This two bedroom two bathroom house with exposed stone walls, features, a terrace with panoramic views, gourmet kitchen and free WIFI. The house has air conditioning throughout as well as central heating for the winter months.
Casa Niria in Sicilian means, ‘ home in the area of Saint Andrea,’ and is a beautifully restored, family friendly, two-level heritage home with a panoramic view of Modica Bassa; a UNESCO World Heritage Site. The restorations were done by a master stone mason to combine all the charm of a heritage home with the open concept of a contemporary lifestyle and is a stunning blend of old and new: original stone walls combined with ceramic floors. Decorative tiles and polished lava stone counters complete the kitchen.
Ideally suited for family living, the house features an entrance way courtyard, two bedrooms on the first level with an adjoining three-piece bathroom. The master bedroom has a double bed. The second bedroom is a double bed that can be made into two singles if required. The top floor is open plan with a living room , dining area and for those who like to cook, a fully equipped kitchen. There is also a five - piece bathroom with tub and laundry area with a washer and dryer. An outdoor terrace, complete with outdoor seating for four, overlooks Modica’s historic baroque centre where one can savour the ambiance along with a glass of wine or an early morning coffee. The house itself is located in the Centro Storico, a charming residential neighborhood just minutes away from Modica’s cafes, restaurants and shops. Being within a closed courtyard adds an extra security feature. Free parking is available nearby, approximately 3-4 walk minutes away from Casa Niria. Please note approximately 2 minutes of the walk would be up hill, (which some guests may consider a fairly steep incline, but others not). For stays of ten days or longer it is possible for Giorgio, the property manager to obtain a permit from the local Commune, which will allow you to park in the street 1-2 minutes walk from Casa Niria (subject to space). Giorgio will need your rental car documents on arrival and it can take 2-3 days to obtain the permit.
About Modica - “With its steeply stacked centre and spectacular baroque cathedrals, Modica is one of Southern Sicily’s most atmospheric towns” (ref. Lonely Planet). Modica is a vibrant community with interesting shops, friendly people and breathtaking vistas. The town is spread over the sides of two valleys where two river torrents merged into a V shaped rocky gorge. During medieval times many of the homes were carved from sandstone into caves (grottos) overlooking the torrents. These torrents are now running underground and the main street, Corso Umberto 1, runs along the old river bed. A labyrinth of streets climb up the gorges where over 100 baroque churches are interspersed with cobbled lanes, ancient steps and fine nobles’ houses. You can see the homes carved in sandstone as you walk in the city along the wall of the gorge.
Surrounding Area: Modica is perfectly positioned as a home base to explore nearby cities, beaches, and areas of interest in southeast Sicily. It is easy to take day trips by bus, car, train or bike to Noto, Syracusa, Ragusa, and Scicli, all of which are UNESCO sites. Take a day trip by bus or car to Catania to visit the spectacular open-air market and the Duomo, another great adventure. The famous ceramics of Caltagirone are only a two hour drive away and well worth a trip. For those who like the beach, blue flag beaches of Pozallo, Sampieri, Marina di Modica and Donnalucata are just a 20 minute drive away.
The area is known for its excellent year-round climate, rich cultural and historical attributes, baroque architecture, outstanding Sicilian gastronomy (wine and food) friendly local people and affordability. The area’s delicate blend of history, nature and the sea has contributed to its rich delights including fresh produce year round, and local specialty recipes for chocolate, wine, olive oil, ricotta, and pastries. Modica also has excellent restaurants. Ragusa which is nearby has two Michelin-rated restaurants.

This property puts you in the heart of Modica. The owners have thought of everything, there is a book in the home that covers absolutely everything, the most comprehensive guide on places to eat, where all of the local bread, cheese and meat shops are to include groceries. There was a nice welcome supply of fruits meats and wine. Location beyond all ecxpectations with the best views in the city. Very quiet area, no noise.
I can’t stress enough how wonderful this place is. Giorgio will meet you and will help with getting to the home. He will also set up a trip to a beautiful working farm where they make ricotta cheese and the feast that follows will remain with you forever.

We could not have been more pleased with this apartment.. Nick had a very detailed notebook that was extremely helpful. The view from the patio was beyond beautiful, especially at night. The apartment was well equipped! They provided a lot of food for us, going far beyond expectations. Giorgio was just a delight and so helpful. We stayed there four nights. Would definitely stay there again.

