Hawthorne House of Newport is located in the city's south end in a quiet residential area historically known as 'Fifth Ward'. This 3-room suite suite is situated in a walkable "sweet spot" halfway between the beach and downtown. We are celebrating our 30th year in 2025!
We accept only one reservation at a time, so there are never any other guests on the property. Guests will have full and private access to the suite – indeed, our reviews speak well of our careful attention to guest privacy.
Note that all short-term rental properties in Newport's residential zones must be owner-occupied as per decades of city ordinances. That said, our property was specifically designed to give separate privacy to guests. In fact, this suite is the only guest space in the building or on the property – thus, it is private for you and is never shared with other guests or with the owners.
The suite's separate entry is just off the main foyer of the home. Nicely furnished and equipped, the suite includes a deck with gas grill, well-supplied kitchenette, free Wi-Fi, and off-street parking. (We have never charged fees for cleaning, wi-fi, parking, or other such amenities to our guests!) The suite sleeps four (a queen bedroom and a separate living/dining room with queen sleeper sofa – we can also provide a pack 'n play). The bath is accessed from the hallway between the living room and bedroom, convenient to both main areas of the suite.
This neighborhood is within walking distance to four nice parks all of them dog-friendly (Murphy Field, Ballard Park, Morton Park, and King's Park), as well as a family-friendly beach (Gooseberry Beach). We are also within walking distance to downtown heading north -- and to the Breaker’s Mansion and Cliff Walk heading east. You can easily access Newport's dining, shopping, and the area’s famous attractions!
Children will feel especially welcome and comfortable. They will be delighted to find a large family yard perfect for running and playing – as well as a swing set (with sliding board and fort) and outdoor toys. The nearby parks (three with playgrounds) and family-friendly beach are noted above.
This home was built using the concept of universal design. It is accessible for most wheelchairs; please ask us for specifics. Well-behaved doggies allowed; please ask for our 'Pet Policy'. Among the many thoughtful conveniences, your suite also includes free off-street parking in the driveway (space for two guest cars). Oh, did we mention your helpful hosts? Feel free to ask us for shopping, dining, or sightseeing suggestions. As native Newporters, we are well acquainted with our famous hometown and its surrounding areas.

Wheelchair / Other Mobility Needs: For most guests with mobility needs (walkers, canes, standard-sized manual wheelchairs, etc.) or for those who can easily stand and pivot to transfer, this suite should prove accommodating. May not be suitable for power wheelchair users – please call us for specifics. We are, of course, happy to move (or remove) furnishings or scatter rugs as per your requirements. We had a great stay at this home. The host was very attentive and the home was very accommodating. We had fresh fruit, banana bread, English muffins, water, milk, coffee, tea, and a stocked kitchen. Towels were changed daily and bed maid. There was a very spacious porch and yard with a swingset and slide for my son that he loved. The location was excellent and very easy to get around! Highly recommend

Terri and Mike are fantastic, and displayed great hospitality throughout our stay. The unit was perfect for us and our dog. We also really enjoyed the Fifth Ward neighborhood, where we had not stayed during our previous visits to Newport. It was quiet but still within walking proximity to the mansions, beaches, shops, etc. Highly recommend.

We came into town for a weekend wedding so there was a lot of coming and going. Mike checked us in and we knew right away that they’d thought of everything! Terri stayed in touch leading up and it was great to meet her as well. Very comfortable and accommodating stay and very quiet too. Charming home and beautiful area. And MAKE SURE to get some of Terri’s banana bread! It’s incredible.

Terri and Mike do a wonderful hosting job - that is why we are repeat visitors. The location works well for walking our Havanese into downtown Newport.
You will find yummy treats when you arrive and a pleasant surprise or two during your stay.
If there is a better place to stay I am not familiar with it!

The property is in a nice location in Newport. Close to the mansions and to the town center. Nice quiet property. Very clean and spacious. This was a mother/daughter getaway and we had more than enough space. Bed and pull out couch were very comfortable. The owners are so helpful and knowledgeable about Newport. We really enjoyed the baked banana bread, cookies and cheese board. They provided lots of extra goodies to make our stay exceptional. We would definitely recommend this property for a stay in Newport.

