This is a beautifully Modern Luxurious condo in the perfect location in Playa. 2 bedroom 2.5 bath, Duplex. 1350 square feet plus outdoor private space. It is perfectly located on the North side of Playa on Coco beach. It is a 2 minute walk to Coco Beach, 10 minutes to Mamitas Beach. It is a 2 minute walk to the beach. There are numerous beach clubs there or just take our chairs and a cooler and enjoy the day. Martina Beach Club is a 2 minute walk but just far enough away that the condo is quiet and away from the noise. Mamitas Beach is a short 10 minute walk.
UPDATED: The Condo got a Facelift! In December of 2023 we just finished a brand new kitchen by Ixina German kitchens. Pics are coming! (They are not posted yet) Brand new Half bath off the kitchen. Brand new Sofa in the living room. The total master bedroom is Brand new. Both king mattresses Brand new. All the toilets are Brand new! All the TVS are now Smart TV's . Brand new high security front door. SIMPLI Safe Alarm system installed. New beautiful Art, decor. The condo has 2 large Bedrooms and full bath in each. Each room has a King size bed, and 65 inch and 42 inch tvs. Both SMART TV's HBO, showtime, ESPN Plus and all the news channels ( We use 500 thread count sheet, luxury Missoni towels) In the living room we have a 85 inch Smart TV: Netflix, amazon, Apple TV etc. This condo is a duplex with a loft as well. The loft has a futon and pulls out another queen bed. . There is a NEW washer/Dryer in the apt. and we provide the detergent. Every room in Air conditioned, and all the A/c are less than years old. We have a private outdoor area with a private outdoor couch/chair, that is on the North side of building which means it is in shade almost ALL day!
The living room has L shaped sofa, and 85 inch Smart TV . We have SONOS speaker in the living room, and each bedroom, so you can connect your phone to any place in the condo. We have marble kitchen table that seats 6.
The BRAND NEW kitchen is installed! It has all NEW TEKA Appliances, Stove, large fridge, ICE maker, wine fridge, Latte/coffee maker toaster, utensils , dishes, plates etc, that you can imagine to cook anything you want. New Bar top Quartz custom counter top. However, if you have been to Playa, then you most likely will walk on 5th ave and enjoy one of the many restaurants.
We also have a private garage, and private entrance from the garage that enters the apt. We also just bought a outside sofa to relax right outside the condo where you can lay down to read a book, have a drink, and just hang out with your friends and family. A unique area not many other condos have. We also got an awesome cactus, and if you are lucky enough to see it bloom flowers at night.
We have 4 beach chairs/ Umbrella, plenty of large beach towels, that you can take directly to the beach with coolers, and Ice packs for your use so you can take your food and drinks right to the beach.
The condo has a private rooftop pool with great views of Playa! and a Hot tube with showers/bathrooms etc. A great place to read and spend the afternoon. It's usually very quiet with only 24 Condos in DEVA. All the condos in DEVA are 2 and 3 bedroom units.
Air conditioners are in every room and work great, and all of them less than 3years old We have a large 5 gallon fresh water cooler for you so you always have fresh water, and a reverse osmosis machine so the ice maker is working and safe to drink.
I am a tennis pro so I leave tennis rackets, balls, and even ones you can use on the beach. I also have a spare set of Golf clubs that renters can use. There is beautiful Golf Club. The Corasal Course is less than 10 minutes away. We also have footballs, paddle /balls for the beach you are welcome to use.
The condo is walkable to everything and just far enough away from the some of the loud nightlife, and party scene so it is the best of both worlds. It is super quiet so you can relax but still walkable to everything! You are right between the beach and 5th ave. Both about a 2 minute walk. Which is ideal because if you are too close to the beach than you have to deal with the super loud music at the beach clubs, and if you are too close to 5th ave, you have to deal with the loud bars/restaurants there. This is a quiet location.

The owner was super helpful and made us feel at home in his beautiful condo. He was also very helpful with recommendations on things to do while in Playa and transportation. We used the same (recommended by owner) taxi driver the entire trip, who was also very knowledgeable and helpful. Lastly the location of this property was close to all the major attractions in Playa and only needed a taxi to travel to other must see attractions.
I would highly recommend spending a day at Xcarat resort and Maroma beach. A little spendy but well worth every penny.

