Nothing really! This property has huge potential but is poorly run!
We had the highest family room “penthouse 3” and the room was very dirty when we arrived and was poorly cleaned. We asked for it to be cleaned again and it was very reluctantly!
The restaurant wasn’t great although the included breakfast was basic but generally ok.
It was very difficult communicating with the staff and we had to use google translate. I appreciate that we stayed in Vietnam however we managed every where else with broken English. This property has massive potential but just needs some good management and perhaps one member of staff who could communicate well with the guests. We didn’t book any tours due to this.
We had friends staying up the road at green hope lodge and we ate there every evening as it was far cheaper and delicious home cooked food, we also organised tours through them.
the property is right next to the ferry to cross the river to the national park and you can pretty much book everything there, hire bicycles etc. It was nice to be across the river from the jungle and could often here gibbons singing in the morning and throughout the day from our room.
The pool was slightly green and cloudy when we arrived and very green and cloudy when we left three days later again just seems like poor management!

Location is great. Right in front of Nam Cat Tien jungle. Spacious room. At lunch and dinner the foods were great.
The place is running down. There were a lot of bugs flying in the bathroom at night. Breakfast Was not so good

The staff took good care of my dietary plan which was expensive but won't mind. The location is awesome and it is next to Cat Tien National park. It's a peaceful and clean environment one can experience.
Well, everything was ok so won't complain. It was a healthy vacation as it was a lot of workouts in an open environment.

Just next to the park. Good spacious property and a nice small pool with the riverview. Natural products and everything is close to nature. Ms.Phung is a great host.
Maybe due to Covid and business not running, the place is a little rundown though has great potential.

Excellent Location right near park entrance. The lodge itself is an impressive looking two story wooden building. Although the pool is small, it does have a pool which very few of guest houses in the area have.
Just about everything apart from the good points mentioned above. I always try to write honest reviews. I am used to writing good reviews, but this place was poor value for money and staff were not interested in providing a good service and there seemed to be no manager in charge.
Room was not cleaned properly. There was a filthy bath mat that was on the floor at the entrance to the shower area when we entered the room. This did not get changed, even after cleaning.
The AC leaked onto the bed. There was a broken water bottle in the room when we first entered. We reported this to reception. They changed the bottle but then tried to charge us for the bottle when we checked out.
The Wifi was very poor in the room.
Breakfast was almost non-existent on the first morning, we were offered only bread and egg or a cold local dish. In a country that has great coffee, they provided awful packet 3 in 1 coffee (we seemed to be the only guests that night - perhaps staff couldn't be bothered - that was what we generally felt). Breakfast was slightly better on the second morning, but only with the addition of Pho and some fruit ... still very minimalist.
Table cloths on the dining room tables were filthy and looked like they had been on the tables without being changed for weeks.
When we checked out, they tried to charge almost twice the price we had booked for on booking .com
The place had a feel of being rather unkempt and poorly maintained. Such a shame because it has one of the best locations in the area.

The location is convenient.
The beds were nasty due to smelly urine. They absolutely weren't cleaned at all.

We had 9 people and stayed at the big room for maximum 12 adults. When we checked in the room the room was somewhat clean. But the whole refrigerator was filled with the "owner"'s leftover foods and drinks. No blankets were provided. I called the receptionist and had to demand blankets after she told me the mattress protector was to be used as a blanket 😒. The sofa at the balcony was dusty and floor had dead bugs scattered (we're right across from the National park so I can understand the bugs issue). Therefore I asked the HSK to lend me something so I can clean it myself if needed, but they told me there will be bugs even after you clean it. The bathrooms were not fully cover (I guess the idea was for us to feel the nature). However, later in the evening both bathroom were invaded with bugs, fully covering the ceiling, floor, the sink, toilet seats...We had to keep the bathroom doors shut all the time to keep the bugs to fly into the room. My daughters and I couldn't have a good sleep and kept waking up because bugs were on our beds, face and whichever body part that was not covered under the blanket. It was a terrible night for us.

-Location was perfect. Only 30 seconds to the entrance of national park on foot.
-They offered us free upgrade when we didn't like the room we chose.
-Very limited food choices. Most of the foods on menu were not available. Very slow to serve and probably didn't have enough staff.
-No explanation about room services and compliments, wifi pass, breakfast time, check out time etc at all.
-Only 1 or 2 staffs who are good at English and friendly.
-Better not choose to stay at "Standard" room as they don't have window in the room and stinky with molds.
