Everything was very clean upon arrival! Plenty of things to do all at this one property. Fire pit for smores, fire pits for cooking, available kayaks and flat bottom boat for fishing, board games, outdoor toys the list goes on! Not to mention that the house was more than well stocked on all essential cooking appliances and utensils.10/10 perfect for our family of 4!

The home, although small, felt very spacious and is well laid out. It accommodated myself, my husband, and our 3 boys ranging in age from 5-19. I loved the wide open kitchen and bar area because I could still be connected with the family while making meals. The house had everything we needed in terms of cooking and service utensils, as well as a coffee maker that could do either a pot of coffee or single K-cups.
The yard is absolutely gorgeous with huge trees, lots of shade, and 2 hammocks. We used the charcoal grill down by the water to make dinner one night and that was nice. We did a river outing right from the property and went fishing with the boat and kayak provided. Caught a few fish, but the water was a little too stagnant in some places for my liking, to no fault of the homeowner. We made our way down to a Little rock beach and swam for a couple of hours and the kids loved that!
The homeowner was so helpful and accommodating and easy to talk to like an old friend. The location was a short drive from everything we wanted to do (exploring caves, water park, Jacob’s Well, Canyon Falls Swimming Hole, McKenna Children’s Museum, and shopping if that’s your thing).
We chose this location for peaceful relaxation and that’s just what we got. The back porch and hammock were wonderful for drinking coffee and reading books while the kids played nearby. I highly recommend this property if you’re looking for a peaceful getaway. I’d like to come back without kids next time!

Pictures do not do this property any justice. The interior of the home is beautiful and well laid out for the space. The yard is huge, and while the river was full of floating algae near the bank, it did not stop us from going in. We didn't have the chance to utilize the kayaks and boat included, however, Chuck informed us of where to find the oars and life jackets. Would stay again!

We truly enjoyed our stay and all that this listing has to offer. We played volleyball, Frisbee, WiffleBall, and we fished out of the kayaks and small boat. We also enjoyed the really cool swings on the property. The owner was great and a joy to meet. He is very, very good as far as communication and he genuinely cares about his guests. The house was well stocked with everything you might need. If I was forced to find a negative I would say that the restroom door squeaks when you open/close it. Overall I would give it a 10! We would love to come back for a stay in the future.

We enjoyed this place, with its huge garden and access to river. House is very well equipped. We appreciated the kayaks and all the toys. There is indeed a factory in front of the house but we did not find it bothering. My only comment is that the level of the river was very low, but we can’t do anything about this. There is also a grocery store 5 minutes from the house and they have a huge selection of meat. I recommend this property to families with kids.

We really enjoyed our stay in this sweet, little home! Owner was very friendly and helpful and super communicative! We had everything we needed, the river access and amenities were great, and we thoroughly enjoyed this little private getaway. Would definitely stay again and highly recommend for a small family stay!

Great peaceful place out in the country with Seguin and San Antonio nearby. Wonderful shaded backyard and covered patio. Lots of natural light and well equipped kitchen. Perfect landing spot for hubby and me after our daytrips in the hill country. There is a steel mill across the river but we didn't notice it much. It's mostly blocked by the trees and any noise was not that loud and not constant. Not that different from city/ neighborhood noise in a moderate-size town. Just something to consider if you're looking for stillness.

Nice country location to get away from hustle and bustle of city life but some things were hard to overlook.
Likes:
Communication with owner was good.
Check in was easy
Property was not impeccable but was clean enough.
Nice kitchen, supplies and oven was great.
Dislikes:
Very intrusive huge factory directly across the river from property with 24/7 noise. Background hum and periodic sirens and backup beeping of fork lifts and occasional saw made sitting outside less enjoyable. Had to run fan on hvac and kept windows shut dues to constant noise which continued unabated all night long 24/7.
Lighting inside very dim and poorly positioned in kitchen space and in shower and sink.
"Waterfront"was bit of a misnomer in advertisement as water levels on the Guadalupe extremely low and apparently have been for a long time according to next door neighbors. Working on the dam system and prolonged drought in TX apparently were the culprits. Did not take kayak out due to mud on waters edge and extreme low conditions would make very difficult to get down to water from above.
Little disappointed overall. Could be alot prettier with higher water levels but factory noise and it's location directly across river bank was very hard to overlook.
Sorry about negative review but I had to be honest.
Please also make sure everything is working properly as dishwasher was out for our stay which wasn't huge but still would have helped with dinner clean ups.

We were thrilled with this house! It had everything we could have needed, was an easy walk to the river, and we enjoyed the kayaks they had. The kitchen is fully stocked, even with a water cooler. My kids loved the bunkbeds! The only drawback at all was the loud factory across the river.

It was a great spot, clean and great location. Owner responded quickly to any questions we had. Will definitely stay here if we go back to that area!! Highly recommend.

Lovely property on the Guadalupe river. Huge, shaded backyard and the perfect back porch to sit out on. We really enjoyed our girls weekend!

Our stay was wonderful! The owner stayed in contact and always responded in a timely manner. Having the river in the backyard was relaxing and convenient. Perfect for a family with small kids. Location of the cabin was great, close to the outlet malls, caverns, good restaurants, and stores but also secluded enough from all the traffic.

This was a great waterfront location near Texas State and other locations. We had a great time.

