Overview: Enjoy a rare opportunity to stay in one of the most historic homes in Grayton Beach -- The Smith House. Originally built in 1925, our renovation provides the house with all the modern conveniences while maintaining its true southern “old Grayton” charm. Guests love the vaulted ceilings and exposed beams, wood floors, large screened porch, and the vintage Florida decor. Cozy, yet sophisticated, the Smith House is perfect for a few friends or a small family.
**During the Spring Break and Summer seasons, we require a 7-night minimum stay (Sat - Sat time frame). Otherwise, there is a 3-night minimum. Exceptions are allowed on a case-by-case basis.**
**The maximum number of guests is limited to four (4) persons, including infants and toddlers.
Located in the heart of fun and funky Grayton Beach, and surrounded by lush landscaping that includes mature oaks, magnolias, and palms, the Smith House offers a private oasis for guests who want it all … an easy stroll to the world’s most beautiful beach as well as a peaceful retreat at which to begin and end each day.
The Living Space: The Living Room boasts 2 full-sized comfy couches and a 50-inch Smart TV. The kitchen is fully outfitted with everything you would need to cook a gourmet meal.
The Bedrooms: The master bedroom has a queen bed and a 42-inch Smart TV, and the smaller bedroom has 2 extra-long twin beds to accommodate both children and adults, as well as a 40-inch Smart TV. The house has reliable wireless internet service.
The bathroom provides a vanity with 2 sinks and a tub/shower, and an additional period pedestal sink is located in the hallway outside the bathroom. But the “guest favorite” is the fully enclosed outdoor shower that is adjacent to the porch. Spacious and private and outfitted with hot and cold water, visitors can experience the luxury of showering in nature under a canopy of oaks and magnolias.
And the porch ... It’s the best part of the house, for sure! Extending the length of the main house and wrapping around to the outdoor shower, the porch includes 2 comfortable sitting areas, a rustic cypress dining table, and a comfortable day bed for reading and relaxing. Just off the porch is a large private brick-paved patio with a picnic table, chairs, and Weber charcoal grill. Dimmable overhead patio lights create a unique and beautiful outdoor dining experience!
Extra Amenities: The outdoor shed houses 2 complimentary beach bikes as well as a large wagon loaded with all the beach gear you will need: 4 chairs, a large umbrella, cooler, and beach rafts and toys. After spending the day on the beach, guests often use the bikes to explore the adjoining beach towns in the late afternoon. In the evening, you have an easy walk to the world-famous Red Bar restaurant as well as several other outstanding dining opportunities.

My family and I had the pleasure of staying at Kelly's beautiful home for four nights, and it exceeded all our expectations. The accommodations were perfect for us, especially our 2-year-old, who loved running around the spacious front porch, dancing to the music on the radio. The outdoor shower was a delightful bonus that we thoroughly enjoyed. We can't wait to return!

My family was extremely happy with the accomodations. Kelly has done an outstanding job with decorating the home and it feels so cozy. Additionally, everything you could possibly want in a kitchen was included and the rooms, bath and living area were great as well.
Staying in early August I was a little concerned about the AC keeping us cool at night but was pleasantly surprised that it worked great our entire stay.
All in all, my family had an excellent stay and look forward to returning in the future.

The house was just as described, it had everything we needed to feel right at home. The outdoor shower was perfect after a day at the beach and sitting on the porch in the evenings was very peaceful. Great recommendations by Kelly, Morrison Springs a must! We almost didn’t make the drive but glad we did!

Every single aspect of our stay at Smith House was excellent. The home is a wonderful old style beach cottage with updated conveniences and comfortable furnishings. Everything you need is there, except your swimsuit and phone + charger. The owners couldn't be more thoughtful in preparing the house or more helpful in communicating about what to expect.The adjectives I think of for Smith House are: Gracious, comfortable, perfect for summer or winter relaxing away from the maddening crowd. The beach/ocean also cooperated for our stay offering days of fun in the sun and serf. Lots of good eating and fun within walking distance. I can't think of a thing I would change.

This is our 5th vacation to 30A but first time at Grayton Beach. Smith House is the best, and we can’t wait to go back.
Communication with the owner was the best we have ever experienced in our many years of renting on VRBO across the country.
The beach wagon was perfect and enabled us to walk to the beach and then travel down the beach with the 4 chairs, a shelter, our cooler, and some toys to find a quiet area to set up. (This takes some serious effort on the white powdery sand, but it’s well worth it if you enjoy having the beach to yourself.)
The two bikes were in good shape, and we explored the bike trails from Seaside to Blue Mountain. And, having a shed to store all the toys was very nice.
The outdoor shower was perfect after a day at the beach.
We enjoyed breakfast and dinner on the large screened porch with good fans to keep us cool.
We enjoyed lunch on the patio picnic table.
The kitchen had everything we needed to cook meals.
The house itself was very comfortable with nice furniture and decorations. The lighting was plentiful inside and outside when we needed it but relaxing in the evenings. I was very impressed with how clean it was when we arrived.
Expectations: DeFuniak St. and the gravel road behind Smith House can get a little noisy with happy people walking home from the beach area until around 11:00 PM or so. After that, it’s very quiet. If you like to be in bed early, a white noise machine solves the problem.

