DISCLOSURE
As your arrival day approaches, we will request all guests’ info to register your rental. After we register your rental with the Administration, you will receive an email from Isabela Beach Court with their rules. That list only covers some of the rules that apply to this rental. The complete set of rules that applies to your rental is the ones included in this message.
ISABELA BEACH COURT is a residential community, not a hotel. People live here and love it here. Please help to keep it a peaceful community. BE RESPECTFUL; unruly or rude behavior with staff or guards will not be tolerated and could lead to fines.
FINES Violations of these rules will result in warnings or fines, up to $200 for each violation. We will collect the security deposit or file a case through the rental platform to manage applicable penalties during your stay.
Beach life: Living on the Beach is a beautiful experience, different from what you can find in the countryside or city. This property is on the Northwest Coast of the Island of Puerto Rico, where a constant breeze comes from the ocean to the land at speeds of 10-20 miles per hour. This wind contains a high concentration of salt and fine sand. As a result of these weather conditions, you can expect to find sticky surfaces, slippery floors, stained window glass, traces of moisture or salt in the fans or air conditioners, and any other slippery or moist surfaces. Traces of rust in appliances and other metal components are also typical. We clean this property after check-out. We also do a quick inspection and retouch surfaces if needed before guests arrive; however, it is impossible to maintain the areas spotless because of this weather. These conditions vary by the location of the property and by position within the apartment complex. If you book multiple apartments on the same property, you may experience different scenarios.
Local Beaches: Puerto Rico has a great diversity of beaches. Beaches on the North and East side of the Island are often wavy. The South and west coasts stay calm most of the year. The Beach in front of the Complex is primarily unsuitable for swimming, but when the conditions are right, you may be able to swim there. The nearest area with a sandy beach is 1/4 of a mile east of the Complex. You can walk right from your Apartment. Always be cautious when entering a body of water. Be aware of the swell conditions and stay away from the Beach if the waves are big. Within a 5-minute drive from the Apartment, there are two beach ponds with calm water: Montone’s and Teodoro. Another must-see Beach is Crash Boat Beach, which is 25 minutes away.
Note about bugs: Puerto Rico is a Tropical Island with a great diversity of bugs. We spray our apartments every month, but there is a high possibility that you will run into bugs on the property, especially during nighttime. Changes in the weather, like rain or temperature, can also make bugs enter the Apartment. Bug encounters may vary from one property to another, but it is unpredictable.
Note about wildlife: Puerto Rico has no dangerous species; however, you can run into Iguanas, rodents, and even stray dogs or cats. If you do run into any wild or stray animals, do not pet them, or feed them. They may not be friendly.
Storm / Hurricane season: The official hurricane season in Puerto Rico is from June 1st to November 30th. We strongly suggest that all future guests get travel insurance, especially during hurricane season. We will not offer last-minute refunds due to storms or rain unless it is a big event that affects the Island’s utilities. We could make an exception if the power and water supply are interrupted for over 24 hours.
Utilities (water and electricity) in Puerto Rico are reasonably stable; however, we can have some isolated interruptions during the year. We will consider offering a refund if the interruption lasts over 24 hours. A 25% discount will be applied to the nightly rate of each night spent without a utility. The discount will be prorated by the hours affected. We will not provide any refunds or discounts for internet-related issues.
Swimming Pools: Your rental does not guarantee the use of the Swimming Pools. The pools are often open during pool hours, but sometimes it needs extra care. If the pools are closed for maintenance or other reason, please be kind to the Condominium’s staff. You may ask them when it will reopen, and they’ll provide any available information. There will be no discount if you cannot use the pools during your stay.
All the units that we manage have different owners. We provide the units fully equipped. Items such as towels, pots, and pans, among others, must be returned to the Apartment to which it belongs. Please note that other hosts rent apartments in this Condominium that are not affiliated with us. When our items are left in another property, we are never able to get them back.
Please take good care of the property. We put lots of effort and money into providing a good quality experience for our guests. The apartment is inspected before guests arrive and after guests leave. We understand the difference between normal wear and tear and property damage. Makeup stains or any other permanent stain are not considered normal wear and tear. We will charge the guests the replacement cost of damaged or missing goods such as towels, furniture, decoration, kitchenware, or any other lost or damaged component.
Housekeeping Note:
The cleaning fee does not include the following services:
• Trash disposal ($10.00 charge)
• Washing the dishes ($20.00 charge)
If you like to request these services, please let us know in the check-out message, and we will send you a payment request.

