About this apartment rental
Recently renovated to high standards my London home and hope you will love it. It is a bright two-bedroom flat on the second floor of a Victorian house. Extremely central and very convenientely located just 2 minute walking from Notting Hill Gate Station, where you can grab three subway lines (Central, Circle and District). The flat is very as it is at the end of a cul-de-sac.
It is on the north side of Hyde Park which you can reach in just 2-minute walk. Enjoy hundreds of restaurants, diners, bakeries and cafes in the area. At walking distance (4 min) you can also find three supermarkets.
You and your kids can also rest in the evening in front of a movie as Netflix is also provided as well as a Bluetooth soundbar that you can connect to you phone/tablet to play your favorite music.
The flat has:
- A living room with open plan kitchen, with a dining table. The sofa in the living room is a comfortable sofa bed for two people.
- Two bedrooms: One with a double bed. One with a bunk bed including a double bed and a single bed on top.
- 2 bathrooms: one en-suite and a common
- All the amenities you need such as Internet, washer, dishwasher and dryer, microwave, oven, coffee machine, toaster, etc.
Please, note that, like many other buildings in that area of London, there is no elevator in the building.

This is a really well furnished apartment. Everything we needed was there which was a relief after many other rentals providing the “bare minimum”. Our biggest problem was the WiFi. It just wasn’t stable or strong enough.

Giovanni is an excellent host! He was accessible and helpful. His flat is very clean, well decorated, and has a wonderful location. We would definitely stay again! The only thing to note is there are about 50 stairs to climb with luggage.

Our family of four (two adults and two teenagers) stayed in this apartment during our week-long vacation in London. We absolutely loved it, and would stay here again without hesitation.

The Apartment
It was perfect for our family of four, since it has two bedrooms and two bathrooms. A particular consideration for us was the bunk bed in one room, since it meant our kids didn't have to share a bed. The kitchen was also important since it meant we could cook breakfasts and some dinners in the apartment. The amenities were fantastic, and we felt like we had everything we needed during our stay.
The Location
It's tucked up on a side street, which meant it felt quiet and safe. At the same time, it was only a five minute walk to the Notting Hill Gate tube station, where you can easily get to all parts of London using the Central, District, or Circle lines. Also, there are numerous coffee shops, restaurants, and grocery stores within a five minute walk, which makes the stay really comfortable and enjoyable.
The Host
Giovanni communicated really well, providing great instructions during our stay. I had a question prior to arrival, and he answered it in a matter of hours. He even checked in on us a couple days into the stay to ensure everything was going well.

Terrific apartment in walking distance to Kensington Palace and Portobello Road, with lots of restaurants and pubs. Loved having two bedrooms and two baths. Easy access to the tube and buses.

We had a great stay in London at Giovanni’s flat. It was cozy and bright, exactly as described, and very clean and welcoming. Two of us were very comfortable and found the flat to be well stocked and set up for guests. The location was lovely. Nice restaurants and pubs were nearby in Notting Hill and so were walks in Hyde Park and shopping on Oxford street, plus it was very close and convenient to the Central and District Tube lines. His help staff was fantastic as well when we had a left behind item they contacted us through Giovanni before we even knew and then arranged to return it the same day! Would stay again absolutely.

We had some issues getting into the lockbox and had some struggles with the front door key. The WiFi also stopped working midway into our stay so we alerted the host about all the issues and they helped address them right away. Apartment was very clean, well supplied and well maintained. We had a good stay in the apartment. Hosts were very kind. I wish the shelves and mirror in the hallway bath were lower, seems like they are meant for tall people. Also be aware that although apt is on the 2nd floor there are 4 flights of narrow steep stairs!

My wife and I stayed at Giovanni's flat in mid-March with our 3 kids (ages 11, 12 and 13). The flat was ideal for us in so many ways. having a separate bedroom and bathroom for our kids was great. We were a 5 minute walk from the Notting Hill Gate station and the neighborhood was filled with restaurants, shops, services and grocery stores (including an Amazon Fresh) around the corner. Using the Tube, we got to the main tourist areas of London within 15 to 25 minutes. At night, we returned to an apartment that was on a very quiet side street and faced a courtyard. Very ideal after a long day of sightseeing.

