• The use of roller skates, roller blades, in-line skates, and skateboards is strictly prohibited in the building walkways, sidewalks, parking ramps and garage.
• Keep balconies and walkways clear. No towels, clothing, umbrellas or other items are to be hung from railings or balconies.
• Barbecuing or grilling on balconies is allowed with an electric grill ONLY.
• Do not feed seagulls from the property.
• Park in assigned space for your unit. All vehicles must have parking permits displayed. Vehicles without a parking permit displayed are subject to towing at renters expense.
• Please be considerate of your neighbors and keep noise to a minimum during the hours of 11pm -8am. This is a private condominium or home and there are year round occupants that live in the building. While you are on vacation, they may not be.
• All trash is to be bagged and placed in garbage chute or proper containers.
• Cars must be pulled into the parking space as normal. No backing into parking spaces.

We had an excellent stay at this condo. Very clean and quiet. Great access to the beach and beautiful views! Would be happy to stay again.

Nice private location in gated community. Outdoor property was well kept. Great clean, secure patrolled beach with benches and trash containers which are emptied regularly. View from balcony was great with amazing sunsets over the gulf. Property manager was responsive and had someone out quickly to assess damage from previous occupants (3 broken chairs, jammed closet door), and fix tv issues. Cleaning between occupants should have been more thorough (food found under living room chair), glasses/dishes should have been checked for sharp chipped edges and cracks, tile floors were not clean so shoes had to be worn after showering or feet had to be washed again before bed. Sliding glass door to patio didn't close completely causing air conditioner to kick on every few minutes with a loud moaning noise. Other small issues could be addressed such as microwave turntable not rotating, balcony blinds that don't close fully and jam up easily when opening, and safety handrails should be installed in the bathtub/shower areas, or at the very least non-slip bathmats should be provided.

The balcony furniture should be replaced as the seats in 2 of the chairs are ripped. Otherwise a wonderful stay.

The unit has a fantastic view and lot of potential. The pool/grounds/ location are perfect. The corner unit has extra windows and lots of light.
The furniture/carpet/bathrooms need to be updated.
The unit also did not supply beach towels so bring your own.
The tv and internet worked well. Both my husband and I were on Zoom calls without any issues.
We loved the location and amenities that the complex provided.

The main sleeping room furniture looks a little non-modern but alll other things are amazing. We stayed since many years in different condos on the Gulfcoast but this one got now our Number ONE and we will be back soon!

The location of this condo was perfect for a beach vacation. The condo itself could use some updating (toilets and appliances mostly). Ice dispenser on the fridge didn’t work very well, but it made ice, so that was okay. Pool was nice, but kids weren’t allowed in the hot tub (sauna). There were two lizards in the condo when we arrived, screen on patio door was broken. Overall, we would stay here again, though.

Great Summer Vacation
The property was perfect. From the room to the beautiful property grounds, and beach. We were able to walk to beach, pool, and other activities close to the property. The room was perfect for me and my two older daughters. We had 2 bedrooms that accomodated us perfectly. The kitchen was perfect to prepare meals and the proximity to restaurants, grocery stores, and other shopping was perfect. Really liked the gated community and amenities included. Will definitely be back.

Awesome property. Awesome location. Awesome grounds, awesome beach, but this unit itself is dated. The furniture is in desperate need of updating. If the inside of the unit were kept up and updated a little I would rate this a 100%. We would stay in this complex again in a heartbeat.

Best Location! Best View, Pool and Beach Access!
11-401 is the perfect vacation spot. The views from the large balcony are incredible, along with dolphin sightings and beautiful nightly sunsets. The unit is very close to the beach and pool which makes going back and forth very easy. The pool is huge and people are very friendly. The beach is perfect and we spent a lot of time collecting shells and playing in the surf. The unit has everything you could need for vacationing and feels like a large luxury double suite. The owners are amazing people and Sandy Beach Rentals took care of every last detail. We can't wait to return!

Perfect family get away!
We loved it here! Beach was amazing along with the huge pool that is available! Guards were on top of it always patrolling. Had elevators and a luggage dolly which made it easy to bring all your stuff up and groceries. View well breathe taking! Master bedroom bed was very comfortable and so was the 2 twins in the second bedroom. This unit also had pool noodles, beach chairs, beach umbrella, and pool inflatable stuff. I will definitely be back.

Gorgeous View and Very Clean
We had a great time despite covid. With a private beach, we were able to enjoy all the amenities. The condo was very clean and the balcony view was beautiful. The kids loved the pool, shuffle board, and volleyball court. I liked the bay boardwalk behind us and the landscaping on the property was gorgeous. We went to John's Pass and did a private tour at Alligator Attraction which the kids enjoyed. Would definitely come back again!

Beautiful Condo, Secluded from the World, But close to Everything!
Excellent unit in a quiet neighborhood like setting. Clean, well maintained. Obviously owner wants the best for his "visitors" Sandy Beach is second to none. Kindness, service and communication are their hallmark and are exemplary to the other brokers I have used. Highly recommend the Lands End 11-401 and Sandy Beach Vacation Rentals.

Incredible Vacation Property
Friendly, helpful staff. Clean accommodations with lots of amenities. We loved the ocean view, easy beach access and great fishing. We were grateful for a refrigerator with an ice maker, lots of clean, soft towels and the roominess of the condo. We definitely plan to visit this VRBO again.

The unit is fantastic.
The unit is fantastic. Always very clean, and the grounds around the facility are immaculate. (You could eat off of the floor in the parking garage. Seriously - it's that clean!) We really enjoy our stays at Lands End 11- 401, as this was our third time using it. I hope to be in touch this week to book it for another week in March of 2020.

Towels/sheets much better than Capalbo. Parking pass process much better than Capalbo. The lockbox on door is a nice feature for arrival. Cleaning service was better than Capalbo but not perfect. Overall Sandy Beach service very good.
