About this bed and breakfast
Built in 1890, my Victorian-era home, is located at the end of a peninsula on a hill overlooking the Atlantic Ocean and Massachusetts Bay at the beginning of Hull Village, the historic section of town. The house has stunning views from every window of water filled with sailboats, lobster boats, and kayaks as well as Spinnaker Island, Hull's very own 'Mont-Saint-Michel'. Sunrises are spectacular. By night, the light from Boston Light, built in 1783, the second oldest working lighthouse in the US, and the only lighthouse to still be actively staffed by the US Coast Guard, shines through the windows.
The entire third floor is available for rent.
Newly refurbished, the third floor contains two large bedrooms and a separate sitting room as well as a full bath and a large walk-in closet with water views throughout. The third floor also is equipped with in-window air-conditioning, a Keurig coffee maker, cups, utensils, coffee, tea, milk and sugar, a continental breakfast upon request, a small refrigerator, an iron and ironing board, wi-fi, cable TV, bedding, towels, toilet paper. Other items that may be needed can be provided on request. Guests may store things in the freezer in the spacious kitchen found on the first floor.
Enjoy variety of outdoor seating areas on large wrap around porches, in private patio area and garden areas surrounded by beautiful flower beds.
Sunbathing and swimming are available either a few steps away, immediately in front of my home, in Massachusetts Bay or in the Atlantic Ocean accessible from Nantasket Beach located a mile away via a stunningly beautiful walk, a short bike ride or a very short drive along the waterfront. Excellent restaurants are located at the other end of town along with the last vestiges of Paragon Park, including arcades, ice cream stores and one of the country's oldest carousels. A variety of clubs and restaurants offer great live entertainment daily all year long. Kayaks and paddle boards also are available for rent in order to explore Massachusetts Bay and Boston Harbor as well as the Weir River Sanctuary. Hiking and exploring are available all along Hull's coastline and on World's End, an undeveloped, waterfront peninsula owned by the Trustees of Reservation located a few miles away in Hingham. Miles of waterfront roads offer easy biking. Hull's Lifesaving Museum is located a short walk away.
The beautiful towns of Hingham and Cohasset, Hull's neighbors to the South and East, are short drives away with stunning waterfronts, fine restaurants, historic homes, Wompatuck State Park, World's End and additional Trustees of Reservation properties to explore. Plymouth, Cape Cod and Martha's Vineyard as well as Salem and Gloucester on Boston's North Shore are easily accessible and provide wonderful day trips from Hull.
Ferry service to Boston (20 minute ride to Boston's waterfront) and Boston Harbor Islands National Park can be found a mile away at Pemburton Point overlooking Hull Gut and Peddocks Island, the site of a WW II army base. Commuter rail service is also easily accessible in Hingham. Bus service is available from Hingham to the end of Hull's Peninsula and goes right by my home. Commuter rail service is located about 6 miles from the house. A car is very useful for easy access to all local sights and Boston.
My place is great for couples, solo adventurers, business travelers, and families with kids. Come for a night, a weekend, a week or a month!

Worked great for us for a 2 night stay. Easy walk to the ferry into downtown Boston. Quiet area. Enjoyed a great sunset and sunrise. Host was very friendly and accommodating.

We stayed on the third floor of this beautiful home.
(Very different than an attic apartment.) We were greeted by our host as we arrived. She showed us the portion of the outside gardens, porches and patios we had private access to. She escorted us to the third floor that was full of sunlight, gorgeous views and cooled with air conditioning. We considered ourselves lucky to be able to rent this in an area so difficult to find lodging in the summer.

The property was beautiful and as described- Owner was responsive within 24 hours- Backing up out of parking required backing down the street which is tricky with bigger vehicles- Wonderful space that allowed the moms to relax and two teenage boys to walk around and sit in the lawn. Would definitely return!! -

My family and I loved this place. Such a gorgeous location with sea views everywhere you look. Our third floor suite was cute and comfortable. Our hostess was the best - so nice and making sure we had everything we needed. Hull is a beautiful coastal community and very relaxing compared to the frenetic energy of Boston. Would love to stay here again!

Came off season to get some rest and enjoy some quiet. Kate was a wonderful and thoughtful host. The home is perfectly perched on a hilltop with amazing sunrise and sunset views. It rained one day and lying in bed listening to the rain on the skylights was magical. Had breakfast and diner in town overlooking the water with no wait! Would come back again this time of year or maybe even in the fall.

