San Francisco is a cozy hotel in a strategic location. The beach is just across the street. It is extremely clean and offers a good breakfast. It doesn’t have a parking space but you can park on the street for seven euro per day and they organize everything for you at the arrival. Our room didn’t have a balcony but there is a terrace where guest can hang their clothes to dry after a day at the beach. The staff is extremely nice and helpful

The hotel couldn't be closer to the sea, you just cross the street and you're at the promenade. The stay was amazing, starting from the super clean, air-conditioned, nicely smelling room to the delicious breakfasts served at the rooftop terrace... The staff was so welcoming, helpful and polite, we really felt welcome.. Thank you! I hope to be staying there again in the future.

Viareggio is a beautiful location and we had a sea facing balcony (albeit a very small balcony) and were able to enjoy the last of the sun each day, with beautiful sunsets and great to people watch. The hotel itself is in a prime spot in the middle of the long stretch of beach. Great restaurant with live music just over the road called Fantastik and the nicest people running the private beach area at Amore (note - it costs 30 euro (minimum) for a parasol and a couple of beds. We never found out how much the cabanas were!!! The reception staff were very friendly and helpful. The breakfast was served on the beautiful outdoor terrace on the top floor which was just wonderful sitting looking out to the sea.
The balcony was very small but this can be overlooked as the views made up for it! The bedroom as quite small and the bed a bit too firm for my liking. The air con could have been better but if left on (which I don't really like to do) it cooled the room down enough especially as the sun shone in all day. There were metal shutters that were great for keeping out the suns rays during the day and keeping the room dark in the morning. The breakfast set up was very strange -it was like Covid still existed - you could not pick your own from the buffet, you had to point to everything and it was put onto plates and brought to your table. At busy times during breakfast service, you could be standing for a while and you almost felt rushed when it was your turn to pick what you wanted rather than mulling over what was available. I also thought this gave staff unnecessary work to do and they were stressed most of the time.

Perfect location situated centrally on the strip. Sea views Breakfast on terrace was good, food not overloaded but enough for breakfast.
Charged for water in the mini bar. I didn't read the notice and had assumed the water was complimentary was it wasn't.

location, location, location.
very old, it badly needs renovation. felt like I was in the 70s again. the bathroom needed a good dose of chlorine to get rid of the mold

property was ok and reception staff lovely but buffet breakfast not! it’s not self serve and told to sit down and they will get it despite it being there to see. ordered cornflakes and a big light coloured hair on top so left it and walked out. Found the male waiter rude in his attitude.
Buffet breakfast not much variety. No toast. Nothing hot or fresh cooked. croissants long life and nasty so one bite was enough.

Came for two nights during Carnavale at Viareggio. The hotel is located inside the area of the parade (at the somewhat quieter edge) and that was super, I could pop into the room for a few minutes in the middle of carnaval, and also had a balcony view to carnival! Staff really friendly and professional, hotel design to my taste, very clean room, pleasant showeroom, good wi-fi, quiet at night. Room was small but I liked it and it fit my needs. Great value for money. Happy to recommend.

For a first stay at this hotel, it has been a positive surprise. We are frequent travellers to Tuscany and know the area quite well. This hotel is extremely well located and is absolutely great value for money compared to other far more expensive (!) competitors located close by. Beach front, with balcony and full sea view. Good bedding and air conditioning in each room. Friendly and professional staff, excellent breakfast. We will be returning soon.

It's a great location,right in front of the beach. Stuff are very friendly and it was very clean Beds are very comfortable and we enjoyed the beautiful view from the balcony. :)

there were just two waiters who had to serve food and make tables.
though breakfast is outside, there’re still rules in this hotel that you cannot take food by yourself.. and waiters were always running around and screaming at people..

Perfect location with sea view from windows despite not having balcony...
Overpriced as all the hotels in this area,235 euros per night are much for a basic 3-star hotel.
There is not any serious management to the hotel giving 3 points very basic:
1) They block the money to your card as pre-authorsiation for one night while they could just charge your card and when you arrive there they ask you to pay the full amount for the 2 nights, so effectively they took 150% of the value for the 2 nights while they could just charge one night... None hotel does preauthrisation!!! It is cancellable or not cancallable, pay in advance or pay to the property
2) We stayed in the room 401 ,fourth floor and we heard every morning hundred glasses and dishes entering to the dish washing machine creating huge unbearable noise because none had been thought to close the door of the 5th floor...Poor management again!
3) The breakfast was very poor in terms of quantity and quality, fortunately the view from the 5th floor compensated us. They could have a roof top bar at nights there ,which would be the best in the area, but who should think about this without management!
4) Last but not least they did not have available labels to the doors for the cleaning staff , giving the options to customers to indicate whether the room needed cleaning or not to disturb them.
5) Getting access to the beach next to the hotel means you have to pay some huge amounts 30-85 euros per day but the hotel does not provide any discount-special price for its residents.
Very basic things to be done ,but the hotel seems to be abandoned to his faith without management!

The hotel is great in every single aspect. The location is beautiful, view on the beach wonderful, rooms are clean and comfortable, breakfast delicious however the staff was the most amazing. Receptionists were always very kind, chatty and professional. I was sunburnt and the staff helped me to search a farmacy, translated my symptoms to Italian and were checking if I'm fine. That was such a nice support that I would never expect and I will never forget it. My holiday in that place was fantastic, thank you and I can highly recommend it to other.

Very well located. close to both beaches and restaurants. 2 mins walk( bear in mind there is an extra charge for private beaches

the interior is a bit warned off but it didn’t bother us as the place is clean and staff’s very friendly. There is a mini fridge and safe in the room. I loved the air-con. Quiet but so powerful. Beautiful view from our terrace and the top floor terrace where the breakfast is served.
I only missed tea/coffee making facilities in the room .

Fantastic location within a short walking distance of the beach, a lovely park, and fantastic restaurants. The staff was extremely helpful in helping us navigate. They patiently let us stumble through our beginner Italian but also spoke English.
