2nd Bedroom - The "Moose Room" The moose is on the loose! You will see why when you occupy this unique and whimsical bedroom room. It has a king size bed and a spacious closet, vaulted ceiling, and sliders to a small balcony. Plenty of blankets to keep you cozy. (2nd Level)
3rd Bedroom - The "Bear Room" sleeps 4 in bunk beds and a full size futon with two sets of bunk beds. One bunk is a twin over twin and the other is a twin over a full futon. This room is ideal for the 'kids', they will 'bearly' be able to curb their enthusiasm! Our family's younger crowd loves this 3rd floor refuge.
Conveniently located near the Master Bedroom is our Laundry Center. It offers a full-size washer and dryer. All bathrooms are equipped with hair dryers, start-up shampoo and conditioner, body and hand soap.

The MARC: Located just 50 yards away is the (PC MARC) Park City Municipal Athletic & Recreation Center. For a small fee, it features tennis, pickleball, a fitness center, and two outdoor pools that are open spring through late summer. The family friendly Leisure Pool includes a waterslide. The hot tub and steam room and the rest of the facility are open year-round with the exception of the outdoor pools.
PARKING: Guests may park one car in the detached garage, which should accommodate most SUV's. There is also additional overflow parking in the complex. The garage with a combo pad garage door opener also has a roomy, lockable closet for all your equipment. No Winter Parking in front of unit to accommodate snow removal.
TRANSPORTATION: The FREE Park City shuttle stop is right outside the property and it can whisk you away to the resorts and Old-Town. High Valley Transit provides free on-demand transit via an App.
AREA INFORMATION: This is a special home in a special location, ideal for vacationers year-round. Although it is in a resort environment, we find that our home is in a beautifully maintained residential area. The Park Meadows golf course is a pitching wedge away and we are a few minutes from the Park City Municipal Course. The 3 ski resorts are strategically accessible from our home and within minutes, not to mention Brighton, Snowbird, Alta and Solitude are under an hour car ride away. Furthermore, the convenience of having the airport just a mere 30 minutes away steered us from relocating in either Colorado, Idaho, Wyoming or New Mexico resorts.
CANCELLATION POLICY: 100% refund if you cancel for any reason at least 60 days in advance of check-in. If you cancel LESS than 60-DAYS in advance of check-in AND WE ARE ABLE to RE-RENT your dates, you will receive a prorated refund. There is no refund If we are unable to re-rent your dates.

Overall a very well located and cozy condo. A bit quirky in that the MBR sink is in the bedroom and the bathroom has a pretty small shower. The kitchen is nice and the family room is very comfortable. There is also a nice big screen tv.

This location is great. Close enough for a short drive to everything in Park City if you have a car, if you’re relying on the bus you’ll be pleasantly rewarded with the bus stop so close you can see if from the living room!! Having a garage was nice so we didn’t have to unbury the car the few mornings we had snow fall. We had one couple and 3 singles and everyone felt like they had enough room. Lots of stairs for the bunk room after a long day of skiing but it’s all good. The hot tub was great for soaking sore muscles after skiing too. Beds and furniture were comfy. Plenty of kitchen items and utensils to use. We cooked most meals in, even used the crockpot a couple times. Would definitely stay here again.

While there were plenty of beds, 9 people would be crowded in the rest of the space. Kitchen area was very small for cooking. We also found the need to clean some of the dishes before using them.
But location was very convenient for the shuttle to the ski resorts and we appreciated that.

