RENTAL PROPERTY CONDITIONS AND DISCLOSURES: Guest understands that Property Owner and Agent shall not permit the
rental of the Property to Guest unless Guest understands, agrees to and adheres to the following conditions and disclosures:
‐ Smoking is not permitted on the Property, including but not limited to inside the home or on the premises. In Hawaii we live with our windows open and neighbors do not want to smell smoke.
‐ Pets are not permitted on the Property without prior written approval of Agent.
‐ If you booked a beachfront house condition change year‐round that affect the sand in front of the Property. We cannot guaranty
the condition because weather and ocean swells are unpredictable and do change the amount of sand located in front of the
Property. No refunds will be issue because of these changing conditions of the sand located at the front of the Property. Sometime conditions can make it unsafe to access beach from Property and you might have to use the closest public access.
‐ If any equipment, mechanical device or home feature becomes inoperable, Guest shall promptly inform Agent. The Property,
Owner, caretaker or Property manager will make every reasonable effort to correct any problems, but such condition shall not
change this Rental Agreement or the stated Nightly Rate. We try our best to make sure everything is in working order but
sometimes issue come up and service will need to be scheduled. Service and repair can take up to two weeks. Because we are
on an island parts and replacements can take up to six weeks.
‐Guest must immediately notify Agent of any damage to Property as a result of fire, flood, acts of nature, or mechanical failure.‐ Guest shall promptly inform Agent of any Property items included with the Property that becomes lost or broken, including but not
limited to audio/visual equipment, computer equipment, artwork, decorative items, and appliances.
‐ Guest shall follow the written instructions on the care and use of the home furnished upon check‐in, including the proper use of the
home’s facilities and equipment. Guest may be held liable for damages to equipment such as the air conditioning system or other repair expenses caused by failure to abide by the written instructions given to them upon arrival.‐ Guest recognizes and acknowledges that although reasonable efforts are made to portray the property accurately, specific furniture and interior items and landscaping may vary from photographs of the Property.
‐ Any complaint from the Guest concerning the weather, climate, neighborhood, location or other qualities of the Property
will not be grounds for a refund of all or any part of the payments by Guest.
‐ The Property is located in a residential area, and Guest is advised that excessive noise may disturb neighbors and may be grounds for
eviction. Guest agrees to respect quiet hours from 9 PM until 8 AM. Guest understands that social gatherings such as parties,
weddings, and receptions are strictly prohibited unless Agent gives specific prior written approval in each case. Unauthorized events
may result in partial or full forfeiture of the Security/Damage Deposit and possible eviction from the Property.
‐ Neighborhood construction or similar disturbance would have been disclosed to Guest if known to Agent when booking. Property Owner and/or Agent are not responsible for failing to disclose possible future neighborhood construction of which
Property Owner and/or Agent was not previously aware.
‐ Property Owner or designated agents, such as Property managers, caretakers, and repair persons may enter the Property at any time
during daylight hours to make repairs. Reasonable efforts will be made to provide prior notice to Guest of such visits. Guest is responsible for all keys, gate and garage openers and upon departure Guest is required to leave these items on the Property at
the location where they were presented to Guest. Guest will be charged a replacement fee for lost keys and/or gate or garage openers.
‐ Due to tropical climate and environment, pests such as insects and small lizards may be present on the Property. Reasonable
efforts are made to control pests, but nature’s presence is to be expected on occasion. The property is serviced monthly for pest
control company, but when doors are left open the pest will still come into the house. During certain months we have various insects
that are more prevalent. Examples being termite, ants and cockroaches. This is due the weather climate changes during these months.
Refunds will not be made because of pest.
‐ Property Owner and/or Agent reserves the right to promptly evict any persons who cause damage to the Property or items present on
Property, who violate state, local and/or federal law or who don’t abide by the conditions set forth in the list of rule for the property.

