About this villa rental

Perched on a hilltop, surrounded by vineyards, forest, and church bells, is Villa Perpoli. Saturated with ancient history and enhanced with modern luxuries, Villa Perpoli is the perfect place to unwind or use as a base to explore Tuscany.

Although Villa Perpoli has seen many rough days throughout its extensive history, it currently is a warm and welcoming home, equipped with comfort and luxuries for your Italian getaway. Villa Perpoli totes a solar-heated swimming pool with views of the surrounding mountain ranges, centralized heating, three fireplaces, a balcony that stretches the length of the house, multiple hand-painted frescos, a full vegetable garden, and even an elevator for heavy bags or less physically abled guests.

With breathtaking landscapes from the privacy of home, to international fun and fare minutes away, Villa Perpoli is the ideal location to relax and enrich, for 2 - 25 people.
Villa Perpoli serves as the perfect Italian villa for honeymoons, retreats, meetings, family reunions and vacations.

Reviewers from previous listings of this property have said that they intended to use it as a base to visit Tuscany's cities and charms, but instead found the perfect vacation on the veranda looking out at the marble mountains and pool and eating in the huge medieval kitchen with modern appliances.

Located in the charming hilltop village of Perpoli, this villa enjoys the feel of the Italian countryside, yet is only 5 minutes from the bustling town of Castelnuovo di Garfagnana, the entrance to Italy's most famous region, offering endless entertainment, shopping, dining, and annual international music festival. Experience the oldest street market in Italy, hosted every Thursday, and pick up a bottle of hand-pressed olive oil or locally brewed chestnut beer. Close to Lucca, but without the terrible heat and crowds of tourists. Live in the cooler hills with the fabulous views and ancient villages, go to Lucca in a half hour, Pisa in an hour, and Florence in 90 minutes.

The residence boasts 8 private bedrooms, 5 bathrooms, 2 kitchens, four separate living areas and a dorm/salon, and multiple outdoor dining areas. The spacious veranda off the grand living room provides an ideal dining space for entertaining and enjoying the dramatic sunsets against the Carrara mountains. Two large rooms have held 100 guests seated for concerts. Villa Perpoli’s landscaped acres feature terraced orchards, gardens with fresh fruit and vegetables, a greenhouse, flat lawn with restored ruin columns, and a solar-heated pool.

Substantial 21st century renovations have introduced the highest standards of modern living and luxury while preserving the villa’s irreplaceable cotto tiles, huge medieval fireplaces, and stunning arches. Several tons of steel were added within the floors and walls of this ancient restoration, along with new wiring, plumbing, solar and other modern technologies, to last another thousand years. You’ll find beauty indoors and out, with hand-painted frescoes and original pre-medieval stone carvings, and different world-class views from every one of the 70 windows.

The mountains nearby provide a cooler environment in the summer than the rest of Tuscany. In addition to the villa’s five grand wood fireplaces, a modern zoned system of oil fired radiators in every room keeps out the winter chill. Every season is beautiful. Spring planting, wine and olive harvests during the legendary fall, and nearby winter skiing provide for an amazingly comfortable palazzo year-round.

This large family gathering/celebration was the culmination of many months of planning. Yet, it could not have turned out more wonderfully! We are all very happy with our stay. The property was just right for our mixed group of 18. The countryside is beautiful, the people are wonderful, and the Villa is exceptional! We were very happy and satisfied with our stay. Top most in satisfaction was the property manager, Ms. Adriana!! She is a rockstar hostess, with a pleasant demeanor, a professional attitude, and a willingness for help at every turn or question. There are not enough positive adjectives to truly describe our wonderful stay and experiences. Every family is different, but if yours is anything like ours, you will truly love this property and we highly recommend it! I agree with the votes for best rental in Tuscany. Thank you, Villa Perpoli.!!

Fabulous Tuscan Gem!
Fabulous Tuscan Gem!
Staying in this amazing villa was the highlight of our recent trip to Italy! Authentic but with modern conveniences made it perfect in every way. Perched on a hilltop in the small village of Perpoli was truly romantic magical. Sitting on the balcony, listening to the birds, hearing the church bells with the spectacular view watching the clouds go by, was so relaxing, that it was hard to get up. It's now my "go to place in my mind to de-stress. I especially loved the kitchen! We built a fire in the mornings and the warmth and coziness made it a perfect way to start the day. In addition, every window's view was like looking at a painting. We loved walking around the beautiful grounds and area, it was so inviting to explore. Everything done to rebuild the villa was absolutely perfect! We so appreciated Kal and Candaces's hospitality, making this a little piece heaven on earth!

