Home Away Villa is located in the beautiful Aviana Resort Community. Aviana is a private, gated community, situated among 46 acres of tropical landscape with many amenities including a pond behind the clubhouse for fishing. You will love the clubhouse for its zero-entry, heated pool and spa, surrounded by a large sun deck and cabanas. The facility also offers a large gathering room and an exercise room. You can also pass the time in the cyber café. The clubhouse also features a playground for the kids, a sand volleyball court, basketball hoops, putting green and a ping pong table.
Home Away Villa is a 5 Bedroom / 4 Bath home with accommodations for 10 to 12 people. You will find that the comforts of home were always in mind when the home was furnished.
This is an ideal vacation home for a large family or for two families to share. With over 2210 sqft of living space, all on ground level, the home features two master bedrooms, each with an en-suite bathroom with direct access to the pool/ spa area. One master bedroom has a luxurious soaking tub to help unwind after a long day as well as a large, stand-up shower and double vanity. Showers and tubs are available in each of the remaining three bathrooms. Both Master bedrooms feature a King size bed. There are two Queen bedrooms one themed in Peter Pan the other in Harry Potter. The 5th bedroom is a twin bedroom themed in Mickey/Minnie & Pooh, suited for girls’ and boys’ use. We have also included a sleeper sofa with a Queen size, gel mattress bed for additional sleeping options. The home is centrally air-conditioned and has always been pet and smoke free. For your comfort, we have provided ceiling fans in every bedroom and in the living room.
The living room features two comfortable sofas and a sleeper sofa. There is also a reading nook with an occasional chair and table. Sit back and enjoy a television program on the 42” flat screen TV or gather the family for a movie on the DVD player. You can also listen to music on the stereo with CD player. For the families that enjoy video games, we have provided a Wii console for your use. Step out of the living room into the pool / spa area. There is a covered lanai with a table and 4 chairs for outside dining or snacks. Or you can soak up some sun on one of the poolside chaise lounge chairs. Adults and kids alike will love the pool and spa of our villa. Jump in the pool and cool off after a long, hot day or relax with a cold drink while soaking in the therapeutic spa.
The fully equipped kitchen has everything you could need to prepare full meals for the family. All of the appliances are stainless steel and brand new. The breakfast nook has a high table with seating for 4. There is also a counter eating area that seats 2 for a quick bite to eat. If you like a more formal dining experience, there is a separate dining area for the whole family. For the family that likes to BBQ, we can provide one for your use. If cooking on vacation is not your thing, don’t worry; there are many dining options just minutes from the house. Free use of fishing poles to fish the stocked lake behind the clubhouse. Both master bedrooms feature 37” flat screen televisions with DVD players. All of the other bedrooms also have in-room, flat screen televisions, Roku, and DVD players.
Rainy days are never a problem at our villa. The home features a well-equipped game room. Spend some time playing air hockey or foosball. There is also a poker/ card table & 55" TV in the game room. We offer free, in-home WiFi and unlimited calling throughout North America.
For the Golfers out there, the world-class Champions Gate Golf Course is less than 10 minutes away, featuring two courses designed by Greg Norman. And, with at least 10 more courses in the area, you could play a different one each day of your vacation. We have provided a full set of Golf Clubs for the guest that could not travel with their own clubs but please inform us at booking so that we can put the clubs out for you.
Our Villa also has a laundry room with a washing machine, clothes dryer, iron and ironing board. We have also included hair dryers and alarm clock radios for your convenience. There is a small safe installed in the villa for use by our guests. In the case that you are traveling with small children, we have provided for your use, a crib with bedding, a Pack and Play, a high chair, baby gate and single and double strollers. 6 Bicycles have been provided for guest use with helmets. Night lights have been installed in all of the bathrooms for your comfort and convenience.

The place was roomie and it was nice. They responded quickly to any concerns. Train tracks ran right behind the home I woke up a few times of the night scared at first but got used to it. It does run through there all day and night (often). Had a lot of problems with the QR Code gate but they sent me a new one straight away.
Be sure to read description thoroughly and click every tab. Hot tub heat is NOT included you have to pay extra for that.
Place was convenient and had a lot of amenities but most amenities were “an extra” charge.