Absolutely amazing.. very warm and welcoming. Felt like I knew Terri and Mike forever and they are family. They go above and beyond to make your stay as comfortable as possible. You get unlimited water, and ice tea. Access to delicious english muffins, cereal, fresh fruits, scrumptious cookies and banana bread. Close to everything like cliff walk and downtown. Dog friendly and has a huge back yard and park across the street. Would stay here everytime.

Terri and Christine(I hope I spelled your name right!!) made us feel very comfortable-fresh fruit, cookies (chocolate chip,John's favorite :) ) The accommodations were clean and very cozy. We brought our 14lb. chihuahua, Chai. They even had cookies for her!! Their home is in a perfect location for easy access to Newport.

This B&B had every detail covered with the bonus of a sprawling backyard and a swing set. My kids almost didn't want to go into town because they loved the place so much. We cannot thank the hosts enough for taking care of us, being so kind, and having every comfort one could ask for in a stay with little kids. We won't look to stay anywhere else when visiting Newport!

We had a lovely anniversary weekend. This property has everything you need and more...including homemade cookies and banana bread! It's close to the downtown waterfront area, but also a quiet location for us to return to at the end of a busy day. Thank you for your hospitality!

From the fresh baked banana bread and cookies, to every other detail possible Mike and Teri make you feel right at home. They thought of everything to make us comfortable even things one wouldn’t think mattered — but they do. Tissues, extra towels, and more.

Mike and Terri were extremely accommodating and supplied every thing needed to make the stay comfortable and inviting. Clean and efficient and very thorough. A beautiful property would consider coming back. St Augustin Catholic church only Three blocks away, a beautiful park across the street close to all attractions with walking distance to Thames street and harbor. A great time.

The property is perfectly located in a quiet neighborhood convenient to everything in Newport. Hosts Terri and Mike were very welcoming, and the special touches like breakfast treats, snacks, and water were much appreciated. That, in addition to the clean towels daily, made us feel very well-cared for!

We had a wonderful time here. The place was clean & comfortable. The hosts were outstanding in their service. We got clean towels everyday along with fresh fruit, homemade cookies & banana bread. Mike even took us downtown to make our tour on time. It was in a quiet area of town & couldn't have suited us better.

Had a great long weekend stay attending a wedding at nearby Fort Adams. Location is set outside of the more hectic stopping district, but still very close to everything. Kids (2 and 5) loved the large backyard and play set, as well as other outside toys to play with. Mike and Terri were great hosts! The one bedroom unit was a great size for the four of us.

Wow, what an amazing stay at Hawthorne House! It's rare to find a true Bed and Breakfast these days, and we were so thrilled that Terri and Michael "hit it out of the park!" An immaculately maintained and furnished large (and separate) apartment/suite with all the amenities you could want (beautiful deck, propane grill, nice studio kitchen, breakfast items, A/C, and more!), and many special touches that made us feel comfortable and at-home (home baked banana bread, cookies, cereals and fruit, fresh towels daily and more!). The location is spectacular, a quick 15 minute walk to the shoreline, half-hour walk to town (avoids parking fees!), nearby convenience store, a beautiful yard, and a nice local park. All in all, an amazing and relaxing stay, with plenty to experience locally, and we thank Terri and Michael for their old-fashioned hospitality! We look forward to returning!

Our hosts Terri and Mike could not have been nicer! Fresh fruit every day, snacks in the afternoon. We felt bad because our events provided food for us every day at events we attended. We did eat at Anthony’s Seafood restaurant which Terri and Mike recommended one day and we were not disappointed! Our hosts made us feel so welcome and treated us like we were friends. I would recommend this property to anyone looking for a place to stay in Newport.

We very much enjoyed our stay. The hosts were friendly and generous. They really made us feel welcome, and even treated us to homemade snacks! The accommodations were perfect for our needs, especially the kitchenette and dining area. And the bed was so comfy! A great “home base” with easy access to Newport sites.