Can’t say enough good things! They thought of everything & love a stocked home! They had ice waiting, trash bags and paper towels - and everything was spotless! The communication was top knotch- Kelly thought of all my questions before I could ask them! 10/10!

We just returned from a wonderful stay at the Smith House. We thought the listing looked great in pictures, but our expectations were exceeded when we stepped inside. The house is full of historic charm and elicits calm and relaxation. Kelly has outfitted the home with so many charming pieces of art and has embraced the old Florida beach cabin look. The sofas are clean and comfortable, the mattresses are extremely comfortable, and the towels are new and plush. We enjoyed the proximity to the beach and all of the shopping and restaurants in Grayton Beach. We used our car very little. The wrap-around screened-in porch was a lovely spot for puzzles on a rainy day, morning coffee, and evening reading with a glass of wine. The home has one bathroom with double sinks, but with the additional sink in the bedroom hallway and the outdoor shower, the home basically felt like a two-bathroom place. We have stayed in many rentals but have never stayed in a place quite as charming as Smith House. We will, without a doubt, return!

We rented this location for my Mother and Daughter for a close location to our wedding venue. The location was perfect as it was close to our venue as well as easy access to beautiful Grayton beach. The home was very comfortable and filled with small touches that made all the difference. Our family had a wonderful stay and we can’t wait to come back to enjoy the location ourselves! Also, Kelly was an amazing host. She stayed in constant communication with us and provided an overall document of the area, where to eat and places to visit. We loved it!!

From the moment we booked, the communication with the owners was outstanding! Upon our arrival, we realized how sweet and special the Smithhouse is. There is so much history and charm, nestled behind the palms that add a bit of character away from the rest of the high-rise condos Along 30A.
It is perfectly located close to restaurants and shopping and just a short walk to the beach. The house was well, equipped, clean, extremely cute, and everything that we could have needed was there. There was no issues whatsoever and it honestly felt like home! I could see us booking this again very soon!

This place is clean, tidy, equipped and full of nostalgic charm. It’s located half way between the beach & the shops/restaurants on 30A. Kelly the owner is by far the best VRBO host I have worked with. From the moment of booking thru post vacation, Kelly was welcoming and provided an incredible amount of information about the house, restaurants and things to do in the area. Her communication was outstanding. We were treated as guests and not merely a business transaction. Attention to details was apparent in everything about this experience. We were welcomed with a bottle of wine and fresh flowers. We appreciated having spices, coffee filters, sweetener, plenty of toilet paper, hand soap, wall mounted magnifying mirror in the bathroom, numerous hooks for clothes & towels, fans in bedrooms, multi-outlet power-strips and baskets next to the beds for phone/electronics. The porch with its fun party lights has plenty of seating: Adirondack chairs, a full dining table and a comfy day bed. The clean & tidy shed provided us two good working bikes, along with all our beach gear needs and a wagon to haul it all there. A convenient hose is located in the front courtyard patio as well as an enclosed outdoor shower great for keeping the sand outside and not in the cottage. All these little things make it easier to enjoy yourself while on vacation especially if you fly to your destination. We are “Graytful” for our time spent at Smith House.

This property is truly a gem! We loved the unique charm and history of this special old school beach cabin. The front porch was the perfect place to relax after a day spent on the bike or on the beach. The house was exceptionally clean and well stocked. Kelly was easy to communicate with from start to finish. We are already planning our return to the Smith House- hopefully next fall!

We stayed at The Smith House for three nights and enjoyed every aspect of our time there. It was clean and charming. While it is a small house, it doesn’t feel cramped at all thanks to the open floor plan. It was perfect for our family. We biked to Seaside and Santa Rosa, walked to the Red Bar, shopped and ate close to the home. We will definitely stay here for future trips to the Grayton Beach area!

From the moment we set eyes on this home we knew it was special. Set back from the road it seemed different than most other houses we have stayed in. The front porch provides a serene place to read, nap or play cards/games on the large table. Walking in the front door, the pleasant smell, fresh flowers and wine set the stage for a perfect family vacation. The kitchen is well stocked with anything a cook would need. The living room feels rustic and so comfortable it will be impossible for you not to doze off on the couches. The two bedrooms were perfect for four and the bathroom was beautiful as well. We can’t wait to return to this home. Kelly was wonderful, available to answer all questions in a timely manner. Thank you for everything. Another great stay in Grayton!!

