The views are incredible!
The toilet and bathroom was too small, and you only get a sheet not a duvet to sleep under.

The air aircondition the first day isn't working very good and they don't show be so worry about it.

The hotel’s location is perfect with amazing view from the room as well as from the private jacuzzi on the terrace! Definitely recommended!
Sometimes we felt the smell of donkeys cause by the hotel is right on the way (steps) from the Fira old harbour. The hotel always clean up before them, but the next 50m is common area! It should be the responsibility of the town and/or “donkey service”. Otherwise in the our second day, this (smell) was to becoming a part of Fira’s feeling.

Panorama View
No welcome water in room, light should be installed at the sink in washroom, Whirlpool wasn’t clean, A/C wasn’t good enough in this heat, should be improved, included breakfast should be detailed… Restaurant is very expensive, the rates needs to be reviewed

Kratiras view was fantastic. Its location is ideal as you have a balcony with an uninterrupted view of the sunset, that is quite secluded, but also within the heart of Fira only 5 minute walk to supermarket and bars. Unlike many of the other places we saw as we walked around Santorini there was no one walking immediately past your balcony which is a big win. The private plunge pool was also fantastic and we just spent most of our afternoons on the balcony in the pool enjoying drinks away from the packed crowds in the afternoons. In the evening we could turn around and see all the restaurants fill up with people desperate for a sunset view while we could just relax with our perfect view already!
We read the reviews before booking here, to address some of the things we had been a little bit worried about :
-Yes it is next to the Donkey trail, however this did not bother us at all, you could occasionally smell a whiff of the Donkeys but that is the case in half of Santorini.
-The pool was cleaned every day, twice some days, yes the actual tiles were a little discoloured but that is just what happens over time, the water itself was pristine and we had no issue spending all our afternoons in it.
-There are three levels of rooms if your are on the first or middle room on each level the other guests on that level do walk past your balcony to get to their room, however, your entire balcony can be viewed by all the people on the cliff taking photos and in the restaurants eating anyway, so it's not as though the very infrequent walk past of another guest ruins any privacy.
-It is not hard to find, like all towns built into a cliff there are a series of pathways and staircases to get there, but this was by no means difficult to navigate. We had good communication through the booking.
Not a negative at all, but if the hotel wanted to improve when they next upgrade their sunbeds they could get slightly more comfortable ones.
Having said that we sat on ours for hours and we were also provided with a second sunbed when we asked for one on our arrival :-)

Everything. Panos and his family team were excellent and very attentive. Great location away from the passing crowds. Clean sheets and towels everyday. Breakfast on the terrace overlooking the Caldera was a superb start to the day. Thank you to Panos and the team from Julia and Iain
The noise from the pool filter on the level above, but this was remedied by simply asking for the filter to be turned off overnight.

It was an incredible stay. The rooms all have beautiful views of the island and are well maintained and clean. Helpful staff and located in the centre of Fira meaning everything is a close walk

Location is very convenient and the view from the terrace...Breathtaking! Staff are absolutely amazing and extremely friendly.
The place needs maintenance and investment. Sadly enough, the stink of donkeys is overwhelming, so sitting out in the terrace is.....optional (if you have a respirator). In addition to that, there is absolutely no privacy out there as every terrace is visible and pretty much connected with the next door one. We have to be able to ask for more for 500 Euros per night!

amazing views, very accomodating, great value for Fira. we loved just saying what we wanted to have for breakfast and it would be made - didn’t have to pick from a menu

Best point: Amazing views of the caldera, beautiful sunset. Worth waking up to! Private terraced suites, some with pool/hot tub. We had the junior suite because that was the only one left when we booked, in peak season. Panos is responsive, always smiling and accommodating. In Fira you have to be prepared to walk around the meandering cobbled stone lanes. Bear that in mind if you have heavy luggage. The cable car station is a short walk away, to go down to the old Fira port.
In general, all great!

The staff did everything possible to make my stay enjoyable. The view was absolutely breathtaking.

The location is perfect. Not in the busy center of the Fira area. Great tucked away location with same best views on the Caldera without being stacked on by other hotels. Be sure to get the hot tub, evenings get cooler, we stayed in July and it felt amazing after walking all day.
With such a great view and location it’s a steep walk passing the shopping area, restaurants, clubs. Be prepared for the hike up from taxi/bus. Regardless still worth the price and view.

The property had great hospitality.
The cleaning ladies respected your privacy. They would clean your rooms when you are not there.
I requested my pool to be cleaned, and they cleaned it several times for my husband and I.

View from our room was spectacular, location is very central, just a couple of steps from main walking area. Owners, especially Panos is amazing and very kind. Freshly prepared and various breakfast at a beautiful terrace was great. Room was very spacious and clean and also nicely decorated. But absolutely the best thing is enjoying a breathtaking view on a big private terrace with private whirlpool.