Excellent location! Walking distance to multiple beaches, depending on how far you feel like walking. Closest beach is approximately 2-3 minutes walk. 5 minute walk to 5th Ave where all the action is, along with access to a large variety of restaurants. Other main streets with other amenities are also within a few minute walk. Major grocery store is about a 10 minute walk.
Condo itself is very spacious and well equipped. On site laundry in the unit was very appreciated.
We had the only unit on our floor with an outdoor seating area which we used daily.
Pool and pool area are quite small and were not heavily used during our stay; if they had been there would not have been enough seating area. Pool and hot tub were not working properly for the first part of our 4 week stay but we're repaired for the last part.
Communication with owner was excellent.

Michael’s duplex is incredible!! Not only is it beautiful inside, the location is perfect. Literally 2 minutes from both 5th Ave and the beach. The condo was recently redone prior to our visit, and was extremely comfortable and very tastefully decorated. It has two king suites with ensuites. This was a perfect set up for us as we were travelling with another couple and we each had our own spaces. Each suite had its own tv, if you needed some “zone out” time, and living rooms with televisions both upstairs and on the main floor. There’s even a third 2 piece bathroom on the main floor. There’s a beautiful pool and hot tub on the roof which we basically had to ourselves most days, and also 10 padded lounge beds for tanning, and 5-6 bean bag chairs up there, with stair and elevator access. The washing machine and dryer in the suite were so handy, and the locked and gated building was super safe on a extremely quiet street. Michael and the property manager were readily available and we texted back and forth before, during and after the trip. Very accessible and helpful, and extremely accommodating when needed! We will definately return!! I can’t say enough good things about this entire experience! Magnifique!!

We really enjoyed our time in this property. From the time we booked until the day we left, our host Mike was great! He was so friendly and helpful in providing information about the area to make our vacation wonderful. The property great had amenities, and was very clean and comfortable. What you see in the pictures is exactly what you get. The location is perfect, as it is close to everything but still in a nice quiet location. We loved our stay here and would highly recommend this property!

We thoroughly enjoyed our stay here. The location was great near the north end of 5th ave. Place was well appointed with portable beach chairs, umbrella and towels. It was the most tastefully decorated rental property we have ever stayed in. Beds we’re comfortable. TVs were great. Favorite thing was the outdoor seating area! Also, felt very safe with locked gates and security guard. Rooftop pool was also very nice. Would highly recommend!

The condo is in a great location, very close to the beach, restaurants, grocery stores & 5th Avenue. Michael was quick to answer all of my many questions, as was the property manager, Saul. The condo has a full kitchen and very well equipped for cooking if you choose to say in and cook a night or two. We really enjoyed our stay here.

Michael was a great host from Day 1. He's added a lot of special touches to make your visit wonderful. The private entrance is great, and the location is a 2 min walk to 5th Ave and 5 min. walk to the beach. Highly recommend!

Nice touch to be welcomed with a food basket which my boys enjoyed the popcorn watching TV. The downstairs was perfect for my mother so she didn't have to climb stairs. Perfect size condo which allowed privacy and places to convene. Took advantage of the pool, only wished the hot tub was hotter. On site security guard, location was close proximity to main hwy 307, able to do laundry. Appreciated use of beach chairs. Overall pleased with our stay.

A beautiful location
We are a family of four, with two kids 10 and 11 year old and we spent 5 nights at this property. Everything was clean, nice and well taken care of. We would gladly come back again and recommend it to friends.

Best condo and location in playa
I travel to playa a few times a year and I usually stay at hotel resorts but I wanted to try something different. The owner Mike made it very easy for us. I voiced how nervous I was as this was my first vrbo attempt but he made it seamless and everything was better than expected. The horror stores I had heard about no toilet paper in the rental were absurd after my experience with this rental. Everything was prepared for us, even sunscreen and beach chairs. Oh and this was just the check in, the condo itself is immaculate and has all of the best amenities as well as privacy for two couples or a whole family as their is plenty of space on both floors to accommodate everyone.
If this unit is available when I return, I will certainly be booking it again. Thank you Mike for all your attention to us and our needs while in playa.

Great place to stay. The roof top pool was very fun. We walked to the Coco beach. There are beach chairs at the condo. Perfect for two couples. Two sitting areas. Very comfortable. Condo is at the north end of 5th Avenue. Very secure.

Great stay
The condo was very nice. Everything seemed to be newer and in great condition. It’s close to be beach and to several restaurants and shops. Easy to walk everywhere. We will definitely stay here again if we come back.

Spring Break stay
My husband and 14yo son stayed here for a week over my son’s spring break. The place is very clean and well equipped for anything you would need. The outdoor patio was perfect for early morning and evening relaxation. My son loved the rooftop pool. The place is very spacious and a quick walk to 5th Ave, the beach, and other restaurants/stores. We had a rental car and parking in the underground parking was great and we felt very safe.

