Really liked the layout of the house. Plenty bedrooms. Liked the location of the house. Would definitely stay there again. Thank you!

This property could be very nice, however it is in need of maintenance very badly. The first thing you see when you walk in the door is broken blinds. The TV upstairs did not work. The remotes were all broken. the air conditioning was super cold in the main room and not blowing at all in the guest bedrooms. The cold air in the main room was so cold that people could not even sit in there and we had to put on pants and socks just to stand in the kitchen. The hall closet door was missing and many light bulbs were blown. There was plenty of room in this house, but the lack of maintenance was glaring.

We traveled from middle Tennessee to do some rzr riding in moab. We had a large group of 16 and we had plenty of room in this home. Nice and spacious. Plenty of room for parking.

This was a great stay for our needs. A large group of us had a spacious set up. Plenty of parking. Great option to enjoy the backyard and view for a bbq.

This house is great. We have stayed here before. The parking is amazing for a large group with multiple trucks and trailers.
One of the bedroom doors is not the correct size. The door is 2 inches smaller than the door frame becuase of this the door can not be closed and latched. There is water damage to the basement ceiling from a leak some time ago. The hot water is not consistant.
The house is very large and well cleaned. It is pretty well stocked with everything we needed.
There was supposed to be a garage door opener and extra key left for us on the counter. These were not provided.
Overall we are very happy with our stay and hope to be back again.

If your looking for a large enough home with a big group and are pulling trailers, this is a great home to choose for the space. Some things do need to be updated and fixed. However, our check in experience was terrible. The home was not ready or cleaned upon arrival and lines and towels were not washed either. There were items left from the previous party in the kitchen that were never removed or thrown away even after the cleaning person arrived. We drove over 27 hours and all we wanted to do was shower and rest. We were not able to do that upon arrival . We communicated with Tony and he was very responsive and the cleaning person arrived within 30 minutes . She cleaned with some help within 2 hour or less , but towels and some sheets were still not washed and we had to do that ourselves. I understand miscommunication happens and we are all human. Luckily we arrived a little earlier than the rest of our group and if they would have arrived at the same time we did , they would not be as understanding as I am . I expected to get at least half a days rate and the host fees ( cleaning & linen) in return. All we were going to get was partial for the cleaning fee according to Tony , and the cleaning fee itself was exceeded that plus the linen fee.I advocated for the rest of our group and got back only back partial of the cleaning and linen fee. If it were not for this mishap and arriving with little to no rest and the house not being a ready we would give a better rating .

Great property with all that we needed. Clean, and organized with great features! We broke one coffee caraf the day before we left by accident. However there was plenty of coffee making equipment.

Our group has stayed at this house twice, and we have some affection for it, which is why we returned for a second year. But we won't stay at the house again.
The home has deferred maintenance issues, cleanliness problems, and startlingly poor communication from the property manager. Torn-up blinds, lamps that don't work, water damage, glitchy electrical, filthy furniture, filthy kitchen, an unusable hot tub, and a bedroom that has an absolutely bizarre door situation. Think 36" opening with a 34" panel, so there is a doorknob and lock on the door, and a strike plate etc in the door frame, but there is a 2" or so gap between the two. They intentionally installed a door panel that is narrower than the doorframe! So weird.
I messaged the property manager about the condition of the hot tub upon our arrival for a 3-day stay. It took him more than 48 hours to respond. When he finally did he said, "The hot tub is ready to use." But nothing about the hot tub had actually changed. It was still filthy and smelled so bad that we couldn't even stand to lift the cover. It was really bizarre.
I strongly discourage renting this house. I have affection for it. But it is now a mess. And the property manager is wholly disengaged, which shows both in guest experience and the condition of the home.

Had a very nice stay at the house. Spent most days out and about riding our bicycles.

Tyson does a good job keeping the property updated and there was room for everybody to sleep. We have a company retreat every year at this property and will continue to come back. We haven't found anything better that marks are the boxes.

