Kitchen was well equipped

Staff attitude, no milk as promised on welcome pack when asked he said no longer did as people throw it against the walls, and didn't offer to supply any despite 30 m8n trip to get any.
Only superficially clean , cobwebs, dead flies and food bits under mattress cover.
Mattress very worn on one side.
Bathroom appeared to be a cupboard, poorly built and scruffy.

The site is absolutely beautiful, with a river running through it and enormous trees all around.
The directions were good, but it is still difficult to get to and from the highway. Even though the living/sleeping area was big and the kitchen of a good size, too, the bathroom was like a tiny afterthought. Still, it was serviceable and clean.

The location was absolutely stunning & the host was extremely accommodating. The studio was very clean, warm, welcoming & comfortable. It had everything we needed to make our stay very comfortable.
I am struggling to find anything but if pushed I would say the bathroom but due to the nature of the conversion you couldnt have made it any bigger anyway.

It's right next to the bar so it can be noisy in the evenings, some fixtures & fittings need attention & the decor could do with freshening up, it has potential to look a lot better with a bit of TLC.

The Kitchen and bathroom was well equipped and clean.
The only little thing was the room need a little more cleaning behind the draws and some high level cleaning due to cobwebs. Overall it's a nice property and have everything you need.

The bedroom was lovely and the kitchen was OK but the bathroom was disappointing ... industrial strength loo roll is ok for the campground but not for hye more expensive cottage.
It was only after I had booked and paid did we find out it was also a campground ... OK until we arrived after a long drive and a 10 day work trip to find screaming children, toys and bikes everywhere and a bar with loud music literally at the foot if the stairwell to our room. Tents and parked cars as well.
It was hot so we had to have the door and windows open ... so we could hear all the noise until we'll after 10 pm.
We were just finishing a cup of tea about 11 am when someone came up the stairs to clean our room when the welcome book said checkout was at 12 pm ... so we left earlier than expected.
We might return in the off season when there is no camping but I doubt it.

No breakfast the kitchen was dirty and smelt musty. Didn't like anything about the accommodation and have no idea how it achieved any previous star ratings?
The access to the property was illegal (stairs too steep and non-compliant), the property did not have adequate fire safety and was totally illegal, the toilet/shower room opened directly off the kitchen which is illegal, the shower curtain was mouldy, I used one glass out of the kitchen for water, it was dirty. There is no way the conversion had passed building regulations therefore it certainly didn't have planning permission

Beautiful location next to the river Poulter (a shallow river so safe..ish), very picturesque. There is a camping area around the river on the property, I can imagine it gets very noisy when busy, so consider if your wanting a quiet peaceful break.
The bed... OH hell thats uncomfortable. You feel the wooden frame through the mattress, its definitely in need of replacing, the cutlery in the draw was dirty (I had read this on another review), so we washed everything before using it.
The bathroom bin still had the previous occupants used sanitary towels in it! Not in a bag either just in the bin.

the location was perfect and the grounds where nice with river and rope swings for kids
no sheets for children’s bed and when we asked there was no reply, place was in need of a Hoover and wipe down and the broken window wasn’t fixed from previous occupancy.

Loved the location it had beautiful surroundings, at a first glance the chalet was lovely until the night time.
Mouse nesting inside the bed frame made alot of noise in the night, found mouse droppings and mess under bed.
Cleaner left spare key inside chalet instead of returning keys to reception so after being locked out we were made to pay for damages to get back in.

Please be warned this is not as advertised the whole place is run down and cluttered with kids toys part errected marquees beer bottles and no parking. The apparnent has paper thin walls which we were kept awake till 3am each night due to the tenant downstairs being on chat rooms all night !
The apparment had black mould growing up the walls and a mouse infested sofa with droppings and cobwebs ( photos taken ) we found chocolate wrappers stuffed behind the bed.The smoke alarm had been disconnected and left on a shelf!
The whole place was run down and filthy.We did not see anyone the whole stay.

