WELCOME TO OUR VRBO SITE .PLEASE READ THE ENTIRE DESCRIPTION CAREFULLY BEFORE BOOKING OR ASKING FURTHER QUESTIONS THANK YOU FOR LOOKING Set in the Upper Delaware of the Western Catskills this 5000 sq ft historic school house features luxurious high ceilings and expansive class rooms with many large windows restored and converted to create a unique eclectic homeaway from home experience .Furnished in rustic shabby chic style which has been reviewed as a both mansion and museum the property is set up to give the feel of an artists loft space in down town Soho NYCin the 80s The rental also features a fully equipped music studio for group use included in the basic rental rate .Perfect for a magical relaxing getaway or activity weekend in the country with a medium to large size family or friends group of up to 16 +?. .The property is located in a picturesque hamlet,and bordered by 2 rushing streams , the garden is fenced in on three sides and secluded from the village by a border of trees on all sides so bring your pet .We have a fire pit and gas barbecue and there is a patio on the front lawn next to the main stairs which are also a popular gathering place for guests Also a great location for a photography shoot , weddings ,music video ,yoga group or private retreat. Discounts available off season for smaller parties .Now with updated kitchen , new cook stove and Subzero fridge . The rental consists of two floors with 4 very large suite like rooms ,bathrooms and lobbies about 5000 sq ft on two floors,The top floor has two 800 sq/ft suites , bathroom kitchen kids room and lobby with the north room set up with a large kitchen and gathering area and the south room as TV room and bedroom There is another large room with pool table and separate music studio downstairs. The studio is available for rehearsal, jamming ,writing or recording ,please contact for details . Details of the bed layout are available elsewhere on this site. Set on one acre with a large lawn area and bordered by 2 streams the house is only one half mile from the Delaware river where swimming boating rafting and fishing access is available and one mile from Hancock where all shops and services are available We also have a separate 12 acre woodlot which is available at no charge for a camping and hiking base for guests who really want to see the trees..There are 2 golf coarses within 5 miles and recreational boating is now allowed on the pristine Cannonsville reservoir just 6 miles away. The town of Callicoon is about 20 miles away and there are many antique and craft stores in Walton.Bethel Woods is about 30 miles south if you want to see a show We have good cell reception for all major providers and hi speed INTERNET . Also just installed a nice 46 inch TV for those cozy nights around the telly All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of ten people and there is a nightly surcharge of $25 for extra guests up to 20

This is the second schoolhouse on this property, the first one was built in 1867. Purchased in 2001 in derelict condition the house has been extensively restored single handedly by the owner and is heated almost exclusively with wood . The Hancock area was once a popular vacation destination and many traces of the O&W railway can be found in the area largely unchanged since that time The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long.
Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have an extensive library of books and vinyl records, all rooms have a separate sound system with Mp3 player input . We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating
Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites.

Each room in the Cadosia Schoolhouse brings different emotions out of a large group of people. Spending time in each of the unique spaces will bring your loved ones closer than you ever thought possible. Places like this just don’t exist anywhere else. Me and 9 friends stayed here and got to play music all weekend. Had a great time. The place is so unique and we all loved it. Get the old band together and rent this place for a weekend it’s a blast!

We had a family reunion nearby, and needed larger and more flexible lodging. Nick was gracious and kind, always informative, and we found the experience to be very special and memorable! So much to see inside the schoolhouse and not nearly enough time!
The only thing that I would emphasize is that you MUST be able to do stairs. We didn’t mind a bit, and called it our “gym”, but if you cannot do them, I’d try another place.

We loved that we were able to gather comfortably together as a large group (20) as well as break off in smaller groups for a jam session, play pool, watch tv and/or cook. We enjoyed the uniqueness of the building, the quick responsiveness of the owner and especially the beautiful dining table which allowed us to all sit together for meals.
We relaxed around the fire pit chatting and listening to music late into the evenings. We played cornhole (our boards), frisbee and other activities throughout the day.
This old schoolhouse is a good location for a private, group gathering. Thanks! We hope to return!

A group of 15 (including 7 teenagers) enjoyed the cozy and quirky vibe of this old schoolhouse. We cooked and enjoyed all our meals together in the spacious kitchen, jammed to the best of our ability in the music room, and played pool tournaments and board games throughout our stay. The sound system in the kitchen was so appreciated and we loved looking through the vinyl collection and other collectibles throughout the house. Our dogs also enjoyed their time. We had no problem at all keeping warm with the stoves. We were super toasty!
The listing description and reviews other guests left prepared us for what to expect. We all appreciated Nick's hospitality and telling us about the history of the house and himself. We made memories together that we will never forget.