The Perfect Home-Base for a North Shore Vacation
We were in a bind when the home we had rented was sold about a month before our vacation and our reservation was cancelled. We frantically contacted dozens of properties trying to find a place. Myles responded quickly and invited us to stay at this property. We feel so grateful to him for helping us out and saving our vacation!
We had a great week at this home. It was the perfect size for our family of 5 with 3 bedrooms and 2 bathrooms. It was sooo nice to have A/C in all the bedrooms as well as the main living area.
The kitchen was spacious and had everything we needed to cook a few simple meals.
It was nice to have things like beach towels, a cooler, beach chairs, and a boogie board. We used all of them.
This home was such a great home-base for a North Shore vacation. Most days we would go out for part of the day and come back for a rest and a snack in the mid-afternoon and then head out again for dinner. It was a perfect location.
We didn’t spend much time on our beach since it was rocky and the water was rough. But it was a pretty spot and very private. We saw only a few people when we went down there. This home is not right on the beach but had beach access through the yard of another home on the same property. We thought we would wish we were right on the beach but it didn’t end up being a big deal at all.
The house didn’t have a hair dryer as listed in the rental listing but a quick text to the property manager and one arrived on our doorstep. It was nice to know that the property management was so attentive.
It would have been nice to have a little more seating in the living room. We couldn’t all relax together after a long day in the sun. This wasn’t the end of the world, just would have made our time at the house a little more comfortable.
The outlets in the bedrooms were behind the beds and so it was impossible to plug a phone in and have on the nightstand for a clock. It’s nice to know the time when you are off on your sleep schedule and are waking up in the middle of the night thinking it’s time to wake up. A small detail that could easily be fixed by providing alarm clocks on the nightstands.
We had a fabulous week and highly recommend this home. We loved being away from the hustle and bustle of the city but so close to so many beautiful places and fun activities. We would stay at the home again without hesitation! Thanks for helping our family make so many happy memories!!

Beautiful location!
Easy access to great beaches, snorkeling, local food trucks and grocery store. All the kitchen supplies you need. Washer and dryer was very handy to have. Plenty of hot water for showers and a hose outdoors for washing off after a day at the beach. We would definitely stay again. I would warn if you planning on making your stay a working vacation the internet doesn’t work well at all. Great cell service though. All in all a great stay!

Perfect location for the perfect vacation
We all loved our stay here and are already hoping to book for next year. Super clean. Beds were super comfortable. Everything you could possibly need was here. And the proximity to the beach which was almost always empty was fantastic. It is rocky so bring water shoes.

Beautiful Property
We absolutely loved our stay. The property is beautiful, and the house is beautiful. It was clean, especially for most places in Hawaii. The location was absolutely perfect for us. We will definitely be staying at this house from now on everytime we come to visit. But I do want to bring a few things to your attention before booking, at least things I wish I would have known. One of the bedrooms is VERY close to the road, therefor it is very loud starting about 5AM. You hear lots of cars driving by, and it will likely wake you up. There is no pack n play, so if you are traveling with children you will need to rent one or bring your own. This was very disappointing, especially since you can buy a cheap one for about $50. I would highly recommend the owner’s look into investing in one to keep on the property. Along the same lines, the property seemed to be lacking quite a bit of what seems to me essentials. The patio only had 1 chair to sit on, there were only 2 beach chairs at the house, and no beach umbrella. For as expensive as the house is, I would expect a little more amenities to be included. Fortunately there is another house on the property so a few days into the trip we walked over to the other house and borrowed a few more patio chairs & beach chairs. Again, we loved our stay and plan on staying in this house in the future, we just know to better be prepared with items we might need.
As for the beach access, it is wonderful and very convenient especially when traveling with young kids. Just a side note, the beach is pretty rocky right at the water, however you can walk down the beach a few minutes and it’s all sand and less rock.

If you’re looking for a quiet getaway this is the place. This is a beautiful property and the house is just steps away from a beach that offers some of the best sunsets in the world. We will definitely be back and hopefully for much longer next time.