Roz was very communicative and jumped in to help us out when our flight got canceled and half our group arrived 4 days late. Probably the best stocked house we have ever stayed in. The garage wa a helpful since they got dumped our last day. The hot tub was huge even though we only had 3 people in at a time. Location was close enough and easy to get to canyons. We had a wonderful stay in this delightful condo! The kitchen is fully appointed with everything you would need for cooking (including a nice grill on deck), although we did very little of that. Bathrooms were clean and comfortable, as were the bedrooms. The whole condo is decorated in a very cozy and charming ski/fishing lodge motif, with plenty of seating and pillows and blankets to keep comfy with. It is extremely convenient to Park City's great shuttle system, the shuttle stop being just a few yards away. Certainly, one of the highlight was the fantastic hot tub on the front porch. The tub is a very nice quality one with very theraputic jets which were a godsend after a hard days skiing! The owner has a professional service attending to the hottub to ensure it is clean and working perfectly, which we really apreciated (having had other bad experiences in past with other rentals where the tub was either non-functioning or gross). Lastly, the owners were great to deal with. When our flight was canceled due to a big weather event, Roz provided the flexibility to stay in the condo an extra day, so we could avoid needing to find a Salt Lake City hotel. Thank you for an unforgettable Park City vacation!!!

This condo was perfect for my wife, brother and parents. Easy 3-4 minute walk to the bus stop to get to Main Street or the mountain for skiing. Hot tub on the deck was awesome and the condo was very cozy and clean.

Good Landing Spot for Ski Vacation
This property was accurately advertised. Kept clean and good space for a group to gather after skiing in Park City. Kitchen had plenty of pots and pans to cook with and the hot tub towels were a nice touch. I would have appreciated fewer knick-knacks on counter tops and more floor space in the rooms since the condo has a closed floor plan. Would make it easier to move around luggage and gear. The host double-booked the condo for 1 of our days, but was responsive and proactive in finding us alternative accommodations. Due to cold temperatures during our stay, one of the bathrooms was out-of-commission due to frozen pipes. I would have appreciated the host more actively getting that fixed for our group since we needed the additional bathroom.

Comfy
This is a comfortable house for two families. The beds were very comfortable and the kitchen well stocked. There was an abundance of towels. The sofa is a little worn out, the showers a little bit odd, and the fireplace a little bit scary, but all in all a great place for our holiday getaway.

Great location but condo is overwhelmingly decorated.
Giving my honest review based on the experience. The location is great. I never received email with login information tried the property manager and did not get an answer. Called the owner who forgot to send the email with all the information and forgot it was being rented which was unsettling. The Condo is filled with stuff (walls covered in art), big furniture, books, etc...so it was a bit uncomfortable. It was not dirty but almost felt like it because it was so crowded.

An accurate review, finally
This complex is old and outdated, and looks and feels like it. It is not attractive at all. There is detached garage parking, or closer available lot parking. The cars/lot are the direct view from the hot tub, which we did not use as we did not trust it was clean. The unit itself is crowded - every wall space, room, etc - and not with nice things, just stuff. If you like clutter, you’ve found your spot. There is a bathroom that opens into the kitchen space - seriously, you could walk from a shower to the dinner table in three steps. It’s a bizarre layout. The master bedroom does not have a sink or counter top in the bath - the small sink with no counter space is inside the bedroom, off the foot of the bed. We (couple) gave that room to our single friend, so I could at least lay out my toiletries. I mistook the tv in our guest bedroom for an old computer monitor - that is its tiny size. That room was made worse by the fact I turned back the sheets our first night, to see several long blond hairs on the sheet (we are brunettes), so I had to find other sheets. The owner never responded to my email about my that issue. In the upstairs loft there is a small room totally filled by two sets of bunk beds. I suppose if you have children they could use the shower in the kitchen? By the time we left some snow had melted, and and our final vision of this place was an old pizza box, beer cans, and cigarette butts on the front deck next to the hot tub. That summed it all up!