The house surpassed expectation for sure. We are a group of 14 friends who get together every summer for a board game weekend, and while we usually pick a new house each time, we would for sure love to come back to this house again. The kitchen was great (we cooked all weekend) and the A/C worked very well. We were pleasantly surprised by how quiet the rooms were when you closed the doors at the top and bottom of the staircase so those who wanted to hit the hay early could and those who wanted to stay up didn't need to stress over noise. The fire pit was also a hit, as were the recording studio and the impressive record collection. The house has so much personality, it was wonderful. Nick was a great host and we'd happily book another stay.

If you like interesting curiosities all around and (dusty) antiques in a creative, outside-the-box place then this is for you. If you prefer 4 - 5 star accommodations with new furniture and linens, and a full staff dedicated to deep cleaning, maybe this is not your place.

Perfect Place for a Creative Endeavor
We had a blast! The space serves creative exploration. The rooms are expansive and beautifully designed. There are mysteries to explore and treasures to find. Considering we were recording into the wee hours of every night it was amazing how sound proof the walls were. The studio room itself is big enough to record a live jam session with many players playing at the same time. The high ceilings not only added charm, they made the sound work for the recording. We hope to make this an annual retreat! Thanks to Nick for his care and attention.

Cozy Family Reunion
This is a very unique property. You could spend hours perusing the various items in any of the rooms. We stayed in late December and enjoyed some snow.
Be ready for stairs, lots of stairs. I found it difficult to get up and down the front stairs with intermittent access to the railings. The planter's probably look great in the warmer seasons, but for a cautious person afraid of falling, inability to hold the railing to go up and down slippery steps was a bit frustrating.
The kitchen was small but the preparation surfaces were awesome. The stove and oven worked great as did the kitchen refrigerator. We had no problem preparing meals for 7, cleaning up and repeating the process. Recycling is encouraged but not really explained. Receptacles for different waste types would be nice.
Additional notes would be to be aware of the winter-time heating method which is woodfired stoves. The building is permeated with wood smoke 24/7 so if you have asthma or other lung issues, this may not be the place for you. Also, the pool table is in a room with beds which makes it a tough place to hang out if someone is staying in that room. The owner lives in the basement which was kind of disconcerting if you don't know that upon arrival. Finally, there are no locks throughout the building including the front doors except for on the bathroom doors. If you are security-conscious, this may not be the place for you.
I definitely recommend this place for families with older kids. There is too much mischief available for little kids to get into. Try reading "Murder in the Rue Morgue" by Poe. The bookmark is interesting.

Our group of 12 thoroughly enjoyed this unique property. The kids loved the creek across the street. We all loved making music together in the studio. We couldn't record but the memories are better than the product. LP collection fabulous. Clever renovations preserved schoolhouse feel

Fun and creatively inspiring, rain or shine
This renovated Schoolhouse was a fantastic place to enjoy a summer week with 9 family members + a small dog. We had fun rain and shine due to the billiards table, stocked music studio, books trampoline, grill, fire pit… When we got hot we splashed in the refreshing creek that flows by. Adults and older kids will be inspired by the records and art. For outings we went kayaking on the Delaware river, hiking to a big waterfall, and going to antiques stores. Nick was a great host and helped us several times and we had fun talking with him and seeing his creative decor! We hope to return next summer!

Deeply Bohemian I a fun way
We had a group of nine anglers ( so we all had a bed) enjoyed a fun experience making music, playing albums, shooting pool and cooking. The wood stoves, books and artifacts collections and art make this repurposed school an adventure not to miss for the open minded traveler.

Great Experience!
We had so much fun! Nick was welcoming and helpful. The place is unique. Music studio has its own vibe and we had so much fund doing a small show for friends in there. In this place depends on what you are looking for you can feel yourself like a famous music band that went to record an album to a full set up house, or a nice family spot to enjoy mountains, skiing and walking. Quite the experience!
I reserved the schoolhouse for my brother's bachelor party and instantly Nick was available to talk and answer any questions we had. I had a concern with the property owner living in an apartment in the basement- due to how loud or late i was expecting the party to carry into the night. This was not an issue at all! I would have sworn they weren't even there, so we didn't feel like there was intrusion from us or on us.
Our trip was in January and was very cold. The wood stoves kept us all warm all night. It added a little something extra for us to NEED to feed and stoke the fires- definitely cool.
The Kitchen/main space on the second floor is where we would hang into the night and cooked all of our meals. The kitchen worked out for what we needed and the extra fridge space made it even easier to do that.
The Studio blew us away!!! I didn't think we would spend as much time in there as we did. A couple of the guys are musicians and it really added to the overall experience and memories of the weekend. We have a friend who is a music professor and he will most likely be booking in the future for some serious music centered weekends!
Being that the building is an old schoolhouse, there was some dirt/cobwebs, but none of us felt like it was "dirty". I cant imagine how much work and time it takes for upkeep.
Overall, all 18 guys had an incredible time and I would absolutely recommend this property in the future!