The apartment has a spacious and comfortable living area. The bedrooms are a good size. The bathrooms have walk-in showers. Overall everything is in excellent condition and nicely styled.
The excellent location is in a quiet street and a block from Notting Hill tube. There are plenty of dining options and cafes for breakfast. Really ideal.
The check in instructions were very clear. The host was very good with communication when we had a glitch at check in time which was beyond his control.
Would stay there again next time we are in London!

The flat is very conveniently located in Notting Hill - shops, restaurants, public transport are all within a few minutes walking distance. The communication with Giovanni was always very prompt, reliable and friendly.

Was a great fit for my family of 5, close to a couple of supermarkets , resturants. And to my teenagers delight McDonald’s . Tubes nearby for easy access to city.
Lovely and quiet. Felt safe and cozy.
Do note there is two flights of stairs to get up so if you have impairments that might be a issue.
My husband and I can’t stand sleeping next to one another, so I slept on the sofa. Keep in mind that the sofa in the lounge isn’t a pull out and really not a bed. but it worked for us in the end.
Likewise the fold out bed/cot provided has a mattress under 1” thick so really not useable.
Oh and for us foreigners, the washing machine is also the dryer. That was a weird concept for us and left us scratching our head for quite a while.
But really it was a perfect set up for us , I’d happily stay again.

The place was in a great location, close to tube and walking distance to so many places. It was super clean and we appreciated the clear instructions for entry and how to use things. There was also plenty of dishwashing tablets, laundry tablets, hand soaps etc which was fab as we didn’t need to buy and then throw away (we are travelling from New Zealand). We are a family of 5 with 3 teenagers so second bathroom was essential. Great location, well equipped - highly recommend!

If you are contemplating renting this flat, please do so! It is spacious, charming, quiet, and ideally located. Our host Giovanni provided excellent communication, and the flat is so well equipped for your every need. There is a Tube stop just about two blocks away, numerous shops and restaurants, and even grocery stores nearby! Your are just a few blocks from Hyde Park and Kensington Palace. Ours was simply an ideal stay in every respect!

We had such a lovely time staying at Giovanni’s property in March 2023. Giovanni is an exceptional host! Communication was timely and clear. We didn’t need to ask anything of Giovanni during our stay due to his clear house manual and we appreciated his texts before arrival and just before departure. Check-in and check-out was easy, which was much appreciated before and after our long-haul flights. The home is well-supplied and very clean. The location is perfect—much, much quieter than some other places we’ve stayed and still close to the Tube and bus routes. The washer and dryer were well utilized! It get just like a home away from home. Our favorite thing to do was to walk to Kensington Gardens to take our kids to play at the Princess Diana Memorial Playground. We made great memories and were so sad when it was time to leave. We hope to be back again!

We only stayed for two nights, but our stay was wonderful. The proximity to the Notting Hill Gate tube station made getting where we needed to go easy. The flat was very clean and two full baths was a huge bonus. The kitchen and lounge were both a good size and well fitted. Giovanni was very helpful and accommodating. We definitely recommend the flat and would stay again.

We enjoyed our stay and it was a great location for our final few nights in London. It was very nice to have a washer / dryer to wash clothes before packing to go home. We arrived a little early but were offered the option to drop our luggage while we explored the area. We would stay again.

Perfect location and lovely flat
We loved everything about this rental. The location was perfect and easy to access everything. The layout was ideal. Giovanni was super responsive about everything and it was great to leave our bags before checkin when we arrived on a red eye flight. The flat was very very quiet and did not feel like we were in the middle of a city. Also it was so clean. The only thing that differed from the listing is that there is no longer a sofa bed, though the couch was comfortable enough to sleep on and there was the option of a cot, so it ended up not mattering.

Comfortable, quiet home away from home
Giovanni's flat was just perfect for our stay in London. We had all the comforts of home - including the washer/dryer - and having two bathrooms was really helpful. The location is perfect for accessing the Underground - so easy to get anywhere in the city quickly. I would recommend this flat to anyone.

Very nice 2 bedroom apartment, very close to Notting Hill tube station but on a quiet small side street. The apartment was very well layed out, with a lot of light throughout. Would happily stay again. Giovanni was great to communicate with.
