-Pool Heat - $60/night
*Pool Heat is an additional charge per night. This heat is what heats both the pool and hot tub. All nights rented must get heat if you decide on this add on. Due to noise and neighborhood, the heater will be set to run from 8am to 10pm. If temperatures outside get under 65 degrees, the pool heater will take 5x longer to heat. We hope for warm weather, but cannot predict what it will be like during your stay. Sorry, no refunds for cold weather. We will have the heater turned on prior to your stay if you do choose to get this add on. The cost is $60/day. If you decide to purchase the pool heat while you are already in the property the cost is $100/day.

This rental is pet friendly but that is limited to 2 pets per stay. We reserve the right to question breed and size, as well as charge a penalty if a mess is left.

Late December, February, and March are the busiest months of the year, with the greatest demand. Consider a winter getaway in January, early December, or April. Naples, FL is a beautiful place to visit any month of the year. Enjoy the best rates from late April through mid-December.

Discounts can also be made for those paying by eCheck, ACH or wire transfer. At Naples Florida Vacation Homes, LLC we are happy to pass the savings in credit card processing fees along to the consumer.
GUEST RESPONSIBILITY FOR ADHERENCE OF THIS AGREEMENT
The responsible party (GUEST) signing this agreement must put on file with MANAGER a valid credit card. GUEST authorizes MANAGER to charge credit card for any/all violations of this agreement and any incidentals or optional services requested during stay. GUEST consents to electronic signature of this document in lieu of an original signature upon an actual charge slip. GUEST agrees this Credit Card Authorization cannot be revoked and will not terminate until 45 days after leased premises are vacated.
Provided RESPONSIBLE PARTY and its GUESTS uphold the TERMS of this agreement, obey house rules, be respectful of our neighbors and our staff, make use of the property and its contents in a respectful manner, no additional charges to the credit card being held will be made. The following circumstances constitute the MANAGER's reserved right to apply additional charges to said credit card or to seek damages from GUEST for failure to uphold their responsibilities:
• Disrespectful use of property causing complaint from neighbors, homeowner association, property manager, staff or law enforcement.
• Any lost, stolen or missing items.
• Unreported, broken or damaged items or property requiring replacement &/or repair.
• Failure to obey our check-in & check-out times.
• Exceeding the number of GUESTS or visitors as registered.
• Hosting of any unauthorized gatherings, party, event, etc.
• Possession of illegal substances or conducting any illegal or illicit activity on the property.
• Excessive cleaning &/or excessive trash, garbage or debris removal.
• Failure to return keys, garage door or gate openers, parking passes, etc.
• Soiling of bedspreads, carpeting &/or upholstery to cause special cleaning.
• Excessive utility consumption and surcharges from TV service provider for paid programming.
• Unauthorized use of pool &/or spa heater when guests have not paid for use of the pool heater.
• Swimming pool &/or spa having been used in an unsanitary or inappropriate manner.
• Violation of our No Smoking policy or leaving behind offensive odor.
• Violation of PET policy &/or any additional indoor/outdoor cleaning required as a result of a pet being on the property.
• Furniture &/or other contents relocated and not put back in their original place/location.
• Any other use of property &/or its contents which causes additional work or expense for owners, &/or MANAGER.
• VIOLATION of house rules and other terms of this agreement.

Should MANAGER be unsuccessful in charging card, it will demand payment from GUEST. If GUEST fails to pay and MANAGER must take legal action, all court costs, reasonable attorneys fees and the maximum interest rate allowable by Florida law from date of check-out to collection shall be added to the penalty or charges owed by GUEST.

PARTIES, SPECIAL EVENTS OR EXTRA GUESTS
GUEST is strictly prohibited from hosting any special event, wedding, party, reception, or gathering of people. Only REGISTERED GUESTS are permitted to enter into property, onto its grounds, or into its community. Failure to abide by this rule shall be deemed an intent to defraud and an attempt to falsify a reservation and is punishable by law per 2013 Florida Statutes.
Special events, weddings, parties, receptions may be accommodated at special VACATION RENTAL properties but are provided only at extra charge under separate contract to be executed in writing with the MANAGER.

We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adequate number of adult guardians or parents to the satisfaction of MANAGER.

MANAGER at its sole discretion may abruptly terminate GUEST'S continued use of the property, without refund and at further penalty. Failure to VACATE when ordered is a violation of law and subject to trespassing and felony charges under 2013 Florida Statutes Chapter 509.

FALSIFIED RESERVATIONS & INTENT TO DEFRAUD
Any reservation obtained under false pretense will be subject to forfeiture of all monies paid and the party will either not be permitted to check-in or will be ordered to vacate. MANAGER is under no obligation to refund any monies paid and may further penalize GUEST.
Misrepresentation of age, the number of GUESTS or visitors, hosting an unauthorized party, event or other gathering, using false identity, use of fraudulent payment methods, lack of payment, use of the property for illegal activity or something other than strictly overnight accommodations transient in nature, being at property outside of the specified time period, etc. all represent a falsified reservation with an intent to defraud. Per Florida Statue 509.

We stayed at this home for 20 days in March of 2023. The property manager was wonderful, very supportive!!! The home and pool are lovely. We enjoyed our stay very much. The layout is very nice and the rooms and outside space were very comfortable. The house is in a good location, we loved walking around the neighborhood and being able to walk to the grocery store. The only drawback to staying here was that, as a frequent renter, i am used to vrbo home rentals being more "stocked" with things like salt and pepper, extra beach towels, pack and play etc. In the renters information book it says that if there were things we needed that were not there, we were free to buy them, but not to leave them behind. I did do that and was able to donate the baby items, towels, etc to a Goodwill that was close by. The management company did offer a rental for a baby package but it was cheaper to purchase at a nearby Target. Other than the items i had to supply myself, it really was a lovely home

I would give this home 4 and a half stars. We wanted to grill out but only one burner worked out of 2 or 3. It was the weekend and the management is only available on the weekdays. The toilet flapper in one of the attached bathrooms was broken. In the master bathroom the toilet paper holder broke off. The upholstery on two of the chairs is torn up and needs replacing.Those were all fairly minor problems. Otherwise, the house is set up adequately and it's a major plus to have three of the four bathrooms ensuite. The open kitchen, living room and dining room make the house very inviting and spacious. In the screened in area, there's a big table near the pool and 4 lounge chairs. We never got a bug bite! One suggestion would be to add a full length mirror. We could only see ourselves from the waist up in the bathroom mirrors.

JUST HORRIBLE, opted for pool heating (paid in advance, if you decide on arrival 40% more) when we arrived pool ice cold, maintenance guy showed up and said nothing he could do. Home poorly stocked, no cleaning supplies, no salt & pepper, no coffee filters, no broom, no chopping knife, one roll of paper towel, one extra toilet paper roll for 4 bathrooms - ridiculous. We could not access garage, pool was dirty, TV's in bedrooms did not work, and check out time is 10am never heard of a 10am checkout. I would never recommend any property from this property management company.

We were a little nervous when we booked this property because there were some older reviews talking about shabby carpet, etc. Those reviews are totally irrelevant today as this place has been renovated top to bottom!!!!! This vacation rental totally exceeded our expectations! Not only were the 4 bedrooms and 4 bathrooms super comfy for our group, but the lakeview from the whole back of the house was really nice. We enjoyed a very nice BBQ outside one evening on the screened in patio and had our morning coffee there as well. Booking was super easy. Property manager sent us a door code with instructions and we just went straight to the house. House was super clean and everything worked great. We will definitely come back. Fifth Ave was maybe a just a 3-4 mile drive. Again - ignore the old reviews - they are not at all the case today.
