This beautiful house is situated on one of the most beautiful beaches in Great Exuma, the sought after Tar Bay! The house has 280+' of beachfront to relax on, catch some sun or swim in the breathtaking tourquoise water. We have 3 lots so it is extremely private! You can walk this beach for several peaceful miles. There is a hammock to lie in with the water lapping in your view while you enjoy a tropical drink! This 2 bedroom house is decorated with colorful, tropical furniture and fabrics with great attention to detail for the most diserning traveler. It features most everything you need to not really have to leave the property unless you want to. The kitchen is fully equipped with a Thermador 36' range, GE refrigerator/ freezer, dishwasher and microwave. Also includes Nespresso coffee maker, blender and and everything you need to cook a gourmet meal. The beds include a King size in the Master with the finest sheets and linens (John Robshaw) while the guest room has 2 twins. There are 3 flat screen TVs with DVD players in each room and a Bose Dock for music. It is truly a place that when you arrive you never want to leave. The visual beauty from the large deck on the Sea is second to none and cocktails in the evening with the view of the Caribbean sky is quite extraordinary. You will leave well rested with a desire to return as soon as possible!

Wonderful setting, quiet and very relaxing!! Five stars all around. Basic amenities are provided generously, and a kitchen with all of the appliances anyone would require. Washer/dryer a big plus. The gracious use of the kayak, paddle board, beach tubes, and beach towels another plus! We have been to Exuma 5 times, first time staying at Holiday Affair, we will continue to stay at Holiday Affair for our future returns.

Wow! What an incredible property. First, the location is gorgeous. The beach is so beautiful, with crystal clear water on calm days, and fun waves on windy ones. The home itself is just amazing. The living area is surrounded by sliding doors that can be opened to let the breeze and sounds in. Oh, and that view!!
Very tastefully decorated, with a true “beach” vibe. Super comfortable master bed and sheets.

The house and beach are gorgeous!! It was the perfect place to stay to enjoy our first time in Exuma. We brought our adult sons (22 and 20 years old). Their feet were hanging off the twin beds at night but they never complained. Haha! We highly recommend this property!! Thank you Nancy for sharing it with us!!

My recent stay at Holiday Affair was absolutely fantastic! From start to finish, everything about this house was perfect. I cannot express enough how impressed I was with my experience.
Firstly, the communication with the host was exceptional. They were prompt in responding to my inquiries and provided all the necessary information prior to our arrival. This level of attention and care made the booking process seamless and stress-free.
Upon arrival, we were greeted with a beautifully maintained property. The house was spotless, and it was evident that cleanliness was a top priority. Every room was immaculate, and the attention to detail was impressive.
The house itself was spacious, comfortable, and well-appointed. It truly felt like a home away from home. The kitchen was fully equipped with all the necessary appliances and utensils. We had everything we needed to prepare meals during our stay.
The location of the house was ideal as well. It was conveniently situated near popular beaches, restaurants, and shops. We were able to explore the island easily and access everything we needed with ease.
Lastly, I must mention the outstanding customer service provided by the property management team. They were available throughout our stay, promptly addressing any questions or concerns we had. Their attentiveness and professionalism were truly commendable.

Our stay was awesome as always in Exuma! Owner was very easy to work with and responds quickly to any and all questions. Was nice enough to allow us an additional night stay at the last minute when our flight home was canceled late in the evening after multiple delays throughout the day.

This spot was perfect for hubby and I...I love to cook and the kitchen had EVERYTHING as well as straws, to-go cups, beach towels, sunscreen...the list goes on. We stayed for 8 days and didn't have any real issues with the sand flys/fleas, that was a first, and it was in a great location to the airport and Georgetown.

Our family of four (two daughters 17 & 14) had a fabulous week at Holiday Affair. House was clean and had everything you need. Water views are spectacular and from most rooms in the house. Beach is fantastic with white sand and gorgeous water. You basically have the beach all to yourself and it's only steps from the house. Would definitely stay here again.