The house is right on the banks of the Guadeloupe river and is a nice quaint little place for a family of 4-5. It's 15-20 minutes from schliterbahn, and 30 from San Antonio and 60 from Austin. Kind of the perfect central zone to do a homeschool sight seeing trip. My kids did some fishing and kayaking, and a good time was had by all.

Outdoor Paradise
This place is a little gem if you love the outdoors. You can not get a better backyard, paradise. We didn’t cook much, but if that is your thing...the kitchen is one of the most stocked kitchens I’ve ever stayed at in a rental property.

Just what we needed!
Our family of four so enjoyed our stay at Little Cypress Lodge. It was everything we needed. My kids practically lived in the rope swing, my husband fished and we both kayaked and had a blast. There’s a fire pit for s’mores, the kitchen is well stocked with gadgets/necessities, and the property and home is beautiful! The homeowners are easy to talk and work with. We will definitely be back.

Good property
Chuck was very attentive and helped mitigate some problems we had while staying at the property. The only issue I had was the No swimming sign under court order and the welding going on at the bulkhead. Chuck said he didn’t know about the welding and they swam their even though you’re really not suppose to. I’m a rule follower so, this was a bit of an issue for me. We only swam 2 days out the 9 we were there. I just didn’t feel comfortable with the current situation. If those 2 things weren’t going on I would have given 4 stars across the board on this property. There are a few things that would have made the stay less cumbersome. However, Chuck offered a 10% discount on our next stay to make up for these. He was accommodating when we didn’t check out until 1 PM due to my son having a stomach virus. Overall, I wouldn’t stay again due to the court order in place for no swimming. If that wasn’t there then, I would stay again. So, in a nutshell if the No Swimming isn’t a big deal then you’d probably enjoy your stay.

Perfect Covid Thanksgiving
Such a cool rental-fun exposed ceilings, great pops of color, beautiful stained concrete flooring and a super fun bunk bed/futon combo. The kitchen is HUGE with lots of fun bar stools! The shower had nice water pressure and the hot water worked well. The master bed was comfy, and had a gorgeous view to wake up to. We were able to cook and eat Thanksgiving lunch there with no problems-lots of pots/pans/kitchen appliances. (coffee maker, toaster, toaster oven, oven, stove, microwave, filtered water) We did bring our own dishes to make the casseroles and ham. Outside of that, our needs were covered. If it had been a regular get away weekend we would have just been fine with everything there. We fished off the dock, rode the kayaks, enjoyed the tire swing, jumped in leaf piles, played hide and go seek, and cooked s'mores by the fire pit every night. The kids (ages 4&6) loved the HUGE yard! Comfy, cozy, and just the right size for our family of 4. The owner was great about communication and the price is a steal for such a great place! We will be back for sure. (wanted to note that some others had complained about noises from across the river, but it didn't bother us a bit, in the house we couldn't hear anything, and at night we had our own speaker we always bring to listen to music) Thanks again Chuck!

Swimming, rope swings, kayaks, and BBQ on the River!
We do VRBO quite often just to get our country life fix every now and then. This house has one of the best backyards! The house is clean, cute, and very well stocked. I usually overpack when visiting vrbo homes just to be on the safe side, but this house had just about everything. The owner was so sweet and messaged us before and after our stay. The owner also gave us extra time at checkout since there was nobody else checking in after ...which was very helpful since the kids we’re doing some school work before hitting the road. The kids spent so much time on the rope swings, even my husband and I gave it a go. It really was just Awesome just sitting on the back porch watching the boats go by. We did s’mores with the kids one evening, and listened to music by the fire pit. Such a great little weekend getaway and hope to be back again soon. As we drive off my kids asked when we would be back, so it was a total hit with the kiddos too. Thank you for sharing your home with our family Chuck, we all had so much fun!

Charming Lake Rental
Wonderful home with wall to wall windows to view the lake. Enjoyed the canoe ride to nearby Son’s island. My sister swung in the hammock by the lake while my mom and I attempted to fish. The sound system on the porch was a welcomed treat to hide the constant noise of the acme brick plant across the river.

This was a perfect spot for a family of four weekend getaway. The yard is beautiful, swimming off the dock was awesome. Best rope swing we've ever been on! Having the kayaks was really nice and we made use of them several times throughout our stay.Couple of things to know if you rent this place -1.) There's a steel factory across the river from the property. Constant noise and alarms coming from the factory. 2.) Bring your own beach towels and/or outdoor blanket. The house has towels for showers, but nothing soft to sit on near the water.3.) Bring your own speaker to enjoy outdoor music. When sitting on the porch, the only way we could hear music outside is if it was blaring inside. We couldn't figure out how to balance it. Outdoor speaker would be good to have down by the water too.4. Bring your own cooler so that you can have cold drinks at the water and not have to walk back to the house so often.5. Also note that the boat is included in the listing, but isn't guarenteed. We were excited to use the boat, but as we neared the weekend, the owner contacted us to say that the boat needed service and wouldn't be available. He did direct us to another rental place, but having booked this location because the boat was on site - we didn't contact the rental company. We had a great time none-the-less and found we didn't need the boat anyway!

Took our two teenage sons for a quick get away and change of scenery. They loved the rope swings and the kayaks. Water was a nice, comfortable temperature. Loved the look of the interior of the cabin. Great kitchen, beautiful view to the river.
