Below you will find details about our 1 bed/ 1 bath home, Greg's Top of the Beach Condo, located in Mission Beach.
This top floor condo was recently remodeled and now includes a new walk-in shower! This building is right on Strand Way, in about 25 steps, your toes are in the sand! The balcony off the living room boasts incredible views of the ocean and bay! Perfect for early morning coffee and pastries from one of many cafes nearby, or evening libations while enjoying the sunset.
The living room offers a cozy haven with a view - of the beach or movie and game night with cable TV. The queen size sleeper sofa offers additional accommodations for your guests. The kitchen has stainless steel appliances, and is fully stocked for cooking and eating at home! Grill out on the balcony and bring in the meal to enjoy at the bistro table that expands to fit four guests. Additional breakfast bar sitting for two.
The bedroom features a comfortable new king bed which can be converted to 2 twins, if desired. Another TV with cable is also in the bedroom, with a dresser and mirrored closet for storage. The bathroom is in-suite with a walk-in shower, vanity and new light fixtures. High quality linens and towels are provided as well as beach towels.
In the secure parking garage are coin-operated washer and dryers, and your single designated parking space. This condo is close to everything the beach has to offer and perfect for a single or small family!

The convenient location is 2 miles from SeaWorld, 3 miles from Old Town, and just 7-9 miles from the Gaslamp District, Little Italy, and the world famous San Diego Zoo in lovely Balboa Park. Come enjoy all San Diego has to offer along with the best weather in the nation!

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, CO & fire detectors, and most homes have heat available.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.
To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as, payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.
This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

This is the perfect place for a couple or group of four. You have a view of the ocean and the bay short walk to the ocean or Bay conveniently located it was clean and well supplied. We enjoyed our stay and would stay here again. It was also nice to have a secured parking spot That fit Our truck Property managers were helpful and responded quickly to any request

We had nothing but issues. The elevator was broken and we had to go up and down every time carrying the luggage beach gear etc. Every trip required a key or access code in numerous places. They said the elevator should have been fixed which leads me to believe it was broken for a while. There is no cable in the bedroom as advertised just Roku. The cable went out and they fixed it but it went out again. On Monday morning loud construction began at 7 am. They moved us to another unit but waiting for that basically took all day. If you stay here and it’s warm outside it would be quite warm in the bedroom. The place was ok but small and in a good location but my trip was ruined by all the issues. I’m so disappointed.

My husband and I celebrated my 60th birthday in San Diego and everything about this condo was perfect for us! It was spacious and had everything we needed.
I took one star off for the check in process - the address to the condo is on a street that is not drive-able. A heads up on that would have helped.
Once we were inside, we had everything we needed and enjoyed our stay very much!

My adult daughter and I enjoyed our stay and found the apartment very clean and comfortable. The kitchen was well equipped from cutlery to bowls and pans. The bathroom was spotless and the shampoo and soap was not bargain basement products. Although we didn’t need the beach toys/chair, they appeared to be in great condition. There was even sunscreen in the closet. The building is very secure so be sure to keep track for the keys!

The property is in a great location! The check-in was simple and very convenient, and a must have to have an assigned parking, which was a garage and secure. Besides a few minor cleaning details, the unit was fresh and cozy. The only downside was the elevator was under maintenance so we got our work out doing the stairs. Mollys and Moe’s are restaurants right under the unit with great food and atmosphere. We will definitely stay here again, if given the chance! Thank you!

We hadn’t been to San Diego for a while, found Greg’s Top of the Beach condo and decided to see what there was to see. The condo is great, small but perfect for two people with everything you need, and access to the beach couldn’t be beat. It was also helpful to have a grocery/liquor store a few doors down and a great coffee shop across the street. Lots of restaurants nearby though we didn’t try any of them. We went into San Diego a few times to check out the Gaslamp and mission, which was close and easy. Mostly we were drawn to the water, spending lots of time in La Jolla and Bird Rock. Greg’s Top of the Beach was perfectly situated and completely comfortable for our little getaway. Any questions or issues that arose, the team at Nancy’s Vacation Rentals was helpful and responsive. Came to San Diego for a destination wedding and wanted a place between Belmont Park and Pacific Beach to ensure everything would be in walking distance. This property was perfectly located with fast access to either the Boardwalk or the Bay side. Perfect size for a couple with plenty of room to move around. Pull out couch allows for 4 sleep spaces. Large televisions in the Family room and Bedroom though we did not use them. The weather was fantastic our entire stay, and we spent the large percentage outside walking the Boardwalk or around the Bay. Great experience all around!

Great location, unit is spacious for 2 people, clean updated and with plenty of amenities. The views from the balcony with ocean to one side and bay to the other is beautiful.
Can’t stress location enough. Steps away from the beach and boardwalk at one of the quieter, cleaner stretches of the beach. And, within mission beach, a perfect location. Walking distance to amenities (coffee, market, shops, bars, restaurants) but far enough away from the congestion of Belmont park and Pacific Beach. If I lived in San Diego this would probably be the area, specifically, that I would book.
A 5 star stay, but I would be remiss if I didn’t mention a handful of minor areas for improvement:
-Finding the place is tough. Google maps puts you on the other side of mission Blvd. It also wasn’t apparent until arrival that Redondo is a non car street. It would be helpful if the listing advised that, and provided a few details on how to find the place (i.e set your Gps to a key landmark, business, etc and then provide step by step from there)
-Lock box was tricky to close
-Lock on the unit is tricky to open- you need 2 hands. It’s also only secured by a single dead bolt that looks like it’s seen better days, and could easily break. I’d recommend the lock be replaced by something a bit easier to open and more study.

