Our neighborhood: Our neighborhood is very quiet and we have over 30 'right of way' pathways down to the water . Great place to sit and read. It is a great area to bike or take walks. We have an association beach 4 blocks away FREE for guests located on protected Waquoit Bay (great for little kids). We have fans & AC units in every room, but with the breezes off the water you most likely won't need them. (We are located on a peninsula.)
We have a fenced in back yard and a small beach at the end of our street for your dogs if they like to swim.
Location & beach.: The ocean beaches: South Cape Beach and Menauhant Beach are 10 minutes away.
It is a great area to kayak or canoe, so bring your boat if you have one.
The house is located off of Seacoast Shores in East Falmouth (1/2 way between Falmouth and Mashpee).
Close to many shops ( Mashpee Commons/ New Seabury ) and ferries to the islands Martha's Vineyard & Nantucket.

House had what we needed. Great to be able to walk out paddleboards down to the river. Used the house Kayaks also.

Dirty, very dated. Many many bugs. We left early because of the relentless bugs. ( Mostly earwigs ants and spiders. But if you beetles that I hope were *just* beetles.
Pictures were definitely taken long ago. When I reached out the owner apologized but acted like she had no idea. Upon doing some deeper digging in more reviews it doesn’t seem like a new issue. From now on, I will thoroughly research before I book a place.

We stayed here over the July 4 week, it was perfect: a nice little beach for families within walking distance, wonderful pool (where my son had a blast with a new friend) all while still being close to the beaches Falmouth is famous for. The property is well kept and the fenced in yard was perfect for the dog and to allow us all quality time to enjoy the week. Wendy was great, responsive and made it easy for us to enjoy our time off. Would recommend to anyone looking to enjoy a true Cape-cation!

As others have mentioned it's not the most up-to-date house. But that being said it was immaculate very cozy the beds were comfortable the linens were comfortable there were plenty of towels. Location cannot be beat the clubhouse was awesome and a little beach was a lot of fun. We will definitely stay here again the owners were very responsive and we had a wonderful time

House was comfortable and well cared for. Small things need fixing: the handle on the toaster oven, the closet doors in the downstairs bedroom, the handle on the dresser drawer in the second bedroom upstairs. Kitchen could use a few more wine glasses (we only found one), but these are small issues: all was fine. Neighborhood was nice for dog-walking. The only down is that it is a long drive on 28 to get to town, but that's nothing that can be changed!

Great experience overall. Loved the area and convenience to sights, restaurants, etc.

Great location and very comfortable house
The landlords are great and very responsive
The house is very comfortable and in a nice quiet neighborhood. You can walk to the neighborhood beach. It’s small but perfect for young children or if you just want to sit in the sun. The bigger beaches are a few miles away by car but easy to get to

This was not a good value off season given the steep price tag, we expected a place that was was clean and taken care of.
-carpets and floors were dirty
-guests responsible for putting sheets on beds
-blankets had dead spiders
-propane for grill was empty
-lightbulbs needed to be replaced
-smoke detector battery needed to be replaced
-front stairs covered in slippery wet leaves
-would not stay here again and left a day early

We spent two weeks here and had a very relaxing wonderful vacation. The house was in a quiet neighborhood with quick walk to inlet and beautiful views. Stocked with everything you could want... kayaks, bikes, cooking equipment, etc. Short drive to beaches. Fenced in yard for dog who happily spent afternoons under the back deck while we explored or went beaching. We didn't want to leave.

Location is everything, small beach is 5 min walk away, Bad Martha's Brewery is very close and it is pet friendly. Cape Cod winery is close by too.

On the positive side: Cute house and nice yard and plantings. Quiet neighborhood even in August. Window air conditioners kept the house cool. But: Not clean throughout. Mold in bathroom. Many things need repairs like bicycles, faucet, toaster oven, Keurig, water pressure, icemaker dispenser, Mismatch of plates and glasses, need more. Large pine tree in driveway left sap all over cars. Was swayed by previous good ratings from 1+ year back and low inventory of other properties. Would not stay here again.