We loved the house. It was beautiful and the views were great. Beware that there's a dog in site. It's friendly, but will bark is it's out. Great place to stay and even some little "amenities" like snacks.

We loved our stay at this beautiful house overlooking the bay. We stayed on the top floor which was perfect for two couples where we each had our own bedroom, but there was also a small common area where we could gather. The beds were very comfortable too. You can take the ferry to downtown Boston which takes about 40 minutes or drive which is about an hour. Would definitely stay here again!

You are staying in the gorgeous home of the owner in the large space of third floor. She’s great! The space is very comfortable. We were there as hurricane Lee passed by and watching the water from the large window in the common area was the best. We didn’t get a chance to walk the graveyard next door but can attest that those neighbors are quiet. Ha.

The beautiful home and property definitely is the appeal. This property doesn’t lie, it’s beautiful and quite. Only a ferry ride away from island explorations and Boston for city experiences. As professionals that work over 50hrs a week, this was the perfect escape!

This location is really lovely, near the rocky part of the tail of Hull. Only 1 mile away from the ferry.
A few facts/opinions:
- It is not the entire location, it is the entire third floor which is 2 attic bedrooms and a small sitting room with a TV
- There will be family in the house and potential other guests that you will need to interact at with as you go in and out if you have any semblance of politeness - if not - then they will be ok with you ignoring them.
- Parking is limited/tight. You will not be able to have guests as you cannot let them park on the street. This is out of the control over the owner, hull is so extra, so if you want to have more than 1 car, just beware ahead of time.
- The floors in the rooms have old carpet, some covered up by older rugs, and those are covered in stains. There was a part of me the entire time that had to fight from finding something to try to clean them.
- There was an antique table in the main room of the third floor that was too unstable and delicate to hold much of anything. Recommend replacing that with something sturdier.
- The A/C worked great to cool the 2 bedrooms in my opinion and we were there is peak season for heat - August where it hit high 80s/low 90s. I do not agree with the others complaining, but I am also from Texas so my heat tolerance is just different.
- I was able to keep the windows open vs use the a/c many nights due to how cool it gets at nice and the ocean air smells amazing.

There are only 3 parking spaces - 1 for the owner and 1 for the 3rd floor guest and 1 for 2nd floor guest. If all 3 cars are parked someone has to move a car to let another car out. Not communicated well which lead to some issues. Also owner entered the suite without knocking when one of our family members was in the suite.

As a few others mentioned, AC was not enough to cool off the place. Wouldn't recommend staying in summer.
I believe it is an anomaly, but my son found two silverfishes in his bed during the night.
Did not get to meet the owner, but took several tries to contact her during check-in
Also, it was not clear, but this is not the entire house. I may have missed this on the description, but when searching for it, I filtered out places there were shared.

We stayed here two nights for our anniversary. Relaxing stay with wonderful views of the bay and great places to eat close by! Highly recommend the ferry ride to Boston too! Kate is very nice and responsive in communication as well.

We thoroughly enjoyed staying in Hull! Kate was readily available and very helpful! The apartment was clean and well appointed! I loved all the books on the bookshelves, just wished I would have had more time to read them! And the view!! You simply can’t beat the view from Kate’s place!! Jake’s seafood restaurant is close by and a great option for seaside dining! If we are ever in the area again we would definitely stay here!

It was lovely: a stately home, well kept up, overlooking a bay w/beautiful sunsets to the West, & beautiful sunrises to the East. Furthermore, it is an easy walk down the hill to see those sunrises & sunsets from docks & beaches.

The place was so charming! Unfortunately the weather was bad so we didn't get to enjoy alot of time outside but the garden and patio are beautiful! And so is the view of the ocean! We went to Jake's for some seafood it was so good! The historic Hingham Square was neat for shopping! Kate was friendly host! We hope to return sometime!

The stay in Hull was very relaxing once we got established on the third floor. The view of the bay is amazing from the third floor windows. We would come and go at our own will, Kate is a very gracious host. Upon our arrival, there was a minor mixup with the keys, but it was due to another party taking the wrong set of keys from where the keys were left for the guests. THANKS for the wonderful stay!!!!!!!

Had a great time with Ms. Kate. She was kind, accommodating, and helpful. She doesn’t have to provide breakfast as a Vrbo, but she does! We were grateful for the treats and available drinks.
