Clean simple room somewhat on a smaller side but given the price it was expected. Lots of natural light with great view from the window. Nice staff.

Location. Clean. When present, the receptionists were lovely.
Receptionist not present at all times. No lift and you have to go to the second floor where the hotel is found. Very small room. Small shower cubicle with no water pressure. As indicated, I asked for breakfast at a nearby cafeteria, which is found at the main square and which included just a cappuccino and croissant. Usually it costs less from other cafeterias.

The hotel, two floors up, is in a very quiet part of the city centre. Very friendly staff (present at the right times). Clean, renovated room including bathroom, with comfortable beds. We appreciated the presence of a small fridge in the room (provided with natural and sparkling water). With temperatures above 30 degrees Celsius, it was nice the room had an air conditioner. In a wider part of the space between the rooms a few tables and chairs, with a nice view over part of the city.
Note: the two long stairs can be a tough climb for some.

The Hotel is actually a private house with just three rooms, each one fit with a quite large and comfortable bathroom and it's located in a fantastic position at less than 3 minutes walk from the central square of Perugia but, at the same time, thanks to the double escalators it is accessible almost directly from the car parking "Pellini". The room is quite large, with an outstanding view on the valley around Perugia, extremely silent (no cars can access the street where the hotel is located) and it's fit with a large TV with plenty of channels and also some internationals. The wi-fi is OK (although I connected just a mobile phone... i did not try to use it more professionally, with a PC...). Bathroom - with external window - is simple but adequate with a very pleasant massaging shower and several complimentary shampoos, soap and other consumables are kindly offered. The owner is an extremely kind lady who provided us all the required information to address us to the most interesting attractions to visit and was also very cooperative in the day we left giving us a set of keys to leave our luggage in the hotel also on the day we left.
The Reception is not 24/24 open and it's therefore necessary to schedule the time of arrival to be sure the owner will be on site. Nevertheless the Lady who awaited for us was very flexible and she offered us, in case we should change our plans, to arrive earlier in the Hotel to receive us (but actually it was not necessary).
In the room a water boiler with Nescafè powder or Tea is available. Since the hotel does not offer any possibility of having breakfast, it would be more appreciated to rely on a Nespresso machine.
The hotel is not fit with a lift and it's therefore necessary to carry on luggage up along the stairs up to the second floor. This fact was however well advertised on the website so we choose it consciously.

The hotel is really easy to reach, very close to one of the multiple parking lot available in Perugia (parking Saba Pellini). The room was cozy and very clean and nice, the bathroom was clean and with a beautiful shower that warmed us after a cold windy day we passed walking around the historical city centre. It had even a little room to keep the jackets, a boiler and a mini-refrigerator. The bed was really comfortable and we slept well. The owners were charming and really kind, we talked via WhatsApp and they were gentle and nice. We had a really lovely staying, too bad it was only for one night. We'll gladly return!!

The hotel was very near the centre of the city but just far away enough to not be too loud. The hotel is inside a historical and beautiful looking building. The room was beautifully decorated and modern feeling inside. The room had a really nice view out onto the old buildings nearby. The bathroom was very modern and had a big shower. The staff were very friendly and accommodating. We thoroughly enjoyed our stay!

Excellent service. The hotel is situated in the old part of the town, meaning that you can get to the heart of Perugia within a 5 minute walk. Staff were superb. Hotel was very clean. Breakfast was excellent.
Parking facilities are a little bit far from the hotel.