the woodland setting of the place is very nice. very close to A1 (no traffic noise though)
- roof leaking into kitchen and on to the electric oven on arrival - stains on ceiling indicate this is an old problem that owner has not fixed. the person who came with a mop, clothes and a bucket (to catch the leak which stopped all night) was apologetic and managed the situation well, but the owner was nowhere to be seen throughout when they should have been visible. I have had no contact from the owner subsequent to our stay to apologise for the leaking roof and really that shows a lack of care, lack of interest and lack of professionalism
- owner hard to get hold of (phone number given in guide book did not connect, 2nd phone number busy, got through on third)
- arriving in the dark, instructions for finding the property once in the grounds were meaningless (“stay to the left of the tree”; when the property is in a wooded parkland) and external motion sensor lights switched off - lukewarm arrival at best
- no real noise insulation from the person living in the property below. Not their fault but for future guests to be aware you will hear them talking. And presumably they can hear you too.
- general lack of thoughtful ness care: cupboard handle fell off, no tea only instant coffee, slat broken on sofa bed: needs the owner to check details more regularly.
for staying we stayed only one night and were there for only 24 hours, this is a surprisingly long list of issues isn’t it.

Location lovely with the stream running through the grounds, chickens roaming free around the grounds too. Nice fairy lights lit up at night
Chalet felt grubby in places, and lots of spider’s everywhere including in the bathroom. There are slug trails on the walls. Toilet/shower room very small this could have been made bigger with the space there. The welcome pack was very scruffy and grubby, which advised that I would receive tea and coffee in the care package but I did not get either of these. It also advised that during the summer months the cave bar was open 5-10pm but this was not open for drinks at all, seems they only make an effort with the cave bar when it’s a booked wedding. Very disappointed as the cave bar was part of the reason I booked this place. On the site I booked this it advised there is a coffee machine but this is not true it’s a very old fashioned coffee warmer at most. Decor very dated and some cupboards broken, needs some things replacing and decorating. On my last night I was woken up at 3 in the morning for about 2 hours people either outside or in the chalet below being loud. Also a loud noise coming from in a locked cupboard which I presume is to do with the water/ flushing. Overall I went home disappointed and more tired than before I went. The hosts were hard to get hold of although when I eventually got hold of them they were nice.

Lovely grounds,nice clear stream & small play area.Facilities & small things like coffee,tea,shower gel etc make a big difference in creating a welcoming environment.The free drinks sent up due to being slightly late check in due to late room cleaning was a very nice touch
Bar wasn't clear whether it was open or not.The accommodation could do with a bit of modernisation of the shower/bathroom & maybe new door but these are only slight grievances.

Saw noone on arrival.place was dirty,spiders in shower hadn't been cleaned,windows and kitchen filthy patio chairs couldn't sit on as too dirty probs never been cleaned stairs up dangerous and rickety.not fit for purpose..

Quirky little annexe, clean and had everything we needed. Great location. Great value for money.
We felt the website didn't state clearly enough that this accomodation is on a campsite.(unless I misread it)
This did not bother us in the slightest and we liked the fact that the Cave in the Bar is at the bottom of the steps to the Annexe.
However for anyone looking for solitary quiet accommodation this could be disappointing.

The comfortable bed and space. Beautiful grounds.
Found my arrival a bit off hand, I telephoned to say I was lost, when I arrived I couldn't find where to go. When the lady of the house eventually appeared she seemed surprised I was there and even more surprised I had 2 dogs with me!! A bit disconcerting. Virtually no contact with the hosts, none of the usual pleasantries I would expect from a property in this price range.

Perfect for what we needed - a brief stopover after a wedding. Tonnes of space in the bedroom for our travel cot. No outside noise. Hot shower.
Bed a bit soft but slept well. Tiny shower room. Looks a bit rough externally. Directions didn't mention having to turn down a 1 way slip road off the A1!

Bathroom/shower room tiny, loose taps, bed had 2 mattresses meaning it was far too soft. Previous guest cigarette butts left outside.

Not being informed there was a key safe before arrival took 30 minutes to speak to someone in the main house, the owner did not answer the phone even after leaving a message has yet to date to reply. . the heater fire did not work and we only had heating for one hour twice a day, the place was freezing cold and only one radiator was working. The bathroom and shower was very small
