The house is pretty simple providing just the basics, but lovely and clean, and in a very quiet area so I slept really well. Check in and check out were very easy and the owner was responsive to queries I had in advance.
The location isn't great if you want to stay close to the city centre, and there are no amenities nearby, but this is not an issue if you're happy to stay a little further out.

House share, was with quiet occupants, stay all depends on who you share with on the night as you can hear noise very easily. Good heating, nice shower, nice clean bathroom, good facilities, bus stop a six minute walk away.
Pillow was weirdly lumpy for me, although that could just be because I wasn't used to it...

This is a very nice little place on a quiet residential street (which was a welcome change from the usual faceless city-centre budget hotel i stay in), with good use of space, all the important kitchen facilities and in easy walking distance of lots of shops (including a couple of large supermarkets), Yorkgate station, a large park and it's about 30 minutes' walk (at my pace) from the city centre or else there are loads of buses up and down the main road. TV in the room if you like that sort of thing - i'm more of a book person but definitely handy if you want to listen to the news. The owner was very pleasant and helpful and answered my barrage of daft questions early on very swiftly and patiently. All in all a very good choice and excellent value for money.
One minor drawback is that the noise does carry so if you're staying there when noisy guests are too, chances are you'll hear them. So saying, i was fortunate enough to have the place to myself for half my stay, which was an absolute joy.

Location was ok. Value for money. Clean. Easy check-in. Kitchen had all expected amenities.
Kitchen floods everytine someone uses the bathroom, which is dangerous! My elderly parent slipped and fell in the pool of water in the kitchen, luckily no injury. A single bathroom shared between 4 rooms i.e. 6-7 ppl...gets a bit busy.

Unfortunately one was not able to use the kitchen as said in the description and the equipment was very spare. Furthermore visitors shall be aware that the house is located in a loyalist community, so this might be a factor for some. What was worrying however was water dripping from the shower through the ceiling into the kitchen, this was fortunately fixed tho while we were there (i do not know, however, how well)

TV in room, pleasant common room, very clean premises
The room size were completely misrepresented ie it said 199² ft and yet it was only 48²ft. He wasn't prepared to change the advert and thought it my responsibility to contact Booking.com; is that because it put his rooms in a more favourable status?
The owner put misspelled notices on everyone's door because the kitchen ceiling is falling down due to water seepage from bathroom above. The seepage is caused by a poorly fitted shower door and not guests flooding the floor. I did let the owner know but he decided not to respond.

Wasn't disturbed at all, was allowed to get on with my own thing.
I think the windows were a little thin cause I woke a few times from passing cars on the street. Other than that, grand.

The kitchen was nice and it had a washing machine to use. I quite enjoyed the living room where I could work on my laptop.
My bedroom was tiny, but it's not a big deal at all.

when the toilet papers ran out, i asked the owner to replace it. he/she said as if i stole them and used in my room/ kitchen. i was really disappointed as this wasn’t the first time i used toilet papers nor it was the first time used i booking.com

I liked the use of the kitchen and there was an excellent Tesco just up the road so I saved money not going out for meals and bought microwave meals. It was very quiet at night. Very clean and tidy.

Trekkable in 15 minutes to train station.
The host ejected me forcefully because I queried an extra £17 added to my bill and threw my things into the bin as seen in the pictures below.
Horrible humans who have no business in the hospitality sphere. Acted all nice and welcoming at first but £17 was enough to throw their humanity, decorum and decency into the bin.
Then they lied that my things were put out and into the bin because they thought I wouldn't pay. This is inspite of them taking money readily from my card registered to Booking.com.
Stay away from these people.

i like about the no fussy-ness of the property and the room and all that is really really good. it is very a pleasant place to stay and the location is very good too. frequent buses taking u into the city centre so it is very nice.
it is a shared bathroom so when I stayed someone (in room 4 I believe ) was not very considering using the toilet and left skid mark outside the bowl which is disgusting but I guess in a share house setting this is unavoidable. i appreciate that each day someone is coming in to clean it so it is still very nice overall.
