The Carriage House at Linden Tree Farm is a spacious 1 bedroom Carriage House in downtown Newburyport. Linden Tree Carriage House, part of a circa-1840 mansion, is well-known for gingerbread moldings, lovely gardens, and a huge Linden Tree. Guests of Linden Tree will step back into a gentile time of elegance and opulence. The Carriage House showcases the historic home's antique architecture with antique beams and gleaming pumpkin pine floors.

Visitors to Linden Tree enjoy a completely private one bedroom apartment. The first floor hosts an open living space with kitchen, dining area, and spacious living room. Let the easy-to-use gas fireplace set a romantic mood. The petite kitchen provides all the essential accoutrements: large fridge, dishwasher, stove, french-door air fryer, and Keurig coffee maker.

Upstairs, the bedroom suite comprises a spacious room, private entryway, and private bath. The main room of the bedroom suite provides a queen bed, a seating area with chaise, chairs, accompanying tables, and 2 over-sized bureaus Linden Tree Suite offers a comfortable a work space with a desk and chair both in the bedroom suite and in the main living level.

Stepping out from the Carriage House at Linden Tree Farm, visitors stroll along High Street, Newburyport's mansion row. High St. is an architecture buff’s joy ride with Federalist, Victorian, and Empire style mansions leading to Newburyport's vibrant downtown. Newburyport has been awarded a best place to live, and many "Best of North Shore" (BONS) awards for its excellent and varied restaurants, pubs, museums, and boutiques.

For a respite from the vibrant city life, one can take the paved rail trail that leads directly to the scenic River Walk Park in downtown or out to the Scenic Essex Byway. Small carriage house with a lovely garden outside. It takes 20 - 25 minutes to walk into the downtown area. Great town to visit!

Checking in was difficult. Our flight was delayed and we checked in at dark. Was hard to find with no signage or instructions. Pre check In email was short and unclear. When we got in the apartment wasn’t cooled and the temperature in the bedroom was 88. Front window was missing window shade so you could see in. Washer dryer was broken. Good location and a charming property. Just wish the instruction were more clear and the apartment wasn’t so hot

This was a great place for me to escape to. Very clean, well equipped kitchen, comfortable furniture. You can walk to the central town area in about 15 minutes where there are many shops and restaurants, nice waterfront. Drive to the beach in under 20 minutes. The 1 bathroom is upstairs off the bedroom. Note that it is a very narrow steep set of stairs. The only weakness was that there was no information as to where things were (had to search for pots & pans), where to park or how to operate the television. Apparently the Guest Information book was being updated. Good communication with rental agency when I had questions or needed clarification. I would go back again! D

all good, as advertised. Ours was a short stay, only 2 nights. Upon arrival we saw that the washing machine was not working. There was a note on it saying "do not use" and that it needed to be repaired. Not a big deal given our short stay, but if it were a longer stay that would have been rather inconvenient.

Based on the reviews and pictures I was hopeful this would be a bit upscale. It was in fact, the opposite. The kitchen is tiny with an old electric stove with no counter space. The furniture was a hodgepodge of a Goodwill store visit with the TV in a wall , unable to pull out or be able to ever turn on. The sofa was just beat. No mention of the steep flight of steps to the bedroom, bed was a spring mattress that desperately needs replacing. Bathroom OK but shower curtain filthy at the bottom, an instant turn off for me. Overall, place needs a major facelift and remodel with accessibility to plugs.