We loved our stay! Apartment was very conveniently located near a beach with local bars and restaurants. We traveled to some of the nearby beaches but ended up preferring the proximity and less busy beach nearby. All of our questions were quickly answered and everyone was very helpful. Great peaceful getaway for our family.

Our stay was very enjoyable. The place was very clean, neat and it had everything we needed. The host Armando was great. He responded very quickly when I communicated with him.

I want to say thank you allowing us to stay at your place. Place was very clean, spacious, neighborhood was nice and quiet. Beautiful view from the balcony and if you wanted to visit the beach walking distance. I would definitely recommend and stay here again.

The view couldn’t be better from the lanai of the condo. Nice and clean condo, grounds kept up with a nice pool area, and good location.

LOVED our stay in Isabela at Isabela Beach Court Condos. The apartment was spacious & clean with a GORGEOUS view of the ocean. The neighborhood was a peaceful beach town with lots of kiosks & oceanfront restaurants. It is a really nice change of pace from San Juan where we normally stay but you need to rent a car for sure. Well worth it though if you’re looking for a peaceful retreat. The host Arnaldo was very responsive & the rental process was super easy. Highly recommend!

I enjoyed the oceanfront view and the sound of the waves for the days and nights we stayed. I loved the Mojito bars around the corner but I would suggest letting renters now that the noise and traffic for the weekends is easily heard from the condo.

I loved the location overlooking the beach in Villa Pesquera. Stunning! Next to small restaurants and 10 min drive from Jobos Beach and Shack Beach, and Crash Boat Beach. The grounds of the Condo are well maintained and the area is very secure with full time security and entrance gate monitored 24/7. The condo itself wasn’t in great condition, needing a lot of maintainence. Nor was it the cleanest, even though we paid a cleaning fee. But the location! Quieter than Jobos but close enough to enjoy the eating establishments of Jobos.

Location is great! Very nice protected swimming hole to the east and nice sandy beach with waves to the west. Plus many more nice beaches within close driving distance. I wish we had at least one more day there.

The good: The view is gorgeous overlooking the beach/ocean. Check in was a breeze. Fun little beach bar across the street (open outdoors during Co-vid) with huge mohitos! Yum!
Nice remodel on the kitchen, however the ice machine in freezer wasn't working. Cute beach decor. Property manager was easy to communicate with and quick to respond.
The bad: This place needs a TON of TLC. The furniture is falling apart with tears, stains, etc. There was no hot water. NONE. The faucets in the bathrooms were completely corroded which made it difficult to turn on/off. The entire place smelled of mildew so badly I had breathing issues immediately. The bathtubs were rotted out underneath but covered by a temporary film. Clearly there is mold growing underneath. The AC units in the back bedrooms have huge gaps between the unit and the window so it is hard to cool them down. Master bedroom worked fine. We had booked this place for 2 weeks but left the day after we checked in.
As a VRBO host myself, I would never allow this sort of disrepair and expect guests to pay to stay here. I hope the owner is aware as to what is going on with their property. They clearly have not been here to see the condition of this place for quite sometime.

The property was nice. At first it was difficult to get in and out because we did not know there was a key for the walk-in gates so we waited a number of times for a guard to return to the guard house. There are a number of small bar/cafes right there and we enjoyed that as well as the amazing shoreline in the area.

Great, beautiful clean spacious home to stay. The view is spectacular, you have the pool and beach, many local places to eat and entertainment, the ppl are helpful and friendly and looking forward to staying again.