The perfect Location for creative Workshops
The perfect Location for creative Workshops
I have been renting this wonderful home in Perpoli, a small village near Lucca, for one week sessions over a 9 year time period, to headquarter my music-school (www.school-of-singers.de) The school hosts professional singing and music workshops for "up and coming" young recording and entertainment artists from all over Europe. The usual rentals were for 16 people and the home is highly suitable for such a large group gathering and related activites. The 800 year old restored villa is surrounded by beautiful nature (forests, moutains, rivers and streams) and also the friendly people of Perpoli. Perpoli is a tiny ancient village overlooking three large valleys, situated at the end of the road but close, down the small mountain, to a small city. I`m renting this wonderful place since 9 years for my singing- and music workshops with usually 16 people and it suits as very well. The villa is surrounded by beautiful nature and the friendly people of Perpoli. The house is very spacious and big , that on your first time visit you could even get lost :-) Every room is different and nicely desigend . we all appreciated the 5 bathrooms and to have the choice of 2 big living rooms with fireplace. There is much love and art in every corner of the house. Tasteful decorations, wall paintings and beautiful furniture ,which immediately makes you feel "home". The kitchen is enormous with a big fireplace, fully equipped with everything you could possibly need for large groups. The romantic balcony has a stunning breathtaking view to the valley as well as the big garden with its wonderful pool . It is definitely one of the most beautiful houses that I could find in Tuscany. The owners are wonderful people .We have a great communication and they are very helpful. I can highly recommand this place. It is pure magic. Sandrina Sedona school of singers

The Perfect Location for a Romantic Family Wedding
The Perfect Location for a Romantic Family Wedding
Our daughter was married at this villa this summer. It was everything she dreamed of. We stayed at the villa for two weeks, with our group of 14 family members. The villa itself is magnificent. The stone structure and beautiful gardens were enjoyed by all. The wedding was held outside in one of the gardens, overlooking the mountains. I could not think of a more fitting location for this event. The main kitchen was well equipped and there was plenty of room for the many cooks in our group. We found everything we needed to prepare all of our meals. We appreciated the large refrigerator and the freezer with an ice cube maker. We enjoyed dining on the balcony for all of our meals. What a view! Everyone enjoyed the pool. We spent a lot of time in the pool area. The pool area was very well set up, with lots of places to sit and a choice of sun or shade. This was the kids' favourite place to be. There were plenty of pool towels and even some pool toys. The bedrooms were spacious and the beds comfortable. We had enough separate spaces for 6 couples and 2 children. Having 5 bathrooms was a luxury. We never ran out of hot water, even when 14 people were getting ready for the wedding at the same time. We loved the location of the villa, in the small and friendly village of Perpoli, but you must have a car. The village was a great place to do day trips from. Some of our group went to Florence for the day. The city of Lucca was easily accessible and enjoyed by all. We also enjoyed visiting the smaller towns, like Barga and Castelnuovo di Garfagnana. We enjoyed drinking some local wine and dining at local restaurants. But we all looked forward to returning to the villa and spending many hours there. Even with 14 people, we never felt crowded. There was plenty of space for everyone. Kal, the owner was extremely helpful in assisting us with our wedding plans. He organized our wedding feast with some locals and it was truly a memorable, authentic, and delicious meal. Kal was very helpful and always responded promptly to my many questions. When you hear "Tuscan Villa", this place fits all of the criteria. I highly recommend staying there and I plan on coming back again soon. We made beautiful memories there.

A Tuscan Castle in the Sky
A Tuscan Castle in the Sky
"Ah Perpoli!" said an elderly Italian couple sitting next to us at a nearby vineyard restaurant as we described our wonderful stay at this villa. We spent three weeks touring Italy, from the ruins in Rome to the museums in Florence to the canals of Venice but our stay here was, by far, our best experience. The villa itself is, as advertised and reviewed. It's a castle with a majestic terrace view of the hills and the valley with the modern amenities of an in-ground pool, immaculate facilities, and a kitchen fit for a gourmet chef. Our party consisted of about a dozen, and we were all very comfortable. We also cooked plenty of meals here, but still managed to enjoy the local restaurants with superb, authentic Italian cuisine at very reasonable prices. We used the villa as our home base to explore quant villages, marvel at the ancient churches, and shop in the local markets. I highly recommend Castelnuovo Garfagnana and Castelvecchio Pascal. We also took day trips to a vineyard, to the beach and to the marble quarries where the ancient Romans would cut slabs for statues and monuments. We also managed trips to nearby Luca for a tour of the city and a bike ride around the city walls and to Pisa for the Leaning Tour. Each night, however, we looked forward to returning to this castle in the sky as our home away from home.