Older bldg. / The condo itself is nice & a great place for 2 guests!
This place is walking distance to a variety of food & beverage establishments which was great! We enjoyed our stay as a couple on vacation!
Note: There were only 3 bath towels & 2 washcloths ( I personally feel more could be provided if more than 2 guests plan to stay). Carpet in bedroom had something on it; maybe toothpaste from previous guest.
The above were minor to us; we would stay here again.

Greg’s property was excellent. The location was perfect - so close to the ocean. It was clean, the king sized bed was great. We felt very safe with the outside area access all gated. The beach bikes were old but worked great for exploring the area. We would recommend this property!

Unit smaller than expected due to advertised picture due to one mirrored wall.
TV instructions were wrong. Had no TV for two days until maintenance person came. No central heat or air. Weather was cold. Space heaters only. Using a hairdryer with space heaters would shut down power (breaker trip). Had to move dining table in corner of room with chairs to center of living area just to have dinner and then put it all back afterwards to allow movement in the room. Bath fan was unbelievably noisy. Neighbor complained and it got fixed. Maintenance person was very helpful in correcting whatever mechanical / electrical problems we had. Management company was mostly responsive.

There are 2 streets labeled Redondo Ct. No clarification was given, which was unnecessarily confusing. Then I had to get the elevator key from a lockbox. Then there was an electronic code for the front door. Once inside, I got the garage door remote so I could park my car. This process took over an hour. I w as lucky I didn't get a ticket from parking in a 15 minute zone. Which is all the time it should have taken. What a huge hassle! This is no way to start a vacation.

Excellent, well equipped apartment right next to the beach!
My wife and I spent 4 nights at the apartment. First time in the area. Greatly equipped with extra towels, beach chairs, etc. The location was excellent and close to many places we wanted to visit, not only beaches but also downtown, Balboa Park, etc.

Great place by the beach
Really enjoyed my stay at this apartment. Very clean and lovely views, just like the photos. A short Uber ride to all attractions. Best of all, so close to the beach. I would come back!

Perfect location
From our balcony, if we looked left, we could see the bay, and if we looked right, we could see Pacific Beach, so water within very short walking distance in both directions! We ate nearly all our excellent meals within a few blocks of where our condo was and were also able to find coffee, groceries/pharmacy items, and vendors for the sunglasses and hats we forgot at home all within walking distance. The apartment is pleasant, comfy and cozy, and we loved having access to the boogie board and the bikes. The door for the bedroom is not a real door -- more like a slatted closet door -- so it allows for visual but not auditory privacy, fyi. The property managers were attentive and responsive when we had a question.

Great condo for a couple looking to hang at mission beach
Loved the location just steps away from the beach. Views of the Pacific and mission bay from the balcony. Perfect for a couple. Very comfortable and clean. Loved the beach amenities, bikes, chairs, coolers, mats and boogie board. Only recommendation would be the tub could use reglazing or update but it was clean. We would definitely stay at Greg's rooftop again when in town. Parking was convenient as well.

Near the Beach and the Bay
We enjoyed our time here. The apartment is comfortable, and it’s a close walk to the beach or the bay. We ate many evenings just walking distance from our place. It’s a nice central location to Sea World or the zoo. Nice to have a parking garage with a numbered parking space. We would stay here again if we returned to San Diego Area!

Clean and Secure Condo!
The condo was exactly as described and more. The communication from the get go is spot on, Justin answered all my questions prior and during our stay. The condo was fully stocked with dishes, pots/pans, plenty of beach gear (boogie board, beach towels, chairs, mats, coolers) they advertise a starter kit for your stay which was enough to get us through our week stay. The condo was extremely clean and the flooring looked brand new. There is no A/C, so we slept with the patio door open which brought in the cool breeze as well as falling asleep listing to the ocean waves, just amazing. They location was perfect, we spent time on the bay and beach side - both just steps away. Having a designed parking spot in the secured garage was the added bonus. I would highly recommend staying at Greg’s Top of the Beach Condo.

Great place for a beach trip
We loved staying at the condo. Adjacent to plenty of great restaurants, steps from the beach, and great beach amenities included (boards, cooler, chairs, towels, umbrella). Really clean and plenty of room for my partner and I. The sounds of the ocean at night was worth the price alone. Would definitely stay there again.

Perfect location
As soon as I walked in I was impressed with the cleanliness and the amazing smell of the condo. The place is perfect for 2 people. The balcony has amazing views of the bay, the ocean and San Diego. Having a parking space as well as access to bicycles made my stay all the better. I'll definitely be staying there again!

Relaxing getaway
Everything was exactly as shown, very close to the ocean, secure parking, extra items stored in condo and conveniently located to restaurants and shops. Suggest changing the old sheets beads on fabric uncomfortable and cleaning the cobwebs from bathroom skylight. We'd stay again.
