SEASPRAY @ AVOCA invites you to enjoy a relaxing break with family & friends at beautiful Avoca Beach. Seaspray has been architecturally designed to make the most of its natural beauty & beach surroundings. It is perched above Avoca Beach in a quiet street approximately 100 metres direct line from the beach itself. The spectacular coast to coast views can be enjoyed from most rooms in the house. A short 4 minute walk will take you to the beautiful beach itself to explore the surf, sun, rock pools, fishing or canoeing in the nearby lake. The beach is great for children with its own protected rock pool. For the more adventurous a snorkel or a surf is recommended. For the less adventurous a casual walk along the water’s edge on one of the most magnificent sands in Australia is a must.
Historic Avoca Theatre is nearby to catch the latest movie. Avoca shops & restaurants only a 6-minute walk.

All care is taken when setting prices however Landlord/ Agent may vary prices where there has been an incorrect price advertised & reserves the right to refuse a booking.
Part cancellation of a booking will not be accepted
SECURITY BOND.
Any damage, loss or expense incurred as a result of breach of these Terms & Conditions will be charged against the bond. If damage costs are greater than the security bond the Landlord/ Owner has right to seek the additional costs from the tenant.
It is recommended that tenants purchase a travel insurance policy to cover any unforeseen circumstances, injuries, illness or accidents that may occur prior or during their stay at premises.
ACCESS TO PREMISES
Check in is from 3pm; Check out 9.30 am on the date of departure. Late checkout fees may apply.
Key pick up instructions will be communicated once payment of full amount due has been received.
Only one set of keys will be provided for this property.
Keys are to be returned to the place where you picked them up from.
Lost or misplaced keys attract a $150 fee.
The number of occupants must not exceed 10 people overnight & the premises are rented only for the period stated in the booking confirmation.
Accommodation is for residential purposes only.
ARRIVAL
If on arrival, the premises are unclean, there are maintenance issues or damaged items, the tenant must notify the Landlord/Agent promptly & allow access to inspect & rectify. If tenant does not act promptly then damages maybe charged against the security bond held.
PARTIES & FUNCTIONS
• Weddings, Schoolies, Hen or Buck’s Party Bookings & large gatherings are NOT allowed.
If it is brought to the attention of the Landlord/Agent that booking is for an “Unauthorised function”, is one of a “Schoolies “or “Hen/Buck’s party” nature, the tenancy will be immediately terminated & eviction without refund will occur. Additional PENALTIES may also be levied for damage or for any lost rent due to misrepresentation or damage to property by the tenant.
NOISE & BEHAVIOUR
Noise to be kept to a minimum. The house is in a particularly sensitive & quiet location. Please respect the neighbours’ right to peaceful existence and wild life request that the tranquillity of the area is preserved and respected.
Occupation where the Landlord/Agent deems has caused nuisance or annoyance to neighbouring occupiers will be terminated & tenant evicted immediately without refund & full security bond forfeited.
Alcohol is to be consumed in a responsible manner. There are strictly no drugs or illegal activities permitted on the property. Immediate termination & eviction from premises will occur & Authorities notified.
Where security personnel are despatched to the premises, the Tenant will be responsible for the call out fee. Tenant & all guest on the premises will be evicted without refund.
PETS are NOT permitted on the premises and its surrounds.
SMOKING is NOT permitted on premises or its surrounds.
BIRDS
Do not feed the birds nor throw items over the deck into the garden but place all rubbish in the appropriate bins provided including bottle caps, corks, food, debris as they can harm the wildlife. Extra charges will apply where debris is required to be cleared from gardens or where the recycle bins require sorting.
BREAKAGES & DAMAGES
Tenant is responsible for reporting to Landlord/ Agent damage to property, loss of, or damage to any items at the property including but not limited to utensils, crockery, cutlery, glassware, outdoor umbrella, outdoor settings, BBQ, furniture, flooring, bedding, electrical items.
Certain make up, cleansers, toners, sun tan lotions, wet costumes and clothing, tea, coffee, red wine and orange juice can permanently stain bedding, pillows, mattress protectors, quilts, blankets, quilt covers, carpet and furniture. Where such stains cannot be washed out through normal laundering/cleaning you will be liable for any additional laundry and/or replacement/repairs of such items. Landlord/ Agent requests that you take special care and if you do have such an occurrence please notify us immediately so that damage can be minimized.
All furniture & equipment must not be moved as it can cause damage to the item itself, flooring or walls.
Tenant is liable for any such loss or damage and failing payment by other means prior to departure the Landlord/Agent shall be entitled to deduct the cost of repair or loss from the bond.
OUTDOOR UMBRELLA
Umbrellas should only be used in calm weather, not be left up when not in use or unattended as strong winds can cause damage. Tenant will be responsible for such damage. Upon departure Umbrellas are to be folded down & secured as per instructions on premises.
WI FI
Landlord/Agent can't accept responsibility in the event that the service is down but will endeavour to rectify the problem.
EQUIPMENT
Tenant needs to read instructions provided to familiarise themselves with all electrical items on premises. Should items break down Landlord/ Agent will endeavour to rectify. Where breakdown is as a result of misuse by tenant, the tenant will be responsible for the cost of the repair.
SECURITY
Tenant is required to ensure premises are securely locked & alarm activated when leaving the premises. Travel insurance to cover any Loss of, theft or damage to their personal belongings is recommended.
WORKS
In the event of any renovation / building work being carried out near the premises such work is beyond the control of the Landlord/ Agent. No responsibility is accepted for any noise or inconvenience the tenant may suffer as a result. No discount will be negotiated for any of the above.
DEPARTURE
On departure, all food must be removed from fridges, all rubbish put into outside Council rubbish bins, dishwasher emptied, crockery & cutlery washed & packed away. BBQ, Oven, microwave oven cleaned. Fridge wiped & Property must be left in a clean & tidy condition.
Extra cleaning charges may be incurred if the above are not done or for removal of excess rubbish. Excess rubbish means all rubbish that does not fit into the Council garbage bins provided.
All rubbish/garbage must be segregated to the correct recycled Council bins provided.
Upon departure Tenant must ensure air-conditioning, lights, heaters are switched off. All windows & doors are closed & locked. Security alarm activated & keys returned to their location.
Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over & above the normal cleaning fee which will be deducted from the security bond.

