Location was good!
Mixed up our room in the beginning, next day we had to go to another room! The cleaner took the sheets off our bed and put them back on the bed in the other room they put us in, I have never heard of such a thing! We found out about this because we went back up to our room, and saw her doing this! I said are you putting the dirty sheets back on our bed she said yes saves the sheets from being washed! The owner told her to do this
I couldn’t believe my ears! I told her I want to speak to the owner I want clean sheets considering they messed up our room! We got clean sheets eventually!
My husband and I wouldn’t stay here again there were missing light bulbs, holes in towels, no fridge, Hand soap dispenser off the wall, and the plank under the bed fell off!
As for our last day, we went down to have breakfast and the staff wasn’t there to cook it!
The young girl who cleans the rooms was there cleaning she apologize and seemed frightened of the owner saying there is nothing she can do , she’s not allowed to make coffee or touch anything, even though she was the one making the eggs, when we did have breakfast as she told us!
We left had breakfast elsewhere!
I’m not sure what the set up is!
All I know is they are all in it together!
No fridge, holes in towels, Hand soap dispenser off the wall!

The food. The location. The staff

Great communication with host. Fabulous location- across the water yet walled city 5 min walk. Spacious, huge balcony over looking water. Delicious, healthy, fast breakfast. Parking can be available.
Parking is very tricky. Lot is not a guaranteed at all. If get there very early in morning there will be a spot open, but no one leaves during the day so forces to circle around until street parking is found. I had great interactions with the staff, but my husband did not. Very short responses to wifi not working in apartment. Wifi worked well in restaurant but not fourth floor. Not bad, just know it is four flights of stairs up.
3.0
The location since it is just across the bridge from the old town and close to a free parking area. Breakfast was ok.
The property has no lift and with a family of 4 we had to climb two stories with heavy luggages. When asking for help we did get some help but they seemed annoyed that we asked. The place was dirty. There were used contact lenses on the window sill of the main bedroom. All the floors were sticky. The door to the terrace was broken and we couldn’t close it - it was noisy at night. The shutters had to be opened manually since again they were broken. There was a strange smell in the bathroom and the bed was hard.

The thing you buy here is the location. And everyone was nice and helpful.
Apart from the location it is worth a third what is asked. Wifi lame, view - better don't open the curtains.

Great location, really close to the old town and restaurants. Room was spacious and clean! Host was great, responds quickly to messages and is very friendly!
If I’m being picky, the mini fridge didn’t seem to keep things cold but a small inconvenience really!

Location
Overpriced. Most expensive we stayed in and had the least to offer. No fridge as shown in the details, staff not able to help and no response from message via booking. Com to the owner. Breakfast was included, you chose from the menu but not explained what you could have for drinks. No one around in the morning at 7.30 despite being told breakfast from 7 til 11. Don't waste your money plenty of places available much cheaper and far nicer

Fabulous stylish room just above a good quality restaurant. Very friendly / charming staf with best communication skills. If your lucky (I was) free parking just outside. Breakfast free of choice, you get what you need; no doubt. Beautiful view from windows of the first floor room towards Zadar city.
Absolutely nothing; this hotel is a very good choise at least for a night or two (mayby longer?) Notice that its not IN the old town of Zadar, but just a short walk via a closeby bridge; maybe 6-700m to the Catedral.

really good location. was clean and the room was spacious and well decorated.

Room was a nice size, room for luggage and a little cooler for drinks. AC works well, bed comfy, Some walls are stone and brick that makes it charming. Our room face the back of the hotel so it was quite. Breakfast good, really enjoyed the dinner with steaks they age on site. Istrian pasta, excellent. Short walk across bridge to old city. Excellent to sit and have a night cap overlooking the water. Goran was a great host.
Typical that hotels crack a window with the AC off when guests are not there and as they have no screens gnats were in the room but I got them all!
6.0
The room was really clean and modern. The air conditioning was appreciated on such a hot day/night.
A lot of small functional things wrong. The drain in the shower was clogged, so you had to keep turning the water off and waiting for it to drain so it didn't overflow. The blinds were broken in the room so you couldn't make it dark to sleep, and our room faced the east. The bed linens didn't have the inserts in them, which I understand because it's hot but it also seemed like they just didn't take the time to really prepare the room. The breakfast isn't a buffet, it's a menu to order off of so there isn't a big selection, and it's only offered from 8 to 11 which isn't great if you wake up early. They couldn't accommodate an early check-in, and the check-out time is 10 a.m. which is pretty early. There also isn't a good point of contact for when things go wrong, as it is just a restaurant employee who gives you the key and shows you your room, so we didn't have anyone to talk to about the broken blinds or clogged drain. I expect more for the price we paid for this room.

The position is excellent, just few minute walk to the historical center. The staff is kind and helpful and the room very clean and quiet. Maybe a bit expensive but it's really convenient and there's a free park behind the hotel so you save that money. Besides abundand breakfast is served . I really recommend it!
