Located on a family-owned waterfront estate, The Gate House, a cozy 2-story, 2-bedroom cottage, is only steps away from the tranquil waters of the Peconic bay. 'one of the last saltwater farms,' the estate is not only picturesque, but is also an exemplary model of a traditional working farm.
Lots of natural light makes the house wonderfully cheerful, and gentle breezes from the water keep the house naturally cool. The intimate slate patio and sprawling lawn make for a great place to entertain friends and family. Stroll along the estate's expansive private beach or have a picnic overlooking the water. The beautiful tree-filled grounds complete the pristine view of the bay and Shelter Island, making the estate an artist’s paradise for all seasons. With room to roam and nature to explore, the property is both kid- and pet-friendly. The Gate House is peaceful and secluded, yet within easy walking distance to downtown Greenport Village, offering the best of both worlds.

This was my second stay at the Gatehouse.
It was as good as the first time. I have already made reservations to stay again.

I am actually embarrassed for the owner of this property.
I found this property unkept (stains everywhere on everything ) and depressed: house is tired and overused. No bare minimum to doing anything to refurbish a house stuck in time. The fact that there is no dishwasher or washing machine and that the bathroom is downstairs from the bedrooms is the least of the problems in this house that I feel should be condemned. If it wasn't for the little beach I would have left.

We had a really wonderful stay at Pat’s property. It’s a beautiful and peaceful setting with plenty of space for our kids to run around and explore. The house is charming as well, and feels very much like a home, not that sterile vacation house feel. Love that you can get there by train and walking into town is easy as well. We will definitely be back!

This is a great place to stay in Greenport. It has a private beach and is quiet and friendly. It's a 2-minute drive to town and shops, but you will want to spend your time enjoying the beautiful waterfront views.

The property, The Gate House, was absolutely beautiful. We loved the abundance of green space, perfect for morning walks with my pup amidst lush gardens. Enjoying nature and fresh air was a great way to start the day. The house was spacious and well-maintained, providing a comfortable and relaxing atmosphere. It was also a short drive to various fabulous restaurants, making meal planning a breeze.

The Cherry Lane's Farm Gateway, was the perfect stay for a relaxing long weekend, we had an amazing time.

We had a perfect stay at the charming Gatehouse. The property is absolutely beautiful with a stunning view of the water from the house. Take a very short walk and sit in the sun at the private beach or under the shade trees near by. Having the double kayak available for our use was an added bonus. My family (husband, 2 year old, and 4 year) had the absolute best stay at the gate house on the Cherry Lane Farm property. We travel pretty often and I can genuinely share that this was our favorite vacation and rental property to date. The property itself is picturesque. You are RIGHT on a private, sandy beach and also have access to a marsh. Our family loved going back and forth from the beach to the marsh to try to catch crabs. The house was very charming and had everything we needed. The proximity to town was perfect--about a mile. We mostly biked or drove but you can easily walk. Pat, the owner, was so kind and helpful and made our stay seamless. This is truly a hidden gem! Highly recommend.

This was a beautiful piece of property it made you feel so relaxed. We were allowed to bring of two dogs which was great and I’m sure if they could talk they would say fabulous! Pat was very accommodating. A bike ride into town which was nice. We also brought our canoe and paddle board it was perfect.

The Gatehouse is the perfect stay for a nice and relaxing weekend on the North Fork! Conveniently located a short distance from the heart of Greenport Village, the Gatehouse is perfect for a day of bike riding around town or a nice long walk. If biking or walking isn’t your thing, you will find the Gatehouse to be just a very short drive away from a bunch of great wineries, restaurants and more! Overall, this spot is so peaceful with beautiful views of the bay and the quietness of the neighborhood that cannot be beat. Truly, a very special spot.

Fantastic Family Holiday
My husband and I and our daughters age 19/13 and dog Barney stayed here for 8 nights and we really did not want to leave. Pat is a lovely bloke- interesting, helpful and a fantastic host.
The house is comfortable and has everything you need for a relaxing stay. The property sits on a larger estate with other properties but despite there being a bachelorette party at the large house, we were not disturbed. Greenport is a short walk away- 15 mins and there are lots of shops/restaurants. We’d recommend the Fish market in Southold for best value fresh fish- still drooling about it now!
Outdoors on the property, we enjoyed the use of the beach chairs, hammock, outdoor furniture which is kind of rustic but that’s totally ok by us. We also used the rowing boat and life vests and enjoyed paddling the bay. There is a lot of wildlife close by- we saw a family of deer, wild turkeys, ospreys most mornings as well as crabs and red Robin fish. We are originally from the east coast UK but now live in Canada and miss the beach. This was the perfect holiday for us and I sincerely hope to return. Many thanks Pat.

Peaceful, beautiful, absolutely loved this place
Hubs and I plus our cute doggo Twinkle stayed here for almost 2 months in late winter. The house felt warm and inviting, our stay was very comfortable, and we had a fantastic time. The house was clean and had a well stocked kitchen, all the equipment one might need to cook just about anything. There were lots of towels and blankets. Bonus that there was also a washer/dryer in the house.
There are beautiful views from the house. We were able to go to the beach whenever we wanted to go for a walk. It’s a 10-15 min walk into town, where there are many choices for restaurants and other shops.
I highly recommend a stay at this property, I understand there is another medium sized house and a main house that is perfect for a large family gathering. If you are looking for a comfortable place to really relax and chill, this is a magnificent spot.