This property was perfect for our family to unwind and enjoy the holidays. The house has its own stretch of sandy beach which is idyllic for walking along, swimming with the kids, and just sitting on the deck taking in the views. The house has more privacy than most houses along Tar Bay which is nice. The house itself has some recent updates and is very comfortable. We slept with just the screen door in the bedroom every night and fell asleep to the sound of the waves. The kitchen is also very well appointed - it had everything and it was all in such good condition! The Thermador stove/oven was a great bonus too. It cooks so well and we were there for 15 days so we needed to cook at the house on occasion. Nanci was very helpful and communicative leading up and during our stay too. Everything was perfect and we hope to go back!

Everything about “ holiday affair “ was absolutely perfect ! The house , the location , the view ..just spectacular. Our family of 4 was there for a week (august 20-27 ) . House was easy to get to from airport , about 5 minute drive . When you pull up to the house , you see the beautiful landscaping and perfectly maintained house . When we first walked in , we were all just looking around at the beautifully decorated , spacious and clean home . What takes your breath away , is when you open the curtains on back doors and see the amazing view . The colors of the ocean are absolutely amazing shades of blues and greens . There is great deck with comfortable furniture to enjoy the view . Short walk down the boardwalk and you are right on the soft powdered sand . Your own private beach ! We saw maybe 6 people the entire week on beach , it is truly private ! The paddle boards and kayak were a lot of fun and easy to use ..house is really in perfect location . You have the beauty and tranquility of tar bay , yet short drive from airport and prime island meats ( well stocked store ) is only 5 minute drive . Georgetown is not much further and they had stores and shops ( nice little straw market as well ) We visited several restaurants that were great and not far away ( our favorite was blu, amazing view and great food ) . We also froze meats and brought them with us , the kitchen is well set up with great appliances. And pretty much anything you need to prepare any meals . Great grill as well . Can’t say enough about the cleanliness and comfort of this home . There is plenty to do for everyone as well . Day trip to stocking island ( via water taxi from George Town ) , we booked day trip through Exuma water sports ( island hopping , you see swimming pigs , sea turtles , iguanas, rays , and amazing views on different islands . Or just a 5 minute drive from house is hoopers bay , you can walk down the beach and the sea turtles come right up to you ! The whole Exuma experience was simply amazing , whole family had a great time . Highly recommend Exuma , and especially recommend “ holiday affair “ thank you - Ryan

Perfect place in Great Exuma
We had the most wonderful trip and this house was exactly what we were looking for. Great indoor and outdoor spaces with the beach right in your backyard. There is nice distance between you and the neighbors and landscaping that provided even further privacy. We felt like we had our own private beach. Everything was clean and beautiful. We didn’t have any issues, but the property manager and host checked in throughout our stay. I’m confident that if something had come up, it would be resolved quickly. We loved this place. Would stay again in a heartbeat.

Impeccable Property, Perfect Location
Everything about this property was pristine, impeccably well-kept, and the owners (or their designers) have exquisite taste that strikes just the right note of tastefulness, relaxation and comfort. While there were some very minor maintenance issues, the owner and her property manager were incredibly responsive and dealt with things appropriately and swiftly. But above all: I’m not sure I’ve ever stayed in as well-kept and well-appointed property ever. That alone enhanced my enjoyment and relaxation manifold.
It was the perfect family getaway for my son and I, with a beach effectively all too ourselves (we were just bummed, not knowing much about different areas of the island before we came that the water/beach was a bit too exposed to enjoy the kayak on the oft-windy days), a home that spelled true relaxation, and the perfect location balancing easy access for exploring all ends of the main Exumas islands and getting into town…