Perfectly located!! Perfect condo!
Great condo in a great location. Just a few blocks from 5th avenue which is where we spent a majority of our time. If you want to go shopping or just for a bite to eat during your vacation this condo is in a great location, no rental car needed. The condo was very clean, comfortable and cozy. It was myself my husband and our 17 year old son, we stayed 12/20-12/26. We felt very safe at all times with security on the property who was very friendly.

Perfect Spot
We just returned from a 6 night stay while celebrating Christmas in Playa. The condo is a very nice, modern condo with great amenities such as the Sonos system and beach towels/chairs. We stayed with our 2 teenage kids and we had plenty of space for the 4 of us. The location is perfect as it's a 2 block walk to the beach and a few blocks to 38th and 5th!! We used the beach clubs on the beach, in particular Martina and Encanto. 38th street has great restaurants: Piola, Trujillos, the Greek place and wine & tapas grill. We went up to 5th a few nights but preferred 38th.
We used the kitchen just for breakfast as I wasn't about to cook on vacation. We walked to a grocery store and stocked up on breakfast and snack foods and the kitchen had everything we needed to do the little cooking we did.
We also enjoyed the porch in the mornings and the rooftop pool and hot tub in the late afternoons and evenings after the beach.
We would highly recommend staying at this condo. Oh and the owners are great and responsive!!

I love to brag about it!
Since leaving Paradise and coming back home to Missouri, whenever anyone asks me about our trip to Mexico, the first thing I do is tell them how great our accommodations were. That kinda says it all, but I will elaborate because that's what you do in a review, right?
The condo is stunning. It is clean as can be and doesn't have that musty smell that you get with so many beach places. The owner is a delight to work with and so is the management company. It is a place where you can feel very, very at home...the owner, Mike, invited us to take advantage of all of the amenities and didn't treat us with suspicion as some hosts do. I knew we were welcome to use the towels, use the beach chairs... I even borrowed one of Mike's hats from the hall closet. I had forgotten mine and knew he wouldn't care one wit. He wanted us to enjoy our stay.
The neighborhood is one of the best in Playa and feels safe as can be. There is a 24 hour guard on duty within the complex, but the surrounding area is also unthreatening. You can sit on the lovely terrace, drinking your morning coffee or your evening glass of wine and watch as tourists and locals alike stroll down the street (Calle 44 Norte) and smile. You can walk to the beach or the other direction to 5th Avenue without a care in the world, day or night.
The rooftop pool is amazing. There's a generous sized wet bar up there too where you can bring your own refreshments and your phone chargers (there are electrical outlets) and meet people from all over the world. But not too many. It was only crowded on one night. Otherwise, very mellow. And there are even super clean, gender-specific bathrooms, not to mention an elevator to take you there!
What else? The Sonos system is very cool and easy to link up to with your smart phone and the Sonos app. If I can figure it out, anyone can. Listen to your play list in the living room, the guest room or the upstairs Master bedroom, separately or all together just with a few clicks on your phone. I loved it!
The kitchen is well-equipped and the appliances are to die for. We cooked several meals and didn't lack for anything. Of course we dined out too... on the beach at Mamita's, on 38th street at Piola's, a few other places I don't recall the names and I bought myself a magnifique pastry at Chez Celine (a great place for breakfast too). All within easy walking distance from the condo.
Just go there. You will love it. I can hardly wait to go back!!!

Amazing Condo in a Great Location
The description and photos of the Condo are accurate. The owner, Michael, is quick to respond to your questions and is very accommodating.
The condo is in a great location, about 2 blocks to either the beach or 5th Avenue with many restaurants, shops, etc. The condo was very clean and had everything and more than you would require. This is a gated condo building with 24 hour security, so safety was never an issue. The rooftop pool/hot tub was awesome, very clean and had amazing views.
We chose to support the local restaurants and therefore didn't cook much but the kitchen had all the utensils, cookware, etc. that you would require. The beds were very comfortable with high quality bedding. There are plenty of towels, extra bedding and pillows available. The bathrooms were very clean with ample toiletries.
The washer/dryer in the condo, was was a bonus and they worked well. The A/C would cool a room within 15 minutes, so no need to leave it running when you are away.
I would highly recommend reserving Michael's condo to anyone.

