Catskill, we stopped at the Walkway over Hudson at Poughkeepsie, a nice 1.5-mile walk on a footbridge over the Hudson River. Then drove to New Paltz and had our lunch at Lola's Cafe at New Platz. Good IPA beer on the tap and good food. After lunch, we drove down to Belleayre in Catskill and took a scenic Gondola ride and a little hike on the top of the Belleayre Mountain. Around 7 pm, we got into our VRBO house. It is a cute house, with an equipped and well stocked kitchen, three flat screen TVs, good wireless, inviting living and dining space, and comfortable bedrooms. It has everything that you may need. Phoenicia's main street is a minute's walk, which has restaurants and a small grocery store. We walked down and had a Pizza dinner there. Saturday morning after breakfast, we strolled around the property and the main street, it is beautiful. You can see Catskill Mountains and little brooks and shops on the main street. Phoenicia is a little cute little town central to this region. We finished lunch with leftover pizza and drove down to the Catskill State Park at Livingston Manor. The drive was really scenic through the mountains. We hiked the Frick Pond loop trail. You walk by the side of a stream. Before calling it a day, we had our dinner at Peekamoose, an upscale Restaurant at Big Indian, NY. After checking out on Sunday, we visited Emerson Kaleidoscope, and Woodstock on our way.

Phonecia is a great town for local shops, good food and hiking. People are kind and friendly. So, Jay’s place is a wonderful place to stay. From the amazing sound system and vinyl records to the thoughtful touches. He made sure everything was ready for our arrival. Plus, we could easily walk to town or nearby hiking trails. Highly recommend!

My family stayed here over MLK weekend to do some skiing at nearby Belleayre Mt. The house was great - clean, as advertised, and with some nice touches like a record player and tons of records. It's right next to town with some restaurants nearby and a small grocery store. The owner even offered early morning snow removal to make sure we could get out to ski. Hopefully we can book again for a weekend next year.

Jay's home was wonderful! Simple and cozy. You can tell there was real love and care put into the space, and not just filled with the cheapest home goods one can buy from amazon. What a wonderful stay we had! The place itself was perfectly located, a 3 minute walk to the Phoenicia main strip (very charming), with stores and restaurants, etc.
The house was great, with a wonderful yard, great space inside, and a ton of charming (and cool) touches. The phonograph, complete with great speakers, and hundreds of albums really was a highlight. The kids are already begging my wife and I to get one. The furniture, the lighting, the whole place had the perfect “cool retro” look, and was clearly well thought out by someone with a great sense of design and fun.
Jay was a pleasure to deal with from start to finish, helping ensure that the stay would be perfect. And it was.
We’d stay there again in a heartbeat!

Well restored old house with antique themes.
Host Jay was professional and prompt.
Everything worked well. However, there is no dishwasher, so we had to wash dishes multiple times a day. There is a clothes washer we didn't need. Narrow driveway and difficult to get in or out of car due to brushes. Please clean it up.

We recently stayed at Jay’s place in Phoenicia for a long weekend break. The house is in a very quiet and peaceful location, but just a few minutes walk to Main Street.
The house is as described - very cool interior and we enjoyed using the record deck. We cooked most of our meals there and used the grill, which was a great feature. The garden is really large and it was fun to light the fire pit and make s’mores!
We had our small dog with us as she loved the space and the peace and quiet.
Jay was a responsive host and the whole process was very straightforward. Would highly recommend to others!

This home was everything we could’ve needed, and then some. The location was perfect and every detail was thought of. I would easily consider this place my new home away from home. It was a delightful retreat from the city with a luscious private lawn, curated vinyl collection, and the most comfortable beds! We loved our stay in Phoenicia. The location was perfect for side trips to Bethel, Roscoe, Woodstock, Kingston and Poughkeepsie. The decor tops the charts with the mid-century decor, record collection and location. The bouquet of fresh local flowers and the wood, fire pit and fixings to make s’mores made this location No. 1 on our charts.

Jay’s house is truly in the heart of Phoenicia. We were able to enjoy everything in the town on foot, walking to the Phoenicia steakhouse, as well as other location food and fun. It’s also a short drive to Woodstock for dining and shopping, and to Peekamouse. The location could not have been better for our trip to the Catskill Mountains.
The house was clean and comfortable; a very relaxing experience. Don’t underestimate the enjoyment of the record collection and record player - we spent much more time with that than the TV. There’s also a fire pit out back, and Jay left “S’More” kits for us.