A very practical and comfortable beach house, in a great spot.
We had a great time, especially the kids. The kitchen is brilliantly stocked and the beds are very comfortable. Everything you require is there we’d love to come back!

Awesome House
This is our third time staying at Seaspray. We have been living in the USA for the past 20 years and Avoca is our favorite place for meeting up and reconnecting with our Oz family.
The house has an unbeatable view, perfect location, lots of beds and a really friendly and helpful owner. We really enjoyed our stay, and highly recommend Seaspray to anyone who needs lots of room for a family beach vacation!

Beautiful home with amazing view
We had a wonderful week in this property and it was perfect for our family get together. The sea views are breathtaking and the beach very accessible. The house was comfortable and very well equipped for a large group - plenty of kitchenware. The cosy TV room was great for the adults to stay up and chat after kids were in bed. Highly recommended.

Great place to stay!
We were a group of 9 adults for the weekend. We all thoroughly enjoyed our time. The house was very well stocked, clean and well decorated. Stasia was so helpfully and flexible with our requirements. We will definitely come again.

Excellent Family Holiday
We had a great time at Seaspray when we spent a week there with our extended family. Its close proximity to the beach was a real plus as was the rock pool which the children really enjoyed. The views from the living area of the house and balcony were spectacular and encouraged relaxation.

Wonderful views and very comfortable. An easy walk to the beach, cafes and shops. A very relaxing time by parents and kids alike. The family felt rejuvenated after the weekend away.

Great house for a Large Group or Families
We stayed Easter 2016 and had wonderful sunny weather. Seaspray is perfect for Beach lovers with great view. Large House comfortably sleeps a large group with the great layout perfect for keeping everyone together but not crowded. Clever bathroom set up with a separate shower, vanity and toilet made for no long waiting. Plus also has a separate ensuite & another toilet on living area. The kid were totally occupied with the Board games supplied. This is just a great easy beach house. Exactly what you want for a Family Beach holiday.

Paradise!
We enjoyed our stay at this beautiful house in Avoca. It was a perfect escape from city life. The house was big and everything we could possibly need was there. It was very close to the beach and great views. We highly recommend this beautiful house.

Perfect Getaway!
Three girlfriends & myself have just enjoyed our second short break at Seaspray. The first thing you notice is the magnificent 180 degree view of the beach, stunning! The house is spacious, with a modern 'coastal' theme décor. It is spotless and well equipped. There's short & easy access to the beach. We loved sitting on the deck of an evening, savouring the views (& a little wine and cheese). Within walking distance are restaurants and a heritage cinema and it's only a short drive to cosmopolitan Terrigal with its Crowne Plaza, many eateries & boutiques. After both my short stays here, I've left relaxed and revived and feeling like I'd stayed a week! I thoroughly recommend this property for groups and families alike.

great location and outstanding view
Fantastic week wish we had a month there. Property looks over the beach, and I could have watched the waves and people all day. We had to wander down for a swim a few times a day- the energetic surf and the climb home kept us fit. It also meant we could drink wine and have takeaway with impunity. Every morning we walked the beach, grabbed a paper, a good coffee then had a swim. Heavenly. The Avoca cinema was a highlight too and also within walking distance. The house was very well supplied and easy to live in, though you need to be nimble with stairs. We will be back.

Nice and clean house with great view! Only problem is asking for leaving at 9am in morning, no time to have breakfast and packing. suggest 10am at least.

The first sighting of the magnificent view and the sound of the pounding surf just below Seaspray started our week well. Accommodation perfect for my extended family with plenty of room for all to do their own thing. I would love to do it again next year, we all had a wonderful holiday.