Great location for taking advantage of all Modica has to offer. Bit of a steep walk up to the house, but worth it for the fantastic views . Enjoyed the terrace very much .
Well equipped kitchen . Information folder was very useful. We followed up a few of the recommendations !
Thoroughly enjoyed our stay.

We stayed in the property for 5 nights in the middle of a two week trip. Its clean, private and well equipped. It worked great for my wife and I but i could imagine it handling a party of four very easily. It's location in Modica is convenient to many pastry shops, bars and restaurants.
Its location provides an excellent base for trips to Ragusa, Noto and Syracuse has well as the beaches of Porto Modica, Porto Ragusa, and San Pieri.

This property exceeded our expectations in every way. The owner is great to work with, the host in Modica, Giorgio, was wonderful. The pictures on the VRBO website do not do this place justice, it is even better than the photos. Immaculate, well stocked, well located, comfortable, and spacious...with a breathtaking view. We would definitely stay here again.

There is a reason why this home has 60 five star reviews: From the warm welcome from Giorgio to the exceptionally clean home, it has earns every one! The feeling of the house with warm woods and soft creams is welcoming and relaxing. It has lots of natural light flooding in. The kitchen has everything you can think of. The bed was very comfortable. Everything is walking distance: tons of restaurants and cafes. And a great supermarket for all the essentials. And the view- well extraordinary! 100% recommend this home.

We had an excellent experience staying at Casa Niria in Modica. The house is comfortable, clean, efficient, and well maintained with breathtaking views of the surrounding area. The kitchen is well equipped with modern appliances including a gas stove, oven, microwave, dishwasher, and large refrigerator. There is also a washer and dryer. The bedrooms are large and the beds are very comfortable. Both bathrooms had great showers with plenty of hot water. The main bathroom even has a tub.
Communication with both the owner NIck and property manager Giorgio was excellent prior to and during our stay. Giorgio greeted us upon our arrival and served as our main local contact during our stay. We cannot say enough about Giorgio and how much he contributed to our great experience here. We were pleasantly surprised to see the fridge stocked with local produce and other items. Such a nice gesture. We followed all of the recommendations by both Nick and Giorgio and also researched on our own to have a truly memorable vacation in Sicily.

This rental had it all. Beautiful renovated space with super personal touches that made us feel at home. If you like to cook the kitchen is well-equipped with all the essentials and more. The caretaker, Giorgio met us and arranged parking. There is a climb but it’s well worth the effort. We loved our time here and would return in a heartbeat.

Very nice house, well planned out in a great location close to the centre. Views from the terrace are just stunning, whether night or day and being adjacent to the kitchen means it is very convenient to eat there, as well as chill with a glass of something. Kitchen is well kitted out and we lacked for nothing. Very good sized bathroom, with a bath which is often a rarity in small Sicilian holiday homes. Giorgio/ George the local contact is a lovely man with excellent English (all be it with a slight Canadian twang!) who was very helpful. I thoroughly recommend this home and the whole Modica experience.

Excellent
My wife and I stayed a week at this flat, and loved it. The owners and the property manager are wonderful to work with and super responsive. The flat is just as pictured, and it's in immaculate condition. Honestly, we didn't want to leave at the end of the week. This flat really works well for a couple. The kitchen has a complete collection of high quality pots and pans, the numerous knives are all high quality and sharp, and the appliances are top-notch. Although the area has wonderful restaurants, we chose to cook for ourselves and the fish monger recommended by the owner, Nick, really has wonderful, super fresh seafood at reasonable prices. We ate tuna, sardines, mussels and shrimp during our stay. The washer/dryer work excellently too. The house has a great floor plan: bedrooms are on the bottom floor with a shared bathroom connecting them, and the top floor consists of living/dining areas and kitchen along with a full bathroom and of course the wonderful terrace with the killer view. The neighbors are very friendly too. We've been fortunate enough to stay in 30+ VRBO's over the last four years, and this flat is one of the really nice ones. We'd love to return again in the future.

Well equipped and nicely furnished house with a great view of the town from the terrace. Within east reach of shops and good restaurants. Well situated to explore the southern part of Sicily.