The pictures don’t do this place justice. The house is a coastal cottage right on the beach, with amazing views. The house does not have close neighbors, so you have a lot of privacy.We had a few windy chilly days, but the house was stocked with plenty of books, board games, Apple TV, and regular tv channels that can be found at home in the US (Cartoon Network, food network, discovery channel, etc). The house had toilet paper and paper towels. They also had plenty of blankets, towels, and linens.The kitchen is fully stocked with dishes and anything you need to cook up an awesome meal. We frequently visited Prime Meats for groceries, as they were closest to the house, with the largest selection. There are a few convenience stores and other grocery stores around the island of Exuma. The people are very friendly and helpful everywhere you go.The house had a large shed out front that housed beach toys for kids, paddle boards, snorkel gear, and a kayak. For activities, this island is definitely meant for exploring or just plain relaxing. We got some food from Splash bar one night, which was really good. The conch chowder was so good! We visited Hoopers Bay by parking across the street from a beach access sign and walking the narrow path down to the beach. Well worth the walk because the sea turtles hang out near the piers. They were happy to be touched, and were so much fun to see. This beach was also calmer on the windy days to swim. The other activity worth mentioning is a boat rental if you are comfortable with driving a boat and have a license ( easy to get in the states online). Renting a boat allows you to check out snorkeling spots, possibly see dolphins, visit chat n chill bar/ restaurant. All worth seeing! I would suggest asking your vrbo point of contact for more specific directions to the property from the airport. The customs officer gave us a hard time because we were not given an address and were not given very specific directions to get to the house (Ie, how do you get to the round about from the airport, and which exit do you take at the round about). I also realized at that point that my cell phone would not work even in roaming setting (it worked with WiFi once we got to the house). We also did not have check out procedures, so I went ahead and washed the towels, linens, and dishes that we used before leaving.You won’t regret renting this place. We can’t wait to return!

Disastrous Affair is more like it!
The power went out 2-3 times a week, no back up generator.
There was a leak in the master bedroom so I had little puddles in the bed.
The pillows were a health hazard, brown and filthy.
The grounds were completely neglected.
I have documented everything, it was just one of those places that gave you a bad feeling . And to no surprise they now have claimed I “scorched” the dining room table and are withholding the deposit ...

Picture Perfect Views
Holiday Affair is a gorgeous property. Our family of 4 (kids 17 and 20) found this house to be a great location and perfect size.
The most obvious is the amazing views. We loved how the entire back of the house is views of the gorgeous ocean. The house has an open floor plan and is so beautiful. The house itself was very inviting, the beds were comfortable and we really enjoyed having lots of extra towels and linens. We were able to use the paddle boards and kayaks one day- we really appreciated having them at the house to make it accessible. Also our local contact person was Rachel. When we arrived she came to the house to show us around; anytime that we had issues she responded within 10 minutes. She was a pleasure to work with. We do have a few recommendations for the house- first the house has Apple TV- well unless you have a password or account you can not use it. We still have cable at our house so we do not have any other form of mobile TV (such as apple, sling, etc)- so I think if thats what you offer you need to leave a password to use it. We called Rachel to get help and she referred us to the owner Nancy- Nancy just stated we needed to use our password to connect. That was a major problem and we have never rented a house and not had access to TV. We had several days of extremely heavy rains and winds- so a little TV would have helped out the kids. Second- Exuma is very small, so just a notebook with recommendations of places to eat, local grocery stores, etc would have been nice. We ended up finding another VRBO in Exuma, that had 3 pages of recommendations and all of the information that we needed. That would probably only take 15 minutes to put together and would have been helpful and saved us time from having to google recommendations for another VRBO owner. Third, the kitchen utensils were dirty, we ended up filling the dishwasher up and cleaning everything that we were going to use. Even some of the spatulas we could not get the dried food off of them. Also the stove needs cleaning. Last, we are in good shape and active, but the house could use some steps from the house down to the beach. It's a rocky and lots of roots drop off. We did wipe out a few times going out to the beach- that would definitely be a problem for older adults. We did notice that most houses have steps to the beach.
Overall we did have a pleasant stay at the house. Just a few minor things could make this property exceptional.

Beautiful location, right on one of the best beaches on the island
Wonderful feeling as soon as you drive up to the house. Large windows everywhere with breathtaking views of a large, white sand beach. The house is very well equipped with high quality sheets and linens. Also perfectly located on the island being close to the airport, Georgetown and other beautiful beaches. We spent a wonderful week there and already thinking about going back as soon as possible. A very pleasant experience over all, including fast response from owners and caretaker. We feel lucky to have found this house available on the dates we needed it. The one thing I would reccomand to be aware of is the driving on the island and the car you rent (we had to change our Jeep 3 times...). Other than that life on Exuma is very relaxing and, especially if you stay at this beautiful house, for sure you’ll go back home reborn.