Great place, great value!
We stayed the week of spring break with 8 adults and one baby. It was a fantastic location (1 minute walk to the city bus stop), and the condo had plenty of space for all of us.
We arrived to find a pleasant surprise of a fully stocked kitchen for many of the essentials that you would typically use for a week vacation (spices, sugar, flour, etc...), and pretty much any appliance you could imagine. We cooked at home for every breakfast, and about half the dinners, so this was a great benefit.
Parking was always plentiful and easy. We had a big Transit van so I was a little worried about the parking, but we had no issues. The facility and development are both clean and in excellent condition overall.
We enjoyed the hot tub with up to 6 people at one time using it. Temperature holds well even when a large number of people are using the tub. I will also note that with 8 people we did not really have an issue with the domestic hot water for showers, etc...
The top floor is a bunk room with twin over twin, and twin over double bunk beds. The middle level has one master bedroom with an ensuite bath (shower), and another private bedroom. There is a hall bath with a tub, and a laundry stack in a closet. Downstairs there is the living room, eat in kitchen, and another full bath (shower).
There is a garage with a storage closet, but we did not need to use it because we skied Deer Valley and just left our equipment there at the ski valet at the base of the mountain.
Overall, we had a great time. We traveled as a group to do family activities, and go to the Walmart at Kimball Junction (I think we made 5 or 6 trips there), and then the adult kids would take the city bus after dinner to go out and explore the town.

Had a great stay while skiing for a week in Park City. The free shuttle right around the corner was awesome. The house had everything we needed to dine in, very stocked. The jacuzzi was incredible for evenings after hitting the slopes. The location was great and we were very pleased with the communication with Roz! You rock. The fireplace upstairs smelled like gas so you may want to look into that. Also we couldn't' get the TV channels to change. But overall our stay was very enjoyable. The location was great. Quiet. Would rent again.

Great place perfect for Utah skiing/vacation
I stayed here feb 2019 and skied 5 days at local mtns and in the Ogden area. Hot tub was great, having an indoor parking spot and outdoor spot was very convenient. We used the shuttle to go local just around the corner. Place was modern, big and clean. Best place we have used from VRBO

Didn't feel like we even had to leave the property
We loved our stay at Roz's Townhome. We are a group that loves to go out and explore the town, but after long days of skiing, we didn't even feel like leaving. The house was unbelievably comfortable and clean. Would return for sure.

Disappointing
..
My husband & I have been vacationing in Park City for several years now, specifically at the Racquet club. We have never had a bad experience until this year.
Our disappointment started upon on our arrival on July 5th. The entry way to the unit (deck with hot tub pictured) was filthy with trash, cigarette butts and yard waste. There were two green plastic chairs that were sun rotted instead of the beautiful inviting picture of patio furniture.
When we entered the unit there was food crumbs on the kitchen floor. As we took our belongings upstairs I started noticing all the dust & what appeared to be dog hair all along the baseboards. The Master bedroom comforter had crusty stains on it. These were not stains that had been washed but stains that had clearly not been washed.
At that point we were completely uncomfortable with unpacking. I emailed Roz before unpacking because at that point I wanted to leave and go to a hotel. I expressed my concerns along with pictures and asked her for a complete refund.
Roz did respond quickly stating that we were her first ever complaint and she was very concerned. She was going to copy the email to her property manager so it could be addressed immediately. She clarified that the patio furniture is not in her description but rather an extra they can make available. If I saw pictures of the deck in the condition it was in, we most certainly would not have booked her unit. We 100% enjoy being outdoors while in Park City & the condition of the deck would have been a deal breaker. Roz can get contractual & legal with her response about it not being worded in the description but her pictures are fraudulent , this is not a staged property for sale it's a vacation rental.
On July 6th late in the evening I emailed Roz again to let her know that no one had contacted us & the cleaners had not been by. We made the decision to stay based upon her response that she would take care of things immediately, she did not respond to that email.
We did not hear from the property manager until July 8th & she could not have the cleaners there until Monday July 9th. At that point we had to decline the cleaner coming in because we had family coming for that day & did not want to be disturbed.
I have plenty of pictures to back my review and I sent her a few of them. It is unacceptable to me to simply state that she has never had a complaint before and discredited the actual pictures that I sent her. Save your money

This Racquet Club unit was ideally located for our family with young children. The access to the free shuttle to Main Street and all resorts gave family members choices of activities! The extras like the Pack and Play and Board games made for one fun family vacation! We enjoyed the theme-oriented decor, and of course, the Park City views and weather!