First the good and great. Amazing view. Close walking distance to beach and local eateries (chinchorros) where you get genuine food and real locals enjoying a night out (take cash to pay as only one of them takes credit card so options are limited). No end to the parties it seems! Pool is nice and deck is a nice spot to hang with family and enjoy breeze. Balcony is very nice! The view!! Nice appliances in kitchen. Spacious. Did I mention view? Now the not so good. Inside needs TLC by owner. Obvious black mold damage under 2nd bathtub. You can smell that when you walk in (again not caulking and caring for this will cause damage behind tiles and under tub). As a result we closed door and never used that bathroom. Master tub even has water logged under the tub. You can hear it sloshing and squishing when you step into the tub and bounce a bit. Heavy salt damage (corroding) on shower heads (easily fixable). Towels were mildewy (probably due to washer per below) and stained however a text to manager had this issue fixed by the next day as we were delivered brand new purchased towels (but guests should not need to call or text about this). I was told pillows with bedspread matching cases were usable as those pillowcases are washed (i found blood stain on pillow and general body odor smell, i sent manager pics). Clearly the cleaning person needs to be corrected on this. Washer needs a serious cleaning and upkeep (stinks as well and has old rinse stuck in rinse cup, full of sand on lid, and general mildew smell). Families with small kids and guests that do not care to stay up until 2AM beware...there must be ordinance allowing loud music on Fri and Sat until that time. No sleep until after. Other nights music was turned down around 10pm. Compared to other places i'd say its ok but potential to be excellent with TLC and fixing of the major mold concerns.

Beautiful View of the Sea
Great condo, beautiful view, nice location . . . we enjoyed our stay in Isabela and the surrounding area. The condo is very nice, clean, modern, safe and equipped with all you need for a comfortable stay. The beach is lovely and there are many beaches up and down the coast to visit as well. There is also a very nice pool on the premises. There are kiosk type restaurants right in front of the beach steps from the condo with typical Puerto Rican food and supermarkets are a quick drive away. The check in and out process was very easy and the owners were available if needed, we had a great time!

Amazing view!
Home was as described. View however, was even better than advertised! It was so nice to wake up every morning, walk into the living area and see such a pretty view of the ocean. Loved it! I was familiar with the area and knew how to get around and places to avoid. I’d recommend talking with the owner or someone familiar with the area for things to do and places to see. House was well equipped for cooking at home. All rooms had their own A/C and everyone was happy with the accommodations. Will come back and rent this condo again at my first opportunity! Thanks again for a great place to stay!

Great place perfect for family. You won’t be disappointed. One suggestion I have is that if any repair people come to the house don’t take your eyes off them and put your stuff away we had a camera stolen by one of the repair guys that came to the house to fix the AC. this doesn’t have anything to do with the place tho this was our mistake. The repair guys are a separate thing. Besides that this place is perfect for family and children. Literally seconds away from the beach with a beautiful beach front balcony views

Excellent stay!
The condo was well equipped and a very nice place to stay the week. We had beautiful views, sunsets, and even saw a whale splashing a ways out. The water crashing over the rocks further down the beach made for a nice show. The balcony is bigger than the pictures show. Isabela is perfectly located to go to the variety of beaches on the northwest shores. We traveled around town day and night, never felt unsafe. Arnaldo was a pleasure too!

Great place!
I booked this place for 4 nights during the Thanksgiving weekend. There were 4 of us in a place that allowed for 7 guests, but the beds were meant for couples with an extra one being a sofa bed in the master bedroom. The view from the living room is beautiful. The kitchen was well equipped. Mr. Erba, who manages the apt is very responsive. Having rented many places in different locales, I would make some recommendations to make it an even better experience for the renters. If walking to the beach, you must exit the complex via pedestrian gates (one at the entrance & one in the back by the pool). This owner does not provide a key to use these gates, therefore one must have the guard at the gate open it each time you want to go to the beach. This is inconvenient. On one of our returns the guard was not there, he was doing rounds and we had to wait for his return. Same goes for the gate to drive in, you must wait for the guard to open. If one had the remote to access the gate it would be better. If the concern is the renter takes the key to the gate or the remote for the car, put a hefty penalty fee and people won't forget to leave them behind when departing. I liked that the entrance to the apt is keyless, very convenient! I would also suggest having wash clothes and hand towels, only bath towels are provided. No beach towels available so bring your own or use a bath towel. Although posting says satellite/cable, there is no cable. If you want to watch a football game you are out of luck unless you can access via a remote connection involving the Iphone which I'm not familiar with but our nephew was able to do it. The TV has access to Netflex, Amazon and a bunch of other stuff so it's not like you don't have entertainment. Lastly, the beach in front of this complex is not for bathing (rocks) but a short walking distance away is a delightful cove which is great for kids. Having said this, I would go back IF I could get a key and remote for the gates. You definitely need a car to get around.