A slice of paradise!
My husband and I just returned from a week long retreat in this stunning home. The view that greeted us upon first entering the front door literally took our breath away! The backdrop of turquoise waters beyond the wall of glass was truly magical. This was our first time visit to the Bahamas, as honestly, I pictured cruise ships and masses of people. This was definitely not the case on Exuma. I was looking for a private retreat and this is exactly what we got. Although we knew there were homes nearby, we never knew they were there until the evening when we saw lights through the trees. And the beach! WOW! Although we visited Tropic of Cancer beach on some of our explorations there is absolutely no need to leave the property to be on what has to be one of the most beautiful beaches on the island right through your back door. We almost never saw anyone else on the beach. Without the nighttime light pollution we are used to, the stars at night were amazing...there were several evenings we put on music and danced on the deck beneath the stars just because we could!
Nancy, thank you for offering your beautiful home to us...it was one of our best and most memorable vacations. I almost don't want to share our feedback as I'd like to keep it a secret!!! A couple of suggestions that would have helped us on the front end would be...1) a notebook of some sort with tips and trick for navigating the island. ie. restaurants, groceries, etc. Although we found a folder with some fliers it would have been great to have more info at our fingertips, including tips from other guests. 2) info on how to work AppleTv ;) 3) instructions on checking out. We wanted to make sure we did everything by the letter upon leaving your slice of paradise!

We're so grateful to Nanci and family for sharing their piece of Paradise with us. Nanci was prompt and helpful from our first correspondence and Holiday Affair was truly perfect for us. It's the best location between the airport, Prime Meats Grocery ( the best!) and Georgetown.
Tropical Bahamian Gardens with waving palms flank the drive as the home is a bit off of sometimes a bit noisy, Queens Highway. The moment you open the door and see the expansive,Tar Bay vista of turquoise, you'll know you have chosen well. When we sent home pictures, a friend responded back asking "if we had rented the entire island". With such an extensive beach front, it feels that private.
Holiday Affair is gracious and welcoming....spotless & beautifully decorated with Bahamian pieces, sink-into and relax, comfortable furniture, a spectacular shell collection, lovely linens and everything you could ask for in the chief's kitchen. There's a collection of varied books and up-to-date novels, games, plenty of beach towels and toys. The latticed porch is cool, shaded and inviting. It is few steps down to the beach and back up but we had no trouble at 68 and 71.
I was going to mention again what care has been taken in making Holiday Affair the perfect retreat, but it's much more than care......it's easy to feel that this is a very much loved home. It was our privilege to stay there. Thank you again to Nanci and family.

Relaxing Waterfront Retreat with Amazingly Beautiful Views
Holiday Affair is a comfortable, peaceful rental home. The highlight of this cozy home is the gorgeous private beach. We enjoyed snorkeling at the nearby reef and using the stand-up paddle boards. Holiday Affair is tastefully decorated and furnishings are very comfortable.
Our local contact, Rachel, responded promptly to arrange for service to a slow shower drain we discovered on arrival. The owner, Nancy was easy to work with and a folder was provided in the rental with local restaurant and activity information.
Conveniently located near the airport and Georgetown, on quiet Tar Bay beach, Holiday Affair truly does provide an "escape to paradise!"

Peaceful Paradise
Holiday Affair is truly a slice of Paradise! This was our second time staying in this beautiful home and we can't wait to go back! The pictures are for real...the colors of the water and sky are that amazing and the quality of the home and furnishings are that nice. The location is ideal as we were 10 minutes to the airport or Georgetown and within 5 minutes of a small deli/grocery. The beach is soft, white sand, walkable especially at low tide in both directions, and very quiet. It is one of the few homes with paddle boards, which are very nice and we used daily when it wasn't windy. There were also frisbees, lots of beach towels and mats as well as a variety of sunscreen and bug spray. The grounds are tropical and so pretty and the setting and views are exquisite. You can enjoy the sunset off the covered porch in the front or from the side patio, and the sunrise from the deck or any of the 6 sets of patio doors overlooking the beach and ocean. So many cozy spots to relax. The interior is gorgeous with obvious attention to detail and five star quality accommodations. Plenty of luxury towels and linens and very comfortable beds. The kitchen is fully stocked with quality appliances, cookware, dishes and glassware. We brought a suitcase full of items such as spices, coffee, peanut butter and various non-perishable food items that we aren't able to buy on the island. Also laundry pods, dryer sheets, ziplock baggies, bandaids etc. Food and supplies are expensive as is eating out in the Exumas. Businesses generally charge 5% to use a credit card, so you can save money by using cash. You will need to rent a car. We highly recommend hiring a Captain and boat to fully see the breathtaking Exuma cays, or rent a boat at Minn's and explore Elizabeth Harbor on your own. If you are looking for a quiet, laid-back vacation this is your spot. This is definitely not a spring break type of place with night-life and lots of people. And it is not conducive to anyone with mobility issues as there is a steep, angled, somewhat rocky few steps down to the beach. We viewed it as a little exercise and so worth it. Holiday Affair is ideal for 2 couples or a family of 4. Our daughters, both in their 20's, love this 'chill' island and beautiful home as much as my husband and I do. The owner is consistently prompt and pleasant in communication and response time. Thank you for sharing your Peaceful Paradise with our family again this year!!