Me and my family had such a great experience staying at the Hawthorne House. Terri and Mike made us feel so welcome! We completely felt at home. The place was super clean, and close to everything (beaches, down town, cliff walk, mansions). Mike is just a wonderful person. When we came back from our daily sight seeing, the place had all fresh towels, was completely straightened up, had fresh fruits, snacks, etc … it was fun seeing what new snacks would be waiting for us :) Newport was a beautiful place to visit. When we do end up going back, we will definitely be staying at the Hawthorne House again!

The Hawthorne House was a perfect choice for our 4-day stay in Newport. The location is amazing, incredibly convenient for going into town, touring the mansions, strolling cliff walk, driving to the gorgeous Castle Hill Inn for a drink in their famous Adirondack chairs, etc. We enjoyed having a relaxing breakfast on the beautiful deck each morning. The apartment was spacious, comfortable and clean. Terri and Mike showed us the ultimate hospitality which gave this rental a true B&B vibe. From fresh made banana bread and afternoon snack platters to daily cleaning of the apartment and replenishment of breakfast foods, they made our stay extra special. We will come back!

We appreciated the location, amenities, and cleanliness plus all the thoughtful directions the homeowner provided in the "booklet" (perhaps add instructions on where to find the switch for the disposal). We suggest another grab bar in the shower upstairs, as the existing one is too low to be useful for an older adult getting into and out of the shower and the lower bar pulls out of its socket easily. (My husband almost fell as a result.) Thank you for a hosting. Also appreciated the pet-friendliness of the condo. We filled the bird feeder!

We found the Hawthorne House listing back in January. We we're looking for a nice , dog friendly place in Newport for a long weekend.The suite is ideal for a couple with "well behaved" furr babies. Clean, spacious, well- managed and "as advertised" mean alot to us. We enjoyed multiple trips to cliff walk as well as Thames, 1 day rainy (you can plan the trip but can't plan weather) For a VRBO we were surprised at the room service (beds made,towel restocking etc and the little but important comfort details: Well stocked fridge (coffee,juice , milk ) assorted fruits and goodies. Flowers a nice surprise after a rainy afternoon out. This was our puppies gettaway to and they were as comfortable as we were, with easy access to a small park across the street for their morning :"puppy business" as well as the large yard to just give them outside space after a day on the town. We enjoyed Newport for the dog friendly atmosphere at many eateries, bars etc. Fifth ward is very walkable, quiet and convenient. Although the beaches are not dog accessible from May -Sept it is still a nice little getaway for us and our dogs. We will be back to enjoy more of Newport in the future. Thank you Mike for making our stay comfortable.

Attentive but not obtrusive. Great place if you’re traveling with dogs. It was a bit of a walk into “town”, but closeness to ocean drive + cliff walk balances that & there’s always Uber. Thank you, Terri & Mike, for everything! Will be back if/when we return to Newport!

When I booked this stay for Memorial Day weekend, I didn’t realize how wonderful it was going to be!!! Terri and Mike made us feel so welcomed at their home. Hawthorne House was perfect- it was cute, clean, lots of towels, and tons of drinks, snacks, and breakfast items. It was like a personal B&B. It was conveniently a short walk to Gooseberry Beach and the mansions. I had told Terri about my proposal plans for the weekend and she snuck in a bottle of wine and a charcuterie board! What a gem of a place. This wasn’t just a place to stay for the weekend but a place that became part of the weekend itself. We are so glad to have stayed at Hawthorne House and to have been so warmly welcomed by Terri and Mike. If you stay, be sure to give Two Ply some pets!!!

The owners did such a great job with accommodating my family during the stay. They were very friendly and quite attentive. The place was sparkling clean and the laundry was done daily. The fresh baked goods that were made for us were delicious and a welcomed treat for a long day's drive.
If we go back to Newport, RI, we would gladly stay here again because the place was as described, with great attentiveness, and the owners were very friendly and it was enjoyable to talk with them.