Awesome stay with only 1 hiccup
The property was great for our group of friends. Only downside was it was very dusty with cobwebs and a musty odor. A bigger problem was that the oven wasnt properly working and we werent notified of any issues with the listing until we were already at the property. Would have been nice for a little heads up on that seeing as we planned to cook most meals ourselves for the weekend. All in all a great trip and nick was a great host with plenty of hospitality!

Good experience overall
The location is good and house is well maintained except Air conditioning wasn’t that effective especially considering a hot summer day. Plenty of room for a group of 15. Music room, Billiards, water sprinkler, grilling space and plenty of room for kids to play in the front yard were the highlights for our group.

Do you believe in magic?
What a peaceful lovely place! If you need a place to ponder, which is a dying art, this is the spot. Soothing babbling brook is better than Xanax and the friendly chickens keep you grounded. I found some stuff here I hadn’t realized I lost, like peace of mind and gratitude. Kids played with the chickens and cats and spent a day hunting frogs. The school house memorabilia and loving touches everywhere were warm and welcoming. Jaimie and Nick were great! We highly recommend this home away from home and hope we can come back again soon.

Amazing and unique rental!
The Schoolhouse is a one-of-a-kind property and the perfect place for old musician friends to spend a few days together! Thirteen of us rented the place for a weekend of jamming, grilling, and hiking, and we couldn't have asked for a better setting. The beds are spacious and comfy, the decor is very cool, the studio is well-equipped, and we had a great time hanging out with Nick and Jaimie, the owners.
Would heartily recommend the Schoolhouse to anyone looking for a unique place to stay, play, and make some memories. Hope we have a chance to return!

Awesome spot with tons of space for everyone
My gang of 15 had a great time spending New Years Eve at the schoolhouse. The beds were comfy and warm, and everyone had a place to sleep. The music room was amazing - absolutely the highlight of the place. The kitchen was also spacious enough to cook and serve a turkey dinner for everyone, and the two fridges were perfect - one for food and one for beer! I did misunderstand the listing though - the extra fee is per person per night, not total per night. Just a heads up to anyone else who might have the same confusion as me.

The Candosia School House is the best place I've ever stayed at!!!!!
AMAZING!!!! not much else to say... Hosts were so FANTASTIC and the place stayed warm all night!!! as far as a jam space is concerned, this place is top notch!!! although the board wasn't working, it wasn't a problem. we brought in our own rig and recorded about 15 hours of pure joy. the ambiance of the schoolhouse and overall friendliness of the hosts created an inspirational environment. lots of music was created in just one weekend! Man, I miss the place already and I'm already planning my next visit...

Great family time
Our family had a wonderful week. We spent the days enjoying the river, swimming and hiking, and the evenings cooking meals with extended family joining us for dinner in the beautifully spacious and entertaining old school classroom turned family kitchen and dining room. Charming, eclectic and well-loved space
This place is truly wonderful and well-maintained. Every amenity was provided for, down to heated mattress pads/sheets. Although we spent the coldest new year in the school house, the stoves heat everything nicely and was just what we expected. Nick was very clear about the stoves heating the building and it added such a nice vibe to our experience. Every room is well taken care of and has its own character and flavor. It's just such a wonderful space and atmosphere. Thanks Nick & Jamie for creating such a lovely space and sharing it with us! We hope to come back in the summer time!

Amazing Place For Music Lovers
Nick and Jaimie were incredibly generous hosts, and this schoolhouse is really something special. My friends and I used the music studio every day, which has some really insane and great-sounding gear, and had a lot of fun poring through the huge record collection in the TV room, listening to everything from King Crimson to NIN to Mozart. We sat around the fire pit and used the grill every night, as well, and played some pool in the pool room. We went and tubed a river one day (the company that rents the tubes are just down the street), and otherwise went and swam in the nearby Delaware river every day, which was a 5 minute drive away. It was the perfect weekend for our musically-inclined friend's bachelor party (but even the non-musicians loved their stay here). If you're looking for a unique getaway, absolutely book this place--you won't regret it!

Lots of fun and character at a great location!
I was one of 11 people on our trip and there was plenty of room for all of us! The house was great and had lots of charm from records to a music room to a lofted bed. We have stayed in a lot of places, but this was the most unique. The hosts were quick to respond to text messages if we had any questions and that made things easier for us. Our only issue, which had a solution, was that it was cold. The weekend was colder than expected, and we heated the place by keeping fires going in the stoves. Everyone liked the fires, but it was an unexpected aspect of the trip. It was cooler than people would have liked, but overall it was a great time. We would go back even if we had to keep building fires.

