Very beautiful guest house! I had a very lovely stay here, the room was beautiful and the view from my window even more beautiful! I would definitely recommend it to anyone, I walked everywhere from here and I never felt like I was to far from anything. Neil was very friendly and welcoming on arrival. Everything was smooth and undisturbed.
THANK YOU!!!

Transportation is very accessible

The room was very cosy and the bed very comfortable. It is very close to the city center
My room was on the last floor and it felt very warm

£50 pounds a night for a quiet location which is in a reasonable walking distance to the city (if you like walking! it's not super close but more than do able) friendly, clean - no thrills but like I said £50! about half the price of the other places I was looking at - comfy beds also.

Good location, close enough to the city but far enough away from all the hustle and bustle. Room was nice and cosy with a lovely en suite and comfortable bed. Shops directly over the road and a few feet outside the door.
No breakfast provided and no food allowed in rooms which meant having to eat out all the time. TV was a little on the small side but watchable. Room was on the 2nd floor in the loft conversion so the WiFi didn’t work on my phone (too far away from the router on the ground floor) which meant having to use my data for 4 days.

very clean and so quite
a little bit outside the city

None.
Toast would have been nice
Shower could be improved

All very good; The manager was also very nice and helped with carrying my heavy luggage to my room in upstairs floor. He also accepted to safely store my luggage for some time before the formal check in and after checking out.
I suggest them to
1- Provide more electrical plugs/extension cords in the room next to beds.
2- Properly clean the basins and remove any remaining particles the previous user(s) have left as this would block the good water flow.

Everything was perfect: the room was clean and very comfortable. The city center is easily accessible using buses or even by walk. Super recommended!

Neil is a very friendly and helpfull host. The room and bathroom were clean and the bed was fine. There's a small super market across from it and there are a few bus stops in the area that will get you to the city. I had a really great stay here!

The convenience & quiet road side parking nearby in pleasant neighbourhood. Delightful veggie/ vegan breakfast cafe a few doors away.
A no fuss establishment that provides the requirements for an Edinburgh city break & honest business.
Large room in traditional property. Ensuite rather compact for family room.

The room is clean and tidy, close to the bus stop, and it is very convenient to walk to the city center!

Value for money and location
Room was small , just about enough space to place a bag down and insanely warm. Note this doesn’t include any breakfast and they don’t allow any takeaways which forces you to eat out as a solo traveller.

The host, the house itself, its beautiful.
I knew that before, so there’s no worry but the room is very small, you can’t almost open your suitcase, the bathroom not in the room, the bed a little small, the daylight in the morning and a little bit far from the center.
In the end still quite happy with it.

It was a nice room, perfect for me and I liked the view of the gardens. Neil was very helpful in telling me about the buses etc.
Nothing.

Great location and quiet. Very comfortable bed.
Can't think of anything!

The location is good, there are buses (about 7 minutes walk to the bus stop). The room is cozy but small.I didn't have enough space to put my suitcase. The room had a kettle and hair dryer, TV and private shower. There was no access to a microwave or refrigerator, therefore, there is nowhere to store food and warm up. Good for short stay. In general, I liked it.
The stairs: Picking up the suitcase was a whole issue. The stairs are very narrow and circular, my room was on the 3rd (last) floor. I spent 15 minutes to bring my suitcase. Therefore, I do not recommend for a stop with a heavy suitcase or with health problems.

I stayed at this guest house for one month. The host kindly arranged my room for a long stay. They respected my privacy, and I could stay as if I lived in my home. I really appreciate it.
I have no complaints about my stay at the Smith's guest house. If I must say anything I did not like, the free wifi was sometimes a little weak, but it worked well.