We arrived late in the day, and was happy to find the house up and ready to go. Clean, all linens as expected. The beds were wonderful, we have issues at hotels where the beds are dipped in from previous stays - these mattresses were wonderful. We slept so well!! The house itself is laid out very well. We purchased bird food to feed the chickens every morning. The location to the beach and towns were wonderful. We would walk maybe 50 steps and be on the beach - after on the beach if you walk north you will notice a little pool area that the lava has naturally made - it's all sand and came up to my chest. I miss this house and the memories we made over the holidays there, our family was very comfortable. I also highly suggest the concierge service that was recommended - North Shore Concierge with Jenn Marr - it added that extra touch. We stayed for 2 weeks and I can't wait to return.

1st: Everything is perfectly depicted in the home's images. Except for the beach picture. The image makes it look so much further away. It is actually so much closer! The house was perfect for the six of us. A couple more could have fit, but we had boys and girls to keep apart. The house had some snorkel gear, a couple yoga mats and a boogie board. There was a washing machine, dryer along with an iron/board. The house was in a perfect location for our family. We tend to hang out on the North Shore and w/ Waimea only 5 minutes down the road, Haleiwa another 5, we were in a perfect spot. After 7 days, my wife and I looked at each other and said we want to stay. We ditched our 6 tickets and bought new ones and we worked it out to stay for another 3 days there! This house and trip solidified our summer plans of moving to North Shore next Summer for a few months to test out if we will live there. Awesome House, Awesome service! Mahalo!

Great location and nice house!
We stayed in the house back in August and it was awesome. It was nice to have a short short walk to pretty much your own little beach. The house was clean and spacious and has a deck perfect for enjoying coffee in the morning or a drink at night. It helped to have AC units in all bedrooms. They made for a good night’s sleep. I would definitely stay here again.

PERFECT "home away from home"!!
We stayed at this property for 6 nights and it was just perfect for my family. The property is beautiful and the beach is a few steps away. The house was clean and we had plenty of room for 2 adults and 2 teenagers. It was so nice to have the AC as well to cool off. Phenomenal location and perfect vacation house
We could not have been more thrilled with our stay at this perfect, recently renovated property. The house is beautifully updated with a large fully-equipped kitchen, new bathrooms, very comfortable bedrooms, a grill and a large deck which is perfect to eat breakfast on overlooking the ocean. Additionally, the owners go above and beyond to make your stay as easy as possible with lists of recommendations, beach chairs, towels--essentially anything you could need. And the location cannot be beat-- the beach is just a few short steps away and never crowded--feels like your own private beach--amazing for sunset cocktails on the provided Adirondack chairs. Finally- the house is just a short drive from great North Shore haunts- Haliewa, the food trucks next to Foodland, Ted's Bakery, hiking adventures and the numerous surf shops--all worth exploring during your trip.

Lovely base to explore the North Shore
We stayed here for a week with our family in Feb/March. The house is beautiful, modern and exactly as described. It is very well stocked and well setup for a family with small kids. We loved the fact you could walk across the lawn to a beautiful beach that we almost always had to ourselves. The location is great too - close to all of the food options and great beaches on the North Shore, but far enough away that you have privacy. Chaney and Myles were incredible hosts with lots of tips and great advice. Overall, a fantastic rental. Highly recommended!

Great Location, Walk to Beach
My husband and I stayed at this lovely, recently refurbished home for two blissful nights. The decor is well done, the beds comfortable (an important factor for us), and the kitchen is well equipped. It was lovely to walk into the house for the first time to see fresh tropical leaves in a vase on the dining room table. It's those touches that help make the house special.
Located near Turtle Bay Resort, we enjoyed dinner at Lei Lei's as well as walks on the beach, watching the huge waves just a few miles away at Sunset Beach and Banzai Pipeline (aka Ehukai Beach) as well as exploring the nearby town of Haleiwa.
This is a comfortable, attractively decorated house in a central North Shore location.

My family just stayed at this home and we could not have been happier with the accommodations. Quiet neighbors, view of sunsets every night, comfortable home, nicely furnished. We loved to pick up fresh fruit from the local fruit stands right down the street. If we come back to this island, we will definately stay here again.

Amazing Beach House
We had an amazing stay at this home. The house has just been remodeled and feels like you are staying in a brand new home. This property is located 200 feet from a beautiful beach that is perfect for strolling, watching the sunset and swimming. We had an great stay and would recommend this house to anyone visiting the island!
