No lift and a tiny bathroom.

Right in the middle of a very charming town, near to the coast yet very authentic Italian atmosfere and quite pleasant and beautiful.
Great parking space which is rare in the town.
Rooms are a bit very basic, nevertheless all that you need is there, relatively new bathroom, everything clean and functioning well.

The location was amazing and is literally what made me book the hotel instantly, it's only a 6 minute walk to the Sarzana train station and a 4 minute walk to the main square and the city center. Also the fact that you're given both keys that open the hotel building and your room is great as it means you don't have to worry about doors being locked when coming back late and is just a secure thing overall considering that the doors that lock your room is old and doesn't even feel like it works properly.
Also breakfast was included with an open and self service option which is great but I do have to mention that it's unfortunately the same (boring) exact things that are served everyday and there's not that many options.
The language barrier!!! None of the staff know how to speak any language other than Italian which is a huge bummer. This means absolutely no communication; no questions asked, no responses and is just very unpleasant in my opinion. I once had to spend 20 minutes trying to explain to the maid that was about to clean my room that I just wanted to grab a few items from inside before she does and she kept on asking me questions in Italian thinking I didn't want my room cleaned, she even called the girl that works at the lobby...
Italy is one of the most visited countries in the world. Speaking Italian and wanting to maintain the country's main language is only normal but it is crucial when working in places like a hotel to at least know how to speak another language for other travellers.
The doors that close up the rooms are also extremely old and very hard to manipulate, so because I couldn't speak to anyone I had to spend some time trying to figure out how to lock it.

Good, central location ideally suited to our pilgrimage stop.
All good for the price.

Great location in middle of town. Our room at back was quiet from traffic
We had a nice terrace which was filthy dirty and the furniture required 30 minutes of cleaning before we could use it. Our room was clean. Poorly designed bathroom as many have commented upon. Very mediocre breakfast using cheapest of products. But let’s face it, it is cheap so stop whinging!

The owner was very accommodating, he arranged the most amazing breakfast boxes for us as we were leaving very early.
Plenty of tea and coffee too.
Definitely recommend.

Very nice hotel. Friendly staff. Excellent shower. Perfect parking. However, our room was very noisy, road traffic kept us awake. There were alot of motorbikes passing until 3am.
