About this house rental
Situated at the end of a quiet court, Roos with a View is nestled into a peaceful one and a half acre bush block. You can watch the local wildlife (binoculars provided) while enjoying ever changing views of the magnificent Grampians National Park. At first light the view is often bathed in red with the colour and atmosphere changing as the day progresses. At night clear skies provide brilliant views of a myriad of stars.
Accommodation features
Roos with a View is an easy 10 minute walk to the local Halls Gap Hotel and 3km from Halls Gap centre. Situated on a 1.5 acre bush block it is the ideal place to watch the passing wildlife in the comfort of a well-equipped 3 bedroom family home. First and second bedrooms each contain a queen-sized bed, the third bedroom contains 2 single beds (sleeps 6 in total). There is also a portacot and high chair available.
There is a fully equipped kitchen (inc. microwave, fridge freezer etc) and tea, coffee (inc. Aldi pod coffee machine), sugar and biscuits are supplied. With reverse cycle air-conditioning and wood-fire (with fire screen) in the lounge and electric blankets the house is well-equipped for both hot and cold weather. (Please note - bedrooms are not air-conditioned but all have ceiling fans for cooling).
There is a deck at the back of the house with new (Oct 2014) BBQ and outdoor setting. The veranda out front is an ideal spot to watch the changing colours on the Mt Difficult range opposite..
Facilities include: under cover parking, gas BBQ, Wi-Fi, Digital TV, DVD player, CDs, games, books and magazines, binoculars, Simpson & Day bird book, ceiling fans, laundry, spa bath, separate shower, firewood and linen (excluding for portacot) supplied, .

The cleanest house I have ever stayed in and one of the best equipped. Toasty warm with a fire and A/C. Very quiet location. Due to the wet weather and gale force winds we didn't see a great deal of wildlife but a deer walking across the front garden was amazing! Thank you Frank and we will be back

House was as usual excellent, and heating worked well. Enjoyed a winter stay but prefer spring and autumn. Ice-cream shop in Halls Gap still the best in Australia. Will be back.

The wood fire had kindly been set for us to toss in a match and away it went - perfect as we arrived late on a cold evening. And a good supply of wood was much appreciated over a weekend that included snow! Comfortable beds & the electric blankets were also much appreciated.
Good supplies of tea/coffee & a decent coffee machine!
NB: The plentiful Roos & wallabies in the surrounding area made up for no Roos on-site.

We really enjoyed our stay especially with the wood fire and the spa (I had 2). Only problem was the internet is very patchy and often couldn’t connect. Only Telstra devices worked.

What a lovely stay we had for 2 nights. Secluded, private and yet a short drive into town. We were surrounded by a forest of gum trees and home to kookaburras, cockatoos, kangaroos and we even spotted deers! The kids loved it and spent half of the time exploring. We hiked up to the pinnacle and enjoyed the Halls Gap shops and hotel for dinner.
The house was well equipped, very clean which I really appreciated and comfortable. The fire place was magic.

Our stay at “Roos with a view” was just what we had hoped for as accommodation for a relaxing weekend away to catch up with interstate friends.
It was totally as described. It was very clean, which is something I always look for.
2 very comfortable queen size beds. It is in a quiet location backing on to bush so very peaceful. We found it just perfect for us and would definitely stay again if we have the opportunity.

The house was perfect for our stay. It was a short drive from the centre of Halls Gap. Fully equipped kitchen, spa bath, solid fuel heater and firewood and air conditioner. We were even spoiled with a coffee machine and coffee beans. Lots of wildlife around and forest behind the house. It was so peaceful. We will definitely be back.

A lovely house in a great location. Well appointed and we loved seeing the kangaroos daily. The only hiccup was the intermittent internet access, which, with no phone reception, made connection with the outside world difficult. But would otherwise recommend

We stayed here for two nights en route to South Australia from Melbourne. So quiet, clean and beautiful. Wildlife was abundant, the fire was on, the wood was plentiful and it was just perfect. Only minor gripe is that the clothes dryer was out of action. If a property is advertised as having a particular feature, it ought to be in working order.

A good house in quiet bush setting

My daughter and I planned a long weekend in the Grampians to do some hiking. The weather was very cool but we found Rooswithaview to be very comfortable, clean, well equipped and warm. We really appreciated having plenty of hot water, electric blankets on the beds and a fantastic wood heater with easy instructions to get it going and loads of wood. The bush setting was lovely and quiet and yet very close to town.

Overall a lovely homely feel, and nice and clean.
Only 3 minor things to mention:
- some spare towels would have been handy (bath towels, face washers, hand towels )
- the full length mirror in the Queen bedroom was extremely dirty (could see a previous stayer’s lipstick kiss on it still)
- and since the recliner foot rests didn’t work (which is fine) a couple of poufs/ottomans would have been handy.
But apart from those few above things, we thoroughly enjoyed our stay. ☺️👍🏽

The house is ultra clean,the kitchen is well stocked with pots,pans etc.The wood fire is great,the beds are comfy and the views from front and back are lovely.There are plenty of roos to see !! Overall,it is a great place to stay.

I have never posted a negative comment but I did not get any acknowledgment from owner when I communicated some concerns so I will post here. We were 24 hrs without hot water and no offer of a discount for the inconvenience. Do not rely on the dryer to get your clothes dry if you are a family with wet gear! It only works if you limit load to a few pair of undies. Faulty cord or power board in bedroom made lamps/electric blanket flicker on and off so we could not use them. Big crack in wooden toilet seat unhygenic. Easy things to get fixed. Otherwise a good place to stay.

We had a lovely week long break in Halls Gap, we have been a few times and this was our first stay at 'Roos with a view' and we would go back again. The house has everything you'll need for a great stay, and you can walk to the pub too. Roos, emus, and birds a plenty to watch whilst enjoying the fire.

Perfect weekend
The property was clean, comfortable everything you need for a getaway or longer stay. Heaps of wood was provided for the fire place which was great for the colder evenings. The view from the veranda in the mornings is fantastic it is peaceful the location is perfect close to amenities if you need but far enough away to appreciate the surroundings. We thoroughly enjoyed our stay 😊

Excellent place!
The house truly felt like home away from home. Cleanest and most functional place I've experienced in a long while in Australia. Cooking facilities were great but..this time, the near by hotel within walking distance offered great drinks and dinners for us tired hikers.

Amazing getaway
My sister, myself and our children stayed 4 nights at this gorgeous property. Kids loved it, everything was as described and the wildlife was.... Wild!!! Would stay again In a heart beat.

So peaceful
The perfect destination to chill. Quiet location surrounded by bush, with many visits from kangaroos, birds and even a deer. The house is spotlessly clean and well fitted out. Really enjoyed my stay and would love to come back.
FYI, no Optus coverage, but that was no bad thing!