The Smith House was a wonderful home base for our family's week in Grayton Beach! Clean, cozy, close to beach access and easy walking distance to everything else charming Grayton has to offer. On the main drag, but manages to feel secluded. Our two young kiddos loved hanging at the house, and we all very much appreciated the provided bikes and beach wagon. Kelly was a thoughtful and communicative host throughout. Overall, a really excellent rental experience.

I’ve rented many beach homes over the past 15 years but this is by far my favorite! Location, homey, quaint, well stocked (everything you could possibly need and more) enclosed wrap around porch and beautiful historical setting. This was our first annual birthday trip and no more gifts. Making memories with my daughter and granddaughters trip. The girls loved the outdoor shower! The resources that Kelly provided to me helped us plan our daily activities. Every recommendation was spot on. Her communication exceeded my expectations from the day I booked our trip until we departed. She was always available to answer my questions and even contact us when we arrived. This beautiful gem of a home is tucked away among palmettos and oaks and feels like such a special spot with its combination of vintage authenticity (built in 1925!), charm, history, comfort, ease, and thoughtful details. My 13 year old daughter and I had a heavenly time at the Smith House! Kelly was so helpful before we came and included so much info before hand and when we arrived about restaurants and everything you would need to know. We loved being able to bike or walk down to the beach and WHAT AN AMAZING BEACH!!! i am already thinking about my visit back to those turquoise waters! Even on the days it was cold the smith House was a sweet home to lay on couches and watch movies. So much character to the home. The only issue we had at all was with the construction going on next door every day so we weren't able to enjoy the outdoor areas as much as we wanted to but doesn't look like that construction will be going on forever. Thank you Kelly! Cannot wait to come back to Grayton Beach and the Smith House!

Smith house was the perfect for our little family of two adults and our almost 2 year old. The house was well stocked with necessities and perfectly set up with thoughtful touches like well placed usb chargers next to the bed. Every need was anticipated. Our toddlers favorite part was riding in the wagon to the beach every day and using the sand play tools provided. After a day spent at the beach, the house is the perfect cozy cottage oasis to re-charge. In the evenings we liked to snuggle up on the comfy couches for a movie or read on the porch that feels very private because of all the surrounding lush greenery. We hope to be back!

Smith House is a true gem. Clearly is loved by the owners, and the owners love their guests as much or more. We felt at home from the moment we walked up to the front door. We all love to cook, and the kitchen was better stocked than any house in which we have ever stayed on 30A. Been coming down for over 20 years, and this is our new favorite.

Where to start? This house is SO charming, and was a great home base for us for our week at Grayton. It’s very comfortable and fully stocked…and we loved the decor! It’s a great location - easy walk to the beach. Kelly was super helpful and responsive. The highlight is the porch - a lovely place to hang out! Highly, highly recommend!!

Our family has loved going to Grayton beach for years and we have rented lots of cute houses in the area, but this might be our all time favorite!! It is one of the oldest (if not THE oldest) houses in the area. It was built in 1925 with wood salvaged from an old ship. Reading about the history was fascinating. The house has been updated in all the best ways: it’s well decorated, comfortable, has a fabulous porch, beautiful shady yard full of palms, and had everything you need for a fun stay at the beach. We plan to return again and again!!!!

We have wanted to stay at the Smith House for a while and it did not disappoint! Kelly was an excellent host. The house was clean and well stocked (not to mention it’s charm) and it is in an excellent location with easy beach access. A perfect choice for a couple or small family.

We loved our stay!
We had the best time down at Grayton Beach. It rained a lot while we were there, but our 3 year old loved playing games on the porch watching/listening to it! House was super clean and very relaxing. I would recommend renting a bike with a child trailer to help get down to the beach if you have small kids. Kelly recommended Big Daddy’s Bikes and they were great. We will definitely be back!

The smith house is the perfect location in Grayton, easy to walk to restaurants and beach. We loved the outdoor shower and enjoyed coffee every morning on the porch. Kelly provides all the necessities which makes packing easy! Highly recommend.

Charming, Clean Beach Getaway
Perhaps the cleanest property we have ever stayed at - there was not a speck of sand anywhere which is really incredible. Walking distance to the beach, and even more fun to take the bikes. Everything you need is provided which helps you pack light and Kelly is really invested in making sure you have a great time and have everything you need. Best communication prior to trip I have ever received from a property owner. High recommend.