Tuscan Dream
Tuscan Dream
One arrives at the Perpoli Villa after driving up a winding, narrow road until you think you're lost, then suddenly you pass through a stone archway and onto a cobbled alley that leads to the doorway of a classic country villa. This is a lovingly restored 12th century castle said to have been the summer Residence of the Bishop of Pisa. The first thing to do is step onto the terrace and take in sweeping views of the Tuscan hills, studded with tiny vineyards, fruit orchards, and pointy cypress trees that look like patchwork quilts of green along the gentle slopes in the distance. The house is extremely well-appointed, with a modern chef’s kitchen that was the center of family activity for our stay. The pool is a refreshing and luxurious retreat from the heat of the Tuscan summer. The rooms and baths have modern amenities without losing any of the ancient charm of the place. We shared the house with three families, and kids of various ages, and there was enough space to gather everyone for meals or find private time away from the group. This was my family’s first trip to Italy and while the villa feels very far from the crowded streets of the busy tourist cities, we were close enough to visit the major Tuscan sights in a day trip. It was an easy drive to Pisa (about an hour), the Roman beach resort of Viareggio, the Carrara marble mines, and the medieval walled city of Lucca with its fashionable European vibe (50 minutes). On market day, we drove 10 minutes to Castelnuovo di Garfagna where we shopped for iItalian linens, shoes, clothes and kitchenware, all ridiculously inexpensive. My favorite hill town was tiny, magical Barga, just 10 minutes away, where opera poured from doorways and windows. On lazy days we stayed by the pool while the kids wandered through the orchards looking for plums, and then for dinner visited a restaurant 5 minutes down the hill that served pasta as good as any you’ll ever eat. My 11-year-old and 16-year-old proclaimed our vacation in Perpoli the best of their lives and keep asking when we can go back. We felt as if we’d been let in on a wonderful secret and we will return as soon as we can.

On a first trip to beautiful Italy, one would hope to stay in a historic, stunning, storybook get-away that would help foster priceless memories of such a special trip. If that sounds like the place you are looking for, look no further - Perpoli Villa is just such a magical place. The view from the private terrace atop the secluded little town is absolutely stunning - really more reminiscent of a professional postcard photo than what you would expect to awaken to every morning. And the home has been wonderfully renovated with lot's of special features. All in all, this villa is perfect for a large family or group to create fabulous memories. Large, eclectic, and historic, this mansion has plenty of space and lots of nooks to please the largest family. Ours spent more time either on the terrace overlooking the valley or in the spacious kitchen but the bedrooms were roomy and the baths were updated and well-appointed. Our group consisted of three couples but the villa would easily hold five couples without much strain. As to location, we barely had time to experience much of what the villa offered because we were doing our best to enjoy as many of the special Tuscany sights as possible during our family's week-long stay. Florence, Lucca, Cinque Terre and Greve in Chianti wineries were just a few of the special places we traveled to from this home base in the Garfagnana mountains. And I would recommend them all - if you don't mind racking up a thousand kilometers on your rent car! It's not that any were that distant - all were within an easy hour and a half drive - it's just that we wanted to see it all! In summary, if you want to truly immerse yourself in old world Italy, this is a wonderful place to create an unforgettable experience!

Spectacular Family Vacation
Spectacular Family Vacation
The villa surpassed our expectations. Each day we were overwhelmed by the breathtaking views from the balcony and the incredible beauty of the rooms inside. The frescos and ancient stone archways are complemented by all manner of modern comforts that combine to make this a magical place! The kitchen at the heart of the home was spacious and well equipped and gathering for each meal was a special event in itself. From the villa we took day trips to Florence and Lucca but we always found ourselves longing to get back to top of Mt. Perpoli for a swim in the pool or a glass of wine in front of the fireplace. Three generations of my family went on this enchanted adventure and it was the trip of a lifetime; one which none of us will ever forget!