This property needs many updates. The kitchen faucet was barely functioning, and we had to use the sprayer in order to have enough pressure to wash dishes. You could not use the washer and dryer at the same time. Many of the outlet plugs did not work. The microwave was melted on the bottom of the unit from a previous guest. The deck was green with mold, and the slider door was so difficult and hard to close that we had to have the men close it. If I was this owner, I would hire a new cleaning person...under the couch and beds were filthy with dust and things that had fallen from previous folks who had stayed. There was also an infestation of baby spiders on the ceiling in the downstairs bedroom and bathroom. Gross!
The 5 minute walk to the "beach" (river) was perfect for toddlers, but not for adults. The place was certainly big enough for 6 adults, and a toddler which was nice but this property needs some serious TLC. One positive thing was there was toilet paper, paper towels, garbage bags and all of the essential items that you would need and did not have to go out and buy. That was nice.
We had to leave a "cleaning fee" but were expected to vacuum and clean up before we left the place. What was the cleaning fee for then? I think we left this property cleaner than we found it. I'm just trying to be honest about this property because it was very expensive to rent for a week, and you do not get what is advertised in the description. I expected much more than what I received.

This property served as a great base for our family of adults and a toddler. The living areas were spacious, beds were comfortable and while some of the furniture and appliances showed some wear with age, everything worked as expected. The bikes and kayaks, nearby association river beach and use of the heated clubhouse pool were pluses. Owners were helpful and quick to respond to questions.

Loved the location. My only concern was that the place was not cleaned well prior to our arrival-mostly the floors

What a great place to stay. The house was exactly as described with the added bonus of an enclosed shower. The house was exceptionally well appointed. The furniture was very comfortable. We took advantage of the two kayaks available. Having towels, sheets, and beach towels available was a huge plus. The location was fantastic. The neighborhood is a peninsula with easy access to a kid friendly beach on Eal Pond (which is not a pond in the traditional sense). There are plenty of places to eat either in Mashpee or downtown Falmouth village. We enjoyed a trip on the Schooner Liberte. We also took the Island Queen to Martha’s Vineyard, only 35 minutes away. A rainy day is a good excuse to drive to Sandwich for the Glass Museum and the Heritage Museum—both worth the drive. All in all, the house was perfect, clean, and comfortable for our weeklong trip. We hope to come back again. The owner Wendy was helpful and responsive, though we had no problems at all with the house.

Perfect family home in a great location
Great time for the while family. We used the kayaks several days, walked to the local beach where kids could swim and enjoyed Mashpee Commons on the one rainy day. The owner is incredibly accommodating and responsive. We all hope to return!

Great location
We had family in from Arizona for their first time on the Cape, this was a great location for us, spent a few days at Menauhant Beach and took at day trip to Martha's Vineyard on the Island Queen out of Falmouth. House was perfect for the kids and our dog.

Very nice!
Enjoyed our stay in this quiet neighborhood. Was a good central place for beaches and little shops. (6A was an enjoyable drive.) We even drove about 45 minutes to the train and were able to take that an hour to Boston. Dog enjoyed herself too!

Great little cape house!
Only a 20 minute drive to town of Falmouth, great restaurants to choose from and a fully stocked house! Our dog loved having a fenced in back yard and so did we. Wendy is so kind and generous. We will definitely be back!

Another Great Stay
Close to everything, clean and spacious, lots of amenities, and pet friendly. Clubhouse and pool are nice as well as the little community beach.

Great beach house
We were very pleased with this beach house! 3 attractive bedrooms with really comfortable mattresses and A/C. The fenced in back yard was great for our two large breed dogs. The kitchen and dining area spacious, easily seating 10 although there were just 4 of us plus 3 yo granddaughter. Kitchen well stocked with dinnerware, pots, pans, and loved that people pass on condiments, staples, paper goods [ didn't have to run out and buy everything the moment we arrived] Also appreciated not having to bring having sheets and towels although note that there is a charge if you don't wash/dry these prior to leaving by 11 AM. Also there is a 100$ cleaning fee whether you clean or not. The house is not " steps to the beach" . Beach about 3 short blocks away , easy walk and nice for families with young children. There are other beaches within an easy car ride. Owners helpful and sent us SO much info about the area attractions, beaches, restaurants etc. I would rent this beach home again.

Relaxing get-away!
Had a wonderful week with our family visiting East Falmouth. We have been coming to the Cape for years but this was our first time in this area and we had an awesome time exploring all the great shops and restaurants between Mashpee and Falmouth. Wendy's house is a very comfortable, clean home and we especially enjoyed coffee on the deck each morning before heading out. We are "pool lovers" so having access to the pool at the association was fabulous - we went everyday!