Worth the climb.
This is a beautiful fully equipped apartment as everything you need to make it home is in the apartment. The view is amazing, the neighbors friendly and I can't say enough positive things about Georgio (property manager). The kitchen makes you want to visit the local market and prepar a meal from one of the cookbooks on the shelf. If you are planning on visiting Modica this is the place to stay.

The place to stay in Modica
A beautifully appointed, fully furnished and equipped apartment within walking distance of everything with a terrace and panoramic view of the town to kill for.

The place to stay in Modica!
This place was above our expectations! Giorgio was very friendly, helpful and informative .
Both bedrooms had king sized beds with a small Jack and Jill style shared washroom with shower that was very convenient. Upstairs the living room was comfortable and nicely decorated, the washroom was huge and even had a washer and dryer, and the kitchen was fully stocked with all the basics.
The view is what makes this place special! Despite a cold December visit, we spent much of our time on the balcony overlooking the old town.
Walking into town is only about 3 minutes. Its down typical steep alleys, and very scenic.
You will love this place .

Real Sicilian town experience
This is a lovely place to stay. We stayed 5 days but you could add beach days or just enjoy the terrace and stay longer. The caretaker Giorgio met us at the edge of town and showed us where to park and took us in the house. He was very helpful. The town is easy to stay in. There is a great deli run by another Giorgio who was so nice. Bakery, cafes and food markets all close by. Kitchen is fully set up for home cooking. Plus the town has some very good restaurants. The bedrooms are very quiet and comfortable. David, the owner was great with communication and gives lots of info and tips. This was a favorite of our Sicily trip. Stay if you have the opportunity.

Beautifully restored property with the best views of Modica
We thoroughly enjoyed our stay in this beautifully restored home. Giorgio met us at the bus station and showed us around Casa Niria. He was always available to answer questions and help us organize visits to the surrounding area. There were some nice surprises in the fridge so we were able to relax the first evening without having to find a grocery store. The home is very comfortable and decorated with interesting art and objects. We had everything we needed to make it a perfect stay for our first trip to Sicily. All communications with the owners Barb and Dave were quick and easy and there was lots of information available to help plan our days. The view from the terrace is fantastic. Modica is a lovely town with friendly people and lots of good restaurants and shopping.

The perfect place for a honeymoon
There is absolutely nothing negative that can be said about this property. Casa Niria feels very welcoming and comfortable and although we liked exploring the town of Modica, we also very much enjoyed cooking at home and loved the beautiful view from the porch. The house was very clean and is located very close to downtown Modica. The fridge was well-stocked with food and drinks when we arrived. The kitchen had everything needed to cook anything you can imagine, a very nice gas stove and oven, a dishwasher, plenty of pots, pans, plates, utensils, a complete spice rack, and a pantry stocked with essential items. The property manager Giorgio is very friendly and knowledgeable. He had excellent recommendations for restaurants, grocery stores and other attractions. Giorgio speaks both English and Italian and responds quickly to any questions. We loved every minute at Casa Niria!

Case Niria is a comfortable home where we were able to relax after a busy day. It has everything you need yet Dave and Barbara supplied more. We were welcomed by Georgio who had bought us some welcoming food and wine. I highly recommend staying here. I would do so again. Communication with Dave and Barbara was extremely easy through HomeAway.

Beautiful balcony with view over Modica makes this unbeatable
Wonderful views directly over the whole old town of Modica made the
balcony an endlessly fascinating place to sit for the four of us.
The old house up a tiny street is imaginatively restored and has
a great, well-equipped kitchen which we enjoyed cooking in, with patio
doors on to the balcony. It did not feel like a holiday home but like a
home which it is for the owners, David and Barbara Morrrow. We were
met at the designated meeting place without a problem by their local
representative Giorgio who would always have been on hand to help
If advice were needed.
Modica is a genuine old town which actually has 2 working flour mills
On the Main Street . Do you get that anywhere else ? Surrounding
Towns of Noto, Scicli and Punta Secco are beautiful and excellent to explore if you have been inspired by the TV detective Montalbano as we were!

Amazing vacation
We only spent a week in Casa Niria but it was a memorable vacation, one of the best we have ever had with our family. The house was marvelously equiped, we had absolutely everything one could desire and even more to make our stay absolutely pleasant and comfortable. In our country the summers arent that hot, so we usually have a hard time acommodating and sleeping in such a hot weather but the ac in the house was wonderful so we had no such problem here. We had a great time in Sicily and we especially enjoyed home-cooked meals on the terase with thr magnificent view of the city, that the house offers, especially in the evening.