We didn't want to leave!
This was our first trip to the Bahamas and this property was the perfect choice for our stay. The photos do a nice job of advertising but don't quite capture just how beautiful this location actually is in person. What the photos don't really show is the feeling of seclusion and privacy you get because the property has great foliage on both sides separating you from the other properties. It was so peaceful that we spent an entire day of our vacation "at home" lounging on the deck or swimming in the beautiful blue waters. The location was very convenient for exploring the whole island and only a short drive from the airport, the market, and the docks to catch the water taxi.
The owner was very responsive both before and after our stay. The caretaker was wonderful and patient in answering our questions when she came to unlock the kayak storage for us. The property had everything (and then more) to make us feel quite at home during our vacation. The kitchen was amazingly well-stocked, there were board games and tons of books, and the beach towels were plentiful. We also found a folder full of information about excursions and activities waiting for us on the counter in the kitchen which was very helpful in planning some of the things we hadn't already decided to do.
We fully intend to visit the Exumas again and this will be the first place we check for availability!

Beachfront paradise
Right on the beach. What an amazing home. The owners must have hired professional decorators, because the design and decor was fabulous! The home is way off of the main road, and in a very secluded part of the beach. We stayed for two weeks with one other couple and rarely left the house. We only saw one other couple walking on the beach for the whole two weeks.

A wonderful vacation spot
We just returned from a fantastic seven-day stay at Holiday Affair. We booked only a month prior to leaving and we hit a home run choosing this beautiful home for our vacation. Centrally located on Tar Bay, the house is only a 10 - 12 minute drive to Georgetown and even closer to Smitty's Convenience Store and Prime Island Meats and Deli. Caretaker Sasha answered all of the questions we asked of her prior to our arrival, even providing the name of a local chef who cooked a wonderful dinner for us (for a fee, of course) on one of our last nights on the island. Because the house is on a fairly large lot, with 270' of beachfront, neighboring houses are not too close by, giving the house an extremely private feel, especially from the deck and patio. The grounds are very well maintained and tiled/stone walkways surround the house. The house has two outdoor showers, one with hot water close to the patio and bedrooms and another with cold water only but with a low spigot to rinse sand from your feet off the second bedroom patio. We used both regularly.
Of course, the greatest feature of the house is its location on the crystal clear waters of Tar Bay. The beach is gorgeous and the water warm. While we were there, we saw only a handful of people walking the beach each day, something we enjoyed also.
Another aspect of the home we absolutely loved was the multiple sliding glass doors facing the water. With one in the master bedroom, three in the dining room/kitchen level and three in the raised living room (one that actually faces south), the 10 - 15 mph breeze we had every day kept the house nice and cool. The steady breeze also meant no mosquitoes or no-see-ums biting us.
Although the house only sleeps four, there are enough plates, glasses (plastic and glass), silverware and towels (bath and beach) to serve a home more than twice the size. The modern appliances were first-rate and the microwave appeared to be brand new. The well-appointed kitchen has everything needed to cook a gourmet meal. Our only suggestions for the kitchen: new oven mitts and a couple of re-usable ice packs for day trips to other beaches. A worker at Smitty's was kind enough to give us two ice packs, which we left behind. The house could also use a clothesline to help dry wet bathing suits and beach towels. We used the deck railings and shower curtain rods.