Fun house in a fun little town!
The house is clean and well-equipped (and, given the heat on the weekend we visited, we appreciated the combo of air conditioner and fans that kept things comfy inside!) It's got a funky, retro vibe, big bedrooms, good kitchen, comfortable living area, and a great little backyard to cook out or relax in. The two-minute walk to town made it easy to be part of things, and Phoenicia is (like the house!) a throw-back in time and a lot of fun! Thank you Jay for a great stay!

Great location in town
Rental as described and host communication very responsive. Jay went out of his way to help us have what we needed upon arrival. Retro feel very cool and great selection of vinyl to play while not on the ski slopes. Could walk to Brios or the Nest Egg in decent weather. Everything needed close by.

Great base for winter Catskills exploration
My family I and rented for a winter getaway and found the property had all we needed for a week in the Catskills. The house itself is comfortable with funky decor and an incredible retro sound system. The location was close to a variety of outdoor recreation options including all local ski areas and dozens of hikes with varying degrees of difficulty. The kitchen had all we needed and the house is close to several good dining options. Jay was a great host, full of local knowledge and he even left milkbones for our dog. We will try to rent here the next time we are in the area.

I stayed here with a girlfriend to attend a reunion . Jay was a great host and close by. His house was clean and comfortable and walking distance to the main street in Phoenicia. Spacious backyard. Close to Hunter, Woodstock and Pine Hill. Short drive to Kaaterskill Falls, Hunter Mt and Bellayre Mt. Great area! Perfect for two or a family of four.

Phoenicia Gem
My wife and I spent the week at Jay's house with our dog and had the most amazing week. Jay was extremely helpful and thoughtful - even leaving us a smores kit for the bonfire! At one point, the town lost power and Jay was in immediate contact with us and reached out to the power company and kept us in the loop. Check in was smooth and the place is clean and enjoyable with an amazing yard that we took advantage of all week. It's a quick walk into town (try Brio's!) and other local establishments. We will definitely be staying here again on our next trip upstate!

Great holiday weekend
We stayed with our dog over the recent holiday weekend. The house was clean and well supplied for a relaxing stay. It's as advertised. The owner has included some great design details, including a working turntable and collection of records, that make this a really unique property. It's a very short walk into the core of Phoenicia and a short drive to surrounding towns (Woodstock, etc.). Highly recommend.

My family and I really enjoyed our stay over the holidays. The house is clean and comfortable. The holiday decorations and record collection added a nice retro touch. This was exactly as posted, a short walk to town. The owner is also nice. We would definitely stay again.

Warm & Cozy Winter Escape
We spent a December weekend in Jay's house and loved every minute! The property was clean & well-maintained, and beautifully decorated with unique retro furnishings and colorful art. A highlight of our trip was the vintage record player (hooked up to an excellent stereo system) and fun collection of records. Though the temperatures dropped into the 20s and a storm delayed our arrival, Jay's house was a warm & cozy refuge after a day exploring the Ashokan Reservoir / Rail Trail and shopping in nearby Woodstock. Jay was a lovely and responsive host, providing local recommendations and accommodating our later arrival time. Would definitely recommend and would love to come back to enjoy Phoenicia in the spring and summer.

Magical weekend
Jay was a fantastic host and we loved his place. We had never been to Phoenicia and it turned out that Jay’s location was absolutely perfect. There were a million homey touches, and Jay left us all the ingredients for s’mores as well as firewood. We had such a special family weekend. It was perfect.

Relaxing Spring Stay
My friends and I just stayed at Jay’s cottage and we were able to experience the beautiful turning weather. Phoenicia is a quiet town with interesting shops to explore and riverside areas worth walking along. Jay’s house was comfortable, had beautiful sun filled bedrooms, and we were able to cook delicious meals in the kitchen for the week we stayed. His stereo system is good and his television is set up with all of your necessary viewing platforms, and he also has a good selection of books to occupy your time. It’s a good price and right by the main street; I definitely would recommend staying here.