Modica.. the Jewel of Southern Sicily
Your beautiful Casa Niria offers a wonderful perspective of the ancient city of Modica and life in southern Sicily. The spectacular view from the terrace will be forever imprinted in our memories. The Casa comforts allows a sense of home while thousands of miles away.
We arrived as strangers and very soon became familiarized with the friendly and attentive shopkeepers who provided for our every need..
And of course Giorgio whose assistance with all things ' Modica' enhanced an already unforgettable experience!
We will miss the clock tower, the chiming of the church bells and the lights that bring life to the hillsides at night.

We highly recommend this jewel in Modica.
This recently renovated house is well appointed, beautifully decorated, clean, secure and features a spectacular view across to Modica Alta. Giorgio, the Manager, was very pleasant and efficient, and helpful in arranging outings. The house is a three minute walk to local shops and cafes. We thoroughly enjoyed our stay and would recommend Casa Niria without any reservations.

The place to stay in Modica!
This is our second time staying and Barbara and David's lovely home. Everything is perfect, home is immaculate and so close to the main area of downtown Modica. I can't say enough about our stay here and no one will be disappointed should they chose this lovely place.

So thrilled we chose this rental
Everything was seamless from the prompt replies to questions asked, check in and for duration of our stay. The vacation rental is central to all areas of Modica. We were within walking distance of fresh fruit/vegetable stalls, bakeries, meat stores and cheese shops. The condo owners provided extensive information on Modica and surrounding areas The condo has a view right out of a painting. We were two couples travelling and spent a lot of time on the beautiful patio/balcony. The space in the condo was large enough to provide for two couples. There are no areas of improvement we can suggest. One of our travel companions needed to see a doctor and Georgio was right there to assist and ensure that all medical needs were met. Thank you for such a memorable holiday. We will recommend Modica and especially this vacation rental to anyone considering Sicily.

Excellent property and location
We have rented many properties over the years and Casa Niria is one of the best.. It is well furnished and equpped with everything you could need and very comfortable and relaxing. The view from the balcony is exceptional and was great tosit out and have breakfast or an early evening drink.
The location of thr house is ideal - just a short walk to cafes restaurants and local food shops (lovely cheese shop and bakery - best arancini we've tasted)
Modica itself is an amazing place with a lot to see and do and is well situated to explore the region's other baroque towns and the lovely beaches nearby.
Our arrival went smoothly - Giorgio the property manager was very welcoming and helpful throughout our stay and it was reassuring to know he was around and easily contactiable if needed
We would definitely recommend this property as an ideal base for a memorable holiday

Love, Love, Love Casa Niria
My husband, daughter and I stayed at this property in June while visiting Modica from Canada for a wedding. From my first correspondence with the owners before our trip I felt reassured that our arrangements were ideal. Connections with Giorgio the property manager were smooth upon our arrival and he quickly navigated us to the property and arranged parking for us...despite our oversized vehicle and the narrow streets (alleys....)of Modica! The property itself is absolutely charming! The terrace is everything and more you can imagine from the pics here. We spent several nights enjoying the sights and sounds of Modica from this cozy perch above the town. The kitchen is well stocked and the laundry facilities were great to have. Both bedrooms are very spacious. Four adults can be accommodated comfortably. We enjoyed exploring Modica on the suggestions provided by the owner's guide located at the property and found all of the places we tried to be excellent. Our family definitely hopes to return to this property. *****Five Stars for sure! Thank you Casa Niria ~ Jennifer & Dennis, Cobden, ON

Amazing, beautiful, perfect!!
It is hard to even describe both Casa Niria and Modica. The apartment is stunning, immaculate, beautifully decorated, and a perfect location. It has everything you need and more! The view of Modica from the kitchen, deck, and master bedroom is truly beautiful. Modica is a short stroll away ( 5 minutes) and is full of restaurants, shops and residents in daily activities who are friendly and helpful. My only wish is to visit here again some day.
Dave, the owner and his manager are wonderful, thoughtful people who are available whenever you need. This is a great find! We loved it!!