We truly enjoyed this house and the space that we had in it and the rooms. We had a large group with kids in age ranges of 1-15. Everyone was happy and content with somewhere to sit or be all the time without falling over each other. The appliances could use some attending to as only half of the flat top grill outside worked, the large microwave didn't work but there was small one to replace it, and the griddle on the stove didn't seem to heat up very well. We also couldn't get the tv to work downstairs in the living room to either connect to the dvd player or allow us to log in to any of our video accounts. The tvs in the bedrooms seemed to work just find though. There is one door downstairs to a bedroom that doesn't fit the door frame so it was a little difficult trying to get babies to sleep when the door wouldn't stay shut to block out the noise from the kids out in the hottub. All of those "issues" though were pretty minor in the fact that we didn't spend a huge amount of time at the house and when we were at the house the back patio was a very enjoyable place for all of us to be! Also we had read reviews about issues with the air conditioner and I can say we had no issues with the air conditioner what so ever while we were there.

The house was awesome, with tons of beds and space and fun things. We bought fans to help cool the house down as it was super hot when we were there.

We have a large group of family is into off-roading. It is very difficult to find a place big enough for us to stay at. With the multiple vehicles and trailers this place is amazing with their lot size. The multiple living rooms are great after you come back to hang out with the whole family and the outside fire place and patio make for great nights.

Was a great place to crash each night with our family! We had a great family reunion here. There was tons of supplies (extra towel, garbage sacks etc) which made it extra nice!

Amazing property with all the amenities you could want. Tasteful decor, and well laid out living room and kitchen for a great casual atmosphere. High end towels and linens and generous amounts of soaps, shampoos, etc. Outdoor patio and grilling area, and down stairs game room were great areas to relax and enjoy. We highly recommend this home and will come back in the future.

This is the fourth time our RZR group has stayed here. This is a perfect home for a group of friends. The addition of the outdoor kitchen and fire pit is fantastic. The only problem we encountered was a lack of drinking glasses in the home.

We were a large group of 4 families. Kitchen was well stocked. Good space for the kids to run around and play downstairs. Good location - just 10 min drive to restaurants of Moab. Enjoyed our stay - and recommend the place for a stay in Moab.

The property and house had plenty of room inside and out. The house has everything needed for cooking meals. The only downside was we were looking forward to using the hot tub but it was not clean. The own is currently installing an outdoors kitchen that will be amazing to use on a nice day. I would recommend this house to others. We had a blast in Moab!

This rental was all I hoped it would be. Actually, it was better, because the online picture showed a dining table for 6. We came for Thanksgiving, and I really wanted all 7 of us to fit around the dinner table. We were happy to find a very large dining table had replaced the smaller one in the picture. Our family especially loved the game area downstairs, with a pool table, table tennis, and there was even room to set up corn hole. That was a big hit! We had lots of fun and plenty to do at the house when we weren't out hiking. We have gathered at a VRBO for Thanksgiving for 5 years, and our 15-year-old granddaughter said: "Best house ever!!" I will want to stay there again if our family comes back to Moab.

Some of the faucets were lose and leaking. Some lights didn’t work. The garage was very dirty, we ran out of hot water/towels/toilet paper. The stay wasn’t bad, just needs a few things to make it better! Thanks

This house offers a lot to love for big groups. There were 11 of us, and it was easy to both spread out and gather together. The huge square-shaped dining table was a mega hit.
It's a good bit outside of Moab, so you miss in-town conveniences. The upside is that it offers space to unwind and stellar views of both Moab Rim and the LaSals.
One quirk is that the kitchen could use some help. The cookware is too small and pretty beat up. The cooking utensils aren't ideal (e.g., teflon cookware with only stainless steel spatulas). There are too few coffee cups and literally no drinkware other than water glasses -- no stemware, no beer glasses, no cocktail glasses, nothing. That said, we didn't let it get in the way of our fun.
Everyone in our group loved the house, and we would stay there again. I totally recommend it.

The house was in a great location and perfect size for our family/friend MOAB adventure. Plenty of amenities such as the pool table, ping pong table and hot tub but the pool cues had no tips, ping pong balls were broken and hot tub was low/not very clean. We also looked for the guest book to sign but couldn't find it. The TV's in the bedrooms worked but had no access to any kind of cable/TV service either. Overall nice place but we wished that the amenities were available/accurate as described in the ad. If you plan to have a large group out in MOAB I would still recommend this home.

This is our second year at this location. Everything was as described on VRBO. The owner/manager was very quick to respond to my questions! We would book this house in the future for sure! Thank you for having us!

The house had a lot of room to accommodate our large group of multiple families. It is about a 15 min drive on side by sides to hells revenge trail head. Troy the owner was great to work with and very friendly and accommodating. Highly recommend staying here.