Beautiful home in a beautiful community. However close railroad track wasnt mentioned so it shook the house and woke us up each time one went by. Also they tell you about the 50 different snake species but never mention the attack of lizards of all sizes and millions of them!!! My only complaints.

The house was perfect for our family. We had a reunion with families from NY and Louisiana and it was the perfect house. The pool was clear, the house was clean and it was in a quiet neighborhood. The owner was very quick to respond to any questions we had! It was a great stay in Florida!

The house was perfect for our family of nine. Our family vacation was to visit two Disney theme parks, golfing, and relaxation. This was the perfect house for all our wants. We were 15 miles from the Disney area, three golf courses within 8 miles, and the pool made for great relaxation. The extra bonus was the fabulous places to eat within 5 miles. The host offered a house that was clean and perfect set up for little children that traveled with us. Thank you for making our family vacation a great experience.

Our family of seven (5 adults and 2 children) enjoyed our stay. None of our plans went as planned but we still enjoyed our stay. Greg and Delores were a pleasure to work with and very accessible. They responded to all my email and phone inquiries quickly. Our adult daughter said as we entered the condo "great job, Mom!" Just what we needed for our family. We will definitely stay again. The trains had no impact on our stay. Do yourself a huge favor and book this location for your next trip to Disney! We will! Thanks for everything Greg and Delores!! (The low rating on property manager is because we only called once but never received a return call). But Greg and Delores took care of it for us!

The house was great, not cluttered so it was very easy to keep it looking nice. It was well supplied, had most everything we needed. Hosts were very responsive. Every one loved the pool and hot tub, so glad we had it heated as it was used a lot during our 19 day stay. The only drawback to the property was the trains (both freight and Amtrac), although it was really only two of the children who had issue's with it - more an annoyance.
I would certainly recommend the property, house is well laid out, plenty of space, responsive hosts - great time was had by all.

We booked this house in May, 2022 for our Christmas 2023 reunion. This house is very popular for the week of Christmas. So plan ahead. This was our second time coming to this house for Christmas. We were in it in 2020. Our family is spread out from Michigan to Texas. So having enough space to adequately accommodate everyone comfortably is priority to us.
I would to add that the beds were mostly comfortable, especially the king beds in the master suites. The labels on the cabinets & drawers in the kitchen were very helpful. The pool was clean and everyday the heat worked. Our grandsons were in the pool every day. The grounds of the complex were nicely kept up. We really enjoyed the neighbors Christmas displays on their front lawns. We were able to make some memories and had some wonderful laughable moments. And best of all I had all my kids under one roof, which was the best Christmas gift I could ask for.
The train going by so closely behind the house was entertaining. Our grandsons calculated the schedule for the Amtrak. On the days we’re were home they were waiting for each train.
Greg & Delores answered every question we had. Very quickly too. There were a few items we noted that needed some attention, Greg & Delores assured me that the necessary items would get replaced or repaired in early 2024.
Hopefully we’ll be back again. The kids and their parents want this to be an every “three year” event for our Christmas

The stay was excellent we had no real issues or concerns generated by property managers or concerns that were not met on the listing. The bicycles tires were not useable, the only none useable item we encountered, however, it was way too hot to use this time heat index was 110 degrees, the pool was nice probably did not need the heater, and the bottom was a little gritty, But was wonderful to use entire stay. I would definitely stay again if available.

The house is very big and has lots of room for everyone! The pool was great for the kids and they had pool towels for us to use! I loved having a double stroller that we could use for the parks! They provide a lot for people staying! The Publix was only a block down the road and was great for things we needed quick! If going to Disney or Universal it is close just know with traffic be about 40 minute drive but very worth it! I will for sure book again!

We had a great time at this hoise! We were a family of 8 and had plenty of space. Paid extra for pool heat and it was well worth it! The kids swam every day and the adults enjoyed the hot tub each night. Only downside is that the house does back up to train tracks and it can be loud- especially in the middle of the night. Overall a great property though!