Beautiful Spacious Open Concept
Thank you Mike for sharing your beautiful condo with us. It was just a pleasure to wake up in the morning and go downstairs for a cup of coffee and just relax while trying to figure out what to do with the day. The condo is located in a quiet area of Playa only being a couple blocks to the Beach and a couple blocks walking to 5th where the fun begins. We had wonderful Canadian neighbours and found all the local Mexican people in Playa to be very friendly. It was wonderful. The condo has large bedrooms with lots of room for hanging your clothes, TV's in each bedroom and A/C that worked whenever we needed. I would definitely recommend this condo for families or just 2 couples. There was also a 4 foot pool on the top floor with a hot tub that was nice and clean. Great location and easy access to great restaurants. Cheers

Property was perfect for us.
When we arrived we were greeted by Jay and shown the property. She was very helpful and told us about The Coco Beach Experience. We had free access to a beach club and discounts on excursions. She was also our contact if we had any concerns. The condo was very nice and had all the amenities we required. We had 24 hour security too. The roof top pool was awesome. WiFi was excellent. We used what's app for all our communications. The condo is only 2 blocks below Fifth Avenue which is the main street for restaurants and shops.

A perfect stay in Playa!
We can not say enough about this property! Very nice! Everything you could need was accounted for! Location was excellent with quick access to the beach, shopping and even a convenience store a block away! You will be hard pressed to find a better deal. We will definitely be back if Michael will have us! Lol! 1st class communication, service and facilities. If you are wanting a relaxing, safe and cozy place - book here, you will be happy you did!

Great, modern condo with new appliances in the central location. Close to everything. The view from the pool was incredible. The host was very responsive. We had no problems communicating and all our concerns and needs were immediately addressed. Highly recommend this place!

Great Location with Super views
My friend and I came for a weeks trip to Michaels place to mix some golf with some beach time. We loved the apartment. It was a minute walk to the beach and 5th Avenue and really couldn’t be located in a better spot. The checkin process was flawless and all the amenities of the apartment were spot on as described in the information on the website. The upstairs pool also was fantastic. The whole area was exceptionally clean and the views were magnificent. All in all I would highly recommend staying here and personally I’m looking forward to getting back soon. Ricky

We had a great time at Playa. The location is great. The apartment was cleaned and in good condition, coffee maker and one tv didn't work, but the support and help from Geraldine and Coco beach tour was really good. I would come back.

Clean, comfortable, great location!
We had a great trip to Playa del Carmen and this condo was a great place to stay! We were met on our arrival by Geraldine who gave us the keys and showed us the condo. They have a tablet in the condo with an app that you can communicate directly with Geraldine during your stay. We texted that one of the air conditioner remotes needed new batteries and she had it fixed right away. She gave us tour and restaurant ideas as well. The condo itself was clean, spacious, and had everything we needed. It had a very modern, clean feel to it. The beds were also very comfortable. The condo is located about a block away from 5th avenue. The street was very quiet, but the walk was quick to 5th with shops and restaurants. We were given passes to the Martina beach club which is about a 2 minute walk down the street and that was a nice way to spend an afternoon under an umbrella on a lounge chair with a margarita watching the kids build a sandcastle. Every evening we would come home from our excursions and spend an hour or so on the rooftop deck at the pool. The view is amazing from the roof and the kids loved playing in the pool. It was a great way to relax and we met some great people too! We would definitely recommend this condo.

Relaxing Comfortable Stay
Everything to make a vacation comfortable .... sheets/towels/a bunch of beach chairs/cooler/toilet paper/laundry detergent/pots/pans/ you name it! Who wants to pack all that and fly thousands of miles? Flat screens in both large bedrooms and in both upstairs and downstairs living rooms! And it had great location near a bunch of Oxxo convenience stores, and just at the end of the 5th ave strip which allowed for a quick walk to restaurants and the beach without all the noise and chaos. The property managers were just up the street which was also very convenient. I hope we still get 23 pesos to the dollar when we return - for the Caribbean, mexico is the best! We had a great time, and would definitely return.

Extremely nice and comfortable modern condo with everything you might need!Great location!
Had a great stay with my family. Everything was very clean and ready for us to move in. The condo has two levels and on each level there is a large bedroom with a shower which was supper convenient. We liked that the condo is in a very quit street and yet very close to the main street with all the restaurants and shops as well some of the best beaches at Playa del Carmen. The roof top also has a very nice pool with a hot tub which was perfect for evenings watching the sunset. On top of everything Michael and Gary were supper nice making sure we are happy with our stay. I would definitely go there again! Highly recommend you go and see it yourself!