A unique gem
I went with a group of 13 people for our annual "friends trip". We had a blast. They were a few musicians in the group and we did jam a little bit which was cool, but that wasn't the primary focus of the trip. There is a river close by where we did a 2-3 hour relaxing tubing trip - a great way to start your day after a night of drinking... The owners were very friendly and welcoming. For the price, I would certainly recommend this to another group.

Great friends weekend.
Loved the location. We ended up with a total of 7 guests. More than enough room from all us. The record collection was phenomenal. Something for all tastes there. Our only complaint is that it's cold in this place during the winter, the wood stoves helped get it warm, but those are a lot of work for those less inclined or capable of building and maintaining a fire. Luckily we're fire building folk and frequently spend time in tents versus homes. Besides that, we had an amazing experience. Nick was always available when we needed him. The house was eclectic and well styled. Don't expected to watch cable. A TV is and was available for us but we never used it. But if you're expecting Netflix look elsewhere. This is a location for moderate to large groups. We started with 4 and that was nice, but more will make it more fun. Worth the money. Worth the experience. Definitely a place to be.

Comfortable and inviting
The owners, Nick and Jaimie, were SO friendly. Jaimie stayed in the bunker in the basement during my stay and was always around when I had questions. It appears that they are constantly updating the house and I am excited to see it again in the future.

A Wonderful Experience!
This re-invented school-house is a gem of a property to say the least. The pictures hardly do justice to the eclectic yet luxurious vibe of the house. The four large rooms are open and airy and comfortably fit large groups of people. The owners are extremely friendly and down right cool people. A great place to stay if visiting from NYC / rockland or westchester. Very convenient drive. Our group will definitely be revisiting in the Fall to continue the great memories we made here this summer.

Absolutely amazing!
Nick's schoolhouse is one of the greatest places I have stayed. We went with a group of 15 of us and had an amazing time, not only exploring the beautiful area around Hancock NY, but spending a lot of time in the house, cooking, playing records, jamming and simply enjoying all the wonderful details of the place. Nick was super helpful and knowledgable about where to go in the area and has put so much hard work into this beautiful, one of a kind place. School House Wedding
We took a chance on this unusual venue for our wedding weekend and it turned out to the perfect place for us. Nick and his girlfriend were lovely and helpful. The house is amazing. The pictures barely do the place justice. It's incredibly lush in spring , vines climb up one side of the building, there's a sweet garden by the side entrance, the lawn is huge - perfect for games & our dog loved running around outside.
We had our ceremony on the front steps of the school with our (roughly 50) guests seated on the lawn. The reception sprawled through the house and around the lawn. Each room inside had a different activity/feel. Upstairs, people ate, danced, and listened to music. The second upstairs room had board games and plenty of seating for folks to relax. Downstairs, our musician friends had impromptu jam sessions in the music room while games of pool happened in the other room. There's a small 1/2 kitchen area on the first floor that made the perfect wet bar. The small room gave our dog a place to be away from everyone when it was busiest. The weather held out for us, for the most part, so people were also able to sit outside and play lawn games.
Going in, I was worried about disturbing the neighbors, but was pleasantly surprised by how little sound traveled, both from room to room and inside to outside. The house was clean and beautifully curated, with all sorts of interesting details at every turn. I'm excited to return, not just for the significance of the school house to us, but to explore all the things I know we missed this time around.
This was a great venue for our small wedding. It would be the perfect place for all sorts of group vacations, events, or reunions. Town is just a few minute drive down the road (one of our guests even walked back to the Hancock House Hotel from the school). Hancock is quaint, and has all your essentials: a great diner (Circle E), a beverage center, grocery store, bakery, liquor store. Every last minute thing we needed was right there. The only minor hassle for me was, my phone service (verizon) which is usually great was non-existent at the school. They have wifi, but we never figured it out. I had service in town, and my husband had service (AT&T), so I wasn't too worried about it.
All in all, this was a magical place for our wedding, right down to the fireflies that floated in my bedroom window. Thank you, Nick, for helping make this all happen.

Wedding Perfect
My daughter just had a wonderful wedding at this unique, eclectic getaway! The descriptions here are on point. The location is not secluded, but very close to this adorable town - with supermarket, bakery, diner, all easily accessed. The ambiance was incredible! The schoolhouse has a welcoming feel, it is extremely well stocked ( towels, kitchen needs, bathroom needs, etc), and the owners are delightful. They even stayed close by to be sure we had all we needed. Think outside the box for a wedding, reunion, just family or friends escape weekend - and check out this amazing venue!
