Great location, large spaces but mediocre occomodation. Don’t have high expectations for a comfortable stay.

Fantastic location. Even though in a busy street was quiet. Very big, spacious Staff were very helpful when checking in and when we requested fans.

Only two of the four beds were useable for our family. I find it difficult to understand why after so many reviews about the beds they haven’t been upgraded. We had booked for a stay of 5 nights and were unable to use two of the beds. We were looking forward to spending time in the outside area however it is not suitable, due to no maintenance, weathered outdoor table and broken chairs, no outdoor lighting and access to the sitting area was through dirt, dust and weeds. Once again previous reviews about this seem to not have been addressed. Very old furniture inside including broken chairs and broken glass in cabinets. Shower and bath seem to leak which also was ignored from past reviews. We were staying during a very hot summer and the house was extremely hot. They staff brought us two small fans to help make us more comfortable.

Very good

Very nice, big house with garden. Excellent location. Lots of nice rooms.

There were some problem with bathrooms and showers. Floors tend to float with water and it was difficult to dry the floors and towels. The house was also rather cold.

Exceptional

Absolutely amazing villa. Huge space with a great backyard as well for dogs or kids. Location is absolutely convenient, right next to old town. Plenty of street parking and we look forward yo booking this same spot again the next time we are back down in albufeira.

the agency refused to meet me to discuss the many faults! -- completely unacceptable

the layout of the property was good, spacious --- unfortunately so many essential things were broken or unusable, etc. and the agency were slow to repair or simply didn't care.

waiting 45min for the keys unusable spa bath slow repair / unable to repair lack of property guide, small rubbish bin, absence of staples in the kitchen (we had to buy everything like salt, pepper, oil, dishwasher tabs, etc. etc.) missing bathroom lighting (there was a hole in the ceiling) broken bathroom floor tile missing towel racks for drying towels unusable window shutters (requiring repair / replacement) tiny kitchen rubbish bin / no information about rubbish bins or collections, recycling, etc. nearly unusable wifi (no repeaters for the 300m2 property

Location

The house was very cold. We were given one heater for 6 ppl. We were told that the fireplace would warm up the house. We had to get the wood and at the end, the only room that was warmed up was the living room. I think that we would have liked it more in the summer.

Exceptional

Very clean villa and staff very friendly and helpful. Located very close to bars, beach and restaurants.

Exposed wire/ lights in the showers. The beds were not suitable for some members of my family due to size and length.

Pleasant

Location is fabulous, very short walk/stroll to the wonderful beach and old town square with great bars/restaurants/entertainment.

Unfortunately more dated and in need of updating/modernising than traditional. No kettle, had to boil water in a pan for hot drinks. It is advertised as able to accommodate up to 10 but there was only 3 cups! Also the bed situation is quite inadequate for that many guests. Also worth mentioning is there is no safe for your valuables during your stay. Just a few simple, relatively basic, things really need addressing. Should probably invest in some better quality beds (zip&link style) to enable double and twin situations in the bedrooms to cater for different groups of guests.

Design of the villa. Location. Good value for money.

- No air conditioning - Old dishes. Pans and pots are in really bad condition, knifes are dull. And the management doesn’t want to do anything with that. - The garden could be better. It is not convenient in use. Small changes can improve the sutiation.

Fantastic Option For Big Groups

Really good location, so close to the beach and restaurants. Host was very helpful and very kind. Pleasantly surprised by the outside area, which was lovely - the BBQ outside was very nice to have. Shutters keep out the heat very well so air conditioning wasn't missed too much. Would be good for a small family, all the way up to a big group of 10 people. Couldn't have asked for much more at the price.

Small details, like provided bin bags and washing powder would have been nice, but not a big problem. For the price, can't really complain!