Midnight Train to Georgia
Everything was great with the exception of the loud train that runs right behind the house every day and night. The house was very clean and well stocked. Communication between myself and the owner was very good and responses were quick. We did notice some very tiny ants throughout the house, but overall the house is very nice.

Enjoy our stay, but resort and spa part of listing was misleading
We all thoroughly enjoyed our stay. The home was well kept. The pool at the house was the perfect size for our small group. The hosts were great. My only complaint is the resort and spa part of the listing was a bit misleading. The basketball court was in the parking lot beside to the clubhouse. Right next to an exttemely overflowing garbage dumpster. The picture that looks like a cabana to get drinks didn't actually serve anything. It was a place to set up if you were to have a party.

The Villa is very well equipped for a family holiday, with welcome addition of toys and baby equipment to make the trip easier.
It is well located, on a safe gated community just 30 mins away from the theme parks etc
The Train track beyond the pool area was a novelty for the young ones, with some very long trains providing amusement and the odd early morning disturbance, but within days we forgot about them mostly.
Property is well maintained and a great base for family holiday.

Wonderful Stay
Our group of 7, including my disabled son in a wheelchair, had plenty of space. The hot tub and pool were so nice. Kitchen was stocked with most anything you would need. Communication was EXCELLENT and all questions were answered within 10 mins or less!! Can't recommend this property enough!!

Perfect park place
We really enjoyed this property while staying in town to visit local parks. Clean, spacious, kind hosts. Great DVD and CD collection, kids liked the game room. On thing to note is there is a train track near the property so if you have a light sleeper they would prefer the bedroom closest to the street. Doesn't come through often. Would stay here again a no hesitations.

Not a good experience
I've rented many properties, but never have I been questioned and hassled about who I choose to have come to my rental. I was so uncomfortable by the constant messages from the owners about what vehicles were in the driveway, that were being observed on their cameras, that I chose not to stay the final night in the property.

Nice house in a pinch
Our initial house was canceled last minute Thankfully we were able to book this house. It is a nice house and pool and neighborhood. The train at 2am was a bit jarring but overall a nice experience. The owners were very responsive.

2 masters and loads of space
We enjoyed our stay. We had Disney tickets so, didn’t get to use all of the house amenities but, everything was just as described. The beds were comfortable and lots of space to spread out. It’s located a good 25 minutes from Disney and plan for heavy traffic. Neighborhood is nice and in a gated community. Grocery store, gas stations and a couple restaurants are within a 10 minute drive.
I guess I missed the reviews talking about the train. The house is right next to the tracks and it came through every single night between 3-4:30 am. It’s loud! I would suggest bringing a couple fans to drown out that noise. House has quiet ceiling fans and after the first night we went out and purchased a couple ourselves. It helped.
I did leave a note in the kitchen. We had a major ant issue. They were everywhere. Also, we paid extra for the heated pool but it was very much still cold and needed cleaned. We had wonderful 80° weather for Christmas. Who could ask for more. I would definitely book again. Small issues but the positives definitely outweighed those.

Everything we needed
The house is beautiful. Everything we needed was there. Decor was pleasant. Pool and hot tub were perfect size for our group. Enjoyed walking around the neighborhood in the evening looking at Christmas displays. House was very quiet on dead end street until the trains came by. Rooms at the back by the pool can hear them the most. During the day our toddler grandson loved looking at them. Do not let this stop you, I found At night I did not always hear them. There are no train crossing near the house so they do not blow the horns. Managers were quick to get back to us if we had questions. Overall we had a wonderfully relaxing week and would definitely come back again.

Family vacation success
This place was wonderful. It was gorgeous, comfy, and accommodating. Plenty of room for the whole family, as well as lots to keep us entertained for the few times we weren't out adventuring. The pool was nice, although the heater was broken, they still vigilantly attempted to fix and accommodate us. We still enjoyed it regardless. All of the appliances were well kept and plentiful, everything we needed to cook with was accessible. I highly recommend this house to any and all families. We thoroughly enjoyed ourselves and were well taken care of.
